Respecting the Rules

A

positive relationship with your landlord can get you far in the rental world. A negative one can hamper your chances of ever renting again.

Most landlords require three to five references before they sign any kind of contract with you. This provides them a list of people who will either be your advocates or detractors. You may be required to provide the name of a past landlord, who will likely be honest about any late payments or damaged property in your rental past. That’s why it’s crucial to respect the rules and be a good tenant. Your rental future depends on it.

READ YOUR LEASE

Even if you think you have covered every base in meeting with your landlord, there may be key bits of information that you are missing. Knowing your legal obligations as a renter is an important aspect of renting. Reading your lease can help you understand which responsibilities fall on you, and which ones fall to your landlord. Leases define fees you could owe if you’re late on the rent or cause damage to the property. They also include important rules on topics such as monitoring noise, having roommates or smoking inside. Before you take the keys, read over your lease with a critical eye and mark up any sections that you don’t understand. It’s the responsibility of your landlord to clearly explain any confusing information.

COMMUNICATION

The cornerstone of any successful relationship, communication is key to strengthening the bond between you and your landlord. Here’s how you can make sure you stay in the good graces of your landlord: • If your landlord lives nearby, stop in with the rent instead of sending it through the mail • Check in periodically with your landlord to see if you can help them with anything • If something breaks in the rental, call your landlord immediately. Buying a home may be the biggest purchase of your life, so you want to make good decisions every step of the way. The buying process is more than simply signing on the dotted line. You still have many important factors to consider and must take careful consideration with all you do. The down payment is not a cutand-dry deal. This is one aspect of the home buying process where the buyer, the seller and the bank must all agree.

Down Payment Tips In general, a larger down payment will reduce your monthly payments If you don’t have enough cash for a down payment, a rent-to-own option may be a good choice for you while you save money.

HOW MUCH SHOULD I PUT DOWN?

The answer will likely be the amount that you can afford. Persons buying homes with a surplus of cash may opt to put down 20 percent or more. In general, the higher the down payment is, the lower the monthly payments will be. However, in some cases, the total purchase price will remain high due to the interest rate offered by the bank. Always check and see how different down payments will affect the interest you pay. If you wish to do business with a particular lender and roll your monthly payments back, one good option is to buy down the loan with points.

Rent-to-own agreements, also known as lease-to-own agreements, can get you into a house or condo in the blink of an eye.

This innovative open door allows the home owner and renter to set their own terms and conditions that may lead to the purchase of the leased property at a later date. In many instances, a seller may accept a full or partial down payment taken from the monthly rent, thus making the down payment a snap if the renter would like to buy the home later. The down side is that the buyer will have minimal choices when looking for a place to live. However, the upside is the potential for an easy down payment that is ideal for buyers with a low cash flow, or those who need time to improve their credit.

In the end, the bottom line of how much you put down on a new home will be largely dictated by your financial situation. When making that decision, be sure to factor in the closing costs, moving expenses, new furnishings and appliances, and set aside as many monthly mortgage payments as you can. In addition, home buyers who have not sold their old home and must continue to pay the mortgage need to be practical and calculating when juggling two loans. Always leave yourself plenty of financial leverage for emergencies and find your perfect balance of down payment and monthly mortgage payment. If you don’t have peace of mind with your current situation, walk away. It is much better to downsize your home and buy something cheaper than to lie awake at night and worry about what you have done.

Be sure your new home has a strong roof and have it inspected for damage. Your home may be the biggest purchase of your life, so you want to protect your investment with a house that does not require extensive work and repairs. Replacing the plumbing is a major expense and can tear up the flooring in your new dream home. Ask if the home is using the original plumbing system, how many rooms are operating on it and what date contemporary plumbing was added.

ELECTRICAL SYSTEMS

The electrical wiring is not only essential for energy. It could pose a threat that could burn your dream home to the ground. Homes built in and before the 1970s have a personality all of their own. Built-in features, such as wet bars and cumbersome bookcases, can disrupt the flow of a room and limit your placement of furnishings. To save yourself some grief down the road, be sure to envision the living space as you would like

to have it and do a calculation for the removal of unwanted built-in objects or walls.

KITCHEN SPACE

The size and efficiency of a kitchen is a major factor in the sale of a home. Many older and historic homes do not reflect today’s gourmet lifestyle and do not provide a sumptuous kitchen space. This may be corrected if there is sufficient space behind a kitchen wall to expand or you like the idea of the compact, old-world style kitchen.

DINGS AND DENTS

Your dream home may have a few cracks in the walls or water stains on the ceiling. The cosmetic repairs are a snap to fix, but finding the source of the imperfections can be a problem.

A creaky floor can drive you nuts, and getting under the house to repair it can cost a fortune. Sometimes the damage is due to a weak floor right down to the structure. In addition, if you plan to upgrade tired carpets with tile or parquet, be sure to check the prices and get an estimate for the final cost. If you cannot afford to replace the entire floor at one time, it’s not a problem. Many home buyers remodel one room at a time to ease the financial burden and have some creative fun.

WINDOW REPLACEMENT

Like replacing the floor coverings, a total house window replacement may be done gradually. Get the front windows done first and upgrade to energy-efficient double glazed glass to better insulate the home. Fixing up an old house can be a journey rather than a race to the finish line.

Get your credit in order

Your credit score will determine your accessibility to lower interest rates and ultimately how much you will shell out for a piece of property over the life of the loan. The long-term financial plan is just as important as the short-term gain when acquiring the property. So get busy to find out what your credit score is and how you may improve your score to secure the best lending options.

Increasing Your Score Here are a few tips to help raise your credit score: Get a low-interest credit card and start charging monthly essentials, being sure to pay them off on time. Be sure your credit accounts report to the three major credit bureaus. If you have a low credit score, look for credit card lenders that lend to people in your situation.

CREDIT REPORTING

The three main credit reporting bureaus are Equifax, TransUnion and Experian. We are all their clients whether we like it or not, for better or for worse. The good news is that the big three credit bureaus will issue you one free credit report once a year. Simply put your request into writing and obtain your credit score from all three agencies. These are the same companies that your home loan lender will be contacting, so give yourself a head start to correct what you can. In general, the higher your credit score, the more attractive your loan options will be. Your good credit score translates into a lower interest rate, and in some cases, a lower down payment. If you find your credit score to be less that what you need to secure a top-quality loan, it makes good sense to raise your credit score before you purchase the property.

RAISE YOUR SCORE

The credit score is a numbers game. When you make on-time payments, you are rewarded, and late payments will earn you a credit score ding. The object of the credit game is to get more good points by overtaking the bad ones. One way to raise a credit score is to get a credit card, or a series of them, with low interest rates and start charging your purchases. However, self control is key to obtaining a rapid rise in your score.

Checking your credit is a key first step in the home-buying process. Only purchase items that you have the money to pay off on time, and buy just your monthly essentials on credit. After less than a year of smart credit planning, your score will have increased, and you should be on your way to a better mortgage loan. If you rack up debt by carrying a balance on your cards every month, it could end up hurting your credit score. Your local loan officer might have the names and contact information for liberal credit card lenders to get started improving your credit score. However, be sure when you sign up with a card that the agency reports to Experian, Equifax and TransUnion, or the entire credit charging project is moot.

Major department store cards are usually qualified, but small store in-house credit may not help your situation. Some secured credit cards report to the major bureaus and are an excellent choice to rebuild your credit. You can never spend more that what you have deposited in their account, so there are no worries about getting into a choke hold of debt.

Time is money, and neither you nor your agent wants to waste time looking at properties you cannot afford.

Your loan officer will take away the house hunting woes by issuing you a pre-qualifying letter for lending. This document indicates the limit of your loan, the interest rate and payment structure you may expect. Buying with confidence begins with understanding how much of a loan you qualify for and that there is a lender ready to back you. In addition, many real estate agents and brokers want to see the pre-qualifying letter to ensure that you are a serious buyer and that they may better understand how to serve your buying needs. The pre-qualifying letter is a win-win situation for your real estate agent, and most importantly, for the buyer to shop for a home with peace of mind that deal is going to go through. So, be honest when you sit down with your loan officer and provide him or her with everything they ask you for to get your funding in order as soon as possible.

o, you’ve bought a plot of land and are ready to build your dream house. It’s exciting to watch your home grow from a speck of dust into a fabulous structure with all the bells and whistles at your command. However, there’s a thorn in every rose, and one way to avoid getting pricked is to have a licensed home inspector at your side. When we hire a contractor, we tend to give a lot of gravity to what they say and assume that they always know what they are doing. However, unscrupulous behavior or momentary mistakes can come from almost any construction firm, and the homeowner is the one who will ultimately pay the price. As a precaution, it is wise to invest in a licensed home inspector to ensure the home was constructed according to legal codes.

Does your home measure up? The American Society of Home Inspectors operates an online home inspector search, where you can find home inspectors in your area. Visit ashi. org to conduct a search. According to its website, the ASHI was founded in 1976, aims to “build customer awareness of the importance of a quality home inspection and enhance the professionalism of home inspectors.”

FUNCTION

Your home inspector will check the materials and installation of essential components of the home to ensure that they meet legal requirements. This will include the plumbing system, electrical wiring, sturdiness of the foundation, spacing from exterior wall to the fence or pool, satisfactory framing, and a myriad of other factors that need to be verified. If a new construction home is built outside of city codes, the property will not be able to be re-sold until it gets the OK from the new buyer’s inspector. In addition, faulty wiring or sewage systems can cost a homeowner thousands of dollars in repairs and higher insurance premiums. To be safe and sane when venturing into a brand new construction, don’t worry about offending your contractor. You have to take care of your own interests first and get an official opinion from the

RED FLAGS

Some contractors will communicate false and misleading information to the homeowner by giving vague and ambiguous answers to tough questions. You may hear excuses such as they are building under industry

standard conditions without clearly defining what they mean. This is a red flag to the homeowner and should be cause for alarm. In addition, watch out for rebuttals that the contractor will take care of shoddy work under the warranty, as this is no excuse to build outside of city codes in the first place. Your best bet is to get a neutral home inspector who you

find yourself, and who has no ties with your contractor’s company. Check the phone book or ask your real estate professional to recommend someone he knows and trusts. Your new home is a significant investment, and you owe it to yourself to ensure everything is finished correctly. If your contractor is a seasoned professional and has nothing to hide, he or she will stand with you in agree-

ment to bring in an outside party for inspection. You also may check your contractor’s references with online feedback forums listing the pros and cons from prior clients. These can steer you away from a questionable contractor that could turn your dream home into a nightmare. Knowledge is power, so get all you can before you begin to build. Your contractor may work magic with bringing your house into being, but your home inspector is your watchdog to make sure you get everything you paid for, including safety and security.
