WELCOME

The squashing of concerns around negative gearing and two successive interest rate adjustments have added confidence to an already robust investor market. Appetite is particularly strong for multitenanted freehold properties, regardless of tenant covenants. We suspect this is in response to continued lender focus on buyer serviceability and risk mitigation.

A word from Michael The Sunshine Coast was not immune to the election and extended Easter Anzac period that really put the brakes on any pro-active business decision making across the region for most of the second quarter of this year. The positive rebound since the election has more than made up for this temporary dip, with notable increases in activity across most market sectors. This was reflected across the Ray White Commercial group nationally, with June comfortably ending as the most productive month of the financial year, up 12% on 2018.

How we measure

A big congratulations to Emily Pendleton, who reached Elite status for the financial year, which places her in the top 3% of agents in the Ray White group! This is a great achievement and testament to her dedication. Infrastructure investment across the Sunshine Coast continues to buoy investor and business sentiment. All lead indicators imply the region is nearing a market peak, with strong market conditions expected to maintain through to the next benchmark of the 2020 US election. Demand for smaller retail has been strong this quarter, primarily driven by personal services business such as hairdressers, massage and nail salons. Allied health requirements are trending towards smaller offices with more focus on traveling to provide in-home services. Traditional high foot traffic locations like Mooloolaba Esplanade continue to struggle as businesses chose convenience and "virtual" social media exposure over physical exposure. Fit out costs are increasing as retailers need to provide an experience, rather than just cheap prices, to compete with online shopping alternatives. ED

SMALL RETAIL IN HIGH DEMAND BY INVESTORS Emily Pendleton took these three individual strata- titled units within the Centrepoint Arcade to market on the first week in February. From the beginning of the campaign it was evident that there was strong enquiry for small retail with a small percent being owner occupiers but the most enquiry deriving from investors.

Emily was able to demonstrate that even though the properties where vacant, at an affordable rental the buyer would see yields in excess of 7% which was very attractive. This resulted in the sale of all three units being sold to three individual buyers, all investors. The properties have since all been taken to market for lease, with the front unit 17 being leased within 30 days of settlement at a low rental with the owner still seeing an 8.5% return. There is significant interest in units 16 & 17 and we expect these to rent just as quick. These sales are a prime example of the demand for small strata investment stock, and the demand for personal service tenants in these precincts.
