This has created an incentive for acute care hospital directors and boards to consider becoming more involved in developing relationships with nearby long term care treatment facilities. Some nursing assistance with certain standards for sterilization and cleanliness can reduce infection rates subsequent to surgical or other invasive procedures. What does this mean in terms of the opportunity to develop or invest in residential communities that incorporate any one or all of the components of the ‘continuum of care’? Investing in Retirement Communities near Hospitals known for excellence

The Continuum of Care near Hospitals Part of the recent saga concerning Medicare, Medicaid, and Obama Care is the impact on demand for lower cost outpatient care residential facilities near acute care hospitals. These facilities span the gamut between independent living, assisted living, senior living and finally skilled nursing facilities. This is often dubbed the ‘continuum of care facilities’. Of little note is how infection rates related to acute care procedures will likely spur long term care development around hospitals. Infection Rates Spur Expansion of the Continuum of Care As the game rules change in addressing the government budget crises, one particular regulation troubles hospital administrators. This calls for reduced reimbursement rates for treating infections that arise due to acute care stays. For instance if a patient develops a Staph infection as a result of a surgical procedure then the hospital must absorb the cost for re-admittance and short term care without and/or with reduced opportunity for government program reimbursement.

Those in the 55 and up age category who are considering settling in one of Florida’s numerous retirement communities would be wise to consider proximity to a hospital known for excellence. This should be done not just for the potential need for emergency response, but for the enhanced appreciation potential of the residence. For instance areas such as Downtown St. Petersburg, Florida with the confluence of Bay Front Medical Center, St. Anthony’s and All Children’s Hospitals and now Johns Hopkins, should be a Mecca for rising residential values and a growing potential for new components in the continuum of care. Florida Investment opportunities Additional higher end, more urban rental and 'for sale housing' near hospitals of excellence could ensue. Despite the depressed state of Florida real estate, those seniors with newly acquired disposable income from home sales may consider high end rentals with some health care services. Institutional investors sitting on large cash reserves are already seeking such rental property opportunities. Larger cities such as Chicago are already seeing these institutional dollars chasing investment opportunities in high end residential communities with hospitals of excellence at the core and the surrounding continuum of care surrounding them. In Florida the weather, beaches and waterfront, along with the abundance of golf course and outdoor sports recreational facilities, provide a nexus for such developments.

Michael Carlson was elected to the Florida Caribbean Regional Council of the Green Business Leadership Council (USGBC), and will serve as the organization’s Vice-Chairman. French Students Spend Summer With Habitat For Humanity Sarasota Nicolas Guerard, Laurent Lacombe and Alexis Guilleux, business students from La Rochelle, France, joined Habitat for Humanity Sarasota as part of a voluntary summer work study program. The students are required to work and study abroad for three months as a part of the university’s humanitarian and social service curriculum. We met on a gentleman’s yacht belonging to John Porter, the owner of a large communications firm in Sarasota, whom I knew from fishing in Panama City.” At the meeting Dennis offered Scott a job he couldn’t refuse. The position took him straight to the Bahamas. “We fished a lot, placed in many tournaments and did very well. Those were probably five of the best years of my life, working with Dennis and Graci. They’re really great people,” he muses.

position that placed him as a liaison between new yacht customers and the ships’ builders. “I was kind of a go between, like an ambassador for the owner, ensuring that the finished product was what he wanted, and keeping things moving smoothly with the boat company. Because I had a Masters License it was very hard for them to pull the wool over my eyes,” he says matter-of-factly.

Scott continues, “I was always very creative. I wouldn’t start at the shipyard where most owners’ reps start; I would start with the designer. I lived in Monte Carlo working with a gentleman named Richard Hine, who later became president of Oceanco, builder of the largest yachts in the world.”

Scott then moved to Norway and oversaw the construction of the world’s fastest mega yacht. Upon completion he was to oversee construction of a big sport fisherman for the McGillicuddys. However, the ship works folded right before construction started. Scott then came back to Sarasota and went to work for Bill Griffin, who was then at the pinnacle of his business.

Scott then started a second boat building company on his own, Legend. Legend produced boats even better than Predator, faster and extremely well-appointed, but the timing wasn’t right. Just as Legend started getting manufacturing to capacity, the economy began to deteriorate. Many customers became unable to finish their boats, and there wasn’t anybody else to pick up the slack. Ultimately Legend closed its doors. “Yeah, it was the toughest thing I ever did. I saw these folks’ babies being born. I wasn’t looking forward to letting my people go.

It’s not the popular street party, Rosemary Rising, but Scott Gerber’s vision is much more than the quarterly event. The Tube Dude Gallery takes up just a fraction of the property at northwest corner of Central Avenue and 10th Street, in Sarasota’s Rosemary District. Looking beyond the Tube Dude, Scott acquired the adjacent property, the beginning of our story. Anchored by the Tube Dude Gallery, Scott’s vision is to turn the space into multiple art galleries, open seven days a week, where locals and tourists can meet artists and watch them work. The coupe degráce is a weekly art show each Saturday, after Sarasota’s Farmers Market closes.

The support of the Arts and Cultural Alliance. It’s incredible how many hands it touches from an economic standpoint. There are over 300 artists wanting to display their goods here, already signed up. They will donate their time doing physical labor to make it happen,” he says passionately.

You can see and feel Scott’s enthusiasm for the project. “Our story is pretty profound in what we want to accomplish here, how it will impact every day people, as well as the tourists. I have the vision. I know exactly what it smells like,” he shares. The interesting observation is Scott’s intent is creating something the town can benefit from, putting philanthropy ahead of an entrepreneurs desire to make money. Yes, there is work ahead to rehabilitate Jack Dowd’s former studio and a small home into art galleries. Buckled concrete must be removed and replaced with brick pavers. A stage for live entertainment needs built under 32

Once work is complete four artists will occupy the galleries, crafting and displaying finished wares. One may see a glass blower, bronze worker, painter, contemporary metal worker, and more. Outside, fifty world class artists, already inquiring from Naples to Cedar Key, will set up tents and display their work. People can speak to artists, getting to know the person behind the art. Live music will flow from a string quartet under the Oak trees. A special area for local artists is envisioned. Scott adds, “There are some incredible artists from the Newtown area, never given a break.” Departing tradition with typical art shows levying large entry fees and a percentage of sales, there is only a $50 charge, making it affordable for everyone. He continues, “We live in an area where our back yard has thousands of condos. What do these people do for fun on a Saturday afternoon? We’re working on free


transportation from the Farmers Market here with electric green vehicles. The same holds true for 41. We’ll travel the whole back side of Tamiami Trail, from the Ritz north. If you are a tourist go to the foyer, wait 8 minutes, and a shuttle bus will pick you up and bring you back. Come spend a couple hours, meet your friends, experience incredible art, nice music; make a day of it.”

“When I began covering the area for Fox 13 in 2004, most of my stories dealt with development—entire neighborhoods or commercial projects. Developers were writing checks to move people out of their homes to make way for demolition. So many of those projects never came to fruition.” Stalled projects as big as the billion dollar plans at the former site of The Quay at the foot of Fruitville Road—or as small as the trailer park behind the former gas station at US 41 and Stickney Point. “It's been a tumultuous few years locally, and as a journalist—I had an opportunity to tell people's stories,” Collins said. “There's a segment on one of the network newscasts called 'Everyone Has a Story' and it's so true. I love telling people's stories—and ideally, helping them in the process,” he said. Ray Collins grew up in Buffalo the youngest of six children and dreamed of being a broadcaster since he was ten years old. “My father had a friend who was a famous sportscaster in town, and I was so enamored by him. I used to go to his TV station and watch him work. I knew at an early age I also wanted to tell stories for a living,” he said.

As a TV anchor and reporter, Ray met thousands of people over 25 years and put them on the news that night. “I caught people when they had something really good—or really bad happen to them. There wasn't much in between,” he said. Ray was the Sarasota/Bradenton Bureau Chief for Fox 13 News in Tampa. He also anchored “Good Day Tampa Bay Weekends.” “Over the years, I had a chance to cover some of the biggest stories of my generation—politics, crime, sports, hurricanes. I've had a front row seat to history.” Collins also saw the region's housing bubble expand and pop—and then the local economy re-calibrate. 38

By the time Ray graduated from St. Bonaventure University in upstate New York, he had held a dozen internships or part-time jobs in the media. Collins first moved to the Gulf Coast of Florida shortly after college in the late '80s. He began in Tampa on Newsradio 970 WFLA doing news and sports, and then broke in to TV news in Ft. Myers/Naples. “But I always loved the Sarasota area. My parents were snowbirds at the Plantation Country Club in Venice, and I'd come visit whenever I could,” he recalled. “I love this area: Not too big, not too small. I've lived in eight cities over my career, and the quality of life here is like none other. When I have to travel outside the area, I can't wait to get back!” Through his position on Fox 13 News, Ray had the opportunity to meet all the newsmakers and community leaders in the region. Since leaving the news business

in 2009, he's had a chance to use those contacts to build a communications business called Ray Collins Media. “All the skills I developed on TV are coming in handy now in my consulting work. I train politicians and executives with media skills. I also produce marketing videos for private companies, non profits or individuals trying to promote themselves. Some call them 'Impact Movies',” he said. “Telling stories is what I do best. For example, I can work with realtors who are trying to sell a home-- or sell themselves!” he said. Collins produces two- to five- minute videos that can go on a website, as an email hot-link or as a hard-copy DVD to hand out to prospective clients. Ray interviews the client on camera, gets video of them at home or the office, then writes and 'voices' the story. The videos are professional, crisp and have the authority of a news story on TV. “The videos can be hard-sell with quick edits, or include light music and a soft touch,” he said. “Not to sound cliché, but to say 'a picture is worth a thousand words' is so true in this case. If I can tell someone's story, make them seem more human and allow them to literally pass around their story in the format of their choice—it can't help but promote their cause.”

There is always something new in the world of real estate. It is a constant challenge, as a real estate practitioner, to keep up with the latest market trends, regulations and legislation. Nowhere is this more true perhaps, than in the world of international real estate. It is no longer enough to understand what is happening “in our own back yard”, but we need to be aware of state, national and global situations that have an impact on our real estate market here in Florida. When most Floridians think of international real estate, they think about people coming here from other countries to buy a second home or investment property. After all, we are THE most popular state for international buyers who purchase property in U.S.A. With that in mind, I thought it would be useful to highlight some of the changes I have observed recently when working with foreign buyers. Changing Statistics A quick examination of the latest statistics published by the National Association of Realtors reveals some interesting facts. • While Florida is still the number one destination for overseas buyers, our share of that market has dropped from 23% to 22%. At the same time, Arizona’s share has increased from 7% to 11%. Why has Florida’s share dropped? Many of my buyers cite high property taxes, homeowners insurance and condominium fees as reasons not to buy here. Why Arizona? I suspect they may be benefiting from increased Canadian investment, and their proximity to the oil-rich economy of Western Canada. • In 2009 Canadians represented 17.6% of all foreign buyers in U.S.A. Latest figures attribute 24% to Canadian purchasers. Market share for the second largest group of overseas buyers – those from U.K. – dropped from 10.5% to 9%. No doubt a reflection on their weak economy. Interesting to observe that Chinese market share increased from 5.4% to 9%. The majority of Chinese buyers purchase in California, and they focus more on investment properties rather than second homes.

We have also seen the Swiss Franc reach new peaks, all the more noticeable against the back drop of a weakened Euro. Banking Regulation Foreign buyers have been frustrated by the lack of mortgage funds available to them in U.S.A., although several of our major banks now do have programs for this market. New rules from the U.S. Treasury and the banks themselves are also affecting real estate transactions on a day-to-day basis. We have had several overseas buyers experience problems in getting their funds to closing. Some banks will only wire funds from an account if the customer gives instructions when they are physically present at a branch. Not easy to meet this requirement if your money is in a Florida institution and you live in London, Paris or Rome! Some closings have been frustrated by this, when the buyers were in their home countries at the time of closing. Fortunately for the savvy realtor, there are ways to work around the problem – if you expect it, you can plan for it. Cultural Challenges Working with buyers and sellers from other countries can present some unique challenges as we encounter cultural differences along the way. But even age old traditions evolve to keep up with the times. Consider that China now has more than one million millionaires, and millionaires in the Asia-Pacific region overtook Europe in terms of population and wealth for the first time in 2010. Many of these millionaires are achieving that status at an early age through creative entrepreneurial activities rather than long term wealth building strategies employed by the older generation. The concept of “saving face” in social and business settings has long been a pillar of Asian cultures, but we now see it taking a more prominent role in other parts of the world too. Staying ahead of the curve in the global economy in which we now live is not easy, but it is essential to building a strong, vibrant real estate business.

• The number of foreign buyers who purchase single family homes has dropped from 68.2% to 66% and condo purchases have jumped from 18% to 23%. Once again, this could be due to the rise in number of Canadian buyers who tend to favor condominiums rather than single family homes. Foreign Currency Markets The changing fortunes of the U.S. Dollar on international money markets will always have a key role to play. A weak dollar makes our property look even better value to those investors from countries with strong currencies. “There is something about the presence of a cat that seems to take the bite out of being alone.” Louis J. Camuti With only 2% of lost or missing cats making their way back to their homes, Cat Depot is truly a home for the homeless. From its humble roots of taking in 262 cats who may have been euthanized because they had no place to go, Cat Depot has grown by leaps and bounds over the past eight years. Cofounders Linda and Ken Slavin, along with executive director Shelley Thayer and a remarkable staff and volunteers, have made Cat Depot more than

just an adoption center. They’ve successfully created a stateof-the-art refuge for cats and kittens, offering a free-roaming facility for the animals they serve, providing adoption services, education, and a resource center for the public. At Cat Depot, the staff works diligently to rescue abandoned, abused, injured, and relinquished cats and kittens and carefully finds loving homes for these animals. Cat Depot also puts forth a remarkable effort in educating the public about the misconceptions of cat survival skills and the correct steps to take to ensure that cats are properly cared for, safe, and healthy. In addition to this, the Education and Activity Center provides the opportunity to assist new and seasoned pet owners with increased knowledge and tools to benefit both their personal pets and

free roaming cats in and around their communities. Cat Depot helps pet owners find low cost spay/neuter resources and has implemented a new program for trap, neuter, return, and cat colony care. In October, the organization will offer a free food bank for those in need of assistance for personal cats and community cats. Since its inception, Cat Depot has doubled adoption numbers


and opened a Surgery Center in their Sarasota-based facility to care for the resident cats and kittens currently under their care. The team at Cat Depot is establishing new and innovative programs every quarter that build awareness of homeless animals, and they are always looking for new ways to educate the public and improve cat care. At the very heart of its mission, Cat Depot strives to discover ways to move closer to their ultimate goal: a time of no more homeless cats. I had the opportunity to speak with Cat Depot’s Executive Director Shelley Thayer, and she was kind enough to share some of her personal, special experiences at Cat Depot. As any animal lover could imagine, it’s very easy to get attached to the resident cats and kittens at Cat Depot as their unique personalities begin to show through. Some cats hold a special place in Shelley’s heart at the facility: Deputy who was rescued by four policemen, Henry who was saved after people from Ohio and Sarasota reached out to help him, and Susie who received a check from a Cat Depot supporter in France to help pay for her much needed surgery. Shelley, a truly dedicated animal lover, volunteered to help the rescued animals from Hurricane Katrina and was involved in a rescue effort that saved 800 cats in a Nevada desert, one of the largest cat rescues in history. She is the proud owner of four cats and one dog - all rescued from various states across the country, including right here in Florida. Cat Depot is open from 11:00 am to 7:00 pm weekdays and 11:00 am to 5:00 pm weekends, open 7 days a week, closed major holidays.

Whether you intend it or not, your hair color could affect other people's first impression of you. This may be a subliminal message, but it's a powerful one. Typical first impressions most people have for various hair colors, are both positive and negative. Your hair color reveals something about you to other people. Hair color says something about your personality. A person who streaks her hair purple is different from someone who opts for a conservative soft brown. Colors such as bright red, platinum blond and jet black stand out in a crowd, so before you choose these colors, be sure you can handle the attention. There you have it, hair colors and how the person with the color is perceived. Choose who you want to be and then choose your hair color. Like a scarf or a hat, if you get tired of it you can always change it. In this day and age when so many people change their hair color, can you draw any correlations between hair color and personality? Your hair color is your number one accessory. It is one of the first things people notice. Make use of it. The right hair color, like the right clothes, sets off your skin and makes your eyes sparkle. Have some fun. Blonde Hair So wear your tresses with attitude. Just look at Marilyn Monroe. She rocked her hair, and it wasn’t even natural. Since your light locks catch a lot of notice, smile when someone looks your way. The average golfer has been commonly told in a chip shot to get the hands forward, move the ball back in the stance and keep their weight forward. The information that is left out is which body part to move and when, during a chip shot. Here in lies the confusion for most golfers.

The New Age technique is to have the hands and arms start the down swing and have your lower body hold and feel like the upper body out races it towards the target. The result will be your knees and hips do not move until after the club makes contact with the ball, and your sternum will be in front of the ball. Making the strike with the ball more consistent and repeatable.
