Which is why real estate professionals constantly remind folks of the basic rule of real estate — location, location, location.
Ova izreka se ponavlja tri puta radi naglašavanja i predstavlja pravilo broj jedan u oblasti nekretnina, iako je vrlo često zanemarena. Lokacija je broj jedan, dva i tri na listi, po mišljenju većine eksperata za nekretnine. To je ono što određuje cenu. Da li ste na plaži ili ste udaljeni od nje? Čak i reč „na obali reke” ima različito značenje u zavisnosti od konkretne lokacije. Nekretnina na obali reke može biti cenovno pristupačna u Višnjici, ali ne i u “Beogradu na vodi”. Zapamtite, možete renovirati prosečnu kuću, ali ne možete podići i premestiti neku lepu kuću. Lokacija ne utiče samo na cenu, već i na samu poželjnost kuće. Mesto na kojem se vaš dom nalazi je ključni faktor koji utiče na njegovu vrednost – i sada i ubuduće. Kupci su često više zainteresovani za unutrašnjost nekretnine ili raspored prostorija, ali sa gledišta investicija, nalaženje najbolje lokacije trebalo bi da bude prioritet broj jedan.
It is the real estate agents‘ mantra: Location, location, location. You‘ve certainly heard the phrase enough and may wonder what inspires agents to say the word three times. In a nutshell, location, location, location means identical homes can increase or decrease in value due to location. The saying is repeated three times for emphasis, and it is the number one rule in real estate, though it is often the most overlooked. Location is number one, two and three on the list, according to many real estate experts. It’s what drives the price. Are you on the beach or are you just off the beach? Even the word “waterfront” can mean different things depending on the location of the neighborhood. Waterfront might be affordable in Višnjica but it’s not in “Belgrade Waterfront”. Remember, you can fix up the mediocre house but you can’t pick up and move the nice one. Location not only affects the price but also the desirability of a home. Where the home is located is the key factor in affecting a home’s value — both now and in the future. Buyers are often more interested in the house or the floor plan, but from an investment standpoint, finding the best location should be a top priority.

R
ezidencijalana arhitektura u širem smislu podrazumeva sve oblike stanovanja. U našem standardnom poimanju pod pojmom rezidencijalne arhitekture podrazumeva se stanovanje u pojedinačnoj kući ili kućama u nizu, eventualno u stambenoj zgradi, ali sa visokim stepenom autonomije, u kvalitetnom okruženju, sa određenim vidom ekskluzivnosti. Suštinski problemi stanovanja su slični i kod malih i velikih kuća. Čovek je jedino merilo kvaliteta prostora, arhitekta treba da prepozna njegove, odnosno potrebe porodice i razdvoji ih od želja i ličnih percepcija klijenta o prostoru da bi odgovorio najkvalitetnijim rešenjem.

esidential architecture in a broad sense implies all forms of living. Our standard concept of residential architecture implies single house residence or houses in a row, eventually residence buildings, with high level of authonomy, in high-quality environment, with a particular exlusivity aspect. Real residence problems are similar at both small or large houses. A human is the only quality criterion for the facility. An architect should identify ones needs or the needs of the family and detach them from personal desires and perception of the facility which the client has, in order to provide the best quality solution. In this issue of Real Estate Magazine we discusse residential architecture with the reputable, multiple award winner, Serbian architect Jovan Mitrovic.

Da li je rezidencijalna arhitektura evoluirala u poslednjih 10-ak godina? Jovan Mitrović: Dobra rezidencijalna arhitektura može da bude „upakovana“ u bilo koji stil ako su ispoštovana osnovna pravila o funkcionalnosti i kvalitetu prostora, a da li će se to desiti zavisi od znanja i umešnosti arhitekte, kao i sposobnosti korisnika da umeju da saslušaju stručno mišljenje i kroz dijalog dođu do rešenja. Kada se formira dobar prostor,

Mislim da se rezidencijalna arhitektura kao dominantni vid mogućnosti izražavanja arhitekte u poslednju deceniju-dve polarizuje u dve osnovne grupe, jednu koja insistira na svojoj pojavnosti, odnosno kroz elemente dekoracije, i drugu koja je funkcionalno inovativna i svoj izraz nalazi u volumetrijskoj dinamici i interakciji unutrašnjosti i okruženja. Did residential architecture evolved in the last 10 years? Jovan Mitrovic: Quality residential architecture can be “packed“ within and style if basic rules on functionality and quality of the facility were met. The success in this respect depends on the knowledge and skills of the architect, as well as on the ability of the user to listen professional opinion and reach the solution through a dialogue. When a proper facility is formed, it can be dressed, as if playing the game “Dress the Cica“: put on the skirt, jeans, costume or ball crinoline. It is
Po vašem mišljenju, na koji način rezidencijalna arhitektura stvara najveću vrednost za vlasnike i korisnike stambenih objekata? Jovan Mitrović: Rezidencijalna arhitektura omogućava korisnicima da osete kontakt sa zemljom, da se vrate iskonskom osećaju skloništa iz kog izlaze u prirodu, da mogu da udahnu vazduh u tišini svog doma, da osete i treću dimenziju kroz različite visine i proporcije prostora, da se izdvoje iz uniformnosti života u klasičnoj stambenoj zgradi, da budu jedinstveni, a ne jedan broj u mnoštvu. Osim intime, rezidencijalna arhitektura pruža i lakšu mogućnost organizovanja života van sistema (out of grid), odnosno mogućnost da sami biraju način grejanja, korišćenja obnovljivih izvora energije, elektrike, vode... Da kvalitetnije organizuju svoj život posle radnog vemena: kroz rekreaciju, rad u bašti, druženje unutar porodičnih okupljanja ili sa prijateljima na otvorenom. Srbija ima veoma kvalitetnu klimu i blagodeti života na otvorenom utkani su u našu kulturu, rezidencijalna arhitektura pruža tu mogućnost u velikom gradu.

In your opinion, in what way does the residential architecture make the best value for the owners and users of residential buildings? Jovan Mitrovic: Residential architecture enables users to feel the contact with the ground, to return to primordial feeling of shelter from which they go out into the nature, to breath the air in the silence of their home, to feel the third dimension through different heights and proportions of the facility, to detach themselves from uniformity of life in the classic

Moje je mišljenje da je najvažnije da arhitekta bude dovoljno inteligentan, dovoljno širokog obrazovanja iz drugih oblasti, kako humanističkih, tako i tehničkih nauka. „Arhitekta treba da zna ponešto o svemu, inženjer sve o jednoj stvari“, kaže Metju Frederik. Možda zvuči suviše egocentrično, ali mislim da su arhitekte poslednji homo univerzalisi. Ukoliko poseduje sve ove osobine i balans između tolerancije s jedne strane i odlučnosti da se izbori za svoje ideje s druge, šanse za uspeh su tu. Da li će biti iskorišćene zavisi i od niza drugih faktora – klijentovog

residential building, to be unique rather than just a number in the mass. Beside intimacy, residential architecture also provides the possibility to easily organise life out of grid, that is possibility to personaly choose the way of heathing, use renewable energy, electricity, water supply etc... to organise after-work life better: through recreation, gardening, family or friends gatherings in the open. Serbia has a high quality climate and benefits of life in the open which represent the part of our culture and residential architecture enables such life in the large city. Projektovali ste brojne nagrađene rezidencijalne projekte, poput „Residential condominium” u Ulici Milana Tepića, „Residential complex” u Brzakovoj ulici i sl. Koje su odgovornosti arhitekte prilikom rada na rezidencijalnom objektu? Jovan Mitrović: Najveća odgovornost arhitekte je da prepozna stvarne potrebe i mogućnosti klijenta i da ih proveri kroz ograničenja same lokacije. Mnogi smatraju da

poverenja prema arhitekti, mogućnosti da se dobro predvidi budžet, tehnološke mogućnosti građevinara. Odgovoran arhitekta poštuje klijenta, prirodnu i urbanu sredinu, tradiciju i nasleđe, istovremeno poštujući i duh i stil vremena u kome stvara. You have designed numerous residential projects, like “Residential condominium” in Milan Tepic street, “Residential complex” and Brzakova street etc. What are the responsibilities of an architect when working on the residential building? Jovan Mitrovic: Architect’s biggest responsibility is to recognise real needs and capabilities of the client and evaluate them through the limits of the location itself. Many people think that talent is crucial for the architecture. In my opinion, an architect should be intelligent enough, and well educated in different areas of humanistic or technical sciences. “An architect needs to know everything a bit, while engineer needs to know everything about the single thing“, says Matthew Frederick. Even I might sound egocentric, still

I think that architects tend to be last homo unversalis. If an architect posseses all thes features as well as the balance between tolerance and determination, the chances for the success are inevitable. Should he use them or not, it depends on the range of other factors – client’s confidence agains the architect, ability to estimated the budget correctly, technological capability of the constructor. Reliable architect respects the client, natural and urbanistic environment, tradition and heritage as well as the spirit and style of the period of creation. Kreirali ste devet tipova kuća za kompaniju „Lafarž”, odnosno „Lafarž kuće”. Čemu ste na ovom projektu pridavali najveću važnost i šta je predstavljalo najveći izazov? Jovan Mitrović: Najveći izazov je, kao i uvek, napraviti kvalitetan prostor koji će moći da zadovolji sve kriterijume dobre kuće: funkcionalnu povezanost prostora, kvalitetnu osunčanost i osvetljenost, dobre proporcije prostora i celokupnog sklopa, podužnu i poprečnu provetrenost, kao i interakciju zatvorenih i otvorenih prostora. Formiranje duše kuće u tom sklopu koji se formira oko malog atrijuma kome gravitiraju kuhinja, trpezarija i dnevna soba, kao kičma ili „trbuh prostora“ (život - staroslovenski) oko koga se grupišu ostali sadržaji. Najveći izazov je bio omogućiti da se za relativno skromna sredstva stvori visokokvalitetan prostor ravnopravno i za najniži i najviši nivo opremanja. „Lafarž kuće“ imaju standard, premijum i luks nivo, sva tri nivoa imaju isti odgovoran odnos prema energetskoj efikasnosti, održivosti i odnosu prema prirodi. Drugi izazov je omogućiti diverzitet ponuda i individualizaciju objekata, držeći se osnovnih visokopostavljenih kriterijuma: trajnosti, brzine gradnje i poštovanja životnog stila.
Jovan Mitrović: Ne osećam teškoće u procesu nastanka ideje. Posle dobro formiranog projektnog zadatka i analiza koje radim sa kolegama, pokušavam da izađem iz zone komfora i preskočim limite koje definišu lokacija i program. Dugi niz godina radio sam u autorskom timu, prvo sa bratom, takođe vrsnim arhitektom Đorđem Mitrovićem, a posle deceniju sa mlađim kolegom prof. Dejanom Miljkovićem. U timskom radu se uspešno dopunjujemo, preuzimamo obaveze i koristimo prednosti, afinitete i potencijale svakog od nas. Već dve godine radim sam sa mladim kolegama koje obučavam i koji se kale kroz rad i stasavaju u dobre arhitekte. Uspešno rešavamo veoma složene zadatke. Trudim se da budem svoj, iskren. Obučavan sam na postulatima kvalitetne internacionalne arhitekture koji danas dobijaju novu dimenziju u primeni materijala onakvim kakvi su u izvornom prirodnom obliku. Pokušavam da odgovorim izazovima koji se postavljaju pred celu civilizaciju. To su održivost, ekološki pristup i očuvanje planete za buduće generacije. How difficult is to be innovative and creative all the time, when business requires you to be different, innovative and modern?
You have designed nine types of houses for “Lafarge” so called “Lafarge houses“. What did you pay most attention to and what was the biggest challenge? Jovan Mitrovic: As always, the biggest challenge was to make a high-quality facility which will meet all criteria of a solid house: functional cohesion of the facility, good lighting and illumination, adequate proportions of the facility and unity of the complex, ventilation, as well as interaction of closed and open spaces. To form a soul of the home in the complex formed around the small atrium in which the kitchen, dining room and living room are gravitating as a spine or “belly space“ (life – oldslavic) around whom other contents are grouped. The biggest challange was to manage relatively decent funds and make high quality facility. “Lafarge houses“ have a standard, premium and lux level. All three levels carry the same level of responsibility for energetic effectiveness, sustainability and environment approach. Another challenge is to provide a diverisity of options and individualisation of buildings, keeping basic high criteria: durability, swift construction and compliance with the life style. Jovan Mitrovic: I don’t have any obstacles in the process of making the idea. When the project task and analyses are well formed in cooperation with my colleagues, I try to get out of the comfort zone and jump over the limits defining location and programme. For years I have been working in the team of authors, first with my brother, a distinguished architect Djordje Mitrovic, and a decade after with a young colleague, prof. Dejan Miljkovic. In a team work we complement each other successfully, undertake duties and use advantages,

affinites and potencials in a best way. I have been working for two years now with my younger colleagues whom I train and who gain experience on their path to become good architects. We successfully manage to deal with very complex tasks. I tend to be unique and honest. I was trained postulates of a quality international architecture which nowadays gain new dimension in implementation of natural materials as such. I am trying to respond to each challenge set before the whole civilisation, such as sustainability, ecological approach and planet saving for future generations. Jedan ste od najnagrađivanijih srpskih arhitekata u poslednjoj deceniji. Koje ste priznanje poslednje dobili? Jovan Mitrović: Poslednje priznanje sam dobio za objekat fiskulturne sale pri Prvoj osnovnoj školi u Obrenovcu, koja je po izboru međunarodnog žirija predstavljala Srbiju u okviru programa „In practice“ u Veneciji ovog leta. Objekat koji je skoro prostor bez arhitekture u smislu elemenata

You are among most awarded Serbian architects in the last decade. What was your last award? Jovan Mitrovic: I was awarded for the building of gymnastics hall in the First Elementary School in Obrenovac, which represented Serbia within the programme “In practice“ in Venice this summer. The building which is almost a facility without architecture in a sense of elements, was recognised from numerous foreign magazines and most distinguished design and architect portals. It had more publicity abroad than here. “No prophet is accepted in his own hometown“, but this is the biggest award when unknown people recognise you as an expert. This is the only building designed in Serbia by a Serbian architect which was published in the french magazine “L‘architecture d‘aujourd‘hui“ (Architecture today).

„Još tokom igračke karijere dobio sam savet i preporuku od prijatelja koji je najbolji način da uložim kapital. Ovom prilikom želim na tome da im zahvalim. Zaista su tim koji zna kako se pobeđuje i pokazalo se da sam napravio sjajan potez što sam poslušao savete i ušao u ovakvu vrstu biznisa.” “During my player carrier, I got an advice and recommendation from my friend about the best way to invest funds. I followed his advice and I can say that the success from the football court was transferred to this part of my life”, says Dejan. “The only difference is that I do not have such a big influence and knowledge and for this reason I surrounded myself with skillful and quality people perfectly running the business. I use this opportunity to thank them. They are the team who wins and it turned out to be the proper move when I listened the advice given to enter into this kind of business”.

Dejan Stanković, legendarni srpski fudbaler, rekorder po broju nastupa i kapiten reprezentacije, osvajač je brojnih titula, uključujući i Ligu šampiona. Tokom karijere nosio je dres Crvene zvezde, Lacija i Intera i svuda je ostavio neizbrisiv trag. O njegovim sportskim uspesima mogli bismo pisati naširoko, ali današnja tema je nešto drugačija. U ovom broju magazina Real Estate želeli smo da Dejana predstavimo kao uspešnog poslovnog čoveka, ne bez razloga. Dejan Stankovic, legendary Serbian footballer, a record holder in the number of plays and representation team captain, winner of numerous awards, including the Champion League. During his carrier, he wore jerseys of Red Star, Lazio and Inter and in each team he left a deep track. We could be elaborate on his sport successes, but today topic would be different. In this issue of Real Estate Magazine, we wanted to present Dejan as a successful businessman, not without reason. Nakon završetka aktivne sportske karijere, mnogi sportisti koji su uspeli da zarade veliki novac nailaze na potencijalni problem kada je potrebno odlučiti gde i kako da svoja sredstva uspešno investiraju. When speaking about Dejan Stankovic in the context of construction, we have to highlight his humanitarian work. Namely, thanks to the donation of his foundation to Obrenovac, there have been 28 apartments built and donated to the families which had lost their homes in floods in 2014.
Kad govorimo o Dejanu Stankoviću u kontekstu građevinarstva, obavezno moramo da istaknemo njegovu humanitarnu crtu. Naime, zahvaljujući donaciji njegove fondacije u Obrenovcu je izgrađena zgrada od 28 stanova i poklonjena porodicama koje su ostale bez krova nad glavom u poplavama koje su zadesile taj grad 2014. godine. Kako nam je otkrila Tijana Obradović, „jednog dana zazvonio je telefon i Dejan je iz Italije rekao: „Hajde da pomognemo ljudima koji su ostali bez krova nad glavom u poplavama.” On je sa prijateljima sakupio neophodna materijalna sredstva za gradnju objekta. Grad Beograd i Obrenovac izašli su u susret sa lokacijom i mi smo napravili stanove za 28 porodica koje su živele u barakama nakon nesreće koja ih je zadesila. Po zahtevu grada mi smo napravili stanove, nismo imali ništa sa njihovom podelom. Naša, pre svega Dejanova ideja bila je da pomognemo tim ljudima. Mnogo smo srećni što smo za 28 porodica napravili krov nad glavom, zgrada je napravljena za godinu dana, svetla, lepa i na raspolaganju tim porodicama.“ Uspešan u sportu i biznisu, human i požrtvovan u situacijama kada je svaka pomoć dobrodošla, to je veliki as Dejan Stanković.
As Tijana Obradovic said “One day, Dejan phoned from Italy and said: Let’s help those people who had lost their homes in floods”. Together with his friends, he collected needed funds for construction. City of Belgrade and Obrenovac provided the location and we built apartments for 28 families who had lived in barracks after the floods. On the request of the City we made the apartments but did not have anything with their dissemination. Both, ours and Dejan’s idea was to help those people. We were very happy to be able to make apartments for 28 families. The building was completed in a year, with apartments full of light and ready to be donated.” Successful in sports and business, humane and devoted in the situations when the help is welcomed, Dejan Stankovic is a great ace.

Pitali smo direktora „Koridora Srbije”, gospodina Dmitra Đurovića, o značaju izgradnje novih auto-deonica za Srbiju, ali i o tome šta je do sada izgrađeno a šta je u planu.
“Koridori Srbije” d. o. o. has set high standards in business and internal functioning thus providing conditions for efficient planning management, expropriation, drafting of plan and project documentation, organizing work performance and professional supervision over the construction of traffic infrastructure of Serbia. “Koridori Srbije” d. o. o. was founded in 2009 by the Government of the Republic of Serbia with the aim to perform the works in the sphere of traffic infrastructure – highways on the territory of the Republic of Serbia, in the area of investing in the construction of the highways, organizing and performing of professional activities related to the construction, including the activities on expropriation, drafting of plan and project documentation and performing of works, organizing of professional supervision of over the construction of highways and construction planning. “Koridori Srbije” is responsible for the construction and completion of highways at: Corridor 10, Corridor 11 E 763 Belgrade-South Jadran, section Ljig-Donji Banjani-Takovo-Preljina, E 763 Pojate-Preljine, M 21 Moto road Novi Sad-Ruma. We asked the Director of “Koridori Srbije”, Mr Dmitar Djurovic, about the importance of the construction of new auto-sections in Serbia. What has already been constructed and what are the future plans?

Koliki značaj ima izgradnja koridora 10 i 11 za razvoj Republike Srbije? Dmitar Đurović: Koliko je važna izgradnja Koridora 10 i Koridora 11 govori činjenica da ćemo završetkom auto-puteva povezati važne gradove u Republici Srbiji, čime će i privreda u tim regijama zbog lakše pristupačnosti biti dostupna kako domaćim, tako i stranim investitorima. Uslužne delatnosti u mestima koja se nalaze u zoni auto-puta oživeće privredu u tim regijama, a samim tim i povećati broj zaposlenih. Izgradnjom auto-puta preusmeriće se značajan broj vozila iz azijskih zemalja ka Evropi, a i turista ka zemljama Azije, Balkana i Južne Evrope. Samim tim će se povećati naplata putarina, od kojih će se sredstva slivati u budžet, a time vraćati krediti i jačati finansijska stabilnost države.
Have you ever thought to give up on the construction and focus on something else? Dmitar Djurovic: The importance of the construction of Corridor 10 and Corridor 11 lies in a fact that completion of the highways will link cities in the Republic of Serbia, which will enable more accessible economy of the region for both, domestic and foreign investors. Service activities in the areas within highway zones will revitalize economy of the region which will result with an increasing number of employees. Construction of the highway will redirect a significant part of traffic from Asian countries to Europe, as well as considerable number of tourists to the countries of Asia, Balkan and South Europe. Pay
toll will be increased and funds will pour into the budget. Repayment of the loan and strengthened financial stability of the country will follow. Zbog reljefa, kao i projektovanih pravaca, izgradnja tunela predstavlja najveći izazov pri izgradnji koridora. Koliko je projektovano tunela na ovim pravcima i koliko ih je do sada probijeno? Dmitar Đurović: Od ukupno 12 projektovanih tunela na koridorima probijeno je svih 12, među kojima je najveći tunel u Srbiji – tunel „Manajle” dužine 1.800 m. Ovo je zaista veliki uspeh za „Koridore Srbije” jer od 1945. godine u Srbiji se u ovoj meri nisu gradili ovako značajni i važni građevinski objekti. Pored toga, na južnom kraku Koridora 10, auto-put E75 od Niša do granice sa Makedonijom, probijen je tunel „Predejane“ dužine 1.000 m. U njemu se tre-
nutno izvode radovi na postavljanju hidroizolacije, izradi kanalizacije, armiranje i betoniranje i slično. Rok za završetak ovog tunela je kraj 2017. godine. Kada je reč o tunelu „Manajle“, rok za probijanje bio je jul ove godine, ali zbog nepredviđenih radova kao što je u ovom slučaju pojava podzemne vode u levoj cevi tunela, rok je pomeren, ali najvažnije je da smo uspeli da rešimo problem sa pojavom vode i probili smo i ovaj poslednji tunel. Na istočnom kraku Koridora 10, auto-put E80 od Niša do granice sa Bugarskom, nalazi se pet tunela, a to su: tunel „Bancarevo“ dužine 705 m, tunel „Sopot“ dužine 184 m, tunel „Sarlah“ dužine 477 m, tunel „Pržojna padina“ dužine 350 m i tunel „Progon“ dužine 1.108 m. Na Koridoru 11, auto-put E763 Beograd–južni Ja-

dran na deonici Ljig-Preljina nalazi se ukupno pet tunela: „Golubac“ dužine 125 m koji je pretvoren u usek, čime je ostvarena ušteda od četiri miliona evra, „Veliki Kik“ dužine 200 m – ovaj tunel izvodi se metodom otvorenog iskopa, tunel „Savinac“ dužine 270 m, tunel „Šarani“ dužine 885 m i tunel „Brđani“ dužine 450 m. Because of the relief, as well as designed directions, the construction of the tunnel becomes the biggest challenge in corridor construction. How many tunnels have been designed and how many were built? Dmitar Djurovic: Out of 12 tunnels designed, all 12 were built. Among them is the biggest tunnel in Serbia – tunnel “Manajle”, 1800 m long. This is really a huge success for “Koridori Srbije” taking into account that since 1945, there were no construction projects of this importance in Serbia. Besides, on the south side of the Corridor 10, highway E75 from Niš to the border of Macedonia, the 1000 m long tunnel “Predejane” was built. There are ongoing construction activities related to the setting up of waterproofing, sewerage system, armoring, concrete works etc. The deadline for completion of the tunnel is end of 2017. In respect of the tunnel “Manajle”, the deadline for the completion of drilling was July 2016, yet there were some incidental works like emersion of underground waters in the left pipe of the tunnel. Even though the deadline had to be prolonged we have managed to fix the water problem and drilled the last tunnel. On the east side of the Corridor 10, highway E80 from Niš to the border of Bulgaria, there are five tunnels as follows: tunnel „Bancarevo“ 705 m long, tunnel „Sopot“ 184 m long, tunnel „Sarlah“ 477 m long, tunnel „Pržojna padina“350 m long and tunnel „Progon“ 1.108 m long. At the Corridor 11, highway E763 Belgrade-South Jadran on the section Ljig-Preljina there are 5 tunnels in total: tunnel „Golubac“ 125 mlong which has been turned into the notch, tunnel „Veliki Kik“ 200 m long – this tunnel is created with the open excavation method, tunnel „Savinac“ 270 m long, tunnel „Šarani“ 885 m long and tunnel „Brđani“ 450 m long. Izgradnja mostova je takođe prilično zahtevna. Koliko mostova je do sada završeno u okviru koridora 10 i 11? Dmitar Đurović: Od ukupno 258 mostova do sada je završeno 207, a u toku je izgradnja 51 mosta koji će biti završen do kraja 2016. godine, što je vrlo imponzantan podatak. Koliko je važna izgradnja mostovskih konstrukcija i mostova govori činjenica da upravo bez mostova i tunela nema ni auto-puta, odnosno bez završetka ovih građevinskih objekata ne možemo pustiti auto-put u saobraćaj.

Bridge construction is very complex as well. How many bridges have been finished within Corridors 10 and 11? Dmitar Djurovic: Out of 258 bridges, 207 have been finished so far. The ongoing construction of 51 bridges will be finished by the end of 2016. The importance of the bridge construction lies in the fact that without tunnels and bridges there would be no highways, i.e. without the completion of construction projects, the highways could not be operative. Kako ste zadovoljni onim što je do sada urađeno i koji su naredni koraci kada je u pitanju završetak radova na ovim deonicama? Koji su planirani rokovi za završetak? Dmitar Đurović: Urađeno je mnogo, a preostali su radovi koji su ujedno i najteži. Kada je u pitanju južni krak Koridora 10, auto-put E75 od Niša do granice sa Makedonijom, to su radovi kroz Grdeličku klisuru. Taj teren je nepovoljan zbog izmeštanja železnice, zaštite rečnog korita, izmeštanja postojećih lokalnih puteva i skučenog prostora za izgradnju, kao i teških geoloških uslova. U toku su završni radovi na svim deonicama kroz klisuru, a planirani rok završetka je druga polovina 2017. godine. Deonice su podeljene po lotovima (ugovorima) i ukupna dužina je 26,3 km. Dok je na istočnom kraku Koridora 10, auto-put E80 od Niša do granice sa Bugarskom, ostala deonica koja obilazi Sićevačku klisuru, gde su identični otežani uslovi kao i na južnom kraku, osim što nemamo železničku prugu. Na južnom kraku Koridora 10, auto-put E75 od Niša do granice sa Makedonijom, do sada je završeno 21,5 km od Makedonije do Levosoja, 26,3 km od Donjeg Neradovca do Srpske Kuće, 8,5 km Srpska Kuća–Levosoje i početkom ove godine 5,6 km deonica Grabovnica– Grdelica. Na istočnom kraku Koridora 10, auto-put E80 od Niša do granice sa Bugarskom, do sada su završene i puštene u saobraćaj deonice Čiflik–Staničenje poluprofil (leva traka) dužine 12,2 km, do kraja godine očekujemo završetak desne trake, zatim deonica Pirot–istok Dimitrovgrad dužine 15,3 km i deonica Prosek–Crvena Reka dužine 12,3 km, koja neće biti puštena u saobraćaj do završetka deonice Bancarevo–Crvena Reka dužine 9,4 km. Deonica Staničenje–Pirot istok biće završena u drugoj polovini 2017. godine. Kada je u pitanju Koridor 11, auto-put E763 Beograd–južni Jadran, na deonici Ljig– Preljina dužine 40,359 km u ovom momentu fizička realizacija iznosi 97% ugovorenih radova. Trenutno je asfaltirano 39,885 km auto-puta u punom profilu, a urađeno je ukupno 30,550 km završnog sloja. U ovom trenutku izvode se radovi koji kasne zbog nepredviđenih radova u tunelima. Preostali radovi na ovoj deonici biće završeni u roku od 60 dana, nakon što se u Skupštini overi sporazum o produžetku zaj-

ma i kada se isplate sva dugovanja prema izvođaču. Uz veliku pomoć i podršku Vlade Republike Srbije i resornog ministarstva, uspećemo do kraja 2017. godine da završimo građevinske radove, a samim tim i završimo jedan od najbitnih infrastrukturnih projekata u našoj zemlji. Radovi na delu auto-puta Preljina–Ljig trebalo je da budu završeni 25. avgusta ove godina, ali zbog nepredviđenih radova na trasi otvaranje tog dela pomereno je za početak novembra meseca. Koridor 10, oba kraka, biće završena u roku, do kraja naredne godine. Nakon toga slede novi izazovi za „Koridore Srbije”. Are you satisfied with the works done and what are the next steps for the completion of works on these sections? What are the deadlines for completion? Dmitar Djurovic: A lot has been done. The remaining work is the most complex one. What concerns the south side of the Corridor 10, the highway E75 from Niš to the border of Macedonia, there are on-
Srpska Kuća; 8,5 km Srspka Kuća-Levosoja and 5,6 km section Grabovica-Grdelica. On the east side of the Corridor 10, the highway E80 from Niš to the border of Bulgaria, by this moment the following sections started functioning: section Čiflik-Staničenje semiprofil (left lane) 12,2 km long, whereas completion of the right lane is expected by the end of the year; secetion Pirot-east Dimitrovgrad, 15,3 km long and section Prosek-Crvena Reka, 12,3 km long, which will not be functional until the completion of the section Bancarevo-Crvena Reka, 9,4 km long. The section Staničenje-Pirot east will be completed in the second half of 2017. What concerns the Corridor 11, the highway E763 Belgrade-south Jadran, on the section Ljig-Preljina which is 40,359 km long, at this moment the physical realization is 97% of the contracted works. Up to know, 39,885 km of the highway in full profile have been paved and 30,550 km of the final layer have been completed. Presently, there are some ongoing works which have been delayed because of the incidental works

going works through Grdelička canyon. This terrain is not suitable because of dislocation of the railway, protection of watercourse, dislocation of existing local roads, small construction space and difficult geological conditions. Closing works are ongoing in each section through the canyon, and planned deadline for the completion is the second half of 2017. Sections are divided by lots with the total length of 26,3 km. What concerns the east side of the Corridor 10, the highway E80 from Niš to the border of Bulgaria, the only section remained is the one goes around Sićevačka canyon, having the same difficult conditions as the south side, with the exception of the railway. On the south side of the Corridor 10, highway E75 from Niš to the border of Macedonia, 21,5 km have been completed so far, from Macedonia to Levosoja; 26,3 km from Donja Neradovca to
in the tunnels. Remained works on this section will be completed within 60 days, after the Parliament’s endorsement of the agreement on the extra-time loan and upon disbursement to the contractor. By the end of 2017, with the significant support of the Government of the Republic of Serbia and line ministry, we will succeed to finish construction works which is one of the most significant infrastructure projects in the country. Works on the highway Preljiina-Ljig were supposed to be finished on 25 August 2016, but its opening was delayed for the beginning of November, because of incidental works on the section. The Corridor 10, both sides, will be completed by the end of next year. New challenges for “Koridori Srbije” will follow.

Italijanska kompanija „Inso”, jedna od najvećih u svetu u realizaciji projekata iz zdravstvenog sektora u Srbiji, angažovana je na izgradnji i rekonstrukciji Kliničkog centra u Nišu. Ova kompanija u Srbiji posluje od 2013. godine i Beograd predstavlja centralu kompanije za čitav prostor bivše Jugoslavije. Pored angažovanja na projektima u zdravstvenom sektoru, aktivno se bave i visokotehnološkim projektima poput izgradnje nebodera i tržnih centara. Za ovaj broj magazina Real Estate razgovarali smo sa Predragom Bezbradicom, direktorom ogranka kompanije „Inso” u Srbiji, koga smo zamolili da nam predstavi svoju kompaniju i njene aktivnosti. “Inso” Italian company, one of the world’s largest in the area of implementation of health care projects, in Serbia was engaged for the construction and reconstruction of Clinical center in Niš. This company has been operating in Serbia since 2013. and Belgrade is a headquarter of the company for ex-Yugoslavia region. Besides the engagement on projects in health care sector, they are actively involved in high-tech projects such as construction of skyscrapers and malls. For this issue of Real Estate magazine we spoke with Predrag Bezbradica, Director of “Inso“ division in Serbia, which was asked to present their company and its activities.

Predrag Bezbradica: Kompanija „Inso“ je deo grupacije „Condotte S.p.A.“, jedne od najvećih italijanskih grupacija u oblasti građevinarstva. „Condotte S.p.A.“ trenutno ima više od 5.500 zaposlenih i godišnji obrt od 1,5 mlrd EUR, a pored Italije posluje i širom Evrope i sveta. Sam „Inso“ ima 350 zaposlenih i oko 200 miliona EUR godišnjeg obrta u 2015. Dok se grupacija „Condotte S.p.A.” bavi izgradnjom velikih infrastruktura kao što su auto-putevi, brane, aerodromi i tako dalje, kompanija „Inso“ se još 1960. specijalizovala za „ključ u ruke“ projekte u zdravstvenom sektoru - od projektovanja do izgradnje, preko opremanja tih objekata neophodnom medicinskom tehnologijom do njihovog dugoročnog održavanja kroz javnoprivatno partnerstvo (JPP). Kasnije je kompanija „Inso” proširila svoje iskustvo i na izgradnju visokotehnoloških i kompleksnih komercijalnih objekata. At this moment “Condotte S.p.A.“ is having more than 5.500 employees and an annual turnover of 1,5 billion EUR and beside Italy it operates all around the Europe and world. “Inso” individually is having 350 employees and an annual turnover of about 200 million EUR in 2015. Whilst “Condotte S.p.A” group deals with mega infrastructure constructions such as freeways, dams, airports etc. ever since its creation in 1960 “Inso” has specialised in “turnkey” projects in the health care field – from designing to building, supplying respective facilities with required medical technologies and their long term maintaining through publicprivate partnership (PPP). The Company has afterwards expanded its experience to the construction of high-tech and complex commercial facilities. Predrag Bezbradica: Ono što Srbiju čini atraktivnim tržištem jesu ulaganja u unapređenje infrastrukture i zdravstveni
sektor, a sve u cilju poboljšanja kvaliteta života građana. Za to postoje i opredeljen novac iz fondova Evropske unije i projekti za četiri klinička centra u Nišu, Beogradu, Kragujevcu i Novom Sadu. Kliničkog centra u Nišu, vrednosti 32 mil EUR. Kako je došlo do ove saradnje i kako teku radovi? Predrag Bezbradica: Evropska investiciona banka je još 2009. godine opredelila sredstva za izgradnju četiri klinička centra u Srbiji. Kompanija „Inso” je od tada pratila dešavanja u Srbiji sve do 2013. godine, kada je učestvovala i dobila raspisani tender za izgradnju Kliničkog centra Niš zahvaljujući najboljoj ponudi. Nakon tri godine radovi na konstrukciji su završeni, objekat je zatvoren i trenutno se radi na opremanju i instalacijama, što u suštini predstavlja najveći i najkompleksniji deo posla koji nosi i najviše novca. Projekat obuhvata 26.500 m2 izgradnje i gotovo 17.000 m2 rekonstrukcije, a kada sve bude gotovo to će biti objekat sa 513 standardnih kreveta, 80 kreveta za intenzivnu negu, šest za transplantaciju i 10 za posmatranje. Zatim operacioni blok od 15 operacionih sala u već postojećoj zgradi, kao i dva urgentna centra. Očekujem da naš deo posla bude gotov tokom prve polovine 2017. godine, kada će Niš moći da se pohvali visokotehnološkim kliničkim centrom. How much is Serbia an attractive market for international companies? Predrag Bezbradica: The attractiveness of Serbia’s market lies in investments and improvements of infrastructure and health care sector, with the aim to improve the quality of life. There are budget lines allocated from EU programmes and projects for four clinical centres – in Niš, Belgrade, Kragujevac and Novi Sad. Similar complex and high-tech projects which require wide experience and real know how were always attractive to serious foreign companies such as “Inso”. Kompanija „Inso” trenutno je angažovana na projektu izgradnje i realizacije
Predrag Bezbradica: European Investment Bank has allocated funds in 2009 for the construction of four clinical centres in Serbia. “Inso” Company observed activities in Serbia in this field until 2013. At that time the company participated and won the tender for the construction of Clinical Centre in Niš by having the best tender offer. After three years period, the work on the construction has been finished, the facility was closed and the work on equipping and instalation setting up is ongoing, which generally respresents the greatest and most complex part of the job that requires the largest funds. The project encompasses 26.500 m2 of construction and nearly 17.000 m2 of reconstruction. Eventually it will be a facility with 513 standard rooms, 80 intensive care beds, 6 beds for

transplantation and 10 for observation. There is a surgery centre with 15 surgery rooms in the existing building and two emergency centres. We expect that our work will be finished in the first months of 2017, when Niš will get a fully functional high-tech clinical centre.

Predrag Bezbradica: Projekti u zdravstvenom sektoru su često veoma kompleksni i komplikovani za izvođenje i za njih je potrebno i veliko znanje i iskustvo. „Inso“ je stekao i jedno i drugo realizacijom velikog broja takvih projekata. Izgradnja bolnice, kada govorimo o njenoj strukturi, ne razlikuje se mnogo od gradnje bilo koje druge zgrade. Ono što ove projekte zapravo čini kompleksnim jesu instalacije koje su vrlo komplikovane i zahtevne i za projektovanje i za izgradnju, kao i ugradnja medicinske opreme. Ono što

To what extent are such project complexed and demanding? Predrag Bezbradica: Projects related to the healthcare sector are very often complexed and complicated to conduct and they require significant knowledge and experience. “Inso” has gained both throught the realisation of large number of similar projects. Hospital buildings, in terms of its structure, does not differ significantly from bulding any other facility. Koncept naselja zasniva se na kompatibilnosti između tradicionalnog duha i potpunog komfora i luksuznog prostora za relaksaciju. Nivo komfora u bilo kom smislu, od funkcionalnosti do estetike, postignut je kroz jednostavnost, prostranost i upotrebu elemenata prostih proporcija. Svi apartmani su podeljeni na različite zone: ulaz, kao javni prostor, zonu sa vilama, plažu i marinu. Javni prostor kompleksa zgrada sadrži tržni centar, servisnu zgradu i javni parking. Kako se tržni centar nalazi u delu koji je presečen lokalnim putem, biće namenjen za upotrebu kako lokalnog stanovništva, tako i posetilaca. Prostor za zaposlene u obezbeđenju planiran je u unutrašnjosti servisne zgrade, gde će biti smeštena i tehnička podrška i ostali servisi. The concept of the settlement is based upon the compatibility between the traditional spirit and the utmost comfortable and luxurious space for relaxation. The level of comfort in any sense, from functionality to aesthetics, is achieved by simplicity, spaciousness, and by appliance of the elements with plain proportions. In general, the apartment estate is divided into different zones: the entrance, as the public block, the zone with villas, the beach and the port. The public block of the building complex contains a shopping mall, service building and public parking lot. Since the shopping mall is situated in the part of the lot that is separated by a local road, it will be in use for both the local inhabitants and the visitors. The space for security staff is planned to be inside the service building, as well as the technical support and the other services.

The port is positioned in the middle of the shore, with the deepest sea point of 15m. There will be 48 moorings for the boats with maximum length of 30m. The dock is equipped with all the necessities for service, and on the sea shore there is also a restaurant with a large terrace. All the contents are connected by the understandable pedestrian paths.
Zona sa vilama će činiti najveći deo lokacije, sa 14 objekata. Planirana je izgradnja tri tipa vila, veličine približno 400 m2 sa prizemljem i prvim spratom. Svaka vila ima sopstveni bazen, na terasi ispred dnevne sobe u prizemlju. Spavaće sobe su komforne, sa plakarima i kupatilima. Parking se nalazi u podrumu, pored objekta ili u natkrivenoj oblasti, u zavisnosti od pozicije vile i u skladu sa terenom. Svaka vila će imati dva parking mesta. Kroz optimalno pozicioniranje objekata na padinama, svaka vila ima direktan pogled na more. Plaža se nalazi na jugozapadnom delu lokacije, na relativno ravnom terenu. Planirana je i izgradnja platoa – vodoravne platforme kako bi se postigao bolji pogled na more. The zone with villas would make the greatest part of the location, with its 14 objects. It is planned to build the 3 types of villas, with the average area of 400m2 /ground floor and 1st floor/. Each villa has its own swimming pool, on the balcony in front of the living room on the ground floor. Bedrooms are comfortable and with wardrobes and bathroom. Parking space is on the basement level, next to the object or in the covered /shaded/ area, depending on the position of each villa and in accordance with terrain. Each villa will have 2 parking spaces. By the optimized positioning the objects on the slopes, each villa has a direct sea view. The beach is settled on the southwestern part of the location, on the relatively flat terrain. It is also planned to build the plateaus-the leveled platforms to achieve the best sea view.

Plemenit izgled, prirodna lepota i trajnost objekta postignuti su primenom prirodnih materijala (granita i mermera) u svom izvornom obliku. U tom smislu, za ovaj objekat korišćene su dve vrste granita za fasadu. Jedan tamnozeleni, visokopoliran, i drugi granit, svetlosivozeleni brušen i breniran, tj. rustične obrade kako bi postigli efekat kontrasta sa staklom i neupadljivim aluminijumskim profilima sve u jednoj monohromatskoj gami.
Refined look, natural beauty and durability of the building, have been achieved through the use of natural materials (granite and marble) in its genuine form. In this sense, two types of granite were used for the facade. One is dark green, higly polished and the other one, granite as well, is light grey-green, whetted and abraded, having the rustic finishing to get an effect of contrast with the glass and unobtrusive aluminium profiles all combined in one monochromatic gamma.

Kako sam autor Miodrag Mirković kaže, „Zgrada “Green Square” je čvrsto usidrena u „tlo“ i ambijent, odgovara baš tom mestu, poštujući princip kontekstualizma. Jasnom podelom volumena u tri zone po vertikali, prizemlje kao bazis objekta, srednji deo - telo i završne krovne etaže, ispoštovan je klasičan princip kompozicije. Međutim, zbog dinamičnosti arhitekture pomešane s dozom dramatičnosti i efekta začuđenja metodom prodiranja delova, prelamanja, naginjanja, ali u jednom logičnom redosledu, sintezi i harmoničnosti celine, poštujući pritom uobičajen princip, dobijen je ipak neuobičajen rezultat.“ Arhitektonsko rešenje iz 2003. godine, koje je dobilo prvu nagradu na konkursu, do 2014. godine, kada su dobijene sve dozvole i kada je započeta izgradnja, pretrpelo je izvesne transformacije. Time je postignuto da jedna veoma složena kompozicija, kakva je zgrada “Green Square”, učini harmoničnim suprotnosti koje se traže i dopunjuju u njenom neposrednom okruženju.
According to the author Miodrag Mirković, “the building “Green Square” is firmly rooted in the “ground” and environment. It fits to the location, following the principle of contextualism. By clear division of volume and three zones by the vertical, ground floor as a basis, middle part and finishing roof stories, the composition principle was followed. However, an unusual outcome was provided through the dynamic architecture combined with the dose of drama and method of surprise effect of pervasion of parts, refractions, inclinations, yet in a logical range, synthesis and harmonization as a whole.” Architectural solution from 2003, awarded at the competition, underwent several transformations by 2014, when the construction started and all permits were submitted. For this reason, a very complex composition, as “Green Square” building, has achieved harmonisation of contrasts which were required and integraded in its near environment.

Risto Terzić, mlad i uspešan arhitekta, poreklom iz Podgorice, već godinama radi kao stručnjak u oblasti hotelske arhitekture. Ovaj 34-godišnji arhitekta do sada je potpisao više od 60 projekata. Projektovao je stanice metroa, vojne baze, škole, stambene i poslovne zgrade, a najviše hotele, i to u Rusiji, na Bliskom istoku, u Africi, kao i u našem regionu. Arhitektonski biro „Gv arhitekte i saradnici“, koji je osnovao 2014. godine, pretežno se bavi projektovanjem hotelskih rizorta. Sa perspektivnim arhitektom Ristom Terzićem razgovarali smo o specifičnostima arhitekture rizorta, kao i o projektima na kojima je radio.

Risto Terzić, a young and successfull architect, from Podgorica by origin, has been working as an expert in the area of hospitality architecture for years. This 34 years old architect has signed more than 60 projects so far. He designed metro stations, military buildings, schools, residential and comercial buildings, and mostly hotels, in Russia, Middle East, Africa and domestic region as well. In 2014, he established an architectural practice “Gv Architects and Associates LLC“ dealing mostly with hotel resort projects. We have talked to the promising architect Risto Terzic about particularities of resort architecture as well as his other projects.

Kakve mogućnosti otvara projektovanje hotelskog rizorta, kao polje aritekture koje je sve više zastupljeno u regionu? Risto Terzić: Rizort je grad za sebe. Samodovoljan, složen i sadržajan. Svaki ambijent ima svoja pravila i estetiku. To je uvek ogroman izazov. Na početku izgleda kao isuviše veliki zalogaj, ali je zato zadovoljstvo još veće kad se projekat uspešno završi, uprkos početnim sumnjama u vezi sa predviđenim rokovima, određenim konceptom i često ograničenim resursima. Ograničena je i poslovna ponuda za arhitekte u regionu koji sanjaju velike projekte. Stoga tendencija sve češćeg investiranja u zatvorene ili poluzatvorene hotelske komplekse u regionu daje šansu.

What possibilities has hotel resort design opened up, as an architecture field which increasingly present in the region? Risto Terzic: Resort is a town for itself. Selfcontained, complexed and comprehensive. Every piece of space has its own rules and esthetics. It is always a big challenge. At the beginning, it seems to be a huge task, yet the pleasure raises when project comes to an end, despite initial doubts related to anticipated deadlines, specific concept and usually limited sources. Business oportunities for architects of the region who dream about mega projects is limited as well. Thus the

Risto Terzic: An outline and functional complexity impose respresentation of all design aspects, from macro level – masterplanning, to interior details in each room. In general, hotel designing technology is one of the most elaborated areas from the aspect of norms and standards.

Numerous rulebooks regulating construction provisions and hotel categorisation, as well as investor‘s programmes, are supplemented with operator requirements due to the membership to a specific world chain. Very precise – in terms of technology, functionality and style provoking. Na kojim ste sve projektima rizorta radili i koji je bio najveći izazov? Risto Terzić: Moj prvi projekat bio je u Meljinama kraj Herceg Novog. Investitor je želeo da trista godina star mletački lazaret pretvori u centar budućeg rizorta sa luksuznom marinom.
Na koji projekat ste posebno ponosni? Risto Terzić: Na poslednji projekat rizorta u Bečićima sam posebno ponosan jer je moj rad otkupljen na međunarodnom konkursu, u konkurenciji najvećih svetskih arhitektonskih biroa specijalizovanih za projektovanje hotela i rizorta (HKS, WATG, „Mixity Design“, JDS, „Scott Brownrigg“). Koncept karakterišu specifičan razvoj tehnološke šeme preko svih delova parcele, urbanistička postavka koja omogućava nesmetane vizure ka moru svake sobe i light luxury dizajn. What project are you most proud of? Risto Terzic: I am most proud of my latest project for Capital Estate Resort in Bečići. My project has been awarded at international tender for concept design, at the competition of world‘s largest bureaus of architecture specialised for hotel and resort design (“HKS“, “WATG“,“Mixity Design“, “JDS“, “Scott Brownrigg“). The concept was characterised by the specific technological scheme developement through all parts of parcel and urbanisam set up, enabling undisturbed views from each room as well as light luxury design. Pored arhitekture, lokalni mediteranski stil je bio inicijacija i za urbanističku postavku. Sistemom povezanih trgova stvoren je izolovan, prirodan ambijent, kako bi posetioci na pravi način shvatili kontekst prostora. Po projektovanju, uslovi izgradnje su se izmenili i ostavili ovaj projekat neizvedenim. „Aman rizort Sveti Stefan“ je za mene bio poseban izazov jer je to projekat u kom je istorijski kontekst u velikoj meri uticao na oblikovanje koncepta. U stenovitim maslinjacima miločerskog parka ispoštovani su postulati komponovanja paštrovskog naselja i dizajna paštrovske kuće. Moderna arhitektura svedenih linija, sa osloncem na tradiciju, stvara utisak estravagancije i luksuza.
Risto Terzić: Dobra arhitektura je zapravo vrlo retka. Nastaje kao rezultat eksperimenta, kroz bezbroj pokušaja i analiza, uz maksimalan fokus kadrog autora. Nikada kao proizvod eklektizma, lenjosti, zatvorenosti. Ne prepoznaju je svi, pa je često žrtva kako postmodernističkih vrednosnih kriterijuma ovdašnje arhitektonske elite, tako i uticaja investitora.
What resort projects have you worked on and which one was the biggest challenge? Risto Terzic: The design for Resort in Meljine near Herceg Novi was my first project. Investor wanted to reconstruct a 300 years old Venetian lazaretto to a centre of future resort with luxurious marine. Beside architecture, local mediteranian style was an initiation for urbanism set up. Through the system of joint forums, an isolated natural environment was created, enabling visitors to properly percieve the context of a faciilty. After the design was finished, construction conditions have changed and the project did not realised. “Aman resort Sveti Stefan“ was a special challenge as it was a project where historical context greatly affected the form of the concept. In rocky olive orchards at Miločer park, the postulates of Paštrovići settlement and houses composition were met. Modern architecture of simple lines relying on tradition, makes an impression of extravagance and luxury.

Do market demands allow quality architecture? Risto Terzic: Quality architecture is actually rare. It emerges as a result of an experiment, through numerous attempts and analyses, with the maximum focus of the author. It never appears as a product of eclecticism, indolence and encasement. It is not always recognised, so it might often become a victim of postmodern value criteria of hither architecture elite, as well as of investor‘s impacts.

Onlajn dizajn enterijera ONLINE INTERIOR DESIGN

D
a li mislite da je moguće da dobijete kvalitetnu uslugu dizajna enterijera isključivo onlajn? To podrazumeva da ne upoznate lično svog dizajnera, da se sva komunikacija odvija putem mejlova i da on nikada ne kroči u prostor koji uređuje. Mara iz „Marine enterijernice“ i nekoliko desetina njenih zadovoljnih klijenata kažu da je to zaista moguće. Svaki projekat urađen u „Marinoj enterijernici“ prilagođen je prostoru i budžetu klijenta, a ekonomična rešenja štede njihovo vreme i novac. Mara Vukšić, osnivač „Marine enterijernice“, dizajner enterijera i nameštaja, dekorater i arhitekta, sa klijentima širom Srbije, završila je Arhitektonski fakultet u Beogradu, a specijalizovala se za ekonomična rešenja u enterijeru i nameštaju. “Enterijernicu” je pokrenula kako bi, kako kaže, pomogla svima koji žele lepo dizajniran prostor za život, a mislili su da to ne mogu sebi da priušte.

o you think whether is possible to get a quality service of interior design entirely online? This implies that you would not get a chance to meet your designer personally, communication in whole would be done through e-mails and the designer would never step into the facility subjected to the design. Mara from „Marina Enterijernica“ as well as dozens of her satisfied clinets say that this is actually possible. Each project implemented in „Marina Enterijernica“ is adapted to client’s facility and budgets with economic solutions that save up time and money. Mara Vuksic, founder of “Marina Enterijernica”, interior and furniture designer, decorator and architect, has clients all around Serbia. She graduated at the University of Architecture in Belgrade and specialized in economic solutions of the interior and furniture. “Enterijernica” was launched, as she stated out, in order to help everyone who would like to have a nicely designed areas for living but believe such things are not affordable.

Kako ste došli na ideju da se bavite onlajn dizajnom enterijera?
How did you get to the idea to deal with online interior design?
Mara Vukšić: Ideja je proistekla iz moje potrebe da omogućim sebi rad od kuće. Radeći za velike i male kompanije u Srbiji provodila sam na poslu najveći deo dana. Kada su došla deca, shvatila sam da takav tempo za mene više nije opcija. Nisam želela da odustanem od dizajna enterijera i od struke u koju sam uložila veći deo svog života, ali isto tako nisam želela ni da žrtvujem porodicu radi poslovnih uspeha. Počela sam da istražujem po internetu na koji način bih mogla da spojim ove dve stvari i pronašla pojam “e-decorating” koji je još tada bio dobro poznat u zemljama zapadne Evrope, Severne Amerike i Australije. I tako je rođena „Marina enterijernica“, onlajn studio za dizajn enterijera.
Mara Vuksic: The idea emerged from the need to enable a home based work for myself. While working for large and small companies in Serbia, I’ve been spending most part of the day at work. When I got children, I realized that such tempo was not an option any more. I did not want to give up on the interior design and profession that I’ve dedicated my life to. On the other hand I was not willing to sacrifice my family for the sake of business success. I started searching the internet for the options to merge these two things. So I ran into the term “e-decorating”, well-known at a time in the countries of Western Europe, North America and Australia. That’s how the idea of „Marina Enterijernica“, online studio for interior design, was born. Kome su namenjene usluge „Enterijernice”? We are at your disposal if you would like to facilitate, refresh or completely redecorate your living area. Kako izgleda komunikacija sa klijentima i kako teče sam proces onlajn dizajna? Mara Vukšić: Klijent prvo bira stilove enterijera koji mu se dopadaju, zatim fotografiše i meri prostoriju koju želi da preuredi i na kraju popunjava „Upitnik za početak saradnje“, koji sadrži pitanja vezana za budžet, stil, boje, želje i sve ono što je dizajneru potrebno za projektovanje. Taj upitnik sadrži ona pitanja koja bi dizajner postavio klijentu prilikom susreta sa njim. Kada dizajner dobije sve podatke koji su mu potrebni - kreće sa dizajniranjem. Projekat šalje klijentu mejlom, a ovaj zatim nakon pregleda šalje svoje komentare i eventualne želje za nekim izmenama. Nakon toga, dizajner uradi konačnu varijantu dizajna i time je proces gotov. Klijent onda može, kada bude spreman i u svom ritmu, da izvede preuređenje prema uputstvima koja je dobio od dizajnera u okviru svog onlajn projekta... „Marina enterijernica“ daje i onlajn podršku prilikom izvođenja, odnosno klijent može da dobije sve neophodne dodatne informacije kada krene sa izvođenjem radova.

How do you communicate with your clients and what is the process of online design itself? Mara Vuksic: The client first chooses interior styles which he/ she finds amusing. Then takes photos and measures the room which would be the subject of decoration. Eventually the client fills in “A questionnaire for cooperation commencement”, which includes questions related to the budget, style, colors, desires and everything else needed for the design. Such questionnaire contains questions which designer would ask his clients when meeting them in person. Once the designer gets all the data needed he starts designing. The project is sent to the client by e-mail. Upon the client’s review, the comments and eventual desires with specific revisions are sent to the designer who makes the final version of the design when the process is considered to be finished. Once the client is ready, he/she can start redecorating in line with the guidelines given by the designer within the online project. “Marina Enterijernica” also provides online support during redecoration thus enabling the client to get additional information when commencing the works.

How important is interior design? Mara Vuksic: Instead of saying internet is important for the design, I would rather say it is essential. If you consider the fact that more than 70% of people starts shopping only after internet search of places and things to buy– you realize that each merchandiser has to introduce its products online. This was recognized by most merchandisers in the region which resulted with numerous online furniture and decoration shops. Also, the impact of Facebook, Instagram, Pinterest and other social networks is immeasurable for the design, since now people can see what other nicely decorated homes in Italy, Germany, America, England and even Serbia look like. “Why wouldn’t I live in such a lovely decorated house?. That’s where the awareness of most people raises in respect of interior design. Gde pronalazite inspiraciju? Mara Vukšić: Znam da možda zvuči otrcano kao fraza, ali to je jedina istina - svuda oko sebe. Naravno na internetu, putovanjima, na filmu, u modnim časopisima, pa čak i u muzici. Često mi je inspiracija neki dekorativni detalj koji me obori s nogu (slika, tapet, jastuče...), a ponekad i neka kombinacija boja koju sam videla u prirodi... Inspiracija je zaista svuda oko nas... Where do you get your inspiration?
Koliko mislite da je internet važan za dizajn? Mara Vukšić: Malo je reći da je internet važan za dizajn, ja bih pre rekla da je u današnje vreme esencijalan. Ako uzmete u obzir podatak da više od 70% ljudi kreće u veću kupovinu tek nakon istraživanja na internetu gde i šta može da kupi shvatate da je za bilo kog prodavca neophodno da svoje proizvode predstavi onlajn. To je većina prodavaca i na ovim prostorima prepoznala, pa sada imate i puno onlajn prodavnica nameštaja i dekoracije. Takođe, uticaj Fejsbuka, Instagrama, Pinteresta i drugih socijalnih mreža je nemerljiv za dizajn, jer

Mara Vuksic: I know it sounds like a platitude, but the only truth is – everywhere. I find it for sure on the internet, when travelling, in movies, fashion magazines and even in music. My inspiration very often comes from a decorative details that sweep me of my feet (picture, wallpaper, pillow…) and sometimes it is a combination of colors which I have seen in nature… Inspiration is all around... Koji projekti su vam najprivlačniji i koji biste posebno istakli? Mara Vukšić: Ja sam se nekako specijalizovala za stambeni prostor i u tome pronalazim najveće zadovoljstvo. Ako bismo pričali o tome koji prostor u okviru stambenog prostora volim da uređujem - odgovor će uvek biti dečja soba. Obožavam da

radim sobe za bebe, decu svih uzrasta, pogotovo za tinejdžere. Оni su vrlo iskreni, znaju šta hoće, šta im se sviđa a šta ne. Nema predomišljanja, dvoumljenja - ili je to to ili nije. Sećam se
the atrium of “Emmezeta”. One of the apartments which was rather a “model” of an apartment in real size, within an exhibition saloon for furniture and decoration sale, was to be redecorated. This “apartment” has been visited by hundreds of people per day and the challenge was to make a warm home atmosphere for each visitor. I think I have managed to meet the requirements since the project was very successful and the reaction of customers was excellent. Vaši planovi za budućnost... Mara Vukšić: O planovima za budućnost bih mogla da pričam čini mi se danima. Ideja je da “Enterijernica” u nekom
jedne sobe koju sam radila za tinejdžerku koja želi da postane „Jutjub“ zvezda. Nakon što smo završili preuređenje, ona je napravila seriju video-klipova o svojoj sobi, koje je postavila na „Jutjub“. Što se tiče projekta koji bih posebno istakla - to bi svakako bio dizajn za repliku stana novobeogradskog naselja „A Blok“ u atrijumu „Emecete”. Tu je trebalo urediti jedan stan koji zapravo nije pravi stan, već „maketa“ u realnoj veličini, u okviru izložbenog prostora salona za prodaju nameštaja i dekoracije. To je „stan“ koji dnevno posete stotine ljudi, a izazov je bio da se stvori osećaj topline i kućne atmosfere za svakog od tih posetilaca. Mislim da sam u tome uspela, jer je projekat doživeo veliki uspeh i fenomenalne reakcije kupaca. Which projects you find most attractive and which one would you highlight? Mara Vuksic: Somehow, I have specialized for living areas and that is where I get most satisfaction. If talking about the facility within the living areas which I love to design – the answer would always be a nursery. I am fond of designing nurseries, for kids of all ages, especially teenagers. They are very sincere, knowing what they want and what they like and don’t like. There is no second guessing or doubts. I remember the room I was designing for a teenage girl who wanted to become a “Youtube” star. Once the redecoration was finished, she has made a series of video clips which she uploaded on “Youtube”. In respect of projects which I would personally highlight – this would be the design for the replica apartment of a newly constructed settlement in Belgrade “A block” in

Zasad nedostaje vremena za ostvarenje svega ovoga, s obzirom na to da su reakcije na “Marinu enterijernicu” toliko dobre da je raspored projekata popunjen za više od mesec dana unapred. Your future plans... Mara Vuksic: It seems I would need days to present my future plans. The idea is that “Enterijernica” at some point of time stops being Mara’s only It should gather numerous domestic designers who would deal with interior design. Also, among others, there is an idea to train people who would like to do such a great job – via online courses. Various manuals for decoration of specific facilities are in the process of preparation, for those who like “do it yourself” version. There is an idea of an online interior magazine… There is a lot on my mind. For the time being, there is a lack of time to accomplish everything, taking into account that people’s response to “Marina Enterijernica” was so good that the project schedule is booked for months ahead.

Fotograf, slikar, istoričar, novinar, ljubitelj visina, arhitekta, jednom rečju umetnik. To su samo neke odrednice kada se pomene ime Dragoljuba Zamurovića, poznato u Srbiji ali i van granica naše zemlje. Fotografijom je počeo da se bavi pre skoro 30 godina. Prva knjiga ilustrovana njegovim fotografijama bila je “Cigani sveta” (1988), a poslednje delo koje je ugledalo svetlost dana bila je foto-monografija “Moj Beograd” (2013).

o obrazovanju je diplomirani arhitekta, ali kako ističe u duši je slikar i svoje fotografije najpre zamisli kao sliku pa tek onda fotografiše. To jedinstvo i iskustvo koje ima u sebi pomaže mu da dođe do savršene fotografije. Njegova dela prepoznali su i uvrstili u svoja izdanja magazini „National Geography”, „Time”, „Stern”, „Life”. „Arhitektura onda i sada mnogo zavisi od uticaja različitih ljudi. Tu su investitori, urbanisti, zatim opštinski uslovi i sl, a sve to vas određuje ili sputava. Ja sam još od malena želeo da budem samostalan. Imao sam svoj aparat i slikao sam ono što ja želim. Ipak arhitektura je uticala na moju fotografiju i zbog toga sve posmatram drugačijim očima. Uostalom ja sam na postdiplomskim studijama želeo da budem isključivo arhitektonski fotograf, ali toga smera nije bilo kao što ga ima svuda u svetu”. Fotografije ovog umetnika nastajale su najčešće iz vazduha, najpre sa visine, bandera i krovova zgrada. Međutim, kako sam ističe, to mu nije bilo dovoljno izazovno, pa je prešao na avione, helikoptere, balone,

e is the an Architect but, as he stands out, an artist in spirit. He firstly pictures his photograph in his mind and then uses camera. Possessing such a unity and experience helps him to make a perfect photo. His work has been recognized and introduced by “National Geography”, “Time”, “Stern” and “Life” magazines. “Architecture then as well as now, depends on the impact of various people. These are investors, urbanists, municipalities’ requirements etc. that generally make you defined or restrained. Since I was a boy, I wanted to be independent. I had my own camera and took photos of the things I found interesting. Yet, architecture affected my photography and for that reason I approach things in a different way. Besides, at my postgraduate studies i wanted to be architectural photographer, but there was no such a division as it was the case with other Universities of the world”, he said. Most photographs were made from the air, primarily from heights, flags and building roofs. Meanwhile, as he stresses out, he wanted a bigger challenge, so he decided to use airplanes, choppers, ballons, kites... He even constructed an aircraft used for panoramic and special effect photographies.
A photographer, painter, historian, journalist, height lover, architect, in a word – artist. These are just some of the epithets characterizing the name of Dragoljub Zamurović, well-known in Serbia and abroad. He started the photography 30 years ago. For the first time his photographs were used for an illustrated book “Cigani sveta” (1988) and photo-monography “Moj Beograd” (2013) was the last published.

Nakon mnogo fotografisanja i preletanja Kazahstana, Tatarstana, prostora bivše Jugoslavije i sliva Dunava, odlučio se da ovekoveči i izda monografiju o našem glavnom gradu. “Ja volim da fotografišem sa visine. Тada su ljudi opušteni i dobijam mnogo spontanije fotografije. Ne volim da se objektivom unesem ljudima u lice, onda ne dobijem ono što mi treba. Sa visine, ljudi ne znaju da ih fotografišete i onda su potpuno prirodni. Opet sa visine možete da zabeležite nešto što sa zemlje niste u mogućnosti, pogotovo u gradu kao što je Beograd”. Ono na čemu sada radi je veliki projekat “Podunavske Švabe” koji će bit realizovan u Srbiji, Hrvatskoj, Mađarskoj i Rumuniji.

After numerous photos made by flying over Kazahstan, Tatarstan, ex Yugoslavia regions and Dunav river basin, he decided to record and publish a monography of Belgrade. “I like to take photos from the air. In such situations people are relaxed and I get more spontaneous photos. I hate to put the lenses right in front of people’s faces, thus failing to get what I need. When taking photos from the heights, people are not aware of being photographed and they tend to be completely natural. Besides, one can record many things from the air better than doing it from the ground, especially in the city like Belgrade” Dragoljub said. At the moment, he is working on a large project called “Podunavske Švabe”, which is going to be realized in Serbia, Croatia, Hungary and Romania.

If you walk down Belgrade‘s streets nowadays, you will see a picture that depicts this description. Dokazano je da se lični utisak koji steknemo posle prvog kontakta s nekim u velikoj meri bazira upravo na njegovom izgledu, odnosno izboru odela. Na šta treba obratiti pažnju pri odabiru odela? Milomir Ždrale: Obratite pažnju na kvalitet, počevši od materijala, preko krojeva, preciznosti i pažnje sa kojom je odelo skrojeno. There is a proof that personal impression gained at the first contact is mostly based on the appearance itself or the suite choice. Where should be the attention payed to. Milomir Zdrale: One should pay most attention to the quality, with effect from materials, fashion, precision and attention when tailoring the suit. Anyway, you know an old saying: “I am not rich enough to buy cheap things“. The suit is an investment which will pay off only if it is of a good quality. Šta je po vama „savršeno odelo”? Milomir Ždrale: Ne postoji definicija savršenog odela. Međutim, postoje brendovi koji paze na svaki detalj, nastoje da ugode i onima sa najistančanijim ukusom, odnosno stvaraju savršena odela - jedan od njih je upravo „Gagliardi”.
What would be a “perfect suit” in your opinion? Milomir Zdrale: There is no definition of perfect suit. Nevertheless, there are brands that take care of every single detail, tend to please the ones with the most delicate taste, yet making the perfect suits –“Gagliardi“ is one of them. „Gagliardi” je poznat po klasičnim krojevima koji odelu daju moderan šarm i pružaju udoban i lagan osećaj prilikom nošenja. Fidel led the country since January, the 1st 1959 and he manage to rule the country successfully govern the country in a pretty turbulent period of time. I kept telling myself, I had to go to Cuba to feel still existing spirit of Castro brothers and Communist party. When capitalism enters the country, it will not be the same. I am not sure about the local inhabitants but I would be very sad if they disappear. If it happens, the buildings for sure will remain the same. Monuments, fortresses, cathedrals, squares, churches, monasteries, buildings with beautiful and colored facades originated three centuries ago, will remain at the same place to certify the history of Cuba. From Spanish colonists, through the short USA governance, to independent Cuba (1902) led by the Communist party since 1959. Strong influence of colonial Spain is present in the architecture of the island, while buildings have been constructed from the materials available on the island itself. Since the arrival of communists in government, the architecture started to be
