Welcome The year is now back into full swing which gives us an opportunity to examine exactly what happened to the Hills property market in 2016. Two major trends stood out. Firstly, the volume of sales across North West Sydney was significantly down and secondly that the value of properties in our market reached new heights.

We are looking forward to continuing our support of local organisations in 2017 which include local charity Give & Take as well as the Castle Hill Bowling Club. As part of the broader brand we have also committed to sponsoring the NSW Waratahs once again in the upcoming Super Rugby season and we wish them all the best.

According to Pricefinder and consistent with our own perception and analysis, Castle Hill, Kellyville and Baulkham Hills all recorded the lowest number of transactions in over 20 years which is quite remarkable. What is even more remarkable is that these three suburbs recorded the highest volume of $1,000,000 plus sales for 2016. It is clear that house prices significant increase in value is being realised and when we add in Cherrybrook which also features on the list below, it certainly appears that the North West Rail Link has had a significant impact on these prices along with a shortage of stock.

These are both exciting and interesting days within our market place and we look forward to keeping you informed as the year unfolds.

While none of us have a crystal ball it will be interesting to see if the volume of sales pick up and if so, what impact that may have on prices.

tips to keep your home smelling amazing There’s nothing we hate more than a funky smell in our home. It doesn’t necessarily mean that your home isn’t clean, but it can certainly feel that way when it isn’t smelling as fresh as you’d like.

1. Eucalyptus in your shower

5. Tea bags in your shoes

Tying up a sprig of fresh eucalyptus in your shower will keep your bathroom smelling lovely as the steam pushes the scent around. It will also clear you sinuses and help you relax!

If you have some smelly shoes (don’t we all?) you can place dry tea bags in the toes to absorb the unpleasant odours.

There can be many causes of bad smells, from drainage issues, dampness if the weather is wet or humid, and especially if you have pets. Our furry friends are a huge part of our lives but they don’t always smell great!

3. Essential oils on your air filter

2. Rinse your dishwasher with vinegar Dishwashers are an enormous help, but with all that food running through it’s little wonder they start to smell bad quickly. Run an empty cycle with vinegar to get it smelling fresh again.

We vacuum to clean, but often vacuums push out a pretty musty smell as a result of all the dust and dirt inside. A few drops of essential oils on the air filter will ensure the a lovely fragrance is emitted instead. 4. Coffee beans and vanilla candles Place vanilla scented candles in a bowl of coffee beans, and your house will smell like a fresh vanilla latte.

6. Clip an air freshener to your vents Air fresheners aren’t only for cars. If you have central heating or cooling, clip an air freshener to the vents and your entire house will be smelling beautiful! Clip it to the intake duct on ducted heating to carry the scent throughout the whole house. 7. Vanilla extract in your oven Vanilla is so great for masking bad smells or just making a neutral space smell inviting. Bake a couple of teaspoons of vanilla extract in your oven for 15-20 minutes, and your guests won’t want to leave. You can also wipe the inside of your fridge with vanilla extract to have it smelling great and mask any unpleasant food odours.
