he coming of spring is guaranteed, but how it chooses to express itself can never be fully anticipated. You might sunbathe on your deck in March and build a snowman in April. In light of these possibilities— as well as the range within—we must be flexible with our expectations. That’s why I was drawn to a number of projects in this issue that balance an indoor/outdoor relationship. You’ll see several ways homeowners can feel the open air while relaxing in luxurious surroundings, including a lanai, a courtyard and two pavilions, as well as a four-season room that holds its own—and lots of plants!—no matter the weather outside. The theme of being grounded also came up a number of times, as the collective peers into 2022 and beyond, looking for comfort and connection. At home, that means a return to the hues of earth and sky, as well as materials and art that generate a sense of place. Textile manufacturers also highlight a trend that seems strikingly familiar. Have you heard the term “grandmillennial” yet? To-the-trade showrooms give us an inside look at what’s coming on page 79. Spring naturally reconnects us with nature after hibernating indoors for months. I look forward to lunch on the patio at Aixois, where the Crestwood Shops just celebrated its 100th birthday (see page 45), and I strongly encourage you all to take an hour’s drive to Topeka to walk through the Kay

McFarland Japanese Garden, a beautiful place of meaning and meditation now open to the public (see page 52). This season in particular makes us want to clean our houses and freshen our interiors. We let the light in, as in the case of a Lowcountry style home on page 102, while some people decide to bring natural materials inside to establish residency year-round—as homeowner and designer Molly Laughlin did after a family health scare led her to redefine, well, everything. It’s a beautiful story, starting on page 124, about getting back to what matters most in life. That message shot through my heart this winter, when my father passed away unexpectedly. He taught me—implicitly and explicitly—about what home means, about caring for nature, about living eff iciently and functionally, and about finding my passion and purpose. I carry these intentions to my work every day, to bring you readers not just another magazine full of pretty pictures, but a versatile and inspirational perspective on life. Our homes are not just shelters; they are full of meaning, and I promise that I will always strive to touch your heart as well as your mind with what I choose for these pages. May we use this moment to emerge like nature does with strength, beauty and grace.

etween the Plaza and Brookside sits one of Kansas City’s first—and still finest—shopping districts. Designed by Edward Tanner, famed architect for the J.C. Nichols Company (which designed many of Kansas City’s most charming homes in the Country Club District), the Crestwood Shops were built to serve the newly developed upscale Crestwood neighborhood. Place of Peace The Kay McFarland Japanese Garden at the Topeka Zoo transports visitors to an authentic Japanese landscape for pleasure and meditation. Words by Andrea Darr | Photos by Matthew Anderson

A

former two-and-a-half-acre parking lot at Gage Park, home of the Topeka Zoo, is now a flourishing scene of beauty. While the concrete may be gone at the surface level, the remains of the once-largest pool in the United States lie deep underneath a bubbling water garden where koi serenely swim. The late Kansas Supreme Court Chief Justice Kay McFarland, who spearheaded the project and for whom the garden is now named, had a passion for gardening and a personal connection to a very specific type of landscape found in a very specific place: Japan. There are trees and flowers in this garden, of course, yet many may feel a sense of unfamiliarity or curiosity. Rocks seem to have something to say here; energy shifts as you cross a bridge over a boulder-lined creek.

L I V E “It is a challenge to explain something you’ve never actually experienced authentically,” says local landscape designer Koji Morimoto, owner of Japanese Landscaping. He worked with GLMV Architecture and KBS Constructors to bring the characteristics that define not only the place but also the feeling of a true Japanese garden all the way to the plains of Kansas. “We wanted it to be as authentic as possible,” says Fawn Moser, director of operations at the Topeka Zoo. “That’s why we built the tea house facing one direction, why rope is used a certain way and why there’s a particular rock along a path.” “The trees and rocks are not just individual pieces,” Koji adds. “It’s all connected, creating specific ideas or emotional feelings.” Those feelings are mainly about family, community and time; the generations both before and after, all gazing at the same hunk of granite or cooling off under an age-old pine. Nature acts as the common denominator throughout each person’s existence.

A zig-zagging wood plank intentionally slows visitors, pacing them through the space. “You don’t want to go directly into the next space or show the whole vision from one place,” Koji says. “If it happens like that, it’s not a good garden. You want some of it hidden, like hide-and-seek.”

“In Kyoto, those rocks have been in the same spot for 500 to 600 years,” Koji says. “Even when I’m no longer here, people will see this garden as I saw it and will appreciate it more.” To achieve authenticity, all the garden’s granite rocks were imported and hand-selected by Koji for shape and size. Limestone, found prevalently in Kansas, would not be a good choice as it will be gone in 50 years, returning to dust, he says. Turtle and crane sculptures aid in the representation of long life and prosperity. An Asian-inspired event center at the pond’s edge regularly welcomes families joining in matrimony and other celebratory occasions. Opened to the public in 2020, the garden is just starting to grow. And Koji notes that it already has a lot to teach about seeing the cycle of life and living with gratitude. “We can feel thankfulness and pure love in this garden,” Koji says. Kay never got to see the garden she advocated for, passing away 18 months into the design process. But her passion lives on here, bringing people together—Koji hopes—for the next several hundred years. “To grow in the community, this is the most important,” he says. “It is a nice garden, but its story is the richness in life.” A Zen garden by the event center features raked rocks and boulders arranged in families to represent wife/ mother, husband/father and ancestors/God. Interesting side note: It is customary for gardeners to water their rocks before company comes over because it enhances the rocks’ colors and you can better see their true nature. “It’s part of a kindness to welcome guests,” Koji says.

WOODS RESIDENCE | DESIGNED BY WENDLANDT & STALLBAUMER ARCHITECTS Situated on a wooded corner lot, this reverse storyand-a-half home of contemporary design by Wendlandt & Stallbaumer Architects presents privately to the streetscape—with exception of the foyer. Once through the foyer and further into the home, the public spaces feature an open plan of vast window walls with 11-foot ceilings, allowing the interior to capture expansive views of the adjacent rear yards, which are both large and wooded. A bedroom and the primary bedroom with rear portico take advantage of these yard views as well. Notable windows of art glass adorn the front elevation while allowing privacy at the interior from the street. The lower level, accessed via an open stair within the foyer, provides additional family and entertaining space, as well as two more bedroom suites that daylight to the rear yard. The stair is a stunning design of metal and wood, also acting as a light well to illuminate the lower-level recreation room. The interior color palette

of black, brown, tan and white is both contemporary and warm. The exterior of the home is set off in blacks and darker brown tones, with stone accents at all four elevations. Lisa Schmitz, Lisa Schmitz Interior Design principal, and her husband Chuck, a developer and contractor, were finally able to create the home they envisioned 11 years after purchasing it. Help was enlisted from Dan Maginn, FAIA, of Dake Wells Architecture to plan the exterior and conceptualize the kitchen expansion. Extensive work was done inside and out, and the 22-month project included a complete renovation of the back corner of the house, allowing for a kitchen island and a large eat-in banquette area with a custom-designed, reclaimed walnut table. Full-height, gray-stained ash wood cabinets contain a bar cabinet and lots of storage. The corner window opens up to the patio with a garden view. A large backyard holds a party patio, where Lisa and Chuck often host backyard concerts with their vintage Airstream trailer as a backdrop. The exterior of their modern Brookside home holds true to its original structure and to the neighborhood style, with the modern windows and dark wood paneling of the addition chosen to complement the Brookside look.

en years ago, Scot Bullock (then owner of The Rug Studio, a to-the-trade showroom in Overland Park) visited Brady Legler’s family home. Scot was struck by the beauty of the Kansas City artist’s canvas and told Brady he was looking for more abstract inspiration than their traditional oriental rugs. “Is that something you’d be interested in?” he asked. From this chance meeting, a strong relationship emerged—one that remains strong today under new owner Phil Aitkin. The first painting made into a rug still hangs over the Legler kitchen table. Tree of Life has bold pops of color and is based on Brady’s colorful Italian family. “It has a lot of color and emotion,” Brady says. “Italians can fight and scream one minute and hug and kiss the next. It seemed fitting to start with that piece, something so personal to me.”

Family is important to Brady, and his grandmother, Nana Lou Legler, has been a force in his work. “Her influence is in my DNA. She came from a very humble Italian background and believed everyone has something to offer. She was kind, nurturing and compassionate. into a room-sized, handwoven, knotted wool and silk rug. “It was so large and impactful on such an emotional piece. The Rug Studio’s level of expertise is mind-blowing to me. I mix my colors by hand and they’re able to match my crazy colors perfectly. When I saw Tree of Life, it looked exactly like my painting—the colors matched exactly.” That’s no surprise to Phil. “We can take a design in any color a client chooses and have a rug weaved. The custom options available are limited only by your imagination,” he explains. The studio has relationships with artisans and weavers in Nepal, India and Afghanistan. These weavers are skilled at using photos or drawings to provide a rendering of the carpet for clients to preview. Justin is a principal and sports practice director at Dimensional Innovations (an experience, design and fabrication firm in Overland Park), and Jen is a self-made interior designer with a background in marketing. They first moved to Lake Quivira 10 years ago when they bought an older home that they renovated, designing and doing much of the labor themselves. Five years later, they sold that home and bought another house in the neighborhood with the same intention. However, with a bigger budget this goaround, they were able to alleviate some marital stress by hiring out most of the construction work. They focused their time, instead, on design and project management, where their skills and experience lie. Turn the page

This 1963 split-level home was a complete renovation. The project involved taking half of the home down to the foundation—and adding a third-car garage and a largevolume living space during the rebuild—to make this the ideal home for their growing family. As a professional in the Kansas City architecture and design industry, Justin not only has a background that has aided in their renovations, but also relationships that have proven to be greatly beneficial. The Woods were able to design and fabricate custom elements like the steel stair guardrail, walnut range hood and bespoke dining room table. They honed in on the style they wanted and ran with it—full-steam ahead. With a pace unheard of in local residential construction, the Woods were able to fully renovate their home in near-record time. “Six months and one week,” to be exact, as Justin recalls. lifestyle, design intent and budget, Jen brought a true love of design and a high level of care to every decision along the way. She was able to integrate the old with the new, farmhouse flair with modern style, and high-end finishes with affordable and functional pieces. Although they love this home they created together, they have already sold it and closed on their next adventure. They’ve chosen a midcentury modern home, again in Lake Quivira, that they will renovate and move into this summer. “We move every five years,” Jen jokes. Their new home will incorporate a similar aesthetic to their earlier projects, but with a bit of eclectic modern flair. Jen, who has just launched her own residential interior design business, will again spearhead the interior design and decor. They’ll also be working with Brandon Froelich at local practice McHenry Schaffer Architecture on the architectural design. Most of the antiques are hand-me-downs from Justin’s parents,” Jen says. “I recently replaced the paper-thin glass with a more durable, thick plastic,” Justin adds, regarding childproofing their design-centric home. Completing the Circle Studio Build summons up classic Drummond style to rebuild a misfit house in a cul-de-sac of mid-century modern homes. Words by Megan Felling | Photos by Bob Greenspan

A

nyone who likes mid-century modern homes in Kansas City knows the name Donald Drummond. He built more than 1,000 homes in the area from the late 1940s to the early 1960s, frequently collaborating with locally famed architect David Runnels. Typical characteristics of the style include post-andbeam construction, vaulted ceilings and large expansive windows that extend interior spaces into the outdoors. Usually a ranch or split-level, these homes feature many wood surfaces and clean lines. Drummond also built several of the flat-roofed homes still seen around town, known today as “flatties.” Mid-century modern homes were considered innovative, yet practical and functional. Drummond has been quoted as saying, “We were not building for introverts; we were building for extroverts. And that was the type

of people we sold to.” His homes continue to be popular today, even inspiring a dedicated following of fans who are attracted to their cool retro vibe. Tucked into a quiet Prairie Village cul-de-sac is a nearly exclusive club of mid-century modern homes, many built by Drummond. When the single house of a different style came on the market, a few of the neighbors—including architect Jerad Foster—banded together to purchase the misfit home and replace it with something that would better complement the rest of the houses. A partner in design-build firm Studio Build, Jerad has significant experience designing and rehabbing Drummond homes. This is his fourth on this cul-de-sac alone. “There is a niche market for mid-century modern and Drummond-style homes,” Jerad says. “There is a limited amount of homes available, and a lot of people are

looking for them. We get several inquiries a week about what projects we have planned.” After posting the plan for this project on his Instagram account, one of Jerad’s past clients reached out about buying the new home. With the addition of a third baby boy, they needed more space for their growing family and the plan was tweaked to include an upstairs with bedrooms for the boys. “We knew we wanted an open plan. We put the most square footage in the spaces we use the most, where everyone gathers— the kitchen, dining and living spaces. We also wanted a first-floor primary bedroom; we didn’t have that in our last house,” the new homeowners say. And with the opportunity to do a teardown and new build, it was important to the homeowners that it fit with the existing homes on the cul-de-sac. “We had Jerad show us the plan in relation to the neighbors and decided to scale it down to blend in better. The whole footprint got slightly smaller, and we tried to minimize the upper floor, where we deleted a sitting area.”

Having worked with Jerad previously, the couple knew they had similar tastes and a common design aesthetic. When COVID hit right as construction began, one of the homeowners had to close his dental practice for two months, which allowed plenty of time for choosing finishes. “The built-in appliances are seamless,” notes one of the homeowners. “We really like the clean lines. The gas cooktop is flush with the quartz countertop; that was a great suggestion from Jerad. And the cabinetry includes hidden storage for the microwave, with soft-close pullout shelves. The Studio Build cabinetry and casework is such high quality. They really are so talented.” Although the style of the home references a bygone era, new construction allowed them to

take advantage of today’s latest technology, creating a more energy-eff icient home than their previous abode. A Lennox energy recovery ventilator (ERV) system, which brings conditioned fresh air into the home, and the tankless water system are two examples. Plus, the reconstruction allowed them to expand notoriously small spaces in older homes: closets and bathrooms. The homeowners got the best of both worlds in design and construction, with a coveted Prairie Village location. “We love our home. T

he best kind of vacation is one that allows you to bring a bit of that same relaxed energy back home. For Erin and Matt Berberich, their favorite vacation spot is

intercoastal South Carolina—but real life is in Overland Park, with two busy jobs and three kids under five. So when planning for their new-build home from Roeser Homes, Matt and Erin knew they needed a Lowcountry state of mind. “South Carolina’s warm aesthetic, the traditional charm and the colors from the environment are beautiful,” Erin explains, “and we wanted to pull that into our home.” To help Erin and Matt achieve that feel, designers Shandy Arend and Abby Humphreys of Collected Living Design led with “light and bright.” Together, they created

a home that’s washed in warm white, grounded by natural oak floors and accented by layers of natural fiber textiles and pops of painterly water colors. “When you think about ‘coastal’ design, there are a lot of different ways you can go, but we didn’t want to do anything that felt too literal,” Shandy says. “There were lots of decisions along the way that all worked together to help tell that story.” Erin and Matt, who love hosting their family and friends for formal dinner parties, wanted to welcome guests into a relaxed yet elegant space. with quartz, the hosts can look over the living space, dining room and outdoor seating area. Shandy and Abby chose a warm brass finish to elevate the kitchen’s light fixtures, and paired them with satin nickel hardware on the cabinets to keep the overall feel more traditional. And in keeping with a classic look, Erin wanted glass-front uppers to showcase collectibles and family heirlooms, like her grandmother’s punch bowl and Matt’s grandmother’s cake plate. When Erin and Matt aren’t spending the evening hosting friends or keeping their three littles entertained, the couple can escape to their primary suite. The bathroom here features a vacation-worthy soaking tub, double-sized shower and marble herringbone tile. Abby says they went through many iterations of the design to get this primary bath just right. In fact, Erin and Matt have made taking their time and doing things right a priority throughout the entire home-building process. Since they only just moved in the spring of 2021, there are a few things they’d still like to do before they call it finished. But they want to see how their young family lives in it before they settle on further design decisions. For now, they’re happy to let life unfold in their new home, unhurried, like a sweet South Carolina getaway. collectedlivingdesign

estled in a private family compound off Woods Chapel Road in Lee’s Summit, a 27-year-old red cedar home perched on a quarter-acre pond has provided abundant inspiration for its owners. A respite from the congestion and hustle of a dense urban environment,

the property has few close neighbors—except for the homeowners’ in-laws—plenty of wildlife and a miniature forest comprising mature pin oak, maple, pine, cedar and bald cypress trees. The space’s earthy tones are complemented by pops of color from accent pillows in the seating areas and the vivid tones of the lush gardens, and an inviting dining space with a table for twelve is punctuated by a metal light fixture the homeowners purchased at the Plaza Art Fair. Six propane heaters and nine ceiling fans ensure comfort nearly year-round, and two televisions stream movies and Mizzou and Chiefs games. Multiple

lighting variations by Adam Lang of Next to Nature spotlight the terraced gardens and landscaping, seasonal pot plantings by Tanner Jones of Colonial Gardens, the pond and the pavilion. The Lake House has provided an entirely different space for the couple to connect with one another, friends and family. “It’s a place for us to thrive, just steps away from our home,” says the homeowner. “We love the energy that’s here and the vision that our design team helped bring to life.”

f you were to create the ultimate home for entertaining, what would you include? That was the question builder Brian Koehler and designer Laura Lovett posed to themselves when they expanded one of Koehler Building Company’s popular floor plans and named it, quite appropriately, The Entertainer. Their answer, which included an array of seating arrangements, food and beverage areas, and recreational spaces, was a jaw-dropping inspiration on the Home Builders Association of Greater Kansas City’s Fall Parade of Homes, where it won Pick of the Parade and first place for Distinctive Plan and Design. The most striking feature of the floor plan is a partially covered four-part lanai that extends luxurious living outside. “Everybody loves the outdoor feel, but this has more of an indoor vibe,” says Brian’s son, Justin, the company’s vice president. “I haven’t seen this done to this level in Kansas City.” He’s not being immodest. Quality fixtures and furniture lend an ambiance of comfort and elegance. Covered portions extend usage even in springtime drizzles, while an open-air lounge soaks up warmth on sunny days. The covered sports bar, highlighted by a trio of TVs, was inspired by Brian’s travels to places like California and Turks and Caicos, where the inclusion of the outdoors is a natural part of the lifestyle. The team considered this blend of beauty and functionality in every room of the house. For example, in the kitchen, they didn’t want partyprep messes to sully an affair, so they designed a high-functioning (and equally stunning) pantry in the back hall with a second oven, sink and coffee bar that could be concealed by a sliding barn door. “We made it beautiful; it’s a hidden gem,” Laura says. “Everything in the house is user-friendly but interesting.”

That is a theme in Laura’s work here. When designing a home without a particular client in mind, designers often make choices deemed “safe.” But Brian and Laura agreed that this was the place to take a chance on new ideas. “We want people to find a sense of unpredictability,” Laura says. “In other words, we want to push our clients but not push them off a cliff.” Laura describes the home’s style as transitional, with modern influences. “It’s a good combination between warm tones and slick surfaces,” she says. While transitional style is certainly trending in our modest-leaning market, this team made several novel choices of note. Brian allowed Laura to coat the media room— including the trim and ceiling—in Kendall Charcoal from Benjamin Moore. It’s a “swanky color,” Laura says, that’s muddy gray with a yellow base. She also used it on the primary bathroom cabinets, where it appears almost blue because of the natural light.

“Lighting is the ultimate accessory,” Laura says. “Back in the day, everything was the same; now it’s not necessarily the same style, but it all marries well together.”

“It’s not a color you would use throughout the home, obviously, but it can be magnificent,” Laura says. The rest of the house is painted in the more neutral and unifying Drift of Mist from SherwinWilliams, which has a tinge of gray undertone. Another detail of interest is the faux painting. (Insert gasp from readers traumatized by the heavy Tuscan influences popularized in the early 2000s.) “Faux painting gets a bad name, I think, from the sponge prints of the past, but it’s almost like wallpaper. It’s an art, for sure,” Laura says. She hired Mary Walker Faux, who continues training in the field with new and updated techniques. In the back hall bath, she presents a geode concept that forms a textural tide across one wall, and in the primary bedroom, a sheen of black striation calls for a second glance behind the bed. Some model homes lose their design steam in the lower level, where allowances for finishes might

diminish, but this team gave the space a strong presence equal to that of the main level. Open shelves flanking the central gas fireplace offer more powerful positioning for prized possessions. “We’ve moved away from built-ins recently,” Justin says. “This is a more modern look.” The same goes for a streamlined bench suspended above the floor, providing either additional seating or storage. The team capitalized on some extra space available in a corner by installing a floating booth and cocktail table. It’s a perfect addition near the bar and glass-encased wine storage. “It could have just been furniture there, but this makes it feel like a restaurant lounge,” Justin explains. “You could play games here or have an intimate conversation.” In this era of increased home usage, this level also includes an exercise room and second laundry room. At every turn, the team defined their objective in the highest standard. “Brian was gracious with everything I wanted to do,” Laura says. “We trust each other’s decision making.” A buyer trusted them, too. The Entertainer’s innovations in livability and beauty helped sell the house quickly.

W

hat happens when your dream house doesn’t make all your dreams come true? If you’re designer Molly Laughlin, you move onward with positivity and a new perspective. A few years ago, Molly, her husband Jeff, and their two sons had a large new home on a bit of land. But life brought the unexpected when Jeff was diagnosed with lymphoma, and the dreams of their family shifted. “I had the house I thought I wanted. It was gorgeous, and I loved it. But cancer opens your eyes,” Molly says. “I wanted to be realistic about how we used the space and got to the point where I wanted ‘less is more,’ without the excess.” Thankfully, Jeff is in remission now, and the family has moved into a new home in Mills Farm that is just right for them. It may be a bit smaller than their previous homes, but that’s intentional: to focus on what matters most in life and to spend more quality time together. This is actually their second time buying a house in the neighborhood, and that was intentional too. They wanted to be surrounded by familiar neighbors, and Molly’s teenage sons—Adam and Andy—wanted to be near their friends.

There’s a joyful mixture of textures, patterns and styles in the primary bedroom. From the seagrass-wrapped bed frame to the wool rug, these pieces made of natural materials—chosen for Molly and Jeff’s previous homes—now offer a comforting familiarity to their new one. 124 | mydesignkc.com | Spring 2022


From the entry of her Mills Farm home, Molly’s love of earthy elements and knack for an effortlessly layered look is evident right away. “I tell my clients, ‘If your friends say, “Your house looks like a model home,” then I haven’t done my job. Because it has to tell your story.’ And I guess I take my own advice,” Molly says.

Joann used techniques to trick the eye in this diminutive space, much like designing a set for a play. And with a goal of maximizing the yard’s limited space, she chose a variety of plants and trees to bring the landscape into the house. Little lime hydrangeas are next to the living room’s windows, brilliant tangerine Gibraltar exbury azaleas lend a pop of color, and there’s lime green moneywort, flowering herbs and perennial groundcovers. Ostrich ferns give a lush feel to the space, and oregano and thyme were added to the rock garden.

“We use every square inch of this house,” Molly says. This living space off the kitchen is where the family gathers in the precious moments when all four of them are home at the same time. They found a spec house by Roeser Homes on a lot near the woods and a walking trail. The idea of a blank canvas might be daunting to some, but not for Molly, of course, who currently works as an interior designer for ML Designs. Using a collection of meaningful pieces—some new, some from their previous homes—Molly has created a peaceful retreat for her family. She’s artfully layered earthy, natural elements for a feeling of groundedness from the moment you step inside. “Each house I’ve done for our family has been very different, from Tuscan to modern to more traditional colonial,” Molly explains. “But out of all of them, this one most reflects my personal style, a relaxed boho.” In keeping with that style, Molly has a lighthearted fearlessness when it comes to mixing textures, patterns and materials. She weaves a style story that includes rattan, wicker and jute to add texture throughout the home. Neutral walls and structured upholstery in the main living area are the foundation on which she layers colorful natural textiles here and playful wallpapers there. Her design ethos is as elemental as the materials she prefers: only incorporate pieces you love, and everything will go together simply because you love it. And she firmly believes there’s room in every budget for creatively blending the high and low. “My philosophy is if you buy what you like, there’ll be a place for it,” Molly says. “People get scared to make final choices in design. But life’s too short; you might as well go for it. At the same time, I think you have to be willing to wait for something that reaches out to you. Find that one thing and work around it.” As she does in her own home, Molly encourages her clients to play, try and fail—and to learn from their experience. “If it’s

not fun, then I haven’t done what I’m hired to do,” Molly says. “It should be enjoyable. Making the bones of a house into a home should be fun and playful.” Molly, who’s generally upbeat and outgoing, has doubled down on this positive, relaxed attitude toward design over the last few years. And as she’s sought to create a healing refuge for her family, she’s seen more and more clients wanting the same. Design pieces that focus on natural materials are comforting by their very virtue; we understand where they come from, and their beauty speaks for themselves. Simple, earthy, a return to what really matters in life. Molly and her family have traded what was perhaps a dream they thought they were supposed to have for one that’s really their own. No more keeping up with the Joneses, she says. “Ten years ago, I probably cared about that. Now, I couldn’t care less. I want quality over quantity. Don’t get me wrong, I also still like to go shopping,” Molly laughs. “But everything in our home has meaning. It’s about telling my own story versus someone else’s. I’m at peace when I come home.” A modern side table with mirrored legs and walnut top is at home alongside woven baskets and a more traditional rug in the primary bathroom.

Molly’s mom scouted the dining table for her at an antique mall. Molly accompanied her mom on antique shopping trips nearly every weekend growing up in southeast Kansas and attributes those outings to helping develop her interest in design.

esigner Stephanie Stroud’s signature move is combining classic and current, a look for which the owner of this Overland Park home hired her when renovating an aging kitchen. The original scope of work included remodeling the kitchen and adjoining hearth room, along with updating the living area and an enclosed library. But after discussing how much the client loves to cook and entertain, the project expanded by relocating the laundry room upstairs—a big boost in convenience to the home’s second-floor bedrooms—and transform the space into a walk-in pantry, complete with coffee bar, built-in oven and ample storage. As Stephanie and her client explored these possibilities, she quickly realized they were already on the same page in terms of both function and flair. “Our visions were consistent from the beginning,” Stephanie says. She describes the overall aesthetic as “moody but timeless.” In the open kitchen, which was completely gutted and redone, dark gray walls and lower cabinets anchor the space. A sleek range, brass plumbing and drawer pulls, and marble backsplash and counters add a brightness that balances the darker hues.

“I love that the client went with marble,” Stephanie says. “People are afraid of using it, but it’s been around for thousands of years and it’s all over Europe. The client wanted to use natural stone and was also fine with the patina that will develop as the material ages.” To better help Stephanie achieve her favorite combination of classic and current, she introduced an eye-catching mix of materials to the kitchen (and throughout the rest of the remodel). Walnut cabinets with glass doors introduce an inventive take on a china cabinet while also breaking up the expanse of marble countertop. And in contrast to other kitchen remodels she’s done, Stephanie opted to diminish rather than highlight the stove hood. “We wanted to focus more on the shelves and stone and what’s going on around the stove,” she explains. While the remodel was underway, the homeowners also had new windows installed. That introduced an opportunity to add windows in the kitchen, replacing a single window with a large bank of windows above the kitchen sink.

THE TRANSFORMATIVE POWER OF DETAILS

The kitchen flows into a cozy hearth room where the clients spend a lot of time, typically with steaming mugs of coffee to start the day. That meant Stephanie didn’t want to necessarily start from scratch; instead, she opted to elevate the hearth room by extending the kitchen’s vibe. A deep green—even darker than the kitchen cabinets—surrounds the two-sided fireplace, which is trimmed in the same marble used on the kitchen counters and backsplash. Above the fireplace, a painting by local artist Chris Dahlquist provides a sophisticated infusion of color that’s highlighted by candlestick-inspired wall sconces.

“The clients love art and are committed to using local art and one-of-a-kind pieces,” Stephanie notes. The splurge of the project? An L-shaped banquette upholstered in plush dark green velvet, the perfect fit for a corner space that also serves as the home’s dining area. The banquette, table and coordinating chairs are flanked by two walls of soaring windows that infuse the space with natural light. The windows’ black trim coordinates with the other dark hues in the room, creating a visual pop against white walls. Despite the abundance of windows, Stephanie paid special attention to one particular area: lighting. “To me, lighting is critical in every project,” she says. “It really finishes the space.” The project continues into the living area, located on the other side of the fireplace, and in the home’s library. In those spaces, Stephanie opted to update them with new lighting, furniture and accessories so that both rooms would complement the newly established aesthetic in the kitchen and hearth room. She applied the same degree of balance in these rooms, offsetting dark and light hues. In the library, which already had dark walls and a dark ceiling, a white concrete coffee table adds an appealing mix of brightness and texture in a way that Stephanie says is almost “the reverse of the kitchen’s color scheme.” It’s safe to say that Stephanie accomplished her “love where they live” goal—and then some—with this project. She credits part of her success to the homeowners, who shared her enthusiasm for the ultimate vision. “They were really dream clients,” she says. “They get it, and she’s also got a great eye.”

ichard Wetzel’s entire career has focused on imagining how to build better—from his time working as an architect on teams redefining the modern sports stadium to his role as an urban planner and general contractor cofounding Centric, which brings buzzy creative energy to large-scale and residential builds and small, specialty projects in Kansas City and beyond. Richard’s professional mantra became personal when he embarked on building a home for his two teenage children, his 79-year-old father, and their beloved golden retriever, Lloyd. His partner, Jen DeMeyer, marketing director for a local tech company, and her children often join the mix too. Since 2014, the single dad has lived in Kirkwood—a bucolic, planned community south of the Country Club Plaza—first in an apartment, then purchasing a townhome and finally settling on a once-in-a-lifetime opportunity to build a bespoke home in the lively urban atmosphere that continually inspires him.

The library quiet zone has private access from David’s apartment to an eight-foot-wide, twenty-foot-long covered patio— outfitted with a grill, table and chairs—that affords views of Kirkwood’s common grounds and lush gardens.

For several years, Richard had his eye on one of two side-by-side empty home sites in Kirkwood. After expressing interest in the properties, he and his company ended up acquiring both lots in 2018, with Centric Homes building a spec home on one and reserving the second for his residence. Although Kirkwood’s design review committee doesn’t have prescriptive requirements for building, both new home designs had to be approved. “Kirkwood’s row homes represent skilled craftsmanship, built of brick and stone in Tudor and Colonial Williamsburg styles, among others,” Richard says. “While the challenge was maintaining the neighborhood’s traditional overlay, there was

a wide latitude to achieve a contemporary look on the exterior of my home, blending it with the period architecture.” With the mission of creating a home where his extended family could cohabitate with an arty vibe, Richard enlisted professionals he admired: Christopher Fein, AIA, LEED AP of Forward Design and Architecture; Kali Buchanan, IIDA, NCIDQ of Kali Buchanan Interior Design; and Tyler Harrelson, who developed, launched and manages Centric Homes. “My firm worked with Centric Homes on multiple high-end residences,” Christopher says. “Richard wanted to collaborate with someone he wasn’t previously friends with to encourage an honest

Between the living space and an all-inclusive apartment specifically designed for Richard’s father, David—who in 2010 relocated from Richard’s hometown of Denver—is an intimate library. Randomly arranged on rift-sawn stained walnut shelves in order of height, the eclectic collection includes books on 1960s feminism, architecture textbooks Richard pored over as a KU student, Harry Potter tomes coveted by his daughter and dog-eared beach reads. “The house is full of dichotomies—art and large open spaces and then a contemplative room like the library,” Richard says. “My mom was a women’s studies professor and my dad a historian and writer. Many of the books are theirs, with others interspersed. The library is also where my father, son and I play chess.” David’s spacious residence-within-a-residence boasts a striking kitchen with a glass island, original framed sketches and more captivating views toward both the courtyard and the Kirkwood gardens. The primary suite is situated across the central bridge walkway, where four alabaster and marble sculptures by David’s father, Nevin, are perched atop columns. “The bridge presented another opportunity to experience art,” Kali says. The home is a sanctuary devoted to daily living, encouraging introspection and reflection for each family member while simultaneously functioning as a seamless space for kids’ friends, parties and galas. But essential for Richard is that the home embodies a continually unfolding narrative, taking its cue from art, chapters of his life, a passion for design, his love of family and Kansas City. “Each component in this house makes a statement, tells a story,” Richard says. “We live here, among meaningful art and design, and we involve the community. One night we’re eating sushi as a family and the next night we’re welcoming guests to a fundraiser for the arts or a social services nonprofit.”
