Welcome As we recover from the Christmas/ New Year festivities and reflect on what can only be described as a tumultuous year, it’s safe to say that Australia’s love affair with real estate was, and continues to be, tested, leaving no one immune to the changing market conditions throughout the country. Those ranging from first time home buyers to investors, to retirees downsizing, to developers and to your average mum and dad, property owners across the country have no doubt questioned their financial positions, crunched the numbers and for the first time in a long time, are having to make significant monetary decisions. It’s been almost impossible to turn on the TV, log onto the Internet and tune into the radio and not be bombarded with negative dialogue about the state of the market and the contributing factors. The ongoing Royal Commission into Australia’s banking industry has dramatically altered the mortgage lending standards, meaning most applicants can now only borrow around 70% of what they could 12 months ago, the reduction in approval of foreign investors, the Chinese crackdown on foreign investment and of course, the looming
expiration of a large percentage of ‘interest only’ loans, has all provided much content for headline news. While it’s extremely valuable to be informed on these broader economic environments and how they influence buyer sentiment, it’s equally important to acknowledge that each area is made up of ‘micro markets’ that have their own contributing factors which influence property prices, such as infrastructure change, zoning updates, school catchments, proximity to shopping precincts and transport, etc. In spite of this shift in the market, Ray White Castle Hill enjoyed a strong year in 2018, where demand for housing in the district continued. Yes, days on market in most cases was longer than the previous 12 months, and yes, numbers were down at auctions, however, the results our office achieved for our clients displayed what our team at Ray White Castle Hill already knew….buyers will always pay a premium for a great home in a great location. And the Hills District is just that!
We are all fortunate to reside in a beautiful region of Sydney where opportunity is abundant. Along with the much anticipated Sydney Metro Northwest rail link (opening this year), residents enjoy a thriving café and restaurant culture that continues to grow, are spoilt for choice in shopping centres, have access to many community events and parklands, have a wonderful choice of reputable government and independent schools, experience a low unemployment rate and overall, a wonderful community that is embracing a huge amount of change and growth with confidence and poise. Quick Tips on how to Prepare your Home for Sale We’ve listed some simple tips that can assist in maximising the sale price when selling your home. The more effortless a home looks, the more marketable a property will be and thus be more appealing to the greatest number of prospective buyers. Your property should impersonal enough not to infringe on a buyer’s own sense of style, but clean and decorated enough to allow buyers to imagine themselves in each space without too much effort required.
MAINTENANCE The rule of thumb is – if something needs repairing- fix it! Check for peeling paint, chipped corners and loose wallpaper. CLEANING Every area of the house must sparkle and shine! Each hour spent will be worth the effort. Make it easy for the buyer to want your house. THE FRONT ENTRY Whether a graciously proportioned centre hall or a small foyer just large enough for a coat rack and tiny table, this part of your house deserves your particular attention.
STAGING The use of a brightly coloured pillow on a chair or a throw blanket on a sofa can add dimension to an otherwise neutral room. Fresh flowers and creating a sanctuary in the bathroom help create a sense of luxury.
NEUTRALISING Be cautious about selecting colours when painting the interior walls or replacing the carpet. Your objective is to make your house appeal to the largest possible buying segment.
SPACE MANAGEMENT Create the illusion of more space and consider removing some furniture from any room that may seem over crowded. If necessary, put large items in storage.
