In the 1980s, NASA and the Associated Landscape Contractors of America carried out an in-depth study on which house plans were the most effective in purifying the air in space. Choosing a down payment

Buying a home may be the biggest purchase of your life, so you want to make good decisions every step of the way. The buying process is more than simply signing on the dotted line. You still have many important factors to consider and must take careful consideration with all you do. The down payment is not a cutand-dry deal. This is one aspect of the home buying process where the buyer, the seller and the bank must all agree.

Down Payment Tips In general, a larger down payment will reduce your monthly payments If you don’t have enough cash for a down payment, a rent-to-own option may be a good choice for you while you save money.

HOW MUCH SHOULD I PUT DOWN?

The answer will likely be the amount that you can afford. Persons buying homes with a surplus of cash may opt to put down 20 percent or more. In general, the higher the down payment is, the lower the monthly payments will be. However, in some cases, the total purchase price will remain high due to the interest rate offered by the bank. Always check and see how different down payments will affect the interest you pay. If you wish to do business with a particular lender and roll your monthly payments back, one good option is to buy down the loan with points.

PAYING POINTS

The process of buying down points allows a borrower to gain access to a better interest rate, which will cut down the total mortgage balance over the life of the loan. A buyer with some extra cash available for the purchase of a

To get started and save big bucks, contact your local real estate professional for assistance in housing from the Department of Housing and Urban Development in sealing the deal on the loan.

RENT-TO-OWN HOME PURCHASE

Rent-to-own agreements, also known as lease-to-own agreements, can get you into a house or condo in the blink of an eye.

This innovative open door allows the home owner and renter to set their own terms and conditions that may lead to the purchase of the leased property at a later date. In many instances, a seller may accept a full or partial down payment taken from the monthly rent, thus making the down payment a snap if the renter would like to buy the home later. The down side is that the buyer will have minimal choices when looking for a place to live. However, the upside is the potential for an easy down payment that is ideal for buyers with a low cash flow, or those who need time to improve their credit.

In the end, the bottom line of how much you put down on a new home will be largely dictated by your financial situation. When making that decision, be sure to factor in the closing costs, moving expenses, new furnishings and appliances, and set aside as many monthly mortgage payments as you can. In addition, home buyers who have not sold their old home and must continue to pay the mortgage need to be practical and calculating when juggling two loans. Always leave yourself plenty of financial leverage for emergencies and find your perfect balance of down payment and monthly mortgage payment. If you don’t have peace of mind with your current situation, walk away. It is much better to downsize your home and buy something cheaper than to lie awake at night and worry about what you have done.

Long-term damage can weaken the structure and foundation and cost you more than you want to pay to fix it. Repairs to the internal frame and foundation are possible, but at a price. It’s your choice to put more cash into the older home or walk away and find another one.

INSULATION

Insulation is easy to fix, and you will probably have to do it when buying an older home. In addition, homes located in areas with extreme temperatures may require central air and heating. Before you buy, it is wise to get an estimate from a local heating and air company and decide if you can live with the upgrade costs.

Homes built in and before the 1970s have a personality all of their own. Built-in features, such as wet bars and cumbersome bookcases, can disrupt the flow of a room and limit your placement of furnishings. To save yourself some grief down the road, be sure to envision the living space as you would like

to have it and do a calculation for the removal of unwanted built-in objects or walls.

The size and efficiency of a kitchen is a major factor in the sale of a home. Many older and historic homes do not reflect today’s gourmet lifestyle and do not provide a sumptuous kitchen space. This may be corrected if there is sufficient space behind a kitchen wall to expand or you like the idea of the compact, old-world style kitchen.

DINGS AND DENTS

Your dream home may have a few cracks in the walls or water stains on the ceiling. The cosmetic repairs are a snap to fix, but finding the source of the imperfections can be a problem.

A creaky floor can drive you nuts, and getting under the house to repair it can cost a fortune. Sometimes the damage is due to a weak floor right down to the structure. In addition, if you plan to upgrade tired carpets with tile or parquet, be sure to check the prices and get an estimate for the final cost. If you cannot afford to replace the entire floor at one time, it’s not a problem. Many home buyers remodel one room at a time to ease the financial burden and have some creative fun.

WINDOW REPLACEMENT

Like replacing the floor coverings, a total house window replacement may be done gradually. Get the front windows done first and upgrade to energy-efficient double glazed glass to better insulate the home. Fixing up an old house can be a journey rather than a race to the finish line.

Other costs that can impact your bottom line include those associated with moving, landscaping and upgrades you may want to make as soon as you are handed the keys. MORTGAGE OPTIONS One way to give yourself some wig-

gle room in terms of your monthly mortgage payments is by reviewing your options as a borrower. Down payments typically range from 3 to 20 percent of the property value, depending on whether you decide to take out a loan that requires private mortgage insurance. Private mortgage insurance is a policy that allows mortgage lenders to recover part of their financial losses if a borrower fails to full re-pay a loan. These elements will help your home get noticed, and the smart seller will go after as much exposure as he or she can afford.

The tried and true single-shot photograph taken from the curb may not get you to first base in a competitive housing marking. Today’s home buyer is smart and savvy and likes to have all the facts at their fingertips. Be sure to take multiple photos and publish the highlights from every room. Although the interior of the home is the main event, be sure to get a good photo of the backyard, whether it is landscaped or not. The outdoor living space is key to the buyer’s final decision. Newspaper advertising is excellent, and the aggressive agent may wish to supplement print ads by listing online. Real estate websites, whether your own or renting a space on a national site, are becoming popular places for potential buyers to search for their dream house. Use as many advertising formats as you can afford, both in print and

online, because you never know where your buyer could come from No, they are not cheap, but they do have a proven track record to get the properties sold.

INFORMATION SELLS

To attract more attention to your property, buyers like to see vital statistics for the area. On your website ads, you may opt to include information on the school district and neighborhood amenities such as dining and shopping. In addition, buzz words such as “minutes to the freeway” and “one block from the mall” can make or break your sale. In a competitive market, your real estate listing has to sell more than just a house. It has to sell a happy lifestyle and fit it to your buyer’s dream.

ne of the biggest trends in real estate involves Realtors unveiling listings before they hit the market. This allows them to build buzz for properties and theoretically close quicker deals.

Pocket listings have been a part of the real estate trade for decades, allowing lucky buyers to get a heads-up on potential listings before they are announced to the masses. Instead of employing such word-of-mouth strategies, coming-soon listings actually publicize the pending listing of new properties. This allows for broader market reach and stirs the excitement for buyers looking for any edge they can get. From a seller’s perspective, coming-soon listings can help increase the amount of interest and offers from the buying pool. This can lead to expedited transactions and a more seamless selling experience.

HOW IT WORKS

The San Francisco Association of Realtors recently implemented a coming-soon status for its 4,000 members. Listing agents are able to enter listing details into digital software under the “new status” up to three weeks before the listing automatically becomes active. Agents also can add documents, virtual tours, marketing materials and showing details to the listing while it remains in coming-soon status. The results of such listings

have been promising for Realtors, buyers and sellers alike. An MLSListings study found that coming-soon listings in five Northern California counties increased from 15 percent in 2012 to 26 percent during the first quarter of 2013.

With this information in mind, you’re ready to make a visit to your bank to be pre-approved for a loan of that size or a little more. Obtaining a home mortgage is still relatively difficult today compared to the pre-recession years, so you may not be qualified to borrow as much money as you think. It is a good idea both financially and emotionally to visit your mortgage specialist before you go on any home tours. The last thing you want to happen is to fall in love with a home before realizing it’s not in your price range.

That’s why it’s crucial to respect the rules and be a good tenant. Your rental future depends on it.

READ YOUR LEASE

Even if you think you have covered every base in meeting with your landlord, there may be key bits of information that you are missing. Knowing your legal obligations as a renter is an important aspect of renting. Reading your lease can help you understand which responsibilities fall on you, and which ones fall to your landlord. Leases define fees you could owe if you’re late on the rent or cause damage to the property. They also include important rules on topics such as monitoring noise, having roommates or smoking inside. Before you take the keys, read over your lease with a critical eye and mark up any sections that you don’t understand. It’s the responsibility of your landlord to clearly explain any confusing information.

The cornerstone of any successful relationship, communication is key to strengthening the bond between you and your landlord.
