With Spring quickly moving into Summer we are seeing some of the expected seasonal impact on our immediate market. Coupling this with some of the bigger changes which are affecting our market mean these are certainly interesting days. As is usually the case at this time of year many properties are coming to market as the Spring trend takes full effect. With interest rates staying on hold for the time being the current window is likely to continue for sometime.
So far this year our auctions have produced 56/57 selling above our vendors expectations which is a result we are very proud of and demonstrates both the skill of the agents involved as well as the great support they receive from the rest of the team. A number of auctions are able to be viewed on Facebook and I encourage anyone interested to take the time to view one of these auctions as it can give great insights into the process but can also prove to be very entertaining!
What has become incredibly apparent in the climate we are in today is that while premium results still remain, the skill set of the agent is at the heart of the success achieved. As the days of huge levels of buyer interest has dropped, the agents must successfully reallocate their time on negotiation rather than a strong reliance on market forces. This may seem like a logical process however it is critical that any agent who is working in a seller’s best interest is adapting to this changing market and providing they do, the results remain positive.
As we move into the final months of the year we will once again be involved in the Little Ray of Giving program where our office will collect gifts from members of our community and will distribute to those in need.
