ygge. Wabi-sabi. Kintsugi. These are some of the “weird” words you’ll see in this issue. Hygge has had a heyday in the last couple of years as
Americans have discovered the long-standing Danish sentiment of coziness, contentedness and togetherness. In this issue, it’s best expressed through the design of a Lake Superior lodge by Kansas City designer Julie Arnold of Place Interiors (page 90). Sauna culture, a topic we explore on page 112, is also very hygge. So is eating and cooking—together. Celeste Antoine’s design at the restaurant Noka—with its “imperfect” reclaimed barn wood and 200-year-old pottery—is celebrated amid communal dining tables (page 83). And, at the home of retired Chiefs player Mitchell Schwartz and his wife, Brooke, their renovated Tuscan residence is largely a tribute to preparing good food (page 236). Wabi-sabi, or “wisdom in natural simplicity,” is an ancient Japanese term that jibes with today’s modern-organic movement, reveling in clean lines and soft textures. It also has connotations of being incomplete—which is a fine place to be. It reminds me of a model home, beautifully staged but not fully matured until a family moves in and makes it their own. The Roosevelt from Bickimer Homes on page 198 is an elegant interpretation. Kintsugi, another Japanese word that literally translates to “golden repair,” embraces the history of an object, usually pottery, highlighting—not hiding—where the object was broken by dusting the repairs with gold. Designer Kara Kersten papered her client’s library in Porter Teleo’s “Kintsugi” on page 180. That decision was intentional. At the home of Mike Hyer and Jo Burg, whose island countertop broke during installation, the idea of kintsugi evolved. As the owner of Rocktops, Mike could easily have ordered a new top, but Jo convinced him to keep it as it was, allowing a gleaming walnut tabletop extension to showcase the cragged edge—and it’s turned out to be her favorite part of the house’s design. See a sneak peek of their online exclusive on page 108. Holistically, this Winter issue permeates the idea of well-being at home. What makes you feel good? Is it “forest bathing” at a community rooted in nature (page 103) or a heaping helping of indoor plants to brighten your mood (page 66)? What makes

ith a maiden name like “Oots,” how could Dee Ferguson not name her plant shop rOOTS KC? After
opening the flagship Westside shop in July 2022, rOOTS quickly expanded to a second location, in Zona Rosa, last April. “Zona Rosa has given opportunities for small, local businesses like myself to move into a larger space and get the foot traffic and the recognition that the big chains would get, and it is blowing up,” Dee says. business, the entrepreneurial spirit of Kansas City drew her in. “Being a city that was known for being relentlessly

Convivial’s first retail concept, Verdant, opened in the Crossroads Arts District in 2020. Verdant is a neighborhood botanical gift shop focusing on thoughtfulness and helping each customer select the perfect gift. The urban garden venue and multi-purpose event
center (think weddings, business events, private dinners and more) features a built-in cactus pit and more than 150 plants. It can be paired with, or rented separately from, the neighboring space called The Guild, which allows the venue to accommodate anything from intimate gatherings of eight to large-scale productions of 300. In addition to private celebrations, Paradise Garden Club at The Guild hosts ticketed events, such as wine tastings and group yoga. It’s a resource and connection point for the community, bringing people together and teaching them how to grow their own paradise at home. He also enjoyed collaborating on Noka’s design. “Celeste and I have very similar tastes,” he says. “We have similar backgrounds working in fashion and styling, too.” “Every design idea I shared was well-received and executed to perfection,” Celeste says. “The main goal was to create a unique, natural and elevated space for guests to enjoy, gain a sense of togetherness and feel like they were possibly on vacation, right in their own city!” “I hope guests get a true feeling of embracing beauty in imperfection,” Amante adds. “The sense that nothing is complete but is changing.”

The view of Lake Superior from SweetWater Cottage is a private expanse of sky, water and lichen-covered shore. Here, the lake’s mood and colors can shift almost hourly. Some days are calm as it is here, others rough and temperamental. But every day at the lake inspires the home’s interior palette and creates an inseparable link between the two.

hen explorer Samuel de Champlain encountered the Great Lakes in the early 1600s, he was astonished to
find that the vast expanse was, in fact, not an ocean. Because the lakes weren’t saltwater, he called them la mer douce, “the sweetwater sea.” About
400
years
later,
the
waters
also captivated Kansans Kail and Becky Katzenmeier. The two began to spend vacations near the shores of Lake Superior and soon started renovating vacation-rental properties in the Lutsen, Minnesota, area. Their latest— SweetWater Cottage—borrows Champlain’s term of endearment, and its peaceful design by Julie Arnold of Place Interiors honors both Native American and Nordic cultures of the surrounding area. The

something special with the original property and its proximity to the lake. Most newconstruction homes in the area have setbacks that don’t allow building so close to the water. SweetWater Cottage is so near Lake Superior that, from certain angles, it appears to float on the water.
At certain angles like this one, SweetWater’s dining and living areas appear to float atop the lake. This layout, with the dining table leading to the sliding doors and the living room looking out the windows, was one of Julie’s “aha” moments in the renovation. Before, the doors were in the living room, and the windows were in the dining room. After: “We flipped them using the same door. You get a better sense of the view this way as you walk into the house,” Julie says. “It was one of those decisions to use the homeowners’ budget where it really counted most.”

The beauty of the property was undeniable. However, the original cottage’s interior left much to be desired. “We wanted a peaceful retreat for guests,” the Katzenmeiers say. “But the dated interior, especially the kitchen, was closed off from the lake view. We knew we needed to open up these views and allow for larger group gatherings.” A mutual friend introduced them to Julie, a Kansas City-based designer whose signature aesthetic—and penchant for contributing her own hands-on efforts and original artwork— matched the homeowners’ heart and vision for the cottage. Julie accepted the challenge to
open up the dark, dated home and infuse it with warmth, reassuring hues and inviting textures. Julie looked to Minnesota’s rich Native American culture and Nordic immigrant heritage to guide her design decisions. The two cultures complement each other in their reliance on natural materials and careful craftsmanship, evoking a connection to the earth and an invitation to the hygge lifestyle. The term hygge is derived from a Danish word meaning “soul” or “consciousness” and is the Beyond planning and designing spaces, Julie enjoys the hands-on creation of unique pieces for her clients. Case in point: these two large-scale paintings were inspired by Lake Superior. “After an exhaustive search for large-scale photographs by the dining tables, I decided instead to create two paintings for the cottage with the lake as inspiration,” Julie says.

pursuit of simplistic contentment, comfort and connection—an especially fitting descriptor for this cottage.
With the fireplace removed from the hulking stone wall, the homeowners knew they wanted a wood-burning stove in the living area to take its place, as they have in their other properties nearby. “In Scandinavia, hygge is very much connected with the heart, like the center of the home is the heart,” Julie explains. The vaulted ceiling was also added in the renovation, as well as the shelves on either side of the stove, which display a mix of pieces from Sweden, art and prints from Lutsen and various antique finds.

A pantry on the left and a hidden built-in refrigerator on the right balance the proportion of the space. “Since you see the kitchen from every angle, like from the dining room and when you're sitting by the fire, I wanted the symmetry to bring a sense of calm,” explains Julie.
“The concept of hygge played a large role in the inspiration, along with the natural surroundings of the lake and the pine and birch trees,” Julie says. “The intention was to create peaceful, reflective spaces that embody a connection to the surrounding boreal forest, Lake Superior and also a connection to others. The right selection of finishes, artwork and found objects throughout the home keep the interior calming to the eye. Pure but not too minimalist.” The

spaces for their guests that feature the natural surroundings and provide an open living space for families to gather, relax and cook. So, the first task of the redesign was clear: remove the hulking stone fireplace that divided the kitchen and living areas. But an open concept can also feel cold and disconnected, a direct opposition to the concept of hygge. “I really had to figure out how to make that open space still feel cozy,” Julie explains. She solved the riddle by, yes, removing the fireplace wall but also by adding a wood-burning stove. In the updated living space, a newly vaulted

Looking from the living room into the kitchen with its picture-perfect forest view was impossible before the renovation. A stone partial wall with a fireplace on the living side and ovens on the kitchen side blocked the space. In its place, there’s a generous island of reclaimed elm by Urban Lumber Company. Urban Lumber built the boxes and panels in Kansas City, and then Julie and one of her sons finished the island build on-site.
ceiling allows the light to pool from either side of the house. In contrast, the ceiling in the kitchen area remains intentionally lower to distinguish the spaces and create a sense of comforting compression. This genuine care for the heart and soul Julie infused extends beyond her design at SweetWater Cottage. It’s core to her business. She regularly gives from the proceeds of her work to a nonprofit she feels is connected to a particular project. From the original art she painted for SweetWater’s dining room, she gave to Friends of the Boundary Waters, an organization supporting stewardship for Lake Superior and the boundary waters between Minnesota and Canada. Julie’s Place Interiors also regularly collaborates with the HALO Foundation, which provides homes and a sense of family to impoverished youth. As for the homeowners, they couldn’t be happier with the overall calming and renewing effect they feel throughout SweetWater Cottage: “There is truly an inspired sense of Scandinavian influence, rooted in the area’s history and calming energy that wouldn’t have been possible without Julie’s disciplined restraint and skilled design eye.”

he bespoke benefits of sauna bathing—a form of heat therapy—aren’t new. In fact, the ancient practice has been integrated
into numerous cultures worldwide for its holistic healing properties. Especially in Scandinavian countries, the concept of a small wooden hut with a stove and bench comes to mind. Traditionally, stoves heat stones to increase the temperature; water is poured atop to create steam. Today, saunas are more often driven by advanced technology, using infrared light. Either way, the process raises the body’s core temperature to the point where it begins to sweat, releasing accumulated toxins and promoting cell turnover. Similarly, Scott Bickford, architect and owner of Bickford and Company, receives client requests for in-home saunas at the design phase of new construction. He says that units can be tailored to the homeowner’s specific space and personal requirements. “If you want a small, phone booth-sized unit or a larger unit to accommodate more people, you can find that product in the marketplace,” he notes. Even mass-marketer Costco is on-trend now, carrying a sauna kit for the experienced DIYer that can be customized for nearly any space— indoors and out.

ince 2017, KC Custom Hardwoods has redefined sustainable furniture through its one-of-a-kind live-edge tables. By
collaborating with tree removal companies and the Kansas City Parks and Recreation department, the company not only sources local materials but also gives a new purpose to what would otherwise be discarded. The creation of live-edge tables is a meticulous yet rewarding journey involving milling, drying and assembly processes that can extend over several months—or even years in some instances, depending on the type of wood. Upon harvesting the material and transporting it to their warehouse, the milling process begins immediately for most wood types to prevent degradation. The slabs then undergo a critical air-drying phase, lasting up to a year before they are ready for the wood

Gardner’s father owned a business that removed dilapidated barns from properties around the Montauk, New York, area. In 2006, Gardner and his father combined their skills to build their first home using reclaimed timber from local barns. This experience, coupled with Gardner’s later role as a construction manager, sparked the inspiration to grow his love for construction and sustainable design into a successful business.

Owners Mary and Joe Thompson focus on restoring pre-World War II homes, preserving their architectural heritage. “They got to the point where they either needed to redo it or tear it down,” Mary recalls. “We said, ‘Do not tear it down; we’ve got this.’” And they did. “We delivered everything but the library,” Mary says.

But it took a bigger team to accomplish the nearly overwhelming task. The Thompsons hired Joel Perry of Indwell Architecture & Design to draw up the plans and Elizabeth Rishel of Orion Design to help with space planning and finishes. “We usually handle projects from start to finish, but this was like building a new house, bringing all the parts and pieces together,” Mary says, adding, “It was a great collaboration.” The footprint was pushed out eight feet and they nabbed space from the existing garage to accommodate the renovations. The motherTeal tile (Amazing Grace from Sonoma Tilemakers) used aback the hutch was a splurge that makes the space. The built-in cabinet houses antique glassware and serves as bar space; it also contains necessary life functions, such as the recycling bin and mail drop. A pendulum clock fits the vintage vibe—and also makes a perfect iPad holder.

A quirky vintage light fixture crowns the desk space; lanterns brought home from the couple’s time in Vietnam make the space glow at night. “We’ve been to some really cool places,” Penelope notes.

She is grateful for the process that resulted in such a beautiful, functional home. Now the family who hadn’t had a permanent home of their own has one for the generations to come. As a final touch, Joe routed the address into the beam above the existing garage and painted it gold. It carries the feeling of a legacy. “I’ve got a good cat, a good kid and a good husband,” Penelope says. “It is a gorgeous life.”

hen a Lake Quivira couple envisioned remodeling their home, they wanted to create a peaceful environment
where their active, young family of six could relax and unwind. Designer Karen Mills, owner of Interiors by Design, evoked the feeling with warm wood, various textures and calming blue tones. “Tone on tone, a monochromatic look, or calming colors in similar hues, bring in a feeling of relaxation,” she says. The major challenge for the 1974 home was gaining light. “The whole kitchen was dark and dreary. We took out a support pillar that was detracting from the kitchen, selected lighter finishes and layered in lighting to add ambiance and brightness,” Karen says. The walnut stain on the front of the island is repeated on the stove hood, reinforcing the stove area as the focal point of the room, while adding warmth to the kitchen.
To brighten the open-concept living area, lighter finishes were selected to reflect the natural light streaming in from the large windows. Layered lighting includes overhead lighting, task lighting and accent lighting. To highlight key design elements, darker hues were repeated on the fireplace, artwork and most of the island.

nterior designer Molly Laughlin, owner of Laughlin Design House, went nearly to the ends of the earth to source the perfect items for her Olathe client,
shopping at more than 25 different places. “‘Onestop shopping’ is not an expression I use,” she says. Still, Molly scored the couch on the first try. The owner wanted something formal and funky for the living room sofa. “We bought the first couch we looked at,” Molly notes. “It’s from Four Hands.” The client wanted long couches with a short profile to maximize the view of the trees. “She loved the fabric and structure of the sofa; it turned out to be one of the family’s favorite pieces,” Molly adds. Texture and layering bring warmth to the living room. “I am huge into layer, layer, layer,” the designer explains. “Not everything has to match. If you like it,

The pillows and the rug bring texture into the space. Another layer of detail: The pillows are custom-made from the owner’s favorite fabric. “They’re Schumacher pillows with cut fabric,” Molly says. “We sourced the trims elsewhere to make them one-of-a-kind and her own.”

L O V E Wood accents warm the tall ceilings of the main living space, centered around a white brick fireplace.
The owner is a creative professional who does humanitarian work, spending a lot of time in her home office. She wants everything in the space to make her feel good. Molly positioned her desk so that she could look out the window and hung artwork behind her with Zoom meetings in mind. The artwork over the settee was chosen for its bright, happy colors, which meld beautifully with the antique look. Molly reupholstered the settee, keeping it neutral so it could be used if the room were updated later. “We mixed a lot of Boho modern with more transitional [pieces], like the Caracole desk set,” Molly says. The client challenged the designer to make all the pieces meaningful. “Each piece of artwork has some significance, or memory or a message that resonated with her,” Molly says. “We picked it all out together. Sometimes, it’s okay to just mix it all. In the end, she told me we nailed it.”

W
ith a client in a tower condo, Brian Faust of Faust Construction and Dave Herron of herron + partners
were dealt a finite amount of space with immovable plumbing. “We were really limited with what we could do with neighbors on all sides,” Dave says. The rest of the home had been immaculately renovated, but this bathroom was finished out like a suburban apartment—outdated and not design-savvy. The client wanted to update the bathroom to fit in with the rest of the space. To create square footage, the tub was eliminated, and its plumbing was used to craft one giant shower and make room for storage space—something the previous facility lacked.

A dramatic, floating walnut vanity was added as a focal point and a storage container. The doors, jambs and vanity are composed of custom-made walnut from Bootlace Design & Build. Walnut veneers were also applied and oriented the same way, even on the doors. Using large-format tile without many grout joints makes the walls read as one monolithic slab. A similar application to the floor provides a solid, black plane, strikingly contrasting the lighter-colored walls. Without an exterior window, Dave needed to light the small interior space. He chose a linear recessed channel—an LED fixture that’s mudded into the sheetrock, which gives a clean, one-inch line of light. This robust linear fixture was applied to the back of the shower and squared off above the mirror for a dynamic yet subtle lighting effect. “That was a big feature,” Dave says. “We were limited on options, but it makes the whole space.”

The original doors were repurposed as pocket doors for the closets. "They had great paneled details that are throughout the home, and we wanted to keep that character," says designer Kara Kersten. The closet behind these doors has built-in dressers with matching hardware and cabinet details, along with shoe shelves and integrated LED lighting.

M
odernizing the primary suite wing into usable spaces with aesthetics that matched the French Manor-style
architecture of the home was the goal for this his-and-hers remodel. The design team completed a sweeping redo of the bedroom, bathrooms, closets, fireplace, office and den. “The bathroom was a large space to work with that was already divided into ‘his’ and ‘hers’ sections,” says designer Kara Kersten. “The closets were small, there were doors everywhere and the shared toilet-bidet-shower space was covered in floor-to-ceiling mirrors!”
The natural beauty of walnut shines through the cabinetry and applied molding on "his" side, giving warm, masculine depth to this end of the bathroom. Two mirrors flank the centered window. Kara avoided moving the window because of the symmetrical and strong architectural style wrapped in brick on the exterior.

His and her sides are separated by the shower area. By casing his entire vanity alcove in walnut trim, Kara made it feel more like a customized built-in nook.
Faceted-glass sconces, scalloped-backsplash countertop corners, dainty applied molding on the vanity wall and a curved tub with a floor-mounted faucet add whimsy to the feminine space.
The marble niche above the tub was designed to recess into the wall framing a couple of inches as well as protrude toward the tub for a deeper shelf to sit a glass of wine, book or candle on. "We wanted it to feel like an artwork feature in the wall that made the tub area another focal point with purpose as well as needed function— everybody needs a place to sit things near a freestanding tub," Kara explains.
Swapping the existing his-and-hers spaces allowed the team to fit a new, freestanding tub into "her" bathroom and expand the closets. Storage was enhanced with custom cabinetry, linen closets and dresser space. The linen cabinet is painted creamy white with a walnut top. The existing door panels were repurposed as pocket doors for each closet, smoothing the transitions between areas. “We used an antique vanity found in Charleston, South Carolina, to sit in front of the full-length window on ‘her’ side and centered the masculine, walnut-wrapped 'his’ side vanity with the smaller existing window,” Kara explains. An existing window provided a focal point and allowed a bank of open shelving to hide daily toiletries from view.

icada Co.’s challenge in this 100-yearold home was an efficient, well-planned renovation
that
preserved
the
home’s
footprint. The entire home had already undergone updates to the plumbing, wiring, insulation, drywall, trim and paint, so design efforts were focused on the kitchen and primary suite bathroom. The clients, a family of five, brought their inspiration to the project, along with a neutral color palette and a request for easily maintainable natural materials. Cicada’s role was to refine and elevate the clients’ vision. “We determined that the millwork and custom fabrication were the stars of the show,” says Tara Davis, co-owner of the full-service design and custom-build firm.

This change also created the opportunity to design the range hood as a focal point. The symmetrical, tiled range wall is now flanked by narrow windows that drench the space in natural light, complementing the adjacent bank of windows in the family room. A unique end-grain walnut top also frames the sink, adding texture to the entire island. “It’s really a stunner in person,” Jill says. “This kitchen showcases the use of woods and soft neutrals while still feeling light and bright.”

hardwood flooring and collection of organic and textile accessories, all these entryway elements set the stage for the home’s central overarching theme and core inspiration. “A big trend right now is the organic-modern look,” says designer Julie Bickimer, who selected the interior finishes. “[That’s] what this house is— kind of that ‘wabi-sabi’ feel. I wanted it to be modern, but I still wanted it to feel warm and inviting so people could see themselves living here.” Based on ancient Japanese philosophy, the art of wabi-sabi is simply the feeling of appreciation for the beauty and peacefulness of imperfection. The zen-like concept has a deep reverence for nature and the passing of time (aging), which coincides nicely with the transitional blend of modern aesthetics, natural elements and vintage

nuances seen throughout the home. Julie further harmonized these symbiotic themes by coordinating the finishes across all three floors. For example, all the white walls are painted in Sherwin-Williams’ trendy yet timeless Origami White. Additionally, the cozy reading nook in the loft dons a woven light fixture and SherwinWilliams’ muted and moody Pewter Green—a style and color repeated in the kitchenadjacent pantry and mudroom areas. On the main level, the ample living areas showcase an effortless blend of wabi-sabi and minimalist-modern

For an added touch of nature and texture—and her favorite color, green—Julie accented the space with real trees potted in woven wicker baskets. “Every room needs a touch of green— it brings everything in the room together,” she says. Meanwhile, a vintage Persian wool rug, a cast-stone fireplace, arched doorways and oversized black-grid windows add a dose of Euro-style modernity and visual intrigue. The black windows also tie in with the black spindles adorning the two-story spiral staircase.
A well-loved extension of the kitchen and mudroom, the butler’s pantry is designed with convenience and abundant storage in mind. The space—charmingly painted SherwinWilliams' Pewter Green—serves multiple functions, including a walk-through pantry, a prep kitchen and a drop-off point for groceries. It also provides access to the grill deck that lies just beyond the glass door. Other unique features include an extra fridge and a pull-out drawer built specifically for storing a KitchenAid stand mixer.

bring the Roosevelt’s design to life is Monica Freeborn, owner of Amethyst Home. Her strong foundation and passion for clean, modern style made her the perfect partner for the project. The model home, which features curated furnishings from Monica’s Grandview, Missouri, shop on its main and upper levels, currently operates as her Kansas City Showhouse. “I was inspired by Bickimer’s use of natural materials,” Monica says. “Comfort is big with us. We’re all about craftsmanship and casual luxury.” Her love of raw, natural textures and hardy yet cozy textiles—as well as her zeal for defying conventional design—paired well with Julie’s chic and functional vision for the home. “The home needed some controversial design moments,” Monica adds. “We encourage clients to take risks and do something bizarre [with their design].” One such controversial moment is in the monochromatic study. There, Julie boldly selected a nearly black paint color, Sherwin-Williams’ Iron Ore, for the walls and trim—the same color used for the downstairs TV accent wall. Monica matched Julie’s boldness with an equally moody piece of black artwork overtop a black cupboard. In true wabi-sabi style, the design isn’t perfectly conventional; instead, it conveys a natural flow and character that feels right for the space. Though as impressive as the study and staircase are, the true heart of the home lies within the kitchen, pantry and mudroom. The custom Fieldstone Homes project in Overland Park features six bedrooms, sevenand-a-half baths and myriad custom touches— all in all, over 6,000 square feet of thoughtful design and intentional selections that create an oasis for Jenny and Kevin Kopff, their three young children and their three dogs. Jenny and Kevin shared a loft in downtown KC before moving to The Residences at Bluhawk in Overland Park. Then, in 2017, while they were looking for a spot to build a family home that would see their kids through school, Jenny noticed Southern Lakes. “As it developed, I was like, ‘I could see myself living there,’” she says. “And it’s close to family and friends.” The Kopffs found a Fieldstone inspiration home they liked but wanted to modify the floor plan and selections to represent their personal style. “I started to think about it,” Jenny says. “We’re

"When we first met, the clients shared that the dining table was really important to them," Shandy says. "It needed to be able to seat a lot of people for when they were hosting friends and family. I love taking a functional need and making it gorgeous." The black dining table extends to 120 inches, and the wishbone chairs have leather seats that are easy to clean, plus the kids can move them easily. The handmade clay pendant over the table instantly softens the space and keeps it warm and inviting.

The deck provides much-needed extra space and also features a TV, allowing the family and guests to keep an eye on any KU, Chiefs or Cardinals games during a gathering. “We use the outdoor deck space almost year-round,” Kevin says. “It has a fireplace and heaters. So, in the wintertime, we just bring blankets out there.” Even in the winter, both Jenny and Kevin say the deck is their favorite room in the house. It’s a calming space where they can relax—and the place they most enjoy sharing with loved ones. It also overlooks the family’s new pool, another favorite gathering spot. The Kopffs also enjoy moments of peace in their office, which sits right off the kitchen. It boasts a glass-and-iron feature wall that makes the office feel more open while still providing the soundproofing needed for Jenny’s remote work. The artwork behind the desk is the

The primary bathroom was the only space a polished finish was used—the countertops in that room just seemed to call for it. It was also the launching point of the mitered edge, which eventually was used in several other spaces, leaving this house with the nickname “#miterededgehouse.” Simple tiles create a big impact carried from floor to ceiling; the same verticality was used with organic-shaped subway tile in the shower.

The basement bar is a tale of happy accidents. The backsplash tile was supposed to be a different shape, but when the square showed up, they loved it even more. The pendants were originally intended for the primary bathroom and had already been ordered, but ceiling changes made it so they wouldn't work. Shandy installed them in the basement bar instead of doing cans, and they add just the right punch to that space. "What was not an accident was the way the paint colors added so much warmth. Instead of a cold basement experience, it's the place everyone wants to hang out and watch the game," Shandy says.

When it comes to family time, Jenny and Kevin love relaxing with their kids in the upstairs loft. It’s where everyone crashes at the end of a long day, coming together for a movie or an Xbox gaming session. They’re using the space more frequently as the kids get older and love the quality time it creates. The photos on the wall also emphasize the family-time vibe, encased in acrylic frames to continue the monochromatic color scheme. Family photos line the walls of the main-level primary bedroom as well, adding a nostalgic touch to the space where Jenny and Kevin retreat once the kids are in bed. It's one more example of a space that feels open yet warm—modern yet inviting. And the photos are one more example of the little touches that turn a beautiful house into a beloved home.
Designed in collaboration with Wheat and Waves, this staircase is a focal point in the home. The white-oak treads and risers finish cleanly at the drywall and continue to create the earthy, modern look in an elevated way.

Buck had designed some custom furniture for their retail space, and—shortly after customers started shopping there—he began landing interior design jobs. Just three years into the business, Brandon and Julie Joiner hired Buck to design their Woodside Village apartment. At the time, ULAH Interiors + Design was a one-manshow, but 2019 ended up being a big year for the budding brand: it was the year Queer Eye filmed two seasons in Kansas City and featured ULAH on several episodes. It was also the year Buck hired his first interior design employee. The popularity of the retail

store—and the TV series—rapidly accelerated the growth of his design business. “Early on, 80 percent of my clients came from relationships built at the store,” Buck says. “Now, it is probably half of that, with most of our jobs coming from referrals or repeat clients.” Julie and Brandon are some of those repeat clients. When the couple started planning a family, they knew a move was imminent. So, they hired Buck once again to design their new home’s interior to better accommodate their growing household. Buck’s vision for the home was modern but comfortable, mixing casual and elegant for a sophisticated yet livable home for the family. For this 3,600-square-foot new construction home, Buck selected all the interior finishes, designed

Getting the design team on board early allowed the clients to tailor the space to meet their particular needs without having to retrofit plumbing into finished walls later, ultimately saving time and money.

Grasscloth wallpaper adorns the walls, while a patterned print covers the ceiling. Wallpaper has made its comeback in recent years, and while wallpapering the ceiling is not novel, using a different pattern for the ceilings and walls is a bold move, which Buck fully embraces. The blackand-white block print mimics the shapes in the artwork, which of course, was intentional. ULAH sells commercial art as a part of its offerings.
but it is not just the decor that feels luxe—it's the lifestyle-oriented design choices, too. Buck designed an unconventional wet bar in the primary bathroom, which may seem a little out of the ordinary, but it is actually quite practical. Brandon and Julie wanted to be able to keep an eye—or ear—on the children and also grab a cup of coffee or cold beverage without having to trek all the way down to the kitchen. The addition of the wet bar allows the couple to stay attentive to their kids' needs while catering to their own as well, making the daily struggle of adulting just a little bit easier. Although the interiors were completed a couple of years ago, Buck continues to work with the Joiners on additional improvements, such as designing an outdoor kitchen and living space. That’s the thing about a job well-done— it elicits loyal customers, referrals and more projects, helping the business to grow, which ULAH is bound to do. But Buck is chock-full of ideas and is busy dreaming up what's next for ULAH Interiors + Design. The questions he likes to ask himself are, “Where is there a gap in the market?” and “What can I bring to the table that is new and fresh?” He imagines partnering with local makers on exclusive projects and perhaps opening a retail space specifically for home goods. “We like to test the waters and see where the market leads us,” Buck says. His confidence and creativity will undoubtedly lead to exciting ventures, with a fan base eager to come along for the ride.

remodel, it’s important to have a vision. But that can be overwhelming, especially
when the starting point is a home that’s outgrown its original concrete stone-slab base and survived decades of home renovations. “This home had been sitting on the market for a long time because there were huge obstacles layout-wise to overcome,” says Nate White, co-owner of Trove Homes’ remodel and home-design studio. When he and Jessica White, his wife and co-owner, saw this Prairie Village home in the Town and Country Estates neighborhood, they saw past the current layout to the home’s future footprint. They also weren’t surprised when their client shared this vision. “I had rehabbed another house [with Trove Homes] five houses down and around the corner from this

The house on the inside was [in need of improvement.] I could tell that the bones of it were really good—the trim work, architectural features, the tall ceilings. I really gravitated to it.” The Whites’ remodel plan included fixing the home’s flow and giving it a unified design style. “The house had an identity crisis going on,” the homeowner says. “The backyard was a Japanese Zen garden. The inside had some modern elements. The solarium and other areas of the house felt very Old-World European. The vibe from the exterior was Old World. We needed one style.” The first design decision was moving the home’s entrance from the parlor to the solarium. The original entrance opened into the parlor, which lacked natural light and felt crowded by the home’s main staircase and multiple interior doors.

By removing a small bedroom on the main floor, they enlarged the bathroom's footprint and filled the space with an extra-large shower. The porcelain wall tiles, teakwood flooring and river-stone walking path create a spa-like environment. There are multiple shower heads, including two rain shower heads, 12 wall jets, two handhelds and two standard shower heads. A large, tankless hot water heater and humidity-control vents support the system.

The awkward angles and walls from the original layout could not be moved because they are structural, so the designers incorporated them into the closet space instead. Lighting is a design element in this space that adds drama and highlights specific areas. The walls and trim are painted in Benjamin Moore’s Millstone Gray.
“We wanted the entrance to feel welcoming but also grand,” Jessica says. “It’s dramatic but has warmth and organic elements.” The updated solarium entrance lets in abundant natural light through its large windows; meanwhile, the mossy green walls connect to the foliage throughout the space. The outdoor pavers on the floor give the room a European courtyard feel—a natural transition from the home’s exterior. The custom-made mahogany double doors warmly welcome the homeowner and guests into the main living area. Off the solarium, a hallway with a brick barrelvault ceiling leads to the living room. In the original layout, you had to walk through this home office to get to the living room. Now, the vaulted ceiling and paneled walls brightly contrast the moody solarium and naturally guide you to the living room. “It's very elevated and grand; everything is leading you to this spot,” Jessica says. “The vaulted hallway utilizes brick [and] paneled walls to help transition from the organic elements of the solarium to the

equipped for experimenting, entertaining and creating everyday meals for him; a textureladen, attention-to-detail interior design motif for her. And so went the meticulous renovation of the sumptuous Leawood residence owned by former Kansas City Chief Mitchell Schwartz—a standout NFL offensive right tackle, All-Pro Tackle and Super Bowl LIV winner—and his wife, Brooke, an über-fashionable lifestyle influencer and design aficionado. Mitchell, a California native who played four seasons for the Cleveland Browns and five seasons for the Chiefs, and Brooke, a Cleveland native (where the couple met) decided to stay in Kansas City following his retirement from the NFL in 2021. On the hunt for a house, one Leawood neighborhood sparked their imagination. The convenient location was a plus, offering easy access to suburban restaurants and shopping, a quick drive to the city and proximity to 1 Arrowhead Drive and Arrowhead Stadium—perfect for when the couple cheers on Mitchell’s former teammates at GEHA Field come gameday.

It was April 2020 when the Schwartzes bought their dream home nestled in the secluded neighborhood and started mapping out an extensive renovation that would take the better part of three years. “Before we even started work on the house, Mitch and I decided, when we eventually have kids, this is the place we want everyone to hang out,” Brooke says. “Warm, welcoming, inviting— we wanted to create a comfortable place for everyday life and a retreat for us, but a place to entertain friends and family, too.” Situated on an expansive lot adjacent to a picturesque pond, the Schwartzes’ home is as exquisite as you would expect. From the impeccable exterior—including a lush, sophisticated pool area and epic outdoor kitchen—to the sweeping entry staircase and Spanish-style

To accommodate their lifestyle, they envisioned a major overhaul of the home's existing heavy and dark Tuscan interior. The Schwartzes enlisted Tim Cunningham Homes to gut the first and lower levels; interior designer Kristen Ridler, ASID, who helped design the couple’s first Kansas City home in Johnson County, to collaborate with Brooke on breathing life into their vision of a luxe modern restoration; and Bob Gillpatrick of Gillpatrick Woodworks to craft architectural casework and cabinets. “The relationships developed with the team of pros we assembled are the most beautiful things resulting from the renovation,” Brooke says. “It was seamless—everyone listened to each other and valued the others’ opinions. They were all assets throughout the process.” Kristen immediately clicked with Brooke’s bold design aesthetic—and the couple’s approach to the home’s renovation.

It’s extremely rewarding to see them enjoying their Kansas City home.” Brooke’s penchant for classic design and playful infusions of modern funk steered the home’s renovation. A champion of well-executed style, Mitchell—who is also a passionate golfer, collector of sports memorabilia and an avid cook and barbecue enthusiast with his own brand (Mitch in the Kitch®) and thriving YouTube audience—informed the direction of many of the home’s amenities. Together, the couple leaned into the challenges of reinterpreting the space, with Brooke playing the role of “design quarterback.”

Echoing Hollywood glam, the luxurious pool is a resort-style oasis, complete with a hot tub and eye-catching views of the surroundings.
“Honestly,” Mitchell says, “Brooke is the one with the eye for design—I’m not strong with the visuals. She had free rein to create a home for us, and it’s perfect. In fact, we really get perspective on how much we love the house when walking through the door after traveling. We didn’t cut corners—it’s our home for the foreseeable future, and we wanted it done right.” Effortlessly pairing neutral tones and shades of black with bold pops of color, Brooke and Kristen incorporated studies in texture and timeless forms complemented by unexpected choices in accessories, lighting fixtures and fabrics in every room throughout the home. One room highlighting Brooke’s design sensibility is the symmetrical closet she shares with Mitchell. “If we were building a home from scratch, a his-and-her closet would have made sense,” Mitchell says. “But from a space and efficiency standpoint, our closet works very well.” Often the backdrop for her Instagram feed, Brooke’s closet, painted an unconventional black, struts a distinctive boutique vibe with Affording seamless indoor-outdoor flow from the main kitchen, the 30-foot-wide covered patio features a full kitchen with 26 feet of counter space, three built-in Lynx gas grills, a Pit Boss Smoker, a large-screen television, double sofas and an eight-seat dining table. Mitchell, who is currently perfecting his Neapolitan pizza game after picking up pro tips at a class in Italy, plans to install an authentic pizza oven.

The lower-level fitness room, which was a former guest bedroom, combines the essentials for Mitchell’s intense daily workouts—including a power rack and dumbbells—and a Pilates Reformer and treadmill for Brooke. “During COVID, I worked out at home a lot because the Chiefs’ training facility wasn’t open,” Mitchell explains. Off the gym is a state-of-the-art golf simulator, allowing Mitchell to get practice strokes in. “I’m constantly working on my game,” he says.

heir four kids now grown, the owners of a French Country estate home turned their attention toward updating and
expanding their rustic lower level for high-level entertainment. The space included a theater and a bar, to which the homeowners wanted designer Amy Krause to add a kitchenette, fireplace, arcade/ game room and folding glass doors to better access their pool and outdoor kitchen, as well as a bathroom to serve the needs of the pool. One area of the basement had been left untouched—an elevated stage with a childhood mural painted on a curved wall. Amy had a lightbulb moment for the awkward space. She leaned into that curve with a full swath of pebble tile and a rain shower head affixed to a beam clad in reclaimed wood. Flagstone used on the exterior of the house trails inside to the plumbing wall. It’s an engaging mix of natural materials that looks like a moment of serenity amid the activity just outside the door. “Guests are immediately swept away by the indoor-outdoor feel of the space,” Amy says.
