Recognizing how important it is for our team to understand the client, we strive to bring our construction team into the process at the earliest stage possible. For some projects, this might be at the stage of site selection. By doing so, our construction team has a full understanding of our client, their wants and desires, and can provide input with regard to financial budgets, build out process, and material selections. It is this collaboration and understanding of our client and then coordinating our efforts with the other teams that creates the Split Rock Difference.

The Real Estate Collective carefully hand selects each of our agents and includes them in the process early. EVOLVING WITH ORIGINAL IDEAS AND DIVERSIFIED TALENTS THE LEADERS
Patrick Manning With experience ranging from entrepreneurship, startups to corporations, Patrick Manning brings a vast scope of savvy and practical acumen to the group. His integral contributions have facilitated the sale of several startups and he served as a key executive in the prodigious Cendant Corporation. Behind the calm and humble demeanor belies the wisdom culminated from over 200 real estate projects in 5 countries and 17 states. Property types include golf and ski property, luxury estates, timeshares, high-end fractional and private residence club properties, whole ownership, beach condos, high-rise residences in exclusive locations, and new construction. Patrick also has experience restructuring and reorganizing large businesses. This includes renegotiating existing contracts, restructuring debt with lien holders, and liquidating assets. With a unique sensitivity to loyal employees, care was taken in reassigning and transitioning people- all while balancing the precarious position of keeping large organizations afloat and viable. Innovative thinking combined with a respect for prudent financials, systems, and structure allows for flexibility and adaptability between our teams. Patrick’s primary role is focused on marketing and sales of our project inventory, vetting new opportunities, acquisitions, providing input on land planning, and coordinating efforts between the teams.
Joseph Platt Joe Platt started his career as an attorney, but developed a passion for land development and sales. He was an original proponent of the Entrada community, and was indispensable in the real estate sales of the project. In fact, he was directly responsible for over half of the sales in the first ten years of the project. Joe has an instinctive ability to match prospective buyers to the ideal property. He escalates the role of salesperson to consultant and even a matchmaker. His practical insight has been invaluable in land planning, lot layout, and management of the sales and marketing. In spite of limited real estate experience at the time, Joe quickly became passionate about this unconventional project. He believed that other people would believe in the project and not only want to be part of it, but invest and create lives and experiences there. At the time, the quality and price range of the properties and homes they were designing had never been seen in Southern Utah. In fact, resort, golf or luxury real estate didn’t exist. Through thoughtful, respectful and harmonious design, Joe and the other original founders created their own market and demand. Joe continues to offer his timeless expertise in driving project sales in our organizations. This specialty is unique and very different from other real estate transactions. With an authentic and genuine intention to serve our clients, many lives and generations have enjoyed the experience our incredible communities, their amenities, and our custom homes provide.
After an impressive career as a Chief Financial Officer of a significant corporation, Kent Bylund decided to embrace his creative propensity and threw out the three-piece suits. He redefined himself and was an originator in the highly regarded Entrada Development. He served as a valued visionary to this project, which was unprecedented at the time. In fact, many residents and visitors not only couldn’t comprehend the project concept, but viewed the inherent challenges as insurmountable. Literally almost every square foot you see when you visit the Entrada Golf Course Community is a result of Kent’s progressive vision. This includes all of the land planning, how the lots are oriented relative to the natural topography and views, and even where every rock and plant are placed, Stories of him camping out at various locations on the raw land to perfect the sound of the water features are legendary.
Kent Bylund Kent is literally a master artist and has developed a kindred relationship with the land and knowing “what it wants to be.” Balance and symmetry creates an elegance and a feeling of “home” that comes from an innate, maybe spiritual,connection to the land. His functional and aesthetic perspective have been instrumental in each element, including almost every home that has been designed in the community, the Clubhouse, the Sports Complex, entrances, walls, artwork, water features, pools, and the incorporation of the championship private golf course.

Heidi Skinner Heidi Skinner adds a new dynamic and energy to the team. Leading sales forces through multiple real estate cycles has provided her with a depth of knowledge and wisdom that only experience can provide. Her team has adapted and succeeded through each cycle, achieving local, state, and national recognition. A true passion for real estate combined with a genuine desire to improve lives through real estate acquisition has been a key driver to her success and those around her. An insatiable learner herself, Heidi has always been active in teaching clients, the public, and other real estate professionals across the country. In fact, she is notorious for her abilities in negotiating and facilitating complicated transactions, including short sales and foreclosed properties. Her team’s success in closing short sales is one of the highest in the country. Developing innovative approaches, building progressive systems, and refining problem-solving skills in an ever changing and high pressure environment were honed. With the development of this expertise, Heidi participated in mastermind events and consulted with Fannie Mae, Freddie Mac, and the country's largest lending institutions for several years. In fact, she was a coauthor of a course taught to thousands of agents across the country. Heidi’s current role is creating marketing systems and procedures applicable to different product types and marketing media. Core operational infrastructure has been developed, creating a hub to manage multiple projects, sales teams, and types of real estate. Her focus is ensuring processes are systematized, duplicatable, scalable, and sustainable. Developing additional sales teams and incorporating additional streams of business is also a major objective. Because of her versatility, her role on the team will evolve naturally with implementation and project developments.
