In our last column, I wrote about Modern Design, so I thought it might be interesting to further the discussion and specifically focus on Sarasota itself and “The Sarasota School”. It is interesting to recall that this “modernism” is now more than 50 years old! While that is certainly true, it is also true that as one drives around Sarasota and occasionally sees these houses and buildings from that time, they retain a freshness and originality that is still stunning and inspiring.

In an earlier time, Sarasota was a beautiful, but unknown, little town on the water. The glorious climate, lush sub-tropical foliage, access to the Gulf and the Bay were all attractions that made the area compelling, and still do. But back in the late 30’s, 40’s and early 50’s, getting here was more difficult and time-consuming. Nonetheless, the draw was compelling and an increasing number of people of reasonable wealth and progressive outlook began to search for a place to spend winters and retirement. These people were looking for a place that would provide shelter and comfort, but also that embodied the new spirit of that era. The world was seeing an emergence from the Depression and a new optimism was growing. They wanted a fresh vision, something new and original. There was a small group of talented, energetic and artistic thinkers who had found Sarasota and were welcoming others with their new ideas.

Rudolf became the creative force in the office, while Twitchell had the marketing, construction and office administration resources already in place. In the later 30’s and early 40’s, these two started to put Sarasota on the national map of places of architectural interest. Their houses and buildings became published in the national press with some notoriety and great interest. One of their notable contributions was a spirit of experimentation and innovation. Some of the houses are still standing and provide a great lesson in the wise and efficient use of space, respect of sunlight and the use of natural ventilation. Among these was a young architect, Paul Rudolf, who was starting his career. He was bright and creative, but young and inexperienced. He found employment with another architect and builder, Ralph Twitchell. Twitchell provided the young designer with the guidance, experience and mentoring that served him well for many years.

What has the renowned oil well firefighter, Red Adair, got to do with the world of international real estate? Read on!. As we welcome winter visitors to our balmy, sunny shores, we hope they will stay a while and enjoy the Florida lifestyle. Many will enjoy it so much that they will look to purchase a home they can use for future vacations or retirement, taking advantage of bargain prices and low mortgage rates. A large proportion of those visitors will be from other countries – Canada, United Kingdom, Germany and even as far away as Australia and South Africa, to name a few – they will enjoy the added benefits of favorable exchange rates against the U.S. Dollar. Many of our international visitors will approach a real estate purchase with some trepidation. Unsure how our real estate market works, and knowing only that the process of buying a property here must differ significantly from the customs in their home country. The smart buyers will look for guidance from professionals who understand how to work with international buyers, and help them avoid the many pitfalls which may be encountered along the way, such as understanding Federal tax consequences of a purchase or sale, currency considerations, implications for property tax and homeowners insurance, immigration strategies. An international real estate professional will already have relationships in place with other local professionals in these related fields, and be able to work as a team to meet a client’s personal and real estate objectives. So how can buyers identify a real estate agent who is skilled in international transactions? The National Association of Realtors (NAR) has more than one million members and saw the need to differentiate those who wished to work in the international marketplace. Several years ago NAR introduced the designation of Certified International Property Specialist (CIPS) and developed a seven day education program to give their members the knowledge and tools to effectively work with overseas clients. NAR has made the same education available to real estate professionals outside U.S.A. laying the foundation for international real estate practitioners around the world to work from the same foundation. Members of the CIPS network now span 60 countries, so the search for professional assistance could

actually start in a buyer’s home country! Here in the United States, CIPS designees make up less than 2% of the Realtor population but there is a heavy concentration in areas that attract a lot of foreign investment, such as Florida. Buyers can locate a CIPS by referring to NAR’s website, calling or visiting the local association of Realtors or any real estate office. In addition to NAR’s CIPS designation, some real estate companies have introduced their own training and certification programs aimed at international practitioners. In our local market, Prudential Palms Realty and Prudential Lakewood Ranch Realty have established a program that enables their associates to become International Property Professionals – a series of classes and ongoing education designed to keep agents abreast of issues that may affect an overseas buyer of property. Prudential is an international brand, known in many countries around the world, and this program supports their solid reputation for service and commitment to customers. Education is certainly the key. It’s no longer enough for a real estate agent to understand the properties and neighborhoods in their market. They must be up to date on market statistics, possible contractual issues, how to deal with distressed properties, manage the challenges associated with financing and much more. In a transaction that involves an international buyer or seller of real estate the knowledge and skills required to ensure a successful transaction are so much greater, and buyers are hungry for information to support their buying decisions. To help buyers feel confident about investing in our real estate market, the Prudential companies will be holding free seminars in Sarasota and Lakewood Ranch during March. Joined by partners from the fields of international tax, real estate law and finance, the company’s international experts will present an informative program for international buyers and homeowners from other countries. So why should buyers and sellers of real estate take a lesson from Red Adair? Why did owners of blazing oil wells employ Red’s skills when they could have found other people to put out fires? In Red’s own words: “If you think it’s expensive to hire a professional to do the job, wait until you hire an amateur”. In other words, take advice now, work with a professional and avoid mistakes that could be costly in the future!

Mark Miller and Westwater Construction:

The Pursuit of Perfection By Lalaena Gonzalez-Figueroa

After two decades in the business of distinctive home building, Mark Miller maintains a sense of curiosity and idealism that keeps his approach –and his workfresh. His hands-on approach to business began long before Mark founded Westwater Construction. “I’ve always had an interest in the mechanics of things, understanding how they were built,” he recalls. As a young man he crafted everything he could: playhouses, motorcycles, boats. He went to work with one of the largest roofing contractors in the State of Florida before launching his own homebuilding firm. So often, people think of homes primarily as shelters; our clients traditionally get more out of their homes than they ever dreamed they would.” Though he has built a reputation as a high-end luxury homebuilder, Mark notes that current green trends are inspiring significant shifts in the wants and needs of his clientele. “There has been a change in attitude about how space is used,” he observes. “More than ever, we are building homes for individuals who want to use every inch of space. There’s still a huge emphasis on luxury and the aesthetic element, but we are also incorporating more and more functionality into our floor plans. Large, showy spaces are giving way to streamlined designs.” It’s a trend that suits Mark and the professionals at Westwater Construction. “What we are seeing is that we can preserve the quality and beauty of a home while reducing waste,” he says. “That gives our clients more home for the value, and it reduces the environmental impact we make.” Green building remains a much talked-about issue within the construction industry, though Mark offers much more than lip service. “It’s great to go green, but if it’s not cost effective, it’s not realistic,” he acknowledges. “What we’re doing at Westwater Construction is working on utilizing innovative green products that yield immediate results.” Westwater Construction is committed to incorporating environmentally-friendly technology into all of its homes; after a trial in 2010, the company has made LED lighting a standard for all


of its construction projects. The benefits, says Mark, are significant. “LED lights are up to ninety percent more efficient than the incandescent lighting that many builders continue to use,” he states. “Not only do they cost less to operate, but they also feature a longer life span than regular bulbs.” Other features of Westwater Construction homes include double insulated glass windows, integrated solar panels for water and pool heating and spray foam insulation. Mark doesn’t just believe in the environmentallyfriendly technology he’s utilizing in his homes; he lives it. Since 1996, he explains, he has tested new products in his own residence before incorporating them into homes built by Westwater Construction. “With each project we learn and grow,” he says. “The culture that our employees, subcontractors and partners share is that we are committed to excellence, committed to consistent improvement. And we have achieved this through hands-on efforts.” Though he counts the region’s top subcontractors among his professional crews, Mark maintains that he is never far from any of the projects his company oversees. “I’m hands on throughout the process,” he asserts. “Not only am I on site regularly, but I am in constant communication with my clients, as well.” Regular meetings ensure questions and concerns are addressed, and maintain a sense of accountability among all parties involved. “We actually encourage our clients to be on site during the construction project, so that they can see firsthand how we build our homes and why,” says Mark. Subcontractors, too, are in close communication throughout the construction process. “I have to have the same access to my subs as my clients have to me,” he explains. “They are more than a name and a number; I know them well and can call on them after hours when necessary.” The sophistication and quality with which Westwater Construction projects are completed has earned the firm a decidedly loyal customer base. “We have been fortunate to work with a number of repeat and referral clients, who share our vision and our passion for building beautiful, quality homes,” Mark notes. “This has allowed our business to weather significant industry challenges, and enabled us to continue in our efforts to offer an incomparable level of quality and care.” While Westwater Construction has been known for complete white paper design of award-winning custom floor plans, the company is now launching an exciting and innovative semi-custom division, in which customers can choose from a line of new


floor plans and design schemes, with products from high-end vendors. “Some people enjoy the process of taking a home from concept to reality,” Mark says. “Others prefer the convenience of selecting from a range of options, while still taking advantage of the option of customizing features and colors.” Designs and floor plans are available on the company’s re-launched web site, enabling customers to peruse their options at their convenience. When the owners of this West of the Trail home purchased the property, they knew they were getting a great deal. Of course, buying a home for the price of the lot alone is an even better deal if the house is worth keeping. Updating a 60 year-old house is challenging enough, but it is even more work to fix a place that has had decades of experimental projects and repairs. Having done a loft in Boston as a DIY project, the owners knew that this job required professional services from design through completion, so they contacted JRB Group General Contractors (Sarasota Home Makeovers). When they saw the company’s complete transformation of a 5000sf Siesta Key waterfront home from vintage 1986 to a modern dream straight from HGTV, the owners knew who to call. DIY was out of the question this time! At first glance, you notice the striking red exterior highlighted by crisp white trim, a metal roof, and dark chocolate doors. On a street where each home is unique and different shades of slate blue, terra-cotta and lemon are at home, why not? After decades of neutral everything, a wellplanned wash of color is invigorating and welcome in the right context. How could the color of love and Sarasota sunsets not be the right context?! The palette of this home would do just as well in Rosemary Beach, New Orleans, Stockholm, or Barcelona. While the exterior is striking and inviting, it is the interior that will impress with its practicality, efficiency, and attention to every functional detail. Major modifications include a 500+ square foot master suite and laundry addition, garage reconversion and load-bearing wall removal for a very open great-room kitchen. The entire great-room was gutted, restructured from foundation to rafters, and then re-finished. The two existing bathrooms were completely rebuilt as well. All floors, doors, trim and hardware were replaced with large porcelain tile, new doors and broad-faced trim boards. With removal of the obstructing walls, the kitchen space doubled in size and now provides all the conveniences an owner with exceptional culinary talents requires. There is also ample seating at the 12 foot peninsula for his audience. The focal point for the space is the red firedporcelain mosaic wall tile that is the perfect complement to the spicetone maple cabinets and creamy quartz countertop. A work of art on the walls as a prelude to the works of art from the kitchen! Every component from corner to corner was placed for optimum function and storage. On the exterior, insulated impact windows and doors replaced leaky casement units. The garage was re-built adding a 130mph door. The entire roof was repaired and sheeted with metal. All overhangs were corrected to add height to the façade and re-built with new finish materials, new sand-finish stucco, and of course a bright new paint job to complete the look. If beauty is in the eye of the beholder, then Ed Marin’s vision has evolved into a sort of collective perspective of enduring appeal. His firm houses over 18,000 images whose artistry transcends time and vogue. As owner of Soicher Marin and leader of the creative team, he upholds an ideal that was established in 1959 by the company’s founders: his father, Eduardo Marin, Sr. and Harry Soicher. “Looking back at the company’s early catalogues, it becomes evident that while the artwork is dated, the aesthetic is very much the same,” remarks Ed. “At Soicher Marin we have developed a signature style that reveals beauty in simplicity.” Before joining the company Ed spent years as a photographer, with much of his career in high-end fashion and marketing. After collaborating on marketing and photography pieces with Soicher Marin, Ed transitioned into the business full time, under the careful tutelage of his father. “I was groomed in every aspect of the business, from the creative to the practical,” he recalls. A lifetime of preparation was behind him; Ed fondly recalls dinners with artists and visits to studios. “I grew up with paint in my nose,” he quips, adding, “As a teenager, I had a definite understanding of quality and authenticity in art. There’s something about that that remains in the

business today; when we consider pieces that fit into our ‘point of view,’ they have to be authentic. If not, they don’t make it into our program.” It might be intimidating, talking to Ed about a subject that is so innate to his being. It might be awkward to look at pieces and wonder if they are, indeed, the right ones. But for all of his knowledge and history, for the breadth and depth of his connection to quality art, he is generous about the experience, allowing others to come to their own conclusions about what will work for their needs. “What I love about Soicher Marin is the creativity within our environment,” says Ed. “I never know what’s going to happen when I walk in the door.” A creative team understands that the process of creation is ripe with surprises to be discovered and secrets to be unraveled, and they thoroughly enjoy the organic experience that drives the business. For clients, the process is facilitated by a knowledgeable staff who works to uncover each project’s unique needs. “We understand that art is subjective, but we are also skilled at creating a message or setting a tone through select pieces,” Ed states. “We take the time to ease our clients into the experience, rather than simply presenting them with thousands of images to choose from.”



Technology has always had a place in the world of art and design, and thanks to developments in scanning, reproduction and data storage, Soicher Marin has been able to cultivate a substantial collection that reflects the firm’s unique artistic identity. “For years, originality was a challenge,” acknowledges Ed. “Within our industry, people were basically relegated to acquiring images from catalogues that were available to everyone. By the time we went to market, we might be showing the same pieces of art as our competitors, with framing interpretations being the distinguishing factor in what set us –and our brand- apart.”


By the mid-1990s, recalls Ed, art sales had become an impersonal process in which tubes of images were sent to framers, who still had to determine how to distinguish themselves and their pieces from the masses. “It was distressing,” he notes. “Not only did the industry lack imagination, but the process was extremely wasteful. Out of a thousand pieces of paper, I would use less than one hundred.” The mass production of art, notes Ed, has consistently resulted in a market saturation that leads to trends…and guaranteed business for distributors who determined those trends. With the advent of critical tools like industrial scanners and specialized printers, Ed and his team have capitalized on an opportunity to thoughtfully refine their collection, to discover new pieces and deconstruct existing art into something completely unexpected. “Within three months of purchasing our first machine, we had acquired another three,” says Ed. “We now have the ability to create; the responsibility of what we are doing is tremendous.” What is beautiful is not always obvious. Ed and his team take a deconstructive approach to art, delving into the very structure of some pieces in order to best capture their honesty. Photographers like Robert Mapplethorpe understood that the most powerful images aren’t always planned; what may emerge from a family portrait might be a glimpse of sunlight reflected off of a piece of leather sofa, something so unassuming in its existence that it knew there was something to be done.” After scanning would surely be lost behind pristine smiles, if not for the pages, so ripe with history and age, Ed began to the fact that someone was willing to perceive it. While he looks forward to sustained growth, Ed reveals that he has a distinct vision for the future of his company. “I don’t want to expand for the sake of growth,” he asserts. “What I enjoy is the opportunity to use Soicher Marin as a tool to touch and inspire new generations, to bring people into the firm and help them flourish, to grow them as leaders.” He is thoughtful in this, and direct in his intentions. “I’m not trying to mold people into becoming better designers, or helping them achieve status. It’s about finding direction, discovering what they can do and then challenging them to accomplish this.” Ed is thrilled to call Sarasota his new home, and has enjoyed exploring the artistic and cultural treasures that are unique to the region. before residential air conditioning so opening up a home to fresh air and breezes was particularly important. The developments that Rudolf embodied continued as the 50’s progressed. They could be summarized by an enthusiasm for trying new things. The Second World War brought new materials and technologies, and Rudolf and others were anxious to try their hand at creating new forms and methods. Their goals were to capture the light, make open and airy living spaces that had flowing access to the outdoors and to use new materials such as plywood and plastics, concrete and the local lime block. Of course, Paul Rudolf was led to other commissions as his career and talent became well known. Many residential projects were built here, and quite a few remain. He designed two high schools in the area, one of which is still standing, and he has a few commercial projects remaining as well. During this time, he also received commissions for the US embassy in Amman, Jordan, as well as speaking engagements in South America for the State Department. His career soon propelled him to head the department of architecture at Yale University, not only teaching and heading the school, but also

designing its landmark building that was an icon for its era. The inspiration came not only from what was happening in Sarasota, but from the style and milieu that he was instrumental in helping to create. While the Sarasota School is now considered a point of time, the legacy is a living one. We can admire the remaining examples of that original core group, and also honor the continuum of modern design by architects and designers now practicing in Sarasota. There are notable and remarkable talents, some known internationally, at work in Sarasota. One doesn’t need to travel far to see some interesting and innovative designs that still proclaim a unique and personal vision of contemporary design. Stark, angular, strong, colorful and daring are words that evoke some of these more successful projects that are found in our landscape and enrich our community. Much has been written about this fascinating period of architecture and what I have written today is just a very slight introduction. There are many wonderful books available on the topic. Hopefully this column has piqued your interest and made you somewhat aware of the incredible local architecture we can enjoy and appreciate everyday in our very special community.

B

arbara Katz and Gina Wallwork are a prime example of how success can grow from a strong partnership, common ideals, and a business approach that is personal, customized, and authentic. To them, real estate is much deeper than just showing houses. It’s about matchmaking; connecting the right person or family to the right house in the right neighborhood. To them, the agent/ client communication is more than just a business discussion. It’s more like a relationship; interacting with the client on a more personal basis, building trust with that client, ensuring a meaningful “house hunting” experience, and taking a genuine interest in that client’s satisfaction with their service, as well as the level of fulfillment in their new home. Aside from being a mother of 3, Barbara is also a grandmother of 8. She served on the Board at the Jewish Center for a period of time and was helpful in forming a social group that is now affiliated with the SarasotaManatee Jewish Federation. Also, she was a founding

board member of the Wellness Community, now located in Lakewood Ranch, where they offer free psychosocial services to cancer patients and their families. Among all her involvements, Barbara Katz has been in the real estate business for over 20 years now. In that time she has been able to determine her place in the business and what she could offer that the next agent couldn’t- a seamless, clientcentered, and authentic approach to customer service. “I attribute my success to a strong work ethic, honesty, and my commitment to offering our clients a memorable ‘personal service’ experience,” says Barbara. Several years later she joined forces with her now-partner Gina Wallwork. The ladies make an excellent team; building a strong rapport with their clients, leading to many outside referrals for the pair, as well as giving them the opportunity to make some wonderful connections with people in and around the Sarasota area. Gina is actively involved with her children and the sporting activities they participate in, giving her the opportunity to network and build relationships with the other parents, teachers, and coaches. Barbara and Gina share a lot in common, both in business and in their personal lives. Gina feels their moral and ethical commonalities are the foundation of their business and the reason they have been successful as a partnership. “We are both proud mothers, we both have strong family values, and we both believe that you treat people in life the way you would like to be treated,” says Gina “We take care of our clients.” Both Barbara and Gina recognize the importance of being a real estate agent. “In this business we are often times the first impression people have of the Sarasota area and we want to represent ourselves and this area to the best of our ability by being caring, honest, memorable, and most importantly by placing the clients in a house they can call home,” says Barbara. Both women are grateful for the relationships and friendships they have been able to form with the clients themselves, but moreover they are grateful for the relationships they have been able to facilitate between Sarasota natives and people who may have been new to the area.

Most prognosticators agree that home prices have somewhat stabilized from the days of annual double-digit deflation – others predict continued downward movement in home prices. No matter which group you chose to believe there is one absolute certainty – interest rates have increased substantially and are likely to continue their upward trend as inflationary pressure continues. The impact of rising interest rates on your monthly payment is even more impactful than a decrease in the purchase price of the home, even if they should continue to fall a bit more. Take a look at the following examples for a clear demonstration of why I caution you not to wait any longer to buy. Example 1: Sale price of home = $300,000 Mortgage Loan = $240,000 (after 20% down payment) P & I Payment at 4% = $1,145.80 Sale price of home = $270,000 (10% decrease from above) Mortgage Loan = $216,000 (after 20% down payment) P & I Payment at 5% = $1,159.53 In Example 1, even though the price of the home went down by 10%, the mortgage payment went up by almost $14.00 per month due to a 1% increase in the interest rate. This 1%

increase in interest rates has already taken place with further increases likely. The 10% reduction in purchase price from this point forward, in the opinion of the majority of pundits, is highly unlikely. Now let’s look at what will happen if you continue to wait while prices fall another 5% while rates increase another 1.5% from today’s levels: Example 2: Sale price of home = $300,000 Mortgage Loan = $240,000 (after 20% down payment) P & I Payment at 5% = $1,288.37 Sale price of home = $285,000 (5% decrease from above) Mortgage Loan = $228,000 (after 20% down payment) P & I Payment at 6.5% = $1,441.12 In Example 2, even though the price of the home went down by 5%, the mortgage payment went up by over $153 per month due to the 1.5% increase in the interest rate. It isn’t possible for anyone to know for certain what the future will bring in the way of housing prices and interest rates. The above examples are merely intended to illustrate what could occur and to encourage you to be mindful of both of these factors when considering whether or not now is indeed the time to buy. So, if you are sitting back and waiting for home prices to drop just a bit more before buying you may want to think again.

For nearly seven decades, the organization now known as Easter Seals has provided resources and services designed to support and assist young people with developmental disabilities and physical limitations. Thanks to the unwavering efforts of volunteers, donors and professionals working together, individuals who were once shuttered away are now given opportunities to live to their fullest potential. No longer relegated to spending their lives in hospitals out of public view, children and adults are heralded for their abilities, celebrated for their unique gifts, and empowered with a sense of purpose and pride. Easter Seals Southwest Florida continues this tradition with a range of programs and services that are designed to meet the specific needs of families and individuals within Sarasota and Manatee Counties. Founded in 1946 by parents of children with special needs, Easter Seals Southwest Florida has evolved to continue to meet the needs of those children, and the generations that have followed, as they have grown into adulthood. The trend, notes the organization’s president and CEO Ladd Waldo, is a telling one. “Thanks to improvements in medical research, technology and care, individuals impacted by profound disabilities are living longer lives,” he observes. “In turn, their families recognize the need to offer ongoing support and care. Florida has expanded our services in order to best serve our evolving population; in addition to programs and assistance for small children, we also offer an alternative high school as well as an adult day program. Our aim is to empower individuals to live their lives to the fullest extent.” Easter Seals Southwest Florida serves more than 400 clients at a given time. Among the services provided by the organization are speech/language, physical and developmental therapy programs for children and adolescents; a vocational high school program; and adult day training which includes opportunities for community outings, vocational training, and recreational and cooperative activities. Easter Seals Southwest Florida also provides families and caregivers with home-based or community-based respite care. This service gives caregivers much needed “away time,” which can be used for errands or appointments, or just to have relief from the responsibilities of caring for others. “Our staff is highly trained and qualified to care for individuals with disabilities, but they also care for pets or other nondisabled children during their four-hour shifts,” explains Waldo. “It’s a service that is supported by our monetary donations, and we offer this free of charge to our clients.” Committed to meeting the ongoing needs of its diverse client population, Easter Seals Southwest Florida is constantly assessing the changing issues affecting local residents. One trend, notes Waldo, is the need for assistance within the adult community. “We are looking at the needs of veterans who return from wars with disabilities, and at the health of the Baby Boomer


population in particular,” he says. “Needs change; a healthy adult may suffer a stroke, or lose a limb to diabetes, and we can help. Our board members, staff and volunteers are committed to helping local residents, to providing them with the support and services necessary to live productive lives.” Easter Seals Southwest Florida advocates for its clients as viable and important members of their communities, and strives to educate area residents on their potential. Clients work for local businesses, display and sell artwork at regional shows, and learn critical life skills that may enable them to live independently despite the challenges they face. “We want our clients – and the community at large – to understand that people don’t have to be fully dependent; they can live their lives with the right support and assistance,” says Waldo. Sarasota and Manatee County residents have ample opportunities to support Easter Seals Southwest Florida. The organization accepts monetary gifts, appreciates volunteers for its ancillary services, and welcomes participation in annual fundraisers including the Walk with Me event and The Meadows Cup Pro-Am Golf Tournament, which has raised over $700,000 to benefit local programs. The organization has also launched its 1st Annual International Design Competition, DesignMatters2, which now has 54 registrants from 23 countries. The competition is an open call to architects, artists and designers to create innovative ways to transform the way teens with disabilities experience the world. Ultimately, says Waldo, Easter Seals Southwest Florida seeks to raise awareness of the services and resources available to individuals with all levels of disabilities. “Like so many agencies and organizations within our region, we are acting as advocates for our clients, helping them and their families enjoy better, more productive lives. per p esr p s pee c c tt i viev s es Master The Short Putts By Nick Arthur To master the art of short putting, a golfer needs two things. The first is the confidence to make the putt and the second is an accelerating putter head down the target line. To improve your short putting, try this drill. All you need is a shaft and three tees. Place the shaft along the target line (or the toe of your putter.) Then make a gate from two tees. The first tee will be just outside the toe of your putter. The second tee will be just on the inside of the heel of your putter. Then place the third tee directly behind the golf ball, and no further back than your right foot. The two tees that you have used to create the gate will insure that you are impacting the putter in the center of the face. The third tee which is behind will insure that the putter itself will not travel too far on the backswing. This will create acceleration on the forward stroke. Set up this drill three feet from the hole with a straight putt.

Now go out and practice this drill and watch your short putting dramatically improve.
