WELCOME

What we have is real feedback from the “Coalface” of business and there are two very different stories coming back from our two main buyer segments, being investors and businesses. Investors continue to struggle with finding a return for their capital outside of volatile share markets or inconsequential term deposits. The result is a feverish appetite for quality investment stock. Businesses do not carry the same bullish sentiment as investors, with margins across most industries remaining extremely tight and minimal free capital available to meet finance requirements to purchase property.

A word from Chris Quarter three produced its usual steady amount of activity this year due to the lack of any real benchmark like Christmas or June 30 that cause peaks and troughs. Interest rate reductions have well and truly pushed our property market into uncharted territories, which is evident by the conflicting opinions of experts who have no real precedents to draw on.

Supply remains the key issue for the industrial property market across the Northern Corridor, but particularly in Caboolture. With only 17 vacancies from over 340 tenancies across all sizes on Corporate Park, the likelihood of businesses finding a functional solution to their requirement is low. This is resulting in an increase in the requests for purpose built properties on the new Corporate Park East estate, which will help ease some of this pent up demand but will not keep pace with the exploding population predicted for the region in the coming years. There is little relief in sight for the sub-500m2 size range where most of the current demand appears to be centred. Functional 200m2 buildings remain in high demand, with 16 active requirements currently in the market. Increasing building prices can be expected to widen the gap between tenant budgets and owner expectations for any new stock being speculatively constructed over the coming year. The recent announcement by AV Jennings that they will be fast tracking development of their portion of the Caboolture West Investigation Area has provided additional external interest from those businesses looking to position themselves for the resulting construction spike. These companies will add competition to a Caboolture industrial market that has traditionally only been driven by organic growth of local businesses.
