1. Get pre-approved for a mortgage before looking for a home

3. Think about your long-term goals and expected situation to find a mortgage best suited to you.

Finding your Dream Home is the fun part….just make sure you get your financing in place before you find the perfect one. The Pre-approval process is simple, and can help give you peace of mind when shopping for your new home. There are several key items that factor into what dollar amount of loan and what interest rate you can qualify for. Your local Mortgage Expert can work with you to explain and provide guidance for your specific situation, and provide you with a written preapproval at no cost and no obligation. This process can be done quite easily over the phone or the internet within 24 hours.

There are several questions you can discuss with your Mortgage Expert before committing to a mortgage. How much money do you want to or have for your down-payment? Do you qualify for any special programs (ie; Veterans Loans require Zero Percent down!) How long do you plan to own this home? What direction are interest rates going, and how quickly? Is your income expected to change (up or down) soon, impacting how much money you can afford to pay on your mortgage?

2. Determine a reasonable range for your monthly payment When you discuss mortgage pre-approval with your Mortgage Expert, you will find out the dollar amount of home loan you qualify for, but you must also decide what monthly dollar amount you feel comfortable committing to. You will work with your Mortgage Expert to determine what this monthly amount is, and what value of home this translates into. In this manner, you will not waste time looking at homes that are not in your preferred range of payment.

4. Find a Local Real Estate Professional to Guide You Through the Process. Buying a new home requires a professional who is willing to take the time to help find you the right house. No situation is the same and everyone has specific things they are looking for when shopping for a new home. A Realtor can help you navigate the process of making an offer, lining up inspections, overall having your best interest at heart.

5. Give Yourself A Competitive Advantage. In the current Real Estate market with the shortage in housing inventory, it is more important than ever to give yourself every advantage possible when you find your next home. Make sure you have a fully underwritten Approval before making an offer on a home. This can reduce surprises, shorten the closing date, and increase credibility as a Buyer, helping you stand out in a crowded market.
