In 1961, our story began as the Kansas City Home Improvement Contractors Association, grounded in an unwavering commitment to ethical standards. Choosing a remodeling contractor is one of the most important decisions you’ll make in your remodeling journey. Whether you’re planning a large-scale renovation or simply putting in new fl oors, it’s essential to know who you’re working with. Your home is not only a significant financial investment but also a personal sanctuary, making it crucial to find a contractor you can trust. Think of selecting a contractor as entering a new relationship; these individuals and their team will be in your space daily, impacting both the quality and value of your remodel. Here’s a guide on how to interview potential contractors to ensure your project runs smoothly and meets your standards.
Social media is full of contractors off ering “deals” and “quick availability,” but don’t rush into a decision based on fl ashy off ers. According to the National Association of
Attorney Generals and the Professional Remodeling Collective, here’s a checklist of essential questions to ask when interviewing a contractor:
1. What Permits Will You Need to Pull for This Job?
A professional contractor should handle all necessary permits for your project. Permits ensure the work meets city or county codes, and it’s the contractor’s responsibility—not yours—to secure them. If the contractor is hesitant or insists you handle permits, this may be a red fl ag regarding their credibility or qualifications.
2. Can You Provide Three Referrals?
Reliable contractors are happy to share past client referrals. Talking to previous clients can give you an honest perspective on the contractor’s work quality, communication
skills, and ability to stay on budget and schedule. Don’t hesitate to reach out to these referrals; satisfied clients will give you insight into what you can expect.
3. Are You Using Subcontractors?
Many contractors work with subcontractors to complete specialized tasks, such as electrical or plumbing work. Understand exactly who will be working in your home and confirm whether subcontractors are involved. If a contractor claims award-winning work, ask for details—verify if it’s the contractor’s in-house team or a trusted partner. This transparency helps set realistic expectations and minimizes surprises.
4. Do You Conduct Background Checks on Your Team and Subcontractors?
Your family’s safety and privacy are paramount. Just as you would vet someone who enters
your home frequently, it’s wise to confirm the contractor conducts background checks on all team members and subcontractors. This step ensures that the individuals in your home are vetted, reputable professionals who value your comfort and security.
5. Can We Review the Contract Together Before Starting Work?
Reviewing a contract with your contractor is essential before making any commitments. Beware of exceptionally low bids, as they may signal cut corners or lower-quality materials. Your contract should be thorough, covering:
• Project timeframe and estimated completion date.
• Cost breakdown and payment schedule.
• Materials list, including brands and types.
• Contractor’s license number, relevant permits, and a detailed scope of work.
• Names of all parties involved, including subcontractors.
• Taking the time to understand the contract protects you from unexpected costs and ensures clarity in project expectations.
6. When Was the Last Time You Attended Training or an Education Class?
The remodeling industry continually evolves, with new building codes, materials, and trends emerging regularly. Asking about recent training or education shows whether the contractor prioritizes high standards and stays current. This commitment to professional growth is a good sign they will deliver quality work aligned with industry standards.
7. Do You Have a Certificate of Insurance, and Can You Name Me as Additionally Insured?
Insurance is a must. A responsible contractor should have active insurance covering personal liability, property damage, and workers’ compensation. Ask to be named
as an additional insured on their policy and verify this with their agent, ensuring it’s current and has adequate coverage (at least $1 million). This step protects you from liability if a worker is injured on your property and assures that both the contractor and any subcontractors are covered.
8. Upon Project Completion, Will You Provide an Affidavit of Final Release or Lien Waiver?
A lien waiver or fi nal release protects you from paying twice for labor or materials. This document confi rms that all subcontractors and suppliers have been paid, preventing them from seeking payment from you after project completion. A reputable contractor will readily provide this to ensure everyone involved is compensated and that your investment is secure.
