Understanding Home Warranty Vs. Home Insurance The home buying process can be an overwhelming one. At the end of the day, the right thing to do is to protect what is most likely your biggest investment. This is where home insurance and home warranties come in. These two items accomplish similar goals, but in varied ways. HOME WARRANTY DEFINED A home warranty is something that either is or isn’t included in the purchase of your home. Often times, these warranties cover the major systems of the home such as plumbing, heating, and electrical systems. They also cover major appliances like the oven, stove, exhaust fans, garbage disposal, and refrigerator, if one is included. These are all things that aren’t typically covered in a normal home insurance policy, thus the appeal to buyers. BENEFITS The warranty, often paid for by the seller, may benefit both seller and buyer. The seller may be able to quicken the sell of a home by offering a “guarantee” of sorts that the major systems in the home will continue to work or will be repaired if they fail. This potentially protects the seller from any legal action that could happen if a system malfunctions, especially within the first few months after purchase. For the buyer, the warranty offers peace of mind, especially if the appliances and major systems of the home are older and no longer covered under manufacturer warranties.
DOWNSIDES TO A WARRANTY The biggest downfall of a home warranty is that the buyer will be required to use the contractor that the warranty company has hired. This means that the buyer cannot shop around for high quality work or check out reviews. The repair person fixing something as major as the plumbing of the home is someone selected by a company instead of you. There is also a service fee associated with each and every warranty visit. HOME INSURANCE DEFINED In times of catastrophe, homeowner’s insurance is the key to getting your home life back on track. Home insurance is often required by mortgage lenders before the home buying process is even completed. Differing from a home warranty, home insurance is a policy, paid for monthly by the buyer, that protects the home and some of the possessions within the home. WHAT IT COVERS Insurance protects your investment in a way that a warranty doesn’t: it provides the funds needed to replace and rebuild your entire house and some of the things within it if the need ever arises. Normally items like jewelry or computers aren’t covered; purchase separate insurance for these if need be. Many times a basic insurance package, referred to as an HO-2 policy, includes protection against fire, vandalism, theft, tornadoes, windstorm, hail, damage caused by vehicles or aircrafts, smoke, volcanic eruptions, weight of ice or snow, and freezing pipes. Flood protection does not come included and must be purchased separately, especially in a flood zone. Besides the house itself, fences and storage buildings are also under the coverage, as well as medical expenses in case someone is injured on your property. When it comes to home warranties and home insurance, both are good ideas, but only one is required. Don’t let the lack of a home warranty hold you back from a house you love, as long as a good home inspection has been conducted by a trusted inspector. A good score grants you access to loans and favorable interest rates for a mortgage, and opens up many different possibilities for a healthy financial future. But do you know how your credit score is determined? Be aware of the factors used in credit-scoring models so you can work towards achieving a higher credit score, and therefore a better interest rate from your lender. Here are some of the top factors:
ON-TIME PAYMENT PERCENTAGE
HARD INQUIRIES
This is the percentage of payments you’ve made on time during your credit history. This plays a big role in determining your creditworthiness, so just a couple of late payments could significantly impact your score for the worse. An easy way to avoid late payments? Set up automatic bill pay or create calendar reminders for bill due dates.
When you apply for a credit card, mortgage or auto loan, a hard credit inquiry is initiated on your credit report. One hard inquiry will usually have little impact, but multiple inquiries can have a larger impact. A soft inquiry is when you check your rate to see what you qualify for. If you’re unsure, check with your potential creditor or lender before applying to see if they will do a hard or soft pull.
CREDIT CARD UTILIZATION This is a percentage that is calculated by taking the total of your credit card balances and dividing that number by your total credit card limits. This will show creditors how much of your total available credit you are already using. The lower your credit card utilization, the higher your credit score.
TOTAL ACCOUNTS Consumers with more accounts (or more lines of credit) often have higher credit scores because it indicates that more lenders are willing to give them credit. Having a good mix of different types of credit is good for overall credit health as well. But be prudent: Only apply for credit you actually need.

AVERAGE AGE OF OPEN CREDIT LINES The longer your credit history and the older your accounts the better. That’s why it’s a good idea to keep older cards open and active, and to start applying for credit at a young age.
DEROGATORY MARKS Derogatory marks are negative items on your credit report like collections, tax liens or bankruptcy. These records can stay on your credit report for 7 to 10 years. If you have one on your credit report, it can show a lender that you may have mismanaged your credit in the past. The best way to overcome derogatory marks is to start rebuilding healthy credit again. This will gradually weigh in your favor.

HOME INSPECTIONS: ITEMS THAT AREN’T DEAL-BREAKERS BY W H I T N E Y B E N N E T T

fter making an offer on a home, you’ll enter into a contract. Part of that contract should always include getting a home inspection. It is recommended that any homebuyer make an offer to purchase contingent upon a home inspection. This allows you to withdraw your offer if there are any major issues discovered during an inspection. More than likely, the home inspector will find problems that need to be fixed before closing. Major foundation issues and significant water damage are at the top of the list of signs to walk away from. On the other hand, there are some home defects found during an inspection that don’t have to be deal-breakers. Many of them can be fixed, and they can be used to negotiate with the seller for a lower price point or additional help with the closing costs.
LEAD-BASED PAINT Lead-based paint was banned in 1978, but it’s still possible that you could purchase a home that contains it if it was built before the ban. The sellers should disclose this, but the home inspector may find it, as well.
If mold is found during the home inspection, have a qualified mold inspector take a look. Not all molds are toxic, but the safest way to determine if this is a deal-breaker is by hiring a mold professional.
BUG INFESTATIONS
Ultimately, it is up to you to decide how comfortable you are with purchasing a home that has lead-based paint, but it doesn’t have to be a deal-breaker. You can hire a contractor who is certified to remove lead-based paint, and the home will be completely safe.
Bug infestations can cause significant damage to the home’s structure if they aren’t exterminated quickly and efficiently. A home inspector may find signs of an infestation during an inspection, but how do you tell if it’s truly a deal-breaker?
CONCRETE FLOOR CRACKS
The best way to know if there is pest damage to the home’s structure or foundation is to ask a qualified pest expert to do an additional inspection of the home. Someone who is a specialist will be able to tell you if the home just has a few bugs, or if you need to rescind your offer.
Cracks in a concrete basement floor may seem like a structural problem, but this is natural and not indicative of significant damage. Small cracks occur in concrete because it’s a porous substance. These cracks can be fixed at a relatively low cost, and shouldn’t be a reason for you to back out of a contract. What is something that’s cause for concern are cracks in concrete walls, as these may or may not be associated with the structure. If the wall has moved or if the cracks have a large opening, then these would be deal-breakers.
MOLD Mold is something that no one ever wants to see in a home you put an offer on, but a little bit of mold by the shower doesn’t mean you need to back out of your offer—at least not immediately. Page 26 - Augmented Reality - Text ZAPPAR to 52187
When problems arise during home inspections, it doesn’t always mean you have to back out of your contract. Home inspectors will often find problems outside of their scope of expertise, so always get a second opinion from a specialist before making a final decision. In many instances, these problems are opportunities to negotiate with the seller. You can request that the seller do the repairs, or ask for money to put towards repairs. You can also ask the seller to include a home warranty on the home in the contract of sale, but it won’t repair the problems found in a home inspection contract. A home warranty is there to protect you from aging systems and appliances after you buy. Think of getting car insurance on a car that was just wrecked and then opening a claim—it wouldn’t work, because the insurance was put on after the damage happened. The same goes for a home warranty.

They are also well entrenched within the community and can offer great referrals on a whole host of sources that you might need. Good real estate agents are not just after a deal at all costs. They’re looking after your best interests because their ultimate goal is to make you happy and create a client for life. Therefore, you can expect your agent to advise you on making the best possible decision, not selling you a bill of goods just to earn a quick commission. For example, if you’re looking at homes in a neighborhood that’s going to put you in a financial bind, a good agent will steer you toward an area that suits your preferences, but also your budget. Remember this: The lifeblood of a real estate agent’s business is referrals, so most are committed to serving you and earning your trust. A professional real estate agent is a financial analyst of the local market and will know how to price your home correctly for sale, or will help you make the best offer when bidding on a home to buy. These pricing decisions are based on an in-depth knowledge of knowing what has sold for what price in which neighborhood over the course of the last month, quarter, year, etc. They are also based on granular details of the home, such as a recent remodel that warrants a higher price or a needed repair that requires a price drop. So expect your agent to have a strong opinion when it comes to advising you on how to price your home for sale or put in a bid on the home you want to buy. Know that there’s a lot of research and knowledge that goes into arriving at those numbers. Remember, there’s more to a good real estate agent than meets the eye!
