The key take-aways for me was the projected population growth from 300,000 to over 600,000 and the role the Sunshine Coast is expected to play in Australia’s next Olympic bid for 2032. With an estimated $20 billion in public and private infrastructure investment either completed or in the pipeline, it is little wonder that we have ranked in the top 10 “Best Buys” report recently released by HotSpotting’s Terry Ryder.

Industrial demand remains strong through this northern Sunshine Coast region, with particular demand coming for functional units under 500m2. We have also experienced an encouraging uplift in genuine retail enquiry from both tenants and owner occupiers in this sector. An interesting observation from our asset management team is that rental arears for this precinct have been consistently dropping quarter on quarter for the whole of 2019. Increasing rent arears are a proven “Canary in the coal mine” market indicator for worsening business conditions and a potential vacancy spike. The fact that these arears are dropping is a good indicator that businesses are trading well and meeting their financial requirements. Investor demand for tenanted properties remains exceptionally high and appetites are expanding to also include vacant properties due to the general market confidence in the Northern Corridor market. Conditions are well suited for owners to offload tenanted or vacant buildings that they do not plan on holding on to through the next market cycle.
