WELCOME
The squashing of concerns around negative gearing and two successive interest rate adjustments have added confidence to an already robust investor market. Appetite is particularly strong for multitenanted freehold properties, regardless of tenant covenants. We suspect this is in response to continued lender focus on buyer serviceability and risk mitigation.
A word from Brocke The second quarter of 2019 proved to be a frustrating “hurry up and wait” period for most businesses across the northside. An extended Easter and Anzac period rolled into an election that seemed to suck the momentum from all but the most necessary of daily business tasks. However, the response from business to the result was immediate. Leasing enquiry across industrial sectors in particular spiked, with a “Pre-Christmas move” being a common theme.

Stock levels for both investment and vacant properties are verging on critically low and the lack of infill land options means there is little relief for growing businesses, short of moving further north. Rent rates have been on a gradual climb since 2015, but outgoings inflation means not a great deal of that increase is landing in owners' pockets. Function still trumps price and tenants continue to shy away from older stock in favour of high, functional, clear-span tilt panel where available. ED
