No Revving?
THUNDER BY THE BAY - Rev It Up! “You do not need a therapist if you own a motorcycle, any kind of motorcycle!” Dan Aykroyd No Revving? Are you serious? Once again Thunder by the Bay quietly ROARED into Sarasota raising over $140,000 for Suncoast Charities for Children. This year’s event enables Suncoast Charities for Children to continue providing support to Suncoast Foundation for Handicapped Children, which over the years has constructed area facilities valued at over $20 million dollars. This past year approximately 8,000 special needs children, teens, adults and their families benefited from Suncoast Charities for Children funding. Rev It Up! Research Data Services calculated that the direct and indirect overall economic impact of the 2015 Thunder
by the Bay Motorcycle Festival was $8 Million (an 8.8% increase from 2014) and generated 6,000 room nights in area lodgings (up from 5,400 in 2014). Rev It Up! This year I made it a point to seek out attendees and learn about them. What I found varied but all loved the freedom their bikes provide. One gentleman spent 3 hours polishing his chrome engine to display the bike. He wouldn’t have it any other way. Another was into customizing his bike so there would be no other like his (and he wasn’t done yet?). Others just enjoyed being a weekend warrior and getting the duds out to go with the bike. REAL people. Rev It Up! Riding my own thirty-three year old antique Honda CB750 I encountered the helpfulness of these not so outlaw bikers. Old machines can get cranky. And Saturday night in the cold my bike would not start. It did with the help of numerous bikers giving me the “push” until the bike fired up and Kim Burns and I made our way home. Rev It Up! I can’t wait until next year to Rev It Up! Thank you Lucy Nicandri and all the volunteers that make Thunder by the Bay happen. If you don’t like revving why not take a short vacation while Thunder roars next year? Me? I’ll continue supporting this great event and charity. See you next year! Rev It Up for Charity! CHARITY & WEISS:
Exceptional Real Estate Services With A Global Reach By Lalaena Gonzalez-Figueroa
When they founded their real estate brokerage in 2006, Gabriele “Gabi” Charity and Ruediger “Rudi” Weiss were establishing a company focused on meeting the needs of a diverse – and demanding – clientele.
W
companies are driven by their clients’ evolving wants and needs, and are established on a foundation of outstanding and comprehensive client care.
ith a cache of European clients, the pair recognized the opportunity to assist foreign nationals navigate the complex process of buying, selling and managing properties throughout the coveted Gulf Coast region. Born and raised in Munich, Germany, Gabi was a seasoned educator by the time she relocated to Sarasota. She and her husband Bruce, a tennis pro originally from New York, came to the area as seasonal visitors. “I had a great-uncle in Sarasota, and we started visiting him here during European winters,” Gabi recalls. “Bruce and I fell in love with the climate, the people, and the lifestyle.” While the couple maintained their residence and professional pursuits in Munich, they purchased a home on Siesta Key, establishing roots that would eventually grow too strong to sever. In 2000 they arrived in Siesta Key for good. By then the couple had amassed a small portfolio of investment properties. “We were renting them out, primarily to Europeans,” Gabi says. “At some point, those renters began to ask about buying their own properties.” It made sense, she adds, to pursue her license and continue to nurture the relationships she had already established. So in 2001 Gabi launched her real estate career in earnest. It didn’t take long for her business to flourish. “I didn’t intend to become so
extensively involved in real estate,” she acknowledges. “But once I got started, people kept coming to me through referrals. And I love it!” In 2005 another German national was making his way to the sandy shores of Sarasota. Rudi Weiss left his position as an executive manager in the real estate department of the Dresdner Bank AG in Frankfurt. His corporate-level experience and exceptional client-care skills made him an ideal fit for a career in real estate sales, and he quickly established himself as a knowledgeable professional. By then Gabi had launched her own brokerage and Rudi, who originally joined as an agent, went on to earn his broker’s license and became her professional partner. CHARITY & WEISS International Realty LLC was founded in 2006, with the launch of Prime Property Management following in 2007. Both

“Our way of doing business is a little different,” explains Gabi. “Many of our clients are coming into this country without a keen understanding of the language and customs. While some are looking to relocate permanently, others are purchasing vacation homes or investment properties. As such, it’s not uncommon for our clients to spend short amounts of time here, and we’re responsible for getting a lot of business accomplished during those windows.” Their mission, says Gabi, is to partner with their clients in every aspect of real estate, and beyond. “Sometimes we are helping our clients purchase cars, find a doctor, or start a business. We’ve put together a wonderful group of referral partners who are able to assist our clients in achieving many of their objectives.” At CHARITY & WEISS and Prime Properties the emphasis, says Gabi, “is on quality rather than quantity.” She explains, “Our comprehensive services are designed to make business as easy and stress-free as possible for our clients. We continue to examine every aspect of what we do, and look for opportunities to facilitate a great experience, every time.” This is reflected
in the brokerage’s culturally-diverse population of real estate professionals, its ancillary products (including a German-language tour guide that allows non-native English speakers to enjoy the wealth of amenities that the Sarasota region affords), and the range of real estate services that the brokerage offers. “We sell across the board,” notes Gabi. “From $100,000 condos to luxury waterfront homes to commercial properties, we are here to work with every client’s unique wants and needs.” Their brokerage reflects Gabi and Rudi’s commitment to excellence. A boutique firm with an emphasis on personalized and attentive service, CHARITY & WEISS houses a select group of real estate professionals whose values are in alignment. “We don’t view ourselves as a group of competitors,” says Gabi. “It’s critical for our clients that we maintain a collegial and collaborative structure. Everyone here has a tremendous work ethic, a great knowledge of our market, and a desire to provide our clients with the highest level of representation and care.” Because CHARITY & WEISS works with a culturally diverse clientele, the brokerage has become home to an array of languages. “We have agents fluent in German, Swedish, French, Spanish, Czech, Slovak and English,” observes Gabi. “And we are always open to more.” They are a highly qualified group, the agents and brokers of CHARITY & WEISS, with a list of credentials as long as the coastal region. “Rudi and I are perfectionists,” smiles Gabi as she explains her passion for ongoing education. “Whatever we do, we want to do it well.” Through classes and seminars, she says, CHARITY & WEISS’s agents are upholding their commitments to excellence, and to providing their clients with qualified and knowledgeable services. “It’s an investment,” she acknowledges. “A worthwhile investment.” With greater knowledge comes greater power; this became evident in Gabi’s public campaign to improve canal access rights in one local neighborhood. “I’m unhappy when people aren’t treated fairly,” she asserts. “When my husband and I realized that we had limited access
to a canal within our community, we decided to do something about it.” The five-year process that ensued wasn’t an easy one, but Gabi’s initiative ultimately prevailed, and community residents were granted rights to their shoreline and boat dock. “This helped increase our property values, quality of life and has contributed to the beautification of our neighborhood,” she says proudly. “It was worth the fight.” Rudi’s passion for real estate has taken a different path; his amiable personality and professional know-how have earned him a spot as one of the featured Realtors on HGTV’s “House Hunters” show airing in Germany. Gabi, too, has appeared on the show. In December, Rudi completed the first segment of a new German TV show called “Goodbye Deutschland”.
The second segment will film this spring in Sarasota. In the summer, a new format for the German HGTV show will start filming concentrating on luxury properties. Look for Rudi there too. Their brokerage continues to thrive, and Gabi offers an interesting perspective on her professional relationship with Rudi. “A business partnership is like a marriage,” she says. “It’s not always easy. Rudi and I come from different backgrounds and approaches, but we share a similar vision, and a commitment to conducting ourselves with the highest standards of ethics, quality and service. As we grow, we will continue to build upon what brought us together in the first place: real estate solutions for an international clientele.”

Inside the NBA’s New Style Wars By Becca Smith In this REAL Style report we share the 10 NBA players with the Best Style. Some of the players on this list are not only considered to be some of the best-dressed men in the league, but in the world. Checkout REAL Style list of the 10 Most Stylish NBA Players:
I
t may be MARCH MADNESS on the college scene, but all the madness in March will be on the most fashionable men of NBA basketball! The NBA has come a long way from oversized throwback jerseys, and multi-colored fitted caps that dominated the late nineties and early twenties. Players today are more comfortable wearing high end brands and straight off the runway. The rivalry among the NBA’s elite has spilled off the court and into an arena where athletes have historically feared to tread: high fashion. Players are now showing up for games wearing leather pants, lensless glasses, and printed silk shirts. Take notice, basketball’s biggest names—Russell Westbrook, Kevin Durant, Kobe, D-Wade, LeBron are turning the league into a runway for the world’s tallest peacocks. We know they have endless talent on the court, but now they have skills in their closets. LeBron James is always looking sharp, as is Dwyane Wade. Not to be outdone, big guys like Shaq and Amar’e Stoudemire also know how to present themselves. For whatever reason, NBA players have always been a stylish bunch. Whether we’re talking the funky fashions of the 1970s or the different ways that today’s players choose to spice up the NBA’s dress code, basketballers have always seem to be dressed at the height of fashion.
• When Carmelo Anthony is not dominating Madison Square Garden, he can be caught around the world at different fashion events. His style as simple and classical. He has stated that his favorite fashion lines include Simon Spurr, Thom Browne, and Rag & Bone. • James Harden established himself as one of the best players in the league last season. Though his fashion game might be slightly overshadowed by his ex-teammates Russell Westbrook and Kevin Durant, Harden still has fashion sense. Some of The Beard’s favorite brands are 7 For All Mankind and Christian Louboutin. • Dwight Howard, is like Superman where he changes from a mild mannered and often bespeckled citizen off the court, to a genetic freak capable of seemingly impossible athletic feats, on the court. During the offseason, Howard cannot only be found attending runway events but also modeling for them. Dwight’s favorite brands include Ralph Lauren and Armani. He is also currently a spokesperson for Armaan Swiss diamond watches. • Unfortunately, Amar’e Stoudemire was battling a litany of injuries during this last season, but his fashion did not suffer. Amare is known for his love of Gucci and his extensive collection of Waraire Boswell custom apparel. • Kobe is one of the greatest basketball players to ever play the game and a style icon. His time spent living in Italy may have helped influence his impeccable style. Kobe’s favorite items include dark pallet V-neck sweaters and custom made suits.

• Kevin Durant has few weaknesses on the basketball court. He also has few weaknesses when it comes to style as well. Durant can often be seen wearing geekchic glasses and tailored suits complete with a vibrant pocket square. • King James not only has a dominate style on the court but also off of it. Lebron has appeared on the cover of numerous fashion magazines and is a creator of trends. Lebron’s favorite clothing lines include Ralph Lauren and Michael Bastian. • Russell Westbrook, the other half of the powerful Thunder duo, will be spending more time wearing high fashion clothing than a NBA jersey over the next few months. This year, GQ magazine rated Westbrook the 24th best-dressed man in the world. His favorite fashion lines include superdry and Black Doc Mates. The Thunder’s hyper-athletic guard is known for pushing the boundaries of fashion, and much like on offense, loves being the center of attention. • D-wade is a perennial all-star in both the league and in the fashion world. This year, Wade was rated the 12th best-dressed man in the world by GQ magazine. Rocking clothes including form fitting suits with pants hemmed above the ankle. Much like Westbrook, Wade is not afraid to take chances when it comes to fashion. He can often be spotted donning pinstripes and polka dots • When it comes to fashion, Tyson Chandler is in a league all of his own. Chandler describes his personal style as Amish chic. He can often be seen sporting an Amish style with a form fitting suit jacket. This year Chandler was rated the 8th best-dressed man in the world by GQ magazine. Chandler not only wears high fashion clothing he also participates in the design process. The NBA Style Wars are well underway, and these top 10 NBA superstars are the center of it all.

Breathe In A Healthy Lifestyle: It’s A Matter Of Technique By Kimberly Burns, OTR/L, CLT
K
imberly Burns, is an Occupational Therapist with 14 years’ experience working with clients ranging from infants to the elderly. She has always had passion for wellness and what she could do at home for herself to manage pain and delay disease processes. Her recent certification in Lymphedema Therapy has provided her further incentive to focus her business around preventing disease and halting its progression. Many people know that breathing is important, yet are unaware of the importance of how you breathe. When you think about it, a few key words like “pursed lip breathing” or “deep breathing” may come to mind. An important muscle to breathing is the diaphragm. a body partition of muscle and connective tissue; specifically: the partition separating the chest and abdominal cavities in mammals, according to merriam-webster.com. It assists in breathing through movement. Most of us don’t really know how our breathing apparatus works or why it would be beneficial to learn more about this amazing resource we all have to boost our own health. Accessing breath as a tool is a great mind and body connection. Use it to enhance health by learning a variety of different techniques and apply them to the different needs of your body. My favorite breathing technique is called diaphragmatic or abdominal breathing. Diaphragmatic breathing is a specific type of breath someone may use to help induce relaxation by stimulating the parasympathetic nervous system through the vagus nerve. The vagus nerve controls your relaxation response. To help stimulate this nerve to send a calming response, you can use diaphragmatic/ abdominal breathing. Or you can sing! The diaphragm is your primary breathing
muscle AND it is the central pump for the lymphatic system which is a subset of the circulatory system and functions to support every other system in the body, including the immune, digestive, and nervous systems. Pulling your diaphragm down initiates the suction of lymph fluid for return to the circulatory system and stimulates the vagus nerve for relaxation. To do this type of breathing, you need to soften the belly to allow it to rise and fall appropriately when you breathe. Place a hand on your belly and breathe in slowly through your nose so that your stomach moves out against your hand without resistance. Then, gently tighten your stomach muscles, letting them fall inward as you exhale through your mouth. You just took a diaphragmatic breath! Try it when you want to de-stress. Pilates also uses diaphragmatic breathing at the start of a session to “warm up the core”. While most of the time diaphragmatic breathing is very beneficial, doing it wrong or if you have certain conditions could have ill effects. The vagus nerve controls the relaxation response of your heart and some head and neck muscles, so compressing it for a long period of time may make you feel light-headed or dizzy. Another favorite breathing technique is deep breathing. This is where a person would begin breathing through their nose, inhaling deeply with some focus on abdominal movement, yet the goal is to fill your lungs slowly. When you feel you have inhaled what you are able, exhale through your mouth. Some people like to exhale with pursed lips and others like to add a vocalization. I tell my clients to sigh. This vocalization acts as additional input to the lungs to promote calming. Deep breathing like this can improve the elasticity of the secondary inhalation muscles of the chest, pectoralis major and

minor and the serratus anterior, which can be found to be tight in many people as we use those muscles to help hold us upright. Using a modified deep breath with a focus on exhaling when you are initiating standing up from a chair can give you more strength by utilizing your core to accomplish the task. There are many different types of breathing techniques out there, meditative breathing, yoga breaths, mouth breathing, nose breathing. You will also find a variety of different instructions on performing breathing techniques. What’s important is learning the proper techniques for your health and body. As you are learning and experimenting with different ways to breathe, it can be extremely helpful to consult a knowledgeable professional. Learning how to breathe correctly can be very difficult. It’s hard to keep it all straight -- coordinating when you breathe in, when you breathe out, and for how long. With proper instruction, you can be taught to bring it all together and introduce these new techniques into your lifestyle. . Breathing is so simple to do and can have such huge benefits to your overall health and wellbeing. When clients tell me they’re skeptical that they can change the way they breathe because they’ve been breathing a certain way for their entire lives, I tell them it’s never too late to try something new!

FIFTY SHADES OF GRAY
I
t is seems that today’s men generally dye their hair for three reasons. Many want to conceal the strands of gray hair creeping into their hairdos. Others want to change their look and add a little excitement to their style, or make a statement of some sort. But before you start coloring your hair, there are a few points you should keep in mind regarding hair coloring products. WHICH COLOR First of all, there are three major levels of products you can use to color your hair: A Level 1 product is called a Semipermanent color. This will add color to your hair without drastically changing its natural color. Level 1 products are generally used by men with 50% gray hair, or those who want to slightly enhance their natural color. This type of product typically last for 6 to 12 “shampoos” and does not lighten your hair permanently as they don’t contain ammonia or peroxide. A Level 2 product is called Demipermanent color. Level 2 products have a color enhancement factor, which is a little more visible than that of first level products. The color should last around 24 to 26 shampoos, depending on its strength. In general, it is used to blend and cover up gray hair. Finally, a Level 3 product is known as Permanent color. Permanent colors are, as you might have guessed, permanent. Men seeking a significant change in hair color should use these. At this level, it would be wise to consult a professional colorist because the process often involves more than one step. Your hair might need bleaching, or a more complicated double coloring process. Because the color is permanent, you’ll also be obliged to touch up your roots every 4 to 6 weeks as your hair grows back.
By Sheila Venancia
WHAT TO DO Now, before selecting your hair color, let’s go over the pros and cons of getting the job done professionally versus doing it yourself with an at-home kit. I cannot emphasize enough, it is always recommended that you consult a professional colorist before attempting to dye your hair on your own, especially if the color change requires double process techniques, bleaching or toning. A colorist has all the tools and knowledge to get the job done right the first time. To find a qualified hair colorist, ask friends or acquaintances for references.
A FINAL SUGGESTION If your hair is very gray and you are considering coloring it to anything darker than a medium brown make the change in phases. Start with a light shade of the color you eventually want to end up with. Live with it for 4 to 6 weeks and then, if you still desire a darker shade or color, see your hair stylist for another color treatment. By then your roots will probably be in need of a touch-up anyway. You may even consider extending this phasing in of your color change over more than two treatments. This will allow for a “not so obvious” transition that won’t have your friends
MAINTENENCE TIPS 1- Use a shampoo and conditioner specifically designed for color-treated hair.
doing double-takes when they see you next, but instead asking you “what’s your secret, you look so much younger lately”.
2- To avoid your hair color from fading in the sun, make sure to wear a hat or appropriate sunscreen (i.e. hair products that contain UV protection) when exposed. 3- Your hair should be dampened with spring water before getting into chlorine; this will help dilute the chlorine, which normally damages hair’s color.

Robert Stettler and David McLaughlin
NO HORSING AROUND Based in Brookfield, Wisconsin, Inlanta Mortgage is a thriving mortgage banker in business since 1993. They offer Fannie Mae/Freddie Mac agency products, as well as a full suite of jumbo and portfolio programs. The company is an agency approved lender for Fannie Mae and Freddie Mac, FHA/VA, FHA 203K and USDA. Inlanta Mortgage also offers numerous state bond agency programs.
W
hile Inlanta Mortgage may be relatively new to the Florida Suncoast, Team Stettler’s Robert Stettler and David McLaughlin, are two of the team’s industry veterans who bring a combined fifty plus years of experience in residential mortgage lending and real estate transactions to the firm. Their mission is, and always has been, to provide their clients, referral partners and associates with an exceptional experience. Robert Stettler grew up outside of Philadelphia as an only child. His mother, a single mother, worked in the banking industry. As such she was dedicated to her career to provide for her son. Outside of work she made sure Robert kept his focus and stayed on the straight and narrow. Fatherless, Robert’s grandfather filled the void. “My grandfather, a manager at a shoe store, was also a hard worker. He was always the first one to work and the last one to leave. Nothing was complete until the customer was happy,” Robert
shares. “I went to work with him every day when I was young. It taught me what work ethic was all about, and also math. I could work a cash register at the age of 5 and give correct change every time,” he says smiling. David McLaughlin was also born a Philadelphian. His parents moved to Sarasota when he was five. David loved the beach and playing sports, something that later would play into his career. His father, now working at the Ritz Carlton Golf Club, instilled the importance of work ethic into the young lad. “My father is the hardest working person I know. He always insisted on working hard and getting an education. I was the first person in my family to go to college and he worked hard to give me that opportunity,” David reflects. “He worked hard to send me to St. Martha’s and Cardinal Mooney and made numerous sacrifices so that I could have a better life. I love and respect him for the values that he instilled in me,” he adds.
David sums his mother, a care giver now retired, as “Kind and loving. She always reminded me about KARMA. If you do something nice for someone it will always come back ten-fold. Furthermore she taught me to treat people as I would want to be treated. That always stuck with me. I apply that principle every day in my business.” For entirely different reasons Robert and David attended Temple University, where they ended up as roommates. Robert chose the school because of proximity to home and their business school. David’s passion for sports landed him there as a Division 1 field goal kicker. Robert entered the finance industry with American General Finance after graduating from Temple. After five years he began his mortgage career with Green Tree Lending. His love of working with numbers coupled with the satisfaction of helping people get the loan they needed to secure their home drove him to the mortgage field. An inquiry from Wells Fargo brought him to Sarasota.
27 | REAL EXCLUSIVE | GetRealExclusive.com
he says with a smile. David continues, “As a former athlete it was rewarding giving back and teaching the boys values of hard work, discipline and life lessons. Now I watch my son play soccer at IMG.” Married to Jennifer, Robert has two sons, Radik, a rower and Alec, a cross country runner. How does Robert unwind? He likes to run, cook, read, watch sports and snow ski. Locally he is Chairman of the Board and Board President for the Sarasota Scullers Youth Rowing Program.
During the downturn, as others fled the business, Robert’s business at Wells took off. He went from closing 150 mortgages a year to over 400 during that time! “It’s very, very rewarding to see how happy people are when they get the keys to their house. The day someone buys a home it is their dream home and there is a ton of excitement whether it is a $60,000 first home purchase or a multimillion dollar estate, it’s all the same to the buyer. It is their home and future place to create lasting memories,” Robert says. Asking what is the most important personal satisfaction he gets from completing a mortgage?, he quickly answers “Getting a person into their home on time. Making it all happen while controlling the process to ensure things go well.” Before entering the mortgage industry David was a successful Realtor in Sarasota. In 2008 he opened Cityscapes International Realty Group of Longboat Key. It was a small high end boutique that specialized in residential and commercial real estate. “When people were closing their companies, I embraced the change and opened Cityscapes. That experience made me a better person and it led to joining my college roommate Robert Stettler in the mortgage industry.” In December 2011, David teamed up with Robert at Wells Fargo and Team Stettler was formed. “I always liked numbers and enjoyed helping people. My slogan while a Realtor was to
enhance the economic well-being of my clients. When the opportunity to get into the mortgage business presented itself, it was a good fit.” Asking the same satisfaction question David answers, “I love making a difference. I consider myself the concierge of the mortgage process. I enjoy simplifying the process and educating the client so that they can make the best decision for themselves. It is a great feeling when the customer gets the keys to their dream home. Very satisfying.” At Wells the duo and their team flourished, setting a standard for other mortgage professions to aspire to. Prior to Inlanta Team Stettler was the number one mortgage originator for units produced at Wells Fargo four years in a row for the entire State of Florida. They also ranked as high as ninth in the nation for all Wells Fargo loan originators. David shares, “Experience matters. In today’s complex lending environment it helps to work with a team that has closed more than 6,500 loans. We get the job done.” Outside of work David likes to spend time with his family. Along with wife Kristen the couple have two children, son Zack, a sophomore playing soccer at IMG, and daughter Sofia, a student and model. He enjoys traveling, snow skiing, working out and walking on the beach. “I also enjoy watching and playing sports. I was a youth soccer coach for nine years. It’s fun watching my former players have success at the high school and club level,”
28 | REAL EXCLUSIVE | GetRealExclusive.com
Robert’s passion is horse racing. “I love horse racing. Every year I go to the Kentucky Derby, Preakness, Belmont and Breeders cup,” he beams. How did he get started? His grandfather and great uncle took him to the horse races every weekend. In 1997, at an auction in Ocala, he bought his first horse. Problem was he had never owned a horse and didn’t know what to do, but the good folks in Ocala helped him out. Now raising his own thoroughbreds in Ocala, Robert travels to Miami to watch his horses race.” David, with a seriousness on his face shares, “This business is always evolving, more so than ever. The Frank Dodd financial reform act changed the way mortgages are done. There are more changes coming. We are always up to date and help and ensure a smooth process for our customers.” Robert closes with, “We want to be your home financing partner that you trust to serve your friends, family and community.” Team Stettler, now setting the bar at Inlanta Mortgage.

Our work in the small classrooms was thrilling and lifechanging, and performing with the Rep Company introduced us to the vibrant arts community in Sarasota. We want to marry that exciting, small-scale work with the incredible patrons in the region.”
Audiences are assured of being in close proximity to the performers at any seat in the theatre as the entire interior measures just 39 feet by 24 feet. “The intimacy of the space offers a different type of experience,” offers Brendan. “This isn’t a theater where you can disconnect and disappear into the darkness, 100 feet from the performance. At Urbanite, you’ll share the same room as the performers, you’ll breathe the same air. You’ll experience the stories we tell, not just watch them.”

undiscovered pieces by great writers to the stage and to work and collaborate with emerging talents in all fields. Their youth and adult education programs further the duos devotion to cultivating an artistic community of curiosity, honesty and passion. To say that Brendan and Summer are excited about the initial series of plays would be an understatement. The two reviewed over 200 scripts, almost entirely new works. The three playwrights they chose are young, brilliant, and in their opinion, on the verge of stardom. In a testament to each of the play’s complexity and nuance, it would be difficult to broadly categorize any of them. CHICKEN SHOP is a serious and affecting script, sprinkled with the painful, awkward humor from family dysfunction. REBORNING is equal parts charming and suspenseful, with a devastating look at what it means to be motherless
and childless. ISAAC’S EYE is a fantastical, clever, and madly funny retelling of two of history’s greatest scientists. There is no doubt audiences at Urbanite this summer will leave feeling challenged, delighted, intrigued, disturbed and affected. The cultural community in Sarasota boasts a litany of big city arts organizations and institutions, but the two believe downtown Sarasota is missing one crucial ingredient: intimate, small-scale theaters producing cutting-edge work. “Theatre isn’t just for the elite. We are bringing affordable productions that challenge our community at large, while remaining accessible to inexperienced theatergoers. Urbanite Theatre won’t just produce compelling live theater, we are creating an exciting destination on the Sarasota social scene,” Summer closes with.

Closing Costs and Their Impact on Overseas Buyers By Patricia Tan
I
am writing this article from a cold, dreary and very gray England, where I just showcased Gulf Coast properties at a property exhibition attended by my fellow Brits who are interested in purchasing their very own place in the sun. A quick look out of the window and glance at the thermometer tells me why! One of the questions I encountered a lot during the property show was “Exactly how much will this home cost me?” A reference to the dreaded closing costs local buyers are so used to seeing on statements when they purchase a home. This article will be published during what is traditionally one of our busiest months for closings – a time when snow bird purchases made during the winter months all come to fruition. So what better time to make a quick recap of those costs parties to a real estate transaction may be asked to pay at closing. Title insurance is one of the key costs we encounter in a real estate transaction. Who pays for this may be negotiable as one of the contract terms. The cost of title insurance is fixed, so there is no opportunity to shop around to find the best value coverage. As a general “rule of thumb” the cost of title insurance can be estimated at $550 per $100,000 of the property sales price.
Customary Seller Paid Closing Costs
1. 1. Doc stamps on the deed are .70 per $100 ($100,000 = $700) based on sales price 2. Real estate commission 3. Payoff existing mortgages 4. Recording fee and processing fee for satisfaction of mortgage: $25 per recording 5. Taxes prorated from January 1 to date of closing Customary Buyer Paid Closing Costs 1. Recording fees: $10 for first page; $8.50 each additional page (mortgage can range from $75-$125) 2. Doc stamps on mortgage at .35 per $100 based on mortgage amount ($100,000 mtg. = $350) 3. Intangible tax on mortgage at .002 x mortgage amount ($100,000 mtg. = $200) 4. Simultaneous issue title insurance (lender’s policy): $25 5. Buyer’s closing fee: $350 6. Endorsement charges: Around $45 each with some exceptions

7. HOA or Condo dues and application/transfer fee if applicable 8. Survey: $350 and up 9. Termite inspection: $65 - $100 10. First year homeowner’s insurance & flood insurance, if applicable 11. Mortgage Escrows: including taxes, homeowner’s insurance, flood insurance 12. Prepaid mortgage interest from the day of closing through the end of the month 13. Courier & shipping fees if any incurred 14. Loan origination fee & discount points: Depends on Lender 15. Tax service fee: around $75-$100 16. Lender underwriting fee: $250-$450 17. Flood certification: $20-$30 18. Assignment of mortgage fee: $18.50 19. Buyer’s Home Inspection: $250-$500. This will vary depending on size and construction of home, pool, and other factors. So how do these fees stack up for buyers coming to Florida from the United Kingdom? France and Spain are the most popular destinations for British buyers looking for their home in the sun. These countries are attractive because of their warm climates and their proximity - shorter travel times are important if you have limited or shorter vacation opportunities. Costs in France vary depending upon the age of the property – they can be as low as 2% of the purchase price, or as high as 20%. In Spain, buyers expect to budget up to 15% for their closing costs. Overall, Florida stacks up well in terms of our closing costs, but we may lose out when it comes to long travel times and rising air travel costs. NOTE. All fees are approximate. Some apply only to transactions that include a mortgage, and other lender fees may apply. Check with your mortgage provider. For new construction contracts, additional closing costs may apply. Check with the builder. Patricia Tan Coldwell Banker Residential, Real Estate (941) 504.9232 Pat@PatriciaTan.com
