o, you’ve bought a plot of land and are ready to build your dream house. It’s exciting to watch your home grow from a speck of dust into a fabulous structure with all the bells and whistles at your command. However, there’s a thorn in every rose, and one way to avoid getting pricked is to have a licensed home inspector at your side. When we hire a contractor, we tend to give a lot of gravity to what they say and assume that they always know what they are doing. However, unscrupulous behavior or momentary mistakes can come from almost any construction firm, and the homeowner is the one who will ultimately pay the price. As a precaution, it is wise to invest in a licensed home inspector to ensure the home was constructed according to legal codes.
Does your home measure up? The American Society of Home Inspectors operates an online home inspector search, where you can find home inspectors in your area. Visit ashi. org to conduct a search. According to its website, the ASHI was founded in 1976, aims to “build customer awareness of the importance of a quality home inspection and enhance the professionalism of home inspectors.”
FUNCTION
Your home inspector will check the materials and installation of essential components of the home to ensure that they meet legal requirements. This will include the plumbing system, electrical wiring, sturdiness of the foundation, spacing from exterior wall to the fence or pool, satisfactory framing, and a myriad of other factors that need to be verified. If a new construction home is built outside of city codes, the property will not be able to be re-sold until it gets the OK from the new buyer’s inspector. In addition, faulty wiring or sewage systems can cost a homeowner thousands of dollars in repairs and higher insurance premiums. To be safe and sane when venturing into a brand new construction, don’t worry about offending your contractor. You have to take care of your own interests first and get an official opinion from the

RED FLAGS
Some contractors will communicate false and misleading information to the homeowner by giving vague and ambiguous answers to tough questions. You may hear excuses such as they are building under industry
standard conditions without clearly defining what they mean. This is a red flag to the homeowner and should be cause for alarm. In addition, watch out for rebuttals that the contractor will take care of shoddy work under the warranty, as this is no excuse to build outside of city codes in the first place. Your best bet is to get a neutral home inspector who you
find yourself, and who has no ties with your contractor’s company. Check the phone book or ask your real estate professional to recommend someone he knows and trusts. Your new home is a significant investment, and you owe it to yourself to ensure everything is finished correctly. If your contractor is a seasoned professional and has nothing to hide, he or she will stand with you in agree-
ment to bring in an outside party for inspection. You also may check your contractor’s references with online feedback forums listing the pros and cons from prior clients. These can steer you away from a questionable contractor that could turn your dream home into a nightmare. Knowledge is power, so get all you can before you begin to build. Your contractor may work magic with bringing your house into being, but your home inspector is your watchdog to make sure you get everything you paid for, including safety and security.

How to Shop for a Loan
I
t makes good sense to shop wisely when it comes time for your home financing.
Whether you wish to remain in the home for decades or need funding for a home designated for short-term use, there's a mortgage plan that will help you accomplish your goals and meet your monthly budget.
FIXED RATE MORTGAGES
The life of the loan is important to establish your monthly payment according to interest rates and how much you can afford with the payments. Shorter term loans will have a higher monthly payment when opting for a 15-year payoff as opposed to a 30or 40-year fixed rate. The benefit of securing a fixed-rate long-term loan enables the borrower to guard against fluctuating interest rates and surprise price hikes for the life of the loan, a choice that is ideal for borrowers who plan to remain in the property for many years.
ARM LOANS
The adjustable rate mortgage, or ARM loan, is set with the current interest rate that the borrower's credit score is qualified for. This type of loan may be designated for a two-, five- or seven-year period and may be set with a very low rate. Although the monthly payment is lower at first, the ARM has a date when the loan will adjust and therefore be subject to the current interest rate at that moment. In an economy where nothing is certain, an ARM mortgage loan makes good sense for a home buyer who does not intend to remain in the
property for a great length of time. If the property was purchased due to a job transfer, temporary residence or investment purposes only, then an ARM can be a practical loan.
FHA FUNDING
First-time borrowers and those who need financial assistance to get into a property may apply for FHA lending services. The FHA is a guarantor over a conventional loan to secure the funding if the buyer defaults. This type of funding will cover up to 96.5 percent of the total loan balance, thus requiring a minimal down payment of less than 4 percent. In addition, home buying applicants with challenged credit are encouraged to apply, and special discounts and incentives are made available for public service employees with variable guidelines for each state. FHA loans are fast, easy to secure and carry minimal applicant restrictions, making this type of mortgage option a popular choice for new buyers.

Before you sign on the dotted line, it is crucial that you understand your loan documents one page at a time. Real estate paperwork is extensive and confusing to even the most seasoned contract reader, and once you sign the document before a notary, you are fully responsible by law to fulfill the terms and agreements. Know Before You Show
I
n the wake of industry-shattering news of an Arkansas real estate agent being kidnapped and murdered after a showing in late 2014, there is a new focus on agent and public safety during the buying and selling process.
Nothing is more important that maintaining the safety and well-being of all involved in realty — even the potential of a big sale. Realtors are trained to go after the lead, plain and simple. If they don’t show the home to a potential buyer, an agent within a competing agency surely will. This drive to make the deal is what makes Realtors open to showing properties anytime, anywhere. Unfortunately, people with bad intents know this information and may use it to their advantage to commit crimes.
THE REALTOR SAFETY PLEDGE
The Realtor Safety Pledge is open to agents, brokers and members of the public. It was created by broker-owners of the 90-agent Century 21 Signature Real Estate firm in central Iowa. It outlines the following safety tips: • Under no circumstances show a home to a stranger without first meeting them at the office or asking them to submit identification. • Educate my clients that open houses are a safety concern both for the homeowner and myself.

• Limit open houses as a marketing strategy and/or make prudent and safe decisions about my open house marketing efforts. • Follow my intuition, and not step into situations that I feel uneasy about. • Use the buddy system whenever I am unsure or
uneasy about a showing or meeting. • Make myself available to my fellow agents as a “showing buddy” should they ever feel the need to take someone along or feel unsafe. • Seriously consider the nature of my personal marketing and its potential
impact on my safety.
OTHER SAFETY GUIDELINES If you are a seller, it is important to let your Realtor show your home. They are more likely to understand the
dangers of selling a home to a stranger. The occurrence of crimes such as the one in Arkansas generally puts brokers, owners and agents on high alert, and can also lead to intensive trainings. Let your agent go through protocols and policies to ensure a safe process.
