Question: who likes winter? Actually, I do. But it wasn’t until after I’d owned property for a few years—and through pure exhaustion from the growing season—that I began to embrace this time of darkness and cold. Although few of us see ourselves as part of the natural world, we too, like the tree letting go of its leaves, need time to shed objectives, perspectives, stresses and schedules that wear us down throughout the year. Winter has a purpose; it’s a pause. A time to rest and renew ourselves—body, mind and spirit. I resume some of my favorite self-care activities, the ones that I typically abandon for all but three months of the year. Boiling an afternoon cup of tea. Layering my bed with extra blankets and keeping fuzzy slippers at the bedside. Practicing yoga and meditation. Reading. And soaking in salt baths. Many of the homes in this issue have fabulous freestanding tubs, and any one of them is perfect for spending a quality hour. (If snow happens to be gently coming down outside in the meantime,

Take time to recharge yourself in whatever way suits you, alone or with others. I imagine you reading this now, relaxed in front of a fire, with a dinner invitation among close friends this weekend and a massage booked for Monday. That’s a cycle worth maintaining, until at last spring arrives again and you are renewed for the next busy chapter. It’s your time. Use it well.

ocated in a Civil War-era farmhouse that has been lovingly renovated into a retail destination, Woodson Antiques & Interiors is filled to the brim with fine antique furniture and vintage finds that owner Blake Craghead
discovered on buying trips to France, Belgium and Holland. With an extensive list of contacts, he hunts for unique and well-crafted furniture for the store. Blake also offers a will-call service, searching for specific pieces for his clients. “I select items that are designed to bring distinctive elegance to a home,” Blake says. “I really love history and learning how each piece would have been used and the setting it was displayed in.” In business for more than 50 years and with a reputation for good values, Woodson Antiques & Interiors is one of the few Kansas City area antique stores that still embarks on buying trips to Europe. Blake, who has owned the shop for 11 years, normally schedules four to five annual excursions. He only recently went on his first buying trip since the start of the pandemic. After each trip, he resets the store with new arrivals and holds an open house for patrons to enjoy the many stately antiques and accessories. he Sanskrit word samsara means “the continuation of life.” It’s an appropriate name for Samsara Home in Parkville.
The story of the store’s owners, cousins Alex Iglesias and JuanCarlos Quintanilla, is an interesting one of chance encounters. A conversation with a textile store owner while on vacation in Aspen led to a job offer for JuanCarlos, and the cousins’ relocation from El Salvador. In Kansas City, a friend’s offer of tickets to a local Antiques Roadshow taping led to an unexpected business opportunity. The painting they brought with them to the Roadshow was worth quite a bit more than the few dollars JuanCarlos had paid for it at a garage sale, providing the cousins with some seed money. JuanCarlos had a knack for revitalizing their estate sale finds, and Alex would display them in vignettes in their home for garage sale shows. They soon began selling their pieces at an antique mall in Parkville and did so well that they readied themselves for their own store. Opened in May 2014 with business partner Michael Coyazo, Samsara Home offers an eclectic

The shelves were crafted from an old fence. The ceiling tiles were removed to showcase beautiful wood rafters. The store also offers a wide selection of seasonal floral and decor items in addition to interior design and remodeling services. “It’s been a labor of love,” Alex says. “We just love what we are doing. Each step felt like it was meant to be. t the corner of 18th and Walnut, a new type of luxury residence climbs skyward in the heart of the
Crossroads Arts District. Reverb is defined by its differentiators and dualities, orchestrated by a collaborative and holistic design and construction team. The differentiators are both aesthetic and operational. The exposed concrete post-andbeam frame mimics the surrounding historic brick infill buildings, but the aluminum and glass façade
distinguishes the high-rise as new and notable. Sibling designers—architect Trevor Hoiland and interior designer Tiffani Link, along with an integrated team at Burns & McDonnell—set out to create a different type of living experience than what’s currently available. “Many local multifamily buildings, whether urban or suburban, are full of amenities that may never be fully used by tenants,” Trevor observes. At Reverb, “the neighborhood is the amenity. Go to the bar, gym or restaurant you like. The goal isn’t to just stay in the building but to get out and experience the city.” Another design difference includes maximizing the flexibility within the units to allow for various layouts and configurations of furnishings. “We wanted the apartments to feel really open, like a loft, and to keep them as simple and clean as possible. Nice walnut cabinetry, polished concrete floors and white walls, and let it be just that simple. Tenants are
coming in and putting their own personality in the unit; we are not dictating where the furniture has to go,” Trevor says. The team also wanted Reverb to contrast with other living options in the neighborhood by offering a quiet reprieve amid the bustling city below. He pulled the idea of duality into the design concept, creating a building with one simple, contained and introverted side and an opposing face that is exaggerated, reaching and extroverted. The east façade is clad in graphite aluminum and appears dark in the sky, with the occasional wink of light from the apartments within. The west façade, meanwhile, is clad in titanium aluminum and changes throughout the day, reflecting the colors of the sky. The sleepy side faces east, while the active side reverberates toward the streetcar on Main Street—the main north–south artery connecting the River Market through downtown. With all the design-build team members inhouse, the success of the project is impacted by the success of these relationships, and having siblings as design leads didn’t hurt. Turn the page

“We don’t have to debate,” Trevor reflects. “Wherever I leave it, she just picks up and goes. There is something there that makes it really easy to go from concept to completion, and I don’t have that with anybody else.” They both agreed that the theme of duality would extend to the interiors concept as well. “The lobby is darker—more muted—and has a moody vibe, and as we move up the building, it gets sun-bleached,” Tiffani explains. In addition to integrating the interior design early in the process of the architectural design at Reverb, the design schedule was longer than typical, allowing for a slower and more thoughtful approach. For example, the 14th-floor tenant lounge (known as the Soundgarden) has been curated with a record player and a record collection procured by Josey Records and potted plants personally selected by Tiffani, with the help of Paradise Garden Club. This 14-story, 132-unit apartment building was a first project of its type for Burns & McDonnell and because of its success, the firm is now building thoughtful, holistically designed multifamily residential projects across the country.

D
ierk Van Keppel is a master glassblower in the Italian tradition. Even after 35 years, his pieces are constantly evolving. Dierk has been creating cable-type lighting installations for a number of years in his public commissions, notably round globes. His most wellknown installation, called Compostela, hangs in the Faultless Starch building in the West Bottoms. But Dierk wanted to repurpose his collection of 250 cast-iron molds, salvaged from defunct American glass factories. These molds range in age from modern to antique, with some dating back more than 100 years. Turn the page

He couldn’t let this history vanish. “I think they have an interesting story to tell because they’re related to the American glass industry,” Dierk says. “I couldn’t stand to see what I consider really valuable treasures of American industrial tooling get tossed to metal scraps.” As part of his work, Dierk keeps a constant vigil to see what’s popular and trending. He was struck, in particular, by the work from a Czech glassmaker called Lasvit. “They’re combining very antique and elegant forms together,” Dierk explains. “That gave me the idea to take these various mold shapes and put several combinations together to create something different than what was originally intended.” This is exactly what he did with the staircase lighting in a Leawood home recently completed by Schloegel Design Remodel. After combining various shapes of the molds, Dierk produced the color by blowing pure glass color into eggshellthin glass confetti. Then the color was rolled onto the surface of the hot liquid glass from the furnace. This juxtaposition of the old (molds) and the new (staircase) is extremely striking in the ultramodern home.
According to designer Donna Kirsopp, it took months and various design iterations to develop the finished piece. “There were significant challenges to simply get the piece to hang: the correct length of the cables, bearing the weight on only one I-beam, and the mathematical calculations required,” she says. But one look and you can see the end result is well worth it. “When you stand at the bottom of this three-level staircase and look up, you see an infinity of these glass-blown pieces, just an endless string of them,” Kirsopp adds. This effect is created by Dierk’s calculated use of a stainless mirror. Placed at the top of the piece, the mirror creates the illusion of infinity—an idea that came from an old-fashioned barbershop. “There were mirrors in front of you and a mirror behind you,” he says. “It just went back and forth into infinity.” Looking up and gazing into infinity has a definite purpose in Dierk’s work: “It is meant to point out our small place in the universe,” he says. It may also create a type of eternity for his own work, for his pieces to affect and delight people long after his time here is done.

Even large walk-in closets should be culled to contain only the clothes you love to wear. Personal style (and training from Stacy London of TLC’s What Not to Wear) drives Molly Bingaman’s Ladybird, located in the Crossroads Arts District. The biggest wardrobe problem Molly’s clients have is lack of clarity about their general style. “Until you really know what your style is, it’s very hard to build a wardrobe,” she says. Her staff encourages clients to clear out almost everything from their closets. Once they’ve eliminated the clothing that doesn’t have life in it or doesn’t fit anymore, they can rehang the pieces they really love so they can easily see what works together. “It’s amazing what shedding a lot of items will do,” Molly says. “You should be surrounded by pieces that you love and that really speak to you.” Good organization can help you maximize whatever amount of closet space you have. Group clothing by category, whether it’s sleeve length, color, or work and weekend clothes. You may prefer to see all your shoes on shelves or to store them in bins. The goal is to create order that facilitates your personal style. “What you put on your body is part of living your best life,” Molly says. Once you feel fabulous in a personally tailored wardrobe, your closet should rise to the occasion. Even large closets can be dysfunctional if they aren’t customized to your personal belongings. hat does a builder build for himself? He uses the best construction, of course, but
what lifestyle and look does he choose? For Jeff Ashner, one of KC’s top custom home builders, it’s about surrounding himself with the things—and

At his 20-acre property in Stilwell, Jeff and his wife, real estate agent Dana Benjamin, built a home that Jeff says many people would consider too large for homeowners their age. But between them, they have five daughters and wanted everyone to have a place to come home to. Jeff calls his style Alpine Rustic, a theme he knows well after a stint building in Montana. The home is all wood and stone, reclaimed this, reassembled that—an all-enveloping sensory feast. He worked with interior designer Janet Alholm and, after she passed, Amber Gardner and Pat Conner to help make sense of the melange. Jeff sourced materials from deconstructed buildings, former restaurants, old farms and ranches, stone quarries and even twigs taken straight from his land. “Everything in this house has a story,” he says. “My dad said, ‘This isn’t a house, it’s a museum.’” The lower level is of particular interest, both an entertaining space and a mecca of curiosity. The staircase alone bangs off a handful of notable details: Sticks harvested from the grounds were treated and cast to form the staircase spindles. Rock tile adds texture to the treads. Of the pinball machines in the back room, one is particularly special. Jeff’s older brothers used to push him out of the way to play Ball Park, so he bought his own. “As an adult, I can play anytime I want,” he says.
nuggets were ground, mixed with epoxy, and rubbed into the wood steps’ crevices for a minute but meaningful detail. “It’s kind of a fun thing, don’t you think?” Jeff asks. “I just like rocks. When I was little, my dad would take me to construction sites and I would collect rocks in my pockets,” says Jeff, who still always carries a few in his jeans pocket to this day. Downstairs, he dedicated an entire room to his collection of ancient history. The display room under the porch is a work in progress, Jeff says, as his collection is ever-changing as he visits the Tucson Gem & Mineral Show every year. “I’ve bought some crazy things that don’t mean anything to anyone else except to us,” he says. If he weren’t so successful as a builder? “I’d probably be a prospector,” Jeff says with a chuckle. Dana brings her own collections to the marriage and house: Several salvaged items from her family’s former business, Benjamin Ranch, are enjoying a second life here, including an antique clock, stable doors and an original Native American costume. “Dana accepts my quirks,” Jeff says, adding that before they joined families and houses, their kids all came to the same conclusion about each parent: their stuff all looks the same. “There’s not a lot of disagreement in our style. We fit like hand in glove.” Jeff also required a tight relationship with his subcontractors, bringing some out of retirement, to customize the designs swirling in his head and to ensure the job would be done well.

“It had a collaborative feel,” Jeff explains. “People aren’t used to doing things differently; they have to find the right mechanism to do it. But there’s camaraderie in it, and now they want to come back to see how it turned out.” “There’s nothing perfect, but everything came together well,” Jeff adds. Even though the couple aren’t big drinkers, a curvilinear bar at the base of the stairs—loaded up and featuring rusty recycled metal on the cabinet fronts—faces the open space. “If I drink anything, I like tequila,” Jeff notes. That’s why the tequila tree he saw at a restaurant in Newport Beach appealed to him so much. He commissioned a residentialscale version and hired lighting designer Jon Cale to adjust the bases to fit different shapes of bottles and light them with changing colors. Inspired by an idea he saw in Vail, Colorado, Jeff sliced tree trunks and attached the rounds to the TV wall as a backdrop, highlighted by glass-blown sconces by Dierk Van Keppel (whom you can read about on page 49). On either side of this divider, Jeff keeps poker and craps tables, slots and pinball machines for family play time. His Jesse James-style hideout is hidden for a reason: It’s a mess, Jeff admits, but what comes out of it is true craftsmanship, whether it’s fixing up watches or creating jewelry for his daughters. This home is the culmination of two lifetimes—his and hers—their parts and pieces forming a united whole. “We put it all together in a way that reflects us; it’s personal and timeless,” Jeff says.

race Shapiro and Scott Parrish fell in love with their three-story limestone house when they first saw it, but they knew it was going to need a lot of work to function for their family of eight. The English Tudor Revival, built in 1909, is located near Loose Park in the Simpson-Yeomans Country Side Historic District and is on the National Register of Historic Places. Designed by famed architect Henry Hoit for the original owners Wallace and Beverly Goffe, it sits high atop three lots with more than 5,700 square feet of living space. “The house needed love,” Trace says. “It had been on the market for years. The stone had not been tuckpointed. Snow would come through the old windows and doors.” “The first time I looked at it, I said ‘no way,’ Scott recalls. “It made me exhausted just thinking about it.” “He did it for me,” Trace adds.

The couple’s renovation project started in 2013 by transforming an existing porch into a primary bathroom. With a grainy photo of an Asian cabinet in hand, Trace fruitlessly hunted for a company that could produce the special finish for two vanities. Finally, she found Kitchens by Kleweno. “We were the first company that told them we could do it without any problems! It started our design/friendship relationship together,” says designer Genevieve Hamel, who nailed the look through a 17-step process. But that was just one challenge. Because of rules regarding changes that affect the exterior of registered houses, Genevieve had to keep the porch window locations and style as-is. “We had to be creative inside the shower and come up with these custom glass covers to create privacy on the inside, yet still look like a window from the exterior,” she says. “We used the same textured glass to create the sliding doors—one for Turn the page

the shower and the other for the water closet.” There is a mix of elements at play: ornate Asian double doors and wood beams contrast with a custom-designed copper soaking tub and shiny glass tiles. After the primary suite was completed, the homeowners began tackling the rest of the house. It had been host to the Kansas City Symphony Designers’ Showhouse in 2012, so each room had a variety of colors and styles. Trace and Scott wanted a more cohesive flow, in addition to doing some much-needed repairs that were to be expected on a home this age. The wood floors were at the end of their life—having been sanded and refinished many times—and were replaced with wide-plank wood floors with a dark stain. The electrical system needed a complete overhaul. All the windows needed to be replaced, each custom fit to the original openings to comply with the historic registry guidelines. The couple contacted Genevieve again in 2016 to start the kitchen remodel. As demolition began, they uncovered the original stone exterior wall, which led to a small porch, now used for storage. The arched window openings remain today. A petrified piece of wood found in Arizona provided the jumping off point, inspiring the colors, style and feel of the space. It would become part of the large island, with enough room for everyone to gather around. The countertops are made of stone from Verona, Italy, where the couple honeymooned. The room features individual, furniture-like pieces to fit within the stone wall constraints. The original stairs to the basement had to be relocated to extend the floor space for the refrigerator. “All appliances are hidden, incorporated into cabinetry that looks like furniture,” Genevieve

notes. “Double ovens were built into a low cabinet, and the refrigerator is built into a large Asianinspired piece of furniture. We custom designed the hardware, incorporating a dragon motif that Scott had requested.” The team also included Shannon Bailey of Fierce Feng Shui, who helped optimally place the five elements of wood, metal, earth, fire and water that together promote well-being. historical aspect, uniquely shaped the outcome of this home. “Genevieve listened to us and learned how we moved through our space. She elevated every idea I had and made me a better designer,” Trace says. Today, the home is an entertaining space. Trace and Scott host house concerts featuring traveling musicians from all over the world. Guests flow through the home and out to the inviting exterior porch and exquisite grounds. Landscape architect Joann Schwarberg designed the pool, built by Swim Things, and a period-appropriate landscape, installed by By the Blade. The original garage was under the house and virtually unusable. It now serves as an outdoor restroom for the pool and for parties. A new detached garage was built with stone that matches the original house. It not only houses the family’s cars but can also function as an extension of the entertaining space when doors on both sides are opened. A green roof featuring an herb garden rests atop. “It’s definitely been a labor of love,” Trace says. “So many artists helped make the house a home. hen Prairie Village homeowners with three young children, a tiny dog and an energetic lifestyle tapped Cicada Co. to transform their 1950s residence into a stylish forever home, the result was a sophisticated ode to impeccable vision,
flawless execution and informed, practical design. “And to think that I almost rejected this house entirely when my husband and I were looking to move,” recalls the homeowner, confessing she had a major issue with the home’s original exterior color, an unpleasant shade of green. “But luckily we toured the house and saw the potential.” After being impressed with the results of a close friend’s project, the homeowners hired Cicada Co.—giving Tara Davis, partner

Lighting throughout the home also reflects a thoughtful approach, with fixtures from Rejuvenation, Tech Lighting and RH.
The sweeping renovation came with several challenges, beginning with Cicada’s marching orders: overhaul the 4,500-square-foot, storyand-a-half home on a large suburban lot into the ultimate family residence to accommodate cozy popcorn-and-movie nights as effortlessly as entertaining a school fundraising committee of 20 or hosting a casual adults-only dinner party. “Our biggest challenge was to configure a new floor plan to provide them with the amenities of a large, open kitchen and main living area,” Tara says. The Cicada team relocated the staircase, removed a three-story masonry fireplace, and, for the homeowners’ two small sons and daughter, restructured the second floor into a haven for sleep, study and play. “No matter the hurdle encountered, we were able to pivot the design and construction to adjust,” Tara says. “We designed the beams and columns on the main level to provide room dividers, allowing each space to feel more intimate.” With the homeowners’ penchant for soothing, natural tones, Cicada cleverly showcased warm hues and varied textures throughout the home to subtly—but effectively—steal the show. Finished with well-chosen neutral materials and a curated mix of modern and traditional fixtures, Tara
describes the home as mostly transitional, with earthy components throughout. “Knowing we were designing and building their forever home, we wanted to ensure the design had a lasting impression and wasn’t following too many trends,” Tara says. “Really, it’s a home to grow with the family.” Both the homeowners’ (and Tara’s) favorite part of the project is the kitchen. A focal point of the main floor, it features custom bleached white oak cabinets, warm brass accents and Michelangelo Calacatta honed marble countertops. The kitchen is a workhorse for the homeowner, who jokingly refers to herself as a short-order cook, preparing meals on the gleaming Monogram gas range to suit every family member’s whim. Tara points to the massive kitchen beams as a design element that lends the kitchen “character and a defined identity while still being part of the seamless floor plan.” Throughout the entire process, Tara discussed with the homeowners the types of materials to best complement their vision. “My favorite—and what I think is the most impactful material chosen—is the honed Venetian Calacatta marble tile in the primary bath,” she says. “The tonal changes and natural movement of the product keep the room neutral, yet it adds a striking design feature, defining the space.”

The kitchen’s custom Italian plaster vent hood is another selection Cicada incorporated to guarantee the home would shed its former wallflower personality in favor of a high-end vibe. ebra Niewald gently nudges delicate volcanic glass shards dangling from an obsidian wind chime before descending into a spectacular outdoor sanctuary. The chime’s harmonious tinkling continues to vibrate as she settles into a chair, surrounded by foliage losing luster after the summer heat, anticipating the dormant season. A 70-foot-tall Ailanthus altissima, or tree of heaven, towers over the narrow, 1,800-square-foot flagstone patio, allowing dappled sunlight to filter through the thick leaf canopy. Poetically Zen and extraordinarily conceived, Debra and husband Greg Teschner’s outdoor living space is a haven of meticulous planning and design execution. Teaming with renowned Mission Hills-based landscape architect Joann Schwarberg, Debra transformed a once nondescript exterior space into a year-round retreat for relaxation, meditation and entertaining. Just like her business, which helps entrepreneurial companies and their leadership teams realize untapped potential, Debra—a self-described storyteller— reimagined both indoor and outdoor space with purpose.

Joann used techniques to trick the eye in this diminutive space, much like designing a set for a play. And with a goal of maximizing the yard’s limited space, she chose a variety of plants and trees to bring the landscape into the house. Little lime hydrangeas are next to the living room’s windows, brilliant tangerine Gibraltar exbury azaleas lend a pop of color, and there’s lime green moneywort, flowering herbs and perennial groundcovers. Ostrich ferns give a lush feel to the space, and oregano and thyme were added to the rock garden.

In 2007 she found a property in a curious row of seven cedar-sided condos in the style of Contemporary Craftsman, built in the mid 1960s and designed by accomplished Hungarian architect George Peter Keleti. Situated in the Rockhill urban historic district by the NelsonAtkins Museum of Art, the two-story home was in need of updating but caught Debra’s attention. “I didn’t even walk around the back—something resonated with me,” she says. “It felt like Colorado or California; the vibes were clear.” Closing on the house in January 2011, Debra set about intentional renovations, beginning
with the second floor. Nearly eight months after starting the ambitious project, she met her future husband, a retired Naval commander. The couple had their first date at the Nelson-Atkins, where her uncle, Kansas City’s legendary and beloved artist Wilbur Niewald, had a show of his paintings. Months later, they became engaged at the museum. “Greg wasn’t part of the purchase process, but he took this home and my labor of love on like it was his own,” Debra says. “He’s auditory and visual, such a steady grounding. We have heroic stories of him finding things for the house, and so it became a collaboration and shared vision.” Marrying in October 2012, the newlyweds finished the second-floor renovation their wedding week then hit pause until taking the main level to its studs in 2014. The patio was the final project, which Debra and Greg initiated in 2017, hiring Joann to bring life and beauty to an outdoor room they interpret as a true living space. “In a space that size, every detail matters and they wanted it to feel like another room of their house,” Joann says. “It required the quality and unique amenities and comforts they enjoyed inside their home.” Debra met Joann through mutual friends 12 years before hiring her.

“I went to dinner with friends and Joann was there,” she says, “We connected and I thought, ‘Maybe one day I will work with her.’ Before I even had the house, I knew. Years later, when we were ready to design the outdoor space, I showed it to her—she got it. She got me.” Joann says Debra and Greg were “very clear on how they wanted to utilize the space, critical when you’re working with a compact site. It’s a jewel box and must be done well. In addition, as we discussed the design, they responded in real time. It was the perfect collaboration.” Regarded for her holistic design approach in connecting people with the outdoors and a philosophy of marrying the natural and built environments, Joann solved the challenges of hiding gas lines and creating the necessary grading and drainage crucial for a successful project.
The main patio features a burbling millstone fountain, a comfortable seating area furnished with upholstered club chairs and chaise lounges, and a 36-inch-deep spa recessed 18 inches into the ground. Used every season of the year, the spa area has subtle Japanese aesthetics. When the roll-back top is closed, Debra throws pillows on top for an unusual and spacious bench.
Subtle, soft lighting was installed to establish the impression of a perimeter. “At night there’s a glow, but you never see a fixture,” Joann explains. “There’s a warm ambience and sense of intimacy where it’s important. The main fountain is softly downlit from the tree. Lights around the spa are directed away from seating areas. The backyard trees are uplit, as well as the entry patio’s crabapple tree. The bar and grill’s undercounter ledge lights add definition, but not attention.” Debra is delighted with the results of the collaboration with Joann, one that she imagined through her creative lens ultimately yielding a variety of spaces, materials and design. “This,” she says, surveying the space, “is where I renew, recharge and restore. It’s where we socialize, celebrate and create. It’s home.”

hen Dan Webster and his team at Webster Architects decided to branch out into the home-building business and open Extraordinary Homes, not everyone shared their enthusiasm for modern style.
“We started in 2005 and had to go to over 20 banks to secure a loan,” Dan says. “They kept telling us, ‘There’s no market here in Kansas City for modern homes.’” Yet he found a niche that has resonated: warm modern. “We think there are two types of modern homes: cool modern and warm modern,” Dan explains. “Kansas City is definitely a warm modern area. We heard that when we built our first spec home. People would tour it and say, ‘I don’t typically like modern homes, but I love this house.’” A perfect example is this home on acreage in south Overland Park, uniquely custom-designed for the homeowner—and the lot. “If the lot has a view, we take advantage of that,” Dan says. In this case, a pond behind the house became a focal point to highlight. The most effective way to do that, of course, is with ample windows—and this home is a showcase in the advantages of numerous oversized windows, including two soaring sets that frame the living area with panoramic views. Guided by homeowner input, one of the design goals included creating a graceful curvature throughout the interior and exterior. Look closely, and you’ll see that

the roof sweeps into a subtle arc. That swoop is mirrored inside the home with tube steel beams that were heated then curved to create an eyecatching contrast with the stained wood ceiling. “We think the home’s structure is beautiful, so we didn’t want to obscure it with Sheetrock,” Dan notes. It’s easy to get lost in showstopping features such as the ceiling, the windows and the sleek kitchen—as well as the lighting, one of the many hallmarks of an Extraordinary Homes design. “We do our own lighting design, so it’s a significant upgrade from typical options and packages,” Dan says. Other thoughtful details add to the impeccable quality and polish of this home. For example, the base trim is flush and painted the same color as the walls—resulting in walls that blend seamlessly into the floor. Tile that looks like cut stone starts outside and continues on the foyer wall and extends into the primary bedroom. The upper level of the living room windows were cut in trapezoidal shapes to mimic the ceiling’s gentle curve, an ingenious alternative to the costly challenge of curving the glass itself. The homeowners selected the eye-catching tile used to frame the fireplace, an example of the team’s collaborative design process.

Another detail—unseen—is the home’s energy efficiency, a priority that was made slightly more challenging with the number and size of windows used. To get as close to the homeowners’ net-zero goal as possible, the roof and walls were coated with foam insulation. The home is heated with a geothermal system powered by solar collectors. Design didn’t stop at the walls, though. Outdoor areas—particularly the outdoor kitchen—were equally (if not more) important as the interiors. “We probably spent more time talking about the outdoor kitchen and barbecue area than we did the rest of the house,” Dan says with a laugh. “We needed to account for both homeowners cooking at the same time, and they also do a lot of grilling. We included movable screens so that the area can easily transition to be even more openair yet still be covered.” The outdoor kitchen is undoubtedly a functional focal point, but perhaps even more enticing is the swimming pool that’s partially bordered by a firepit, creating an instant ambiance of contrasting elements. “Of course you need fire with a pool,” Dan says. For this full-service design-build team, this home was an opportunity to sculpt an all-inclusive masterpiece. “We’ve been lucky to have a lot of great clients who allow us to be creative and bring their visions to life,” Dan says. “One client gave us the highest compliment when he said, ‘Our home turned out better than I imagined.’”
The most focused attention was on the outdoor space, including the outdoor kitchen, deck, pool and surrounding seating areas, designed by Lorax Design Group.

riving around affluent residential neighborhoods in any booming metropolitan city, you will notice a trend to demorebuild in favor of renovating or adding onto older homes. This is because the cost of renovations are high, extensive structural or unfeasible repairs may be required, older homes are not energy efficient, and homes of yesteryear weren’t designed to meet the needs of today’s modern-day households. Allure Luxury Homes began construction of the five-bedroom home, which includes two primary bedroom suites—one with a kitchenette—and houses three generations of the family. There were many functional prerequisites to consider for the interior design, and when it came time to select materials and finishes, the clients were overwhelmed. That’s when interior designer Julie Baker of Shaping Your Space received a panicked phone call requesting a consultation to select tile, which turned into her selecting finishes and furniture for the entire home. “I selected everything down to the hinges and the hardware,” Julie says. Julie started her career working in an antique store on the East Coast, and that inherent eclecticism—or blending various design styles from different eras—is part of her wheelhouse. A hall bath goes glam in Queen of Spain wallpaper from Schumacher, which was designed in the 1960s and still appears fresh to this day. The room’s floor is comparatively dramatic in Ann Sacks tile from Kohler.
Tibetan rug with a mid-century modern Eames lounge chair and doesn’t think twice. She also customizes cabinetry, furniture and other elements to add personality to the space. In this home, the double-height entryway with an open stair was a prime spot to do something special, and Julie proposed a custom handrail design for the interconnecting stair. “It’s a take on Chinese Chippendale,” she describes, referencing the fretwork pattern found on furniture originally made in the late 1700s and replicated on the formal dining room chair backs here. “I want each project to reflect the personality of my clients. It’s not about what I like or my style. It’s about helping them find what they like,” Julie reflects. She strives to make each project unique. “I don’t even like to use the same material more than once.” Lucky for her, there is no shortage of options when it comes to finishes for residential interiors, and she is not shy about exploring them. Throughout the home, there are abundant wallcoverings—on both walls and ceilings—
porcelain, ceramic, and marble floor and wall tiles, solid walnut flooring, brass plumbing fixtures, and dozens of decorative light fixtures. She puts her product knowledge to use in selecting the best options for her clients from dozens of different vendors. One of the new finishes that she used in this home is a large-format porcelain tile that clads the fireplace surround. While it is new to residential construction, it is a tried-and-tested material that has been used in commercial architecture for a decade, and she felt this double-height wall was the perfect application. This residence is a testament to the quality and thoughtful care that Julie gives each client, and her confidence to try new things and her desire to individualize each project keeps her designs fresh. After being in the business for 11 years, “my projects keep getting bigger and better,” she says. And with a growing stash of furniture and accessories for staging her projects—a trade hazard, she laughs—she is grateful to do what she loves.
A favorite detail of the kitchen is the Phillip Jeffries grasscloth on the barrel ceiling. Other details include custom cabinets by Profile, a Wolf gas range, Brizo brass plumbing, Urban Electric pendant lights, ceramic tile from International Materials of Design and marble countertops from RockTops.

icture yourself at a waterfront villa in the south of Spain, where soaring ceilings, gracious arches and epic windows look out to the sparkling water. This mental image is a reality in south Overland Park, where a thoughtful, design-minded couple’s dream home backs to water and woods.
It’s minutes from the area’s amenities yet hidden from the road. Here, an Old World essence pairs perfectly with a modern mindset. But it wasn’t always this way.
Here and opposite: A once worn and dated entry, this light-filled foyer now sets the home’s tone for blending a modern sensibility and monochromatic palette with subtle touches of Old World style. When the homeowners first encountered it in 2019, it was a tired house. It had been built in the early 1980s in a Spanish Gothic style and went unchanged for nearly 40 years. But the couple could see past a fortress-like exterior and heavy interior, knowing they’d found the perfect location. They then partnered with Kristen Ridler of Kristen Ridler Interior Design and custom builder Bryan Cecil of Cecil and Ray Homes, calling them their dream team. Kristen’s trademark modern aesthetic guided the couple’s vision, while Bryan and his experienced crew made it a reality. And the homeowners couldn’t be happier: “Kristen took the inspiration photos we gave her to a whole other level. And Bryan was always looking at the functional details, wanting everything to be exactly right.” With a shared attention to detail, they all wanted to honor the home’s integrity while adding modernist touches. For example, in the grand foyer, the gently curving staircase maintains its original shape—but sleek iron balusters and railing replace worn lacquered wood.
The stately great room is anchored by the original masonry fireplace with a new facade. “The size of the fireplace—where you feel like you can walk into it—that was one thing that we really didn’t want to lose,” the homeowners explain. “We are so happy that Bryan was able to make it happen.”
To the left of the foyer, a dramatic archway, original to the home, is now emphasized by the contrast of ebony-stained trim against clean white walls. It guides you straight into the stunning formal great room. “From the classic arch, to the drama of the fireplace and the lush furniture, we really wanted it to look like an inviting hotel lobby,” Kristen says. “We worked hard to get the layout just right.” Given the perfection of the great room now, it’s hard to imagine just how much work it once needed. There were leaky skylights, too many wood beams hiding the ceiling, and a windowless expanse of stone on the east wall surrounding the fireplace. With the stone gone, new windows could be added to let in the light from both sides of the house. Now, the original masonry fireplace stands in its full grandeur without distraction.
The primary bath is a luxurious getaway of its own. Radiant floor heating warms the marble throughout the space, including the shower’s bench. The shower also has all the spa details covered, including steam, aroma- and chromatherapy, and its own music system.

Opposite the fireplace, broad windows frame a view of the flagstone patio, tennis court and, of course, the water. All the windows along the back of the house provide that generous view. And the home’s unique L-shaped footprint lets you look out across the secluded courtyard and see into the opposite side of the home. Beyond the great room, the primary suite is nestled away by itself. A subdued color palette continues here with hints of glamour, too—from the breathtaking crystal ring chandelier to the marble and brushed brass of the spa bathroom. On the far side of the main floor, there’s now an open and bright gourmet kitchen. This required raising the original seven-foot ceilings and removing the wall that had divided the space into a pinched dining room and dark kitchen. The couple, who love to cook together

and to host their friends and family, made space to entertain a priority. And nowhere is that ideal more evident than in the incredible rec room. Moving from the kitchen, you enter what is affectionately called the “party wing” of the house. It’s separated by a cool corridor of stone and short flight of stairs that spill out into an expansive grown-up playroom. Where there’s now a polished concrete floor, there was once a 13-foot-deep indoor pool. Bryan’s team expertly filled that in, although the homeowners joke, “whenever you have a skid loader on a ramp leading up to your house, it makes you a little nervous. But really, we trusted them throughout the project.” Bryan adds, “At the end of the day, the best part of these kinds of renovation projects are the relationships and friendships that you establish. It truly makes what we do every day fun and joyful.” This joyful revival is truly a masterpiece—a “cozy art piece,” as the homeowners call it. And with the designer, builder and homeowners all contributing, like a mosaic in a Spanish villa, this home is a collective work.
Most of the furniture throughout the home is custom made to blend with the modern and Spanish influence, including these cozy cinnabar-color chairs in the rec room. hauna Ward isn’t afraid of color. Even though the design consultant lives in a white-walled house, it’s a canvas for bold color, texture and art. In her bedroom, she painted the entire ceiling in SherwinWilliams’ Cavern Clay. “The center had been painted navy, which somehow made the room feel small,” she recalls. “This is so bright and cheery. And painting it all makes it feel so much bigger.”
