Welcome Throughout 2018 Australia’s love affair with real estate has certainly been tested and it’s safe to say, no one has been immune. Those ranging from first time home buyers to investors, to retirees downsizing, to developers and to your average mum and dad, property owners across the country have no doubt questioned their financial positions, crunched the numbers and for the first time in a long time, are having to make significant monetary decisions. It’s almost impossible to turn on the TV, log onto the Internet and tune into the radio and not be bombarded with negative dialogue about the state of the market and the contributing factors. The ongoing Royal Commission into Australia’s banking industry has dramatically altered the mortgage lending standards, meaning most applicants can now only borrow around 70% of what they could 12 months ago, the reduction in approval of foreign investors, the Chinese crackdown on foreign investment and of course, the looming expiration of a large percentage of ‘interest only’ loans, has all provided much content for headline news. While it’s extremely valuable to be informed on these broader economic environments
and how they influence buyer sentiment, it’s equally important to acknowledge that each area is made up of ‘micro markets’ that have their own contributing factors which influence property prices, such as infrastructure change, zoning updates, school catchments, proximity to shopping precincts and transport, etc. In spite of this shift in the market, Ray White Castle Hill has enjoyed a strong year, where demand for housing in the district continued. Yes, days on market in most cases has been longer than this time last year, and yes, numbers may be down at auctions, however, the results we are achieving for our clients show what our team at Ray White Castle Hill already knew….buyers will always pay a premium for a great home in a great location. And the Hills District is just that! We are all fortunate to reside in a beautiful region of Sydney where opportunity is abundant. Along with the much anticipated Sydney Metro Northwest rail link (opening in 2019), residents enjoy a thriving café and restaurant culture that continues to grow, are spoilt for choice in shopping centres, have access to many community events and parklands, have a wonderful choice of reputable government and independent schools, experience a low unemployment rate and overall, a wonderful community that is embracing a huge amount of change and growth with confidence and poise.

As we draw near to Christmas, Ray White Castle Hill is once again supporting the Little Ray of Giving campaign - Ray White’s very own Christmas charity initiative that has since inception helped thousands of underprivileged people in our communities. Quick Tips on how to Prepare your Home for Sale We’ve listed some simple tips that can assist in maximising the sale price when selling your home. The more effortless a home looks, the more marketable a property will be and thus be more appealing to the greatest number of prospective buyers.
