Clean Air in Your Home

s the American population has been made more aware of the dangers of greenhouse gases, one area that doesn’t get as much attention is poor indoor air quality.

The quality of air can be two to five times more polluted than the worst outside air. This is because of the many indoor pollutants floating around our homes from sources such as gas, oil, kerosene, building materials and chemical products.

PLANTS TO THE RESCUE

In the 1980s, NASA and the Associated Landscape Contractors of America carried out an in-depth study on which house plans were the most effective in purifying the air in space. Several of the tested plants were proven to filter out common volatile organic compounds that can negatively impact our health and well-being. Here are three of the most effective house plants for cleaning your air: Aloe: The study found that aloe helps clear both formaldehyde and benzene, which are generally byproducts of chemical-based cleaners. Spider Plants: Also safe for the pets in your home, spider plants are quick to battle benzene, formaldehyde and carbon monoxide. Their unique stringy foliage makes them perfect for hanging baskets. Azaleas: These budding beauties are best grown in cooler temperatures, making them perfect for improving an indoor area such as a basement.

DIRTY SOCK SYNDROME

Even though it may not have a very scientific-sounding name, dirty sock syndrome can have a serious impact on the overall smell of your home. The problem most commonly occurs when bacteria that has built up from the moisture in your air ducts and system during cooling season are dried up and killed when you begin using heat. This can result in a “dirty sock” smell being emitted from your ducts that is both annoying and overwhelming. Call your local heating and cooling professional, who for a fee can resolve the issue by spraying an antibacterial solution on your unit’s coils. he financial requirements of renting your own place can be overwhelming to many first-time renters. Proper preparation is key to making sure you’re on top of your own fiscal destiny. The decision to move out on your own is definitely an exciting one, but just make sure to do your homework before making the leap.

MAKE A BUDGET

The first step to creating an accurate budget is listing everything you will be spending to keep your rental and living requirements fulfilled. These items can include: • Rent • Insurance • Electric • Water • Trash/recycling • Groceries • Cable/television Take your monthly income and subtract the total from the list above. Now let’s move on to your discretionary spending. This can include: • Eating Out • Movies and entertainment • Gym memberships • Gifts

• Electronics and games Subtract this total from what was left over above. Do you have enough to enjoy a few nights out per month or to add some money into your savings account? If not, you may be overreaching on what you can afford. Obviously, it is better to do this math before moving in to make sure you’re making a smart financial decision. Options for padding your savings include picking up parttime work, if possible, or sticking to plans of cutting discretionary spending by a certain amount per month.

o, you’ve bought a plot of land and are ready to build your dream house. It’s exciting to watch your home grow from a speck of dust into a fabulous structure with all the bells and whistles at your command. However, there’s a thorn in every rose, and one way to avoid getting pricked is to have a licensed home inspector at your side. When we hire a contractor, we tend to give a lot of gravity to what they say and assume that they always know what they are doing. However, unscrupulous behavior or momentary mistakes can come from almost any construction firm, and the homeowner is the one who will ultimately pay the price. As a precaution, it is wise to invest in a licensed home inspector to ensure the home was constructed according to legal codes.

Does your home measure up? The American Society of Home Inspectors operates an online home inspector search, where you can find home inspectors in your area. Visit ashi. org to conduct a search. According to its website, the ASHI was founded in 1976, aims to “build customer awareness of the importance of a quality home inspection and enhance the professionalism of home inspectors.”

FUNCTION

Your home inspector will check the materials and installation of essential components of the home to ensure that they meet legal requirements. This will include the plumbing system, electrical wiring, sturdiness of the foundation, spacing from exterior wall to the fence or pool, satisfactory framing, and a myriad of other factors that need to be verified. If a new construction home is built outside of city codes, the property will not be able to be re-sold until it gets the OK from the new buyer’s inspector. In addition, faulty wiring or sewage systems can cost a homeowner thousands of dollars in repairs and higher insurance premiums. To be safe and sane when venturing into a brand new construction, don’t worry about offending your contractor. You have to take care of your own interests first and get an official opinion from the

A contractor’s word that your new home is up to code is not enough. You need a home inspector to give the OK on everything from plumbing to electrical systems. inspector to ensure your new home is safe to live in and will meet the grade for re-sale.

RED FLAGS

Some contractors will communicate false and misleading information to the homeowner by giving vague and ambiguous answers to tough questions. You may hear excuses such as they are building under industry

standard conditions without clearly defining what they mean. This is a red flag to the homeowner and should be cause for alarm. In addition, watch out for rebuttals that the contractor will take care of shoddy work under the warranty, as this is no excuse to build outside of city codes in the first place. Your best bet is to get a neutral home inspector who you

find yourself, and who has no ties with your contractor’s company. Check the phone book or ask your real estate professional to recommend someone he knows and trusts. Your new home is a significant investment, and you owe it to yourself to ensure everything is finished correctly. If your contractor is a seasoned professional and has nothing to hide, he or she will stand with you in agree-

ment to bring in an outside party for inspection. You also may check your contractor’s references with online feedback forums listing the pros and cons from prior clients. These can steer you away from a questionable contractor that could turn your dream home into a nightmare. Knowledge is power, so get all you can before you begin to build. Your contractor may work magic with bringing your house into being, but your home inspector is your watchdog to make sure you get everything you paid for, including safety and security.

Selling to Friends and Family

ver hear the adage “Don’t mix business with pleasure?” The same can be said of mixing business with friends and family.

But just because many family business dealings may have gone sour over the years doesn’t mean yours will, too. Whether you’re on the buying or selling side of a real estate deal, it is important to establish clear guidelines at the beginning of any negotiations to make sure both sides get what they want.

OWNER-FINANCED SALE If you’re looking to avoid going through a lender for the sale of your home, one of the best options may be the owner-financed sale. This is a deal in which your friend or family member makes monthly payments to you instead of to a bank. This route could save the buyer thousands of dollars in interest and help a friend or family member with low or poor credit. Both sides should sit down to work out a deal that financially fits their budgets. Even in an owner-financed sale, it is a good idea to seek the services of a real estate lawyer to put the agreement on paper. This way if your friend or family member defaults on payments, it will be easier for you to legally take back the property without having to deal with any

‘GIFTING’ A HOME Many people sell an extra

home to a son or daughter at a steep discount. To avoid a big capital gains tax hit, the buyer must then use the house as his principal residence for two out

T

he real estate industry has progressively improved since the Great Recession, making it a stable time for professionals to enter the field. One of the fastest-growing segments of the sector is property management.

Think about the development taking place in your area. Residential, commercial or industrial properties aren’t just built and forgotten. They require management to preserve resale, leasing or rental value. The median annual wage for property managers was more than $52,000 in 2012, according to the U.S. Department of Labor. The flexibility of working both in an office and on site – along with a nice salary for most parts of the country – make property management a desirable career.

WHAT IS A PROPERTY MANAGER?

Property managers take care of a variety of issues spanning maintenance, showing apartments, grounds inspection and meeting with owners. About half were self-employed in 2012, says the U.S. Department of Labor. Property managers also may be in charge of a large budget, numerous team members and various administrative functions, such as paperwork, compliance reporting and calendar oversight.

Buying a home may be the biggest purchase of your life, so you want to make good decisions every step of the way. The buying process is more than simply signing on the dotted line. You still have many important factors to consider and must take careful consideration with all you do. The down payment is not a cutand-dry deal. This is one aspect of the home buying process where the buyer, the seller and the bank must all agree.

HOW MUCH SHOULD I PUT DOWN?

In general, the higher the down payment is, the lower the monthly payments will be. However, in some cases, the total purchase price will remain high due to the interest rate offered by the bank. However, the upside is the potential for an easy down payment that is ideal for buyers with a low cash flow, or those who need time to improve their credit.

In the end, the bottom line of how much you put down on a new home will be largely dictated by your financial situation. When making that decision, be sure to factor in the closing costs, moving expenses, new furnishings and appliances, and set aside as many monthly mortgage payments as you can. In addition, home buyers who have not sold their old home and must continue to pay the mortgage need to be practical and calculating when juggling two loans. Always leave yourself plenty of financial leverage for emergencies and find your perfect balance of down payment and monthly mortgage payment. If you don’t have peace of mind with your current situation, walk away. It is much better to downsize your home and buy something cheaper than to lie awake at night and worry about what you have done.
