The Colonial House has found a new home! They will be vacating their existing location around October of this year and moving to a new location just down the street. Along with the restaurant building, the selling price reflects the purchase of the strip mall facing the facility. Furniture, fixtures and equipment will be negotiated separately. Location has been a successful restaurant for over fifty years with a traffic count of more than 24,000 vehicles a day! With close proximity to such attractions as Mt. Rushmore, and along a major artery toward all the events located in downtown Rapid City, this listing is a must see!

Real Estate Tips and Advice

Have your new home inspected By ALEX MASON | Green Shoot Media

REAL ESTATE 101

S

o, you’ve bought a plot of land and are ready to build your dream house. It’s exciting to watch your home grow from a speck of dust into a fabulous structure with all the bells and whistles at your command. However, there’s a thorn in every rose, and one way to avoid getting pricked is to have a licensed home inspector at your side. When we hire a contractor, we tend to give a lot of gravity to what they say and assume that they always know what they are doing. However, unscrupulous behavior or momentary mistakes can come from almost any construction firm, and the homeowner is the one who will ultimately pay the price. As a precaution, it is wise to invest in a licensed home inspector to ensure the home was constructed according to legal codes.

Does your home measure up? The American Society of Home Inspectors operates an online home inspector search, where you can find home inspectors in your area. Visit ashi. org to conduct a search. According to its website, the ASHI was founded in 1976, aims to “build customer awareness of the importance of a quality home inspection and enhance the professionalism of home inspectors.”

FUNCTION

Your home inspector will check the materials and installation of essential components of the home to ensure that they meet legal requirements. This will include the plumbing system, electrical wiring, sturdiness of the foundation, spacing from exterior wall to the fence or pool, satisfactory framing, and a myriad of other factors that need to be verified. If a new construction home is built outside of city codes, the property will not be able to be re-sold until it gets the OK from the new buyer’s inspector. In addition, faulty wiring or sewage systems can cost a homeowner thousands of dollars in repairs and higher insurance premiums. To be safe and sane when venturing into a brand new construction, don’t worry about offending your contractor. You have to take care of your own interests first and get an official opinion from the

© FOTOLIA

A contractor’s word that your new home is up to code is not enough. You need a home inspector to give the OK on everything from plumbing to electrical systems. inspector to ensure your new home is safe to live in and will meet the grade for re-sale.

RED FLAGS

Some contractors will communicate false and misleading information to the homeowner by giving vague and ambiguous answers to tough questions. You may hear excuses such as they are building under industry

standard conditions without clearly defining what they mean. This is a red flag to the homeowner and should be cause for alarm. In addition, watch out for rebuttals that the contractor will take care of shoddy work under the warranty, as this is no excuse to build outside of city codes in the first place. Your best bet is to get a neutral home inspector who you

find yourself, and who has no ties with your contractor’s company. Check the phone book or ask your real estate professional to recommend someone he knows and trusts. Your new home is a significant investment, and you owe it to yourself to ensure everything is finished correctly. If your contractor is a seasoned professional and has nothing to hide, he or she will stand with you in agree-

ment to bring in an outside party for inspection. You also may check your contractor’s references with online feedback forums listing the pros and cons from prior clients. These can steer you away from a questionable contractor that could turn your dream home into a nightmare. Knowledge is power, so get all you can before you begin to build. Your contractor may work magic with bringing your house into being, but your home inspector is your watchdog to make sure you get everything you paid for, including safety and security.

How to Shop for a Loan

I

t makes good sense to shop wisely when it comes time for your home financing.

Whether you wish to remain in the home for decades or need funding for a home designated for short-term use, there's a mortgage plan that will help you accomplish your goals and meet your monthly budget.

FIXED RATE MORTGAGES

The life of the loan is important to establish your monthly payment according to interest rates and how much you can afford with the payments. Shorter term loans will have a higher monthly payment when opting for a 15-year payoff as opposed to a 30or 40-year fixed rate. The benefit of securing a fixed-rate long-term loan enables the borrower to guard against fluctuating interest rates and surprise price hikes for the life of the loan, a choice that is ideal for borrowers who plan to remain in the property for many years.

ARM LOANS

The adjustable rate mortgage, or ARM loan, is set with the current interest rate that the borrower's credit score is qualified for. This type of loan may be designated for a two-, five- or seven-year period and may be set with a very low rate. Although the monthly payment is lower at first, the ARM has a date when the loan will adjust and therefore be subject to the current interest rate at that moment. In an economy where nothing is certain, an ARM mortgage loan makes good sense for a home buyer who does not intend to remain in the

property for a great length of time. If the property was purchased due to a job transfer, temporary residence or investment purposes only, then an ARM can be a practical loan.

FHA FUNDING

First-time borrowers and those who need financial assistance to get into a property may apply for FHA lending services. The FHA is a guarantor over a conventional loan to secure the funding if the buyer defaults. This type of funding will cover up to 96.5 percent of the total loan balance, thus requiring a minimal down payment of less than 4 percent. In addition, home buying applicants with challenged credit are encouraged to apply, and special discounts and incentives are made available for public service employees with variable guidelines for each state. FHA loans are fast, easy to secure and carry minimal applicant restrictions, making this type of mortgage option a popular choice for new buyers.

GET THE FACTS

Before you sign on the dotted line, it is crucial that you understand your loan documents one page at a time. Real estate paperwork is extensive and confusing to even the most seasoned contract reader, and once you sign the document before a notary, you are fully responsible by law to fulfill the terms and agreements. A good loan officer will be able to walk you through the papers and make you feel at ease to ask any and all questions you may have. PHOTO: YURI_ARCURS / YAYMICRO.COM

Find the Right Neighborhood FIVE FACTORS THAT MAKE VALUES GO UP OVER TIME

C

hoosing a good neighborhood — or one that offers promise — can increase the value of your home. They say it's better to buy the least expensive house in a good neighborhood than to buy the best house in a bad one. Houses are more than just a roof over your head. They are part of larger community. Some of the factors to consider when you purchase your next home include the following:

1. GOOD SCHOOLS

Whether you have children or not, choosing a neighborhood with good schools makes good sense. The re-sale value of the property goes up when the prospective buyers can be assured that the community schools are recommended. You may inquire of your real estate agent to get educational information about school districts near your prospective dream home. Facts such as driving distance from the house, honors and decorations to the school staff, and quality of the school campus can make or break the future real estate deal.

2. NEIGHBORHOOD AMENITIES

The piece of real estate you have

your eye on may seem like perfection until you weigh in the benefits from the local community. Be sure to ask your agent how far essential businesses are from the property's front door. This would include grocery stores, gas stations, hospitals and moderate- to low-cost dining options. In some cases, a property that is near entertainment and shopping malls can be a big plus to the future buyers.

region, keep an eye out for newer homes shooting up by the local residences. The immediate area where your home is located is upgraded as the city begins to improve.

4. NEW COMMUNITIES

If you need an iron-clad guarantee that the city is going to be fresh and new, you may opt to purchase in an up-and-coming municipality. New homes built on the outskirts of cities are a telltale sign that the region is expanding. Get your slice of paradise a little further out from the city center Many cities and towns across the nation are undergoing a makeover one and watch a new world shoot up around you. home at a time. Older and antiquated The flip side to the new community properties are being replaced by newer utopia is that you don't know exactly and more fashionable dwellings. Though the area of concentration for when things are going to get started. It may be months or it may be years, but your search may be in a low-cost

you can bank on a vibrant new city being on the way.

5. LOW CRIME RATES

Crime statistics from almost every neighborhood are provided by the local law enforcement officials and their community relations departments. The statistics break down the rate of crime and the severity with a distinct separation of violent and nonviolent crimes. Petty thefts and misdemeanors should not always deter your decision to buy a home in that area. These lowlevel kinds of crimes will be found everywhere in the world — and may actually be a factor of different reporting requirements as opposed to real differences in crime rates — so they are not always a major concern. Clean Air in Your Home

A

s the American population has been made more aware of the dangers of greenhouse gases, one area that doesn’t get as much attention is poor indoor air quality.

The quality of air can be two to five times more polluted than the worst outside air. This is because of the many indoor pollutants floating around our homes from sources such as gas, oil, kerosene, building materials and chemical products.

PLANTS TO THE RESCUE

In the 1980s, NASA and the Associated Landscape Contractors of America carried out an in-depth study on which house plans were the most effective in purifying the air in space. Several of the tested plants were proven to filter out common volatile organic compounds that can negatively impact our health and well-being. Here are three of the most effective house plants for cleaning your air: Aloe: The study found that aloe helps clear both formaldehyde and benzene, which are generally byproducts of chemical-based cleaners. Spider Plants: Also safe for the pets in your home, spider plants are quick to battle benzene, formalde-hyde and carbon monoxide. Their unique stringy foliage makes them perfect for hanging baskets. Azaleas: These budding beauties are best grown in cooler temperatures, making them perfect for improving an indoor area such as a basement.

DIRTY SOCK SYNDROME

605-673-2350

35 South 4th Street, Custer, SD 57730 Website: stonehillcuster.com • Email: stonehill@gwtc.net

Even though it may not have a very scientif-ic-sounding name, dirty sock syndrome can have a serious impact on the overall smell of your home. The problem most commonly occurs when bacteria that has built up from the moisture in your air ducts and system during cooling season are dried up and killed when you begin using heat. This can result in a “dirty sock” smell being emitted from your ducts that is both annoying and over-whelming. Call your local heating and cooling profes-sional, who for a fee can resolve the issue by spraying an antibacterial solution on your unit’s coils. Hopefully you’ll be back to odorless air in no time.

oes your bedroom feel tight and cluttered? Small rooms are usually quick to feel cramped, but even larger spaces can feel too small when they are not fully utilized.

If you optimize the space you have, there is no reason for bedrooms of any size to feel overcrowded. Here are some tips on how to create space in even the tiniest of bedrooms.

Bed Size

Reconsider the size of your bed. Your bed is probably the bulkiest, most space-consuming part of your room. You do spend a lot of time there, so don’t part from your king-size bed if it's the only thing that guarantees you a good night sleep. However, if you can get by with something smaller, you pHoto: bshippee / yaymicrO.cOm should consider downsizing. this bedroom uses carefully selected furniture, a lack of clutter and neutral colored curtains to hide storage The smaller addition will space. the result is a small bedroom that looks and feels more spacious than it is. immediately free up a lot of space. without detection. ute to a feeling of clutter. There is a simple solution to this: curtains. Drape curtains over your shelves – the more neutral the shades, the less attention they will draw – to conceal shelves that line your walls. For an added boost of space, attach the curtains to the ceiling, not the top of the shelves. That can create the illusion of additional height, which opens the room up.

Your cloSet

Use closet space to its full potential. The better you use closet space, the less space you will need to use for storage outside of your closet. People often underuse all the vertical space in their closets, hanging up clothes until they are packed tight. Instead, opt for storage devices, whether standing or hanging, that allow for additional vertical storage. Optimize the room you have through space-saving storage techniques and space-savvy furniture. In doing so, your bedroom can feel spacious, no matter its size.

Considering a Historic Home? SEVEN THINGS TO CHECK BEFORE BUYING AN OLDER PROPERTY

B

uying an older or historic home may be a romantic notion, but there are a few critical things to consider. Your home may be the biggest purchase of your life, so you want to protect your investment by knowing what to expect beforehand. 1. PLUMBING

not have had proper termite control treatments. Longterm damage can weaken the structure and foundation and cost you quite a bit to mend.

Replacing the plumbing is a major expense and can tear up the flooring in your new dream home. Ask if the home is using the original plumbing system, how many rooms are operating on it, and what date contemporary plumbing was added.

6. OUTDATED FIXTURES

Homes built in and before the 1970s have a personality all their own. Built-in features, such as wet bars and cumbersome bookcases, can disrupt the flow of a room and limit your placement of furnishings. To save yourself some grief down the road, be sure to envision the living space as you would like to have it and do a calculation for the removal of built-in objects or closed-off walls.

2. ELECTRICAL SYSTEMS

The electrical wiring is not only essential for energy. If the wiring is too old or done improperly it could pose a serious fire hazard. Bringing the electrical system up to code could be expensive, but this is one corner you cannot cut. Safety comes first, and whatever your trusted electrician recommends, do it.

3. A SOLID FOUNDATION

The era when a historical home was built most likely pre-dates the age of careful foundation calculation. Be sure to hire an inspector to verify if the home can support a second floor and double check to find out if the upper level was an add-on. In addition, property located

Upfront Costs ou may be attracted to the idea of renting because of its lower costs compared to home ownership. But don’t underestimate the large up-front expense associated with renting.

First-time renters especially can sometimes overlook what they’ll need to come up with at the front end of a rental transaction, wiping out some of their savings before they even move in.

FIRST AND LAST MONTH’S RENT

Some landlords require up to three months of rent up front. And with apartments in major cities starting in the $1,500 to $2,000 per month range, this can be a quite a hefty price tag. Be sure to ask your potential landlord how much will be expected from you up front. Knowing this information could help save you the time of looking at apartments that are out of your price range.

PET DEPOSIT

If you’re lucky enough to find an apartment that allows dogs and cats, you will likely be asked to pony up a pet deposit before you can move in. Collecting such a payment protects the home or apartment’s owner in the case of your pet causing damage to the unit. Some landlords actually add a pet fee to each month’s rent, which can really add up

The good news is that the big three credit bureaus will issue you one free credit report once a year. Simply put your request into writing and obtain your credit score from all three agencies. These are the same companies that your home loan lender will be contacting, so give yourself a head start to correct what you can. In general, the higher your credit score, the more attractive your loan options will be. A good credit score translates into a lower interest rate, and in some cases, a lower down payment. GET PRE-QUALIFIED

Time is money, and neither you nor your buyer's agent wants to waste time looking at properties that you cannot afford. Your loan officer will take away the house hunting woes by issuing you a

pre-qualifying letter for lending. This document indicates the limit of your loan, the interest rate, and payment structure you may expect. Buying with confidence begins with understanding how much of a loan you qualify for and that there is a lender ready to back you. In addition, many real estate agents and brokers want to see the pre-qualifying letter to ensure that you are a serious buyer and that they may better understand how to serve your buying needs.

Know Before You Show

I

n the wake of industry-shattering news of an Arkansas real estate agent being kidnapped and murdered after a showing in late 2014, there is a new focus on agent and public safety during the buying and selling process.

Nothing is more important that maintaining the safety and well-being of all involved in realty — even the potential of a big sale. Realtors are trained to go after the lead, plain and simple. If they don’t show the home to a potential buyer, an agent within a competing agency surely will. This drive to make the deal is what makes Realtors open to showing properties anytime, anywhere. Unfortunately, people with bad intents know this information and may use it to their advantage to commit crimes.

THE REALTOR SAFETY PLEDGE

The Realtor Safety Pledge is open to agents, brokers and members of the public. It was created by broker-owners of the 90-agent Century 21 Signature Real Estate firm in central Iowa. It outlines the following safety tips: • Under no circumstances show a home to a stranger without first meeting them at the office or asking them to submit identification. • Educate my clients that open houses are a safety concern both for the homeowner and myself.

• Limit open houses as a marketing strategy and/or make prudent and safe decisions about my open house marketing efforts. • Follow my intuition, and not step into situations that I feel uneasy about. • Use the buddy system whenever I am unsure or

uneasy about a showing or meeting. • Make myself available to my fellow agents as a “showing buddy” should they ever feel the need to take someone along or feel unsafe. • Seriously consider the nature of my personal marketing and its potential

impact on my safety.

OTHER SAFETY GUIDELINES If you are a seller, it is important to let your Realtor show your home. They are more likely to understand the

dangers of selling a home to a stranger. The occurrence of crimes such as the one in Arkansas generally puts brokers, owners and agents on high alert, and can also lead to intensive trainings. Let your agent go through protocols and policies to ensure a safe process.

REAL ESTATE | BUYING TIPS

Buying a Fixer-Upper

A

re you a handyman or woman inspired by the cable television shows that portray renovation and refurbishment projects as simple, straightforward experiences? There are some common red flags that may signal that you’re in over your head. Not only could these red-flag issues reduce or eliminate the potential of getting a bank loan, the repair could require more money and time than you’re willing to invest. Of course, if you are able to get a loan for the property, you may be able to talk the buyer into a reduced deal price, depending on how many issues you find. Take a notebook with you as you walk through the home and write down detailed notes on what will need to be repaired. Do some research on your own to find out the estimated costs of making the necessary repairs, and use the information as bargaining power when going through the offer process.

SUBFLOOR ISSUES

Open or severely damaged subfloors should be an immediate red flag to any buyer. This type of disrepair poses potential health and safety issues for anyone living in the home.

ROOF ISSUES

Many resale homes can have aged roofs that may require immediate repair. Before making an offer on the home, call a couple of roof contractors to get a quote on repairs. Give them as much detail as possible on damaged shingles, bowing plywood or potential leaking issues to get an accurate quote.

EXPOSED WIRING

This is obviously one of the most dangerous issues a home could have, due to the potential for electrocution. Bank appraisers or home inspectors will suggest the immediate repair of such issues before a deal will be able to go through.

PEST DAMAGE

Home-wide damage from termites or rodents can sometimes be hard to spot by the untrained eye. If it is apparent upon your initial walkthrough, you can figure that the issue will definitely need to be rapidly repaired – both for the health of buyer and the home’s structure.
