ack to School With our children back in school it’s time to slow down and save lives. Those flashing yellow lights in school zones and yellow/red lights on school buses are precautionary measures to protect our children. Cell phone calls and text messaging take on a more sinister nature while driving with the addition of children milling around the roadways. Please raise your awareness. Yellow lights in intersections seem to invoke a “I must make it mentality” in the area. Many involve running red lights. A couple weeks ago our family made a trip to Manhattan to take in Broadway and explore the city. I must admit it’s been a while since I was there. What caught my attention was the consistent behavior to of motorists in the city. Not once did we see a car, delivery van or taxi enter an intersection when a light turned yellow. They immediately stopped. In our area if that happened every yellow light would result in a rear end collision. Is it the milling of people, attentiveness of police or just plain courtesy in New York City? I don’t know, but it is a good thing. Think twice about that yellow light, there could be a school bus waiting their turn for green. On the REAL Magazine web site there is a “Back to School – Family Talk” message from John Saputo, Gold Coast Eagle Distributing and Budweiser. The message implores us to keep an open dialogue at home with our children to provide support and positively influence the decisions our teens will make, including resisting peer pressure to drink when underage. I encourage anyone with teenage children to read the message and visit the website provided by Anheuser-Busch; www.familytalkonline.com. Be safe. Be smart. hat could be more fun than having a house on one of our many beautiful Sarasota waterways and having a boat with the house as well? Well, not much, as long as the house is in Sarasota or some other gorgeous locale.

For this month’s column, I thought it would be entertaining to write about a project we are completing in the British West Indies. The project is 19 Deckhouses at The Ritz-Carlton, Grand Cayman. These are individual luxury homes with all the services of the nearby RitzCarlton. Each home includes an Aquariva Super yacht made by Riva with a beautifully crafted boathouse integrated into each home for the ultimate in convenience and luxury. Riva is an Italian yacht builder who is known for extremely elegant, fast, antiquestyled wood watercrafts. Your Aquariva Super is the transportation of choice at your “best of land and sea” Deckhouse. In addition to an incredibly fabulous personal yacht, you have your own golf cart, full butler service by the Ritz-Carlton, access to the resort’s Greg Norman-designed golf course, dining by celebrity chef Eric Rupert, tennis by Nick Bollettieri and a La Prairie spa. Sounds pretty spectacular, doesn’t it? The design concept for the Deckhouses is to create one’s own private island, complete with infinity pool, garden, private beach and guesthouse. All of these elements enhance and emphasize the magnificent sun, sky and water surroundings Continued on page 29, see “Houses with Boats”

ow more than ever it is critical to communicate with your buyers who are purchasing with the assistance of mortgage financing. Mortgage lenders have developed many new processes with the intent of eliminating as much fraud as possible. This increased scrutiny includes the utilization of electronic resources to help verify much of the information contained in the loan application. It is therefore paramount that the mortgage applicant is as honest, open and thorough as possible with the lenders Loan Officer. It is also imperative that the Loan Officer take the time to conduct a full and complete interview with each potential borrower and to communicate clearly with them that they will continue to be reviewed and monitored throughout the process.

of assets, additional credit requests, or financed purchases such as a car, boat, furniture, appliances, etc. The mortgage lender will most likely conduct a second verification of employment, credit and asset account balances just prior to the closing date. Significant changes might not only create last minute issues but

Borrowers should be given a clear understanding of the importance of checking with their Loan Officer prior to making any changes in their financial position as it may adversely impact their loan approval. These include, but are not limited to, change of employment, depletion

T

he anticipated report ‘The 2010 NAR Profile of International Home Buying Activity’ has just been released and provides interesting reading. Anyone involved in the real estate market over the past couple of years would probably have been looking to diversify their service offering and marketing efforts given the slow down in the housing market and general economic conditions. More and more real estate professionals looked globally, recognizing that ‘foreign nationals’ represented a big market share. The National Association of Realtors also recognized the buying power of non-residents and undertook its first research project to better understand this market. The resultant 2006 NAR Profile provided a tremendous amount of information on the foreign buyer, and also gave a plethora of facts and statistics of where clients were coming from, the types of homes they bought, the amount of money they spent, etc. A useful tool for any budding international practitioner. Back then, it was the Britons who topped the table as number one home buyers in Florida, not surprising for anyone living in Florida, especially in the Orlando area. By 2008, the Canadians had topped the table with the UK running a close second. However, according to the new report, spanning the period April 2009 to March 2010, the Canadians are still number one,

followed by Mexico then Hong Kong/China, with the Britons running in fourth place. So why the change? The global economic conditions are no doubt a factor, the UK and Europe are still trying to claw their way out back to financial security whilst Canada and Mexico are experiencing relative growth. Lack of financing, visa concerns, tax issues are all considerations for international buyers, but does that help explain why some countries have more buyers coming here than others? Currency exchange rates..a deciding factor? Interestingly, the Canadian Dollar (CAD), Hong Kong Dollar (HKD) and Mexican Pesos (MXN) all either appreciated or remained constant against the United States Dollar (USD) from April 2009 to March 2010, the same period that NAR conducted their survey. The CAD appreciated more than 20% from $0.78 to parity, the MXN appreciated just under 10% whilst the HKD remained constant. The Great British Pound (GBP) failed to live up to its great expectations, similar to England’s hopes of winning the World Cup, and fell from 1.68 to a low of 1.44. Gone are the days of the GBP trading above 2.00, for now anyway. The NAR report concluded that ‘it appears that the Continued on page 29, see “The International Buyer”

Vance Askins

Beyond The Doctor A True Floridian

The hunter and fisherman Vance Askins is also known as Dr. Vance Askins, orthopedic surgeon practicing out of Sarasota Memorial, Doctors Hospital, and Gulf Coast Surgery Center since 1996. Inspired to pursue a career in medicine by close family friend Dr. Bill Kennedy, Askins received his undergraduate degree from the University of Florida where he met his wife Chris, a Lakeland, FL native who received her degree in Journalism. The couple married in 1991 while Askins was doing his orthopedic residency in Miami. Dr. Askins was anxious to, as he states, “come back to his roots” and it wasn’t long before the family moved back to establish their permanent residency in Sarasota where he grew up in an area that he describes as “a family-friendly and historic town that has developed really well over the years with a great public school system and academic environment.” Just like when he is deep in the woods hunting or fishing along the coast, Dr. Askins can appreciate his environment at in the workplace as well. One of his favorite places is the mechanical room located in the Gulf Coast Surgery Center. He’s deemed it “The Titanic Room” because it houses all the engineering equipment that is responsible for making the Center run. Askins is the proud owner of a pretty impressive collection of rifles, including several old Browning shotguns, some Remington rifles, and rifles from both World War I and II. Of course being the outdoorsman that he is, Askins also has a large taxidermy room in his home that houses some of his most prized possessions. He takes advantage of every opportunity he has to add to that collection. In fact, while shooting some of the images for this feature at the lake, he threw his line in the water between shots and came up with a fish! In addition to his passion for the outdoors and medicine, Askins places his family on a pedestal and values

the time he gets to spend with them. He has a soft spot for spending time at home with his lovely wife Chris, beautiful daughter Sydney, the family’s pet rabbit and 5 pet cats that are an eclectic mix of strays and adoptees. Aside from this, the men of the Askins’ family have 2 annual traditions that bring them back together every year. For the past 25 years on September 16th, Vance’s brother’s birthday, the family heads back to South Carolina where there lies 1,000 beautiful, pine-covered acres of familyowned farmland that the Askins men have turned into a quail, turkey, and deer hunting reserve. The other tradition, while not as long-standing as the first, has been happening annual for the past 9 years. The family spends 7-10 days near Hayden, Colorado where they hunt deep in the woods of the very remote town of Craig in the NW corner of the state, where temperatures can drop to 15-20

The Titanic Room

The mechanical room at Gulf Coast Surgery Center contains huge metal air handlers, all the electronics, large plumbing pipes, and massive coolers that has prompted Askins to deem this room the Titanic Room. It is really “the guts of the Surgery Center and truly state-of-the-art as described by Dr. Askins.

degrees in the early morning hours. Askins emphasizes the remoteness of the area they visit by drawing this example that any Sarasota native can relate to: “It is about the distance from Long Boat Key to Arcadia.” It was during one of these trips that Askins shot his “trophy” 6x6 elk, weighing in at 950 lbs. Now that the good doctor has come back to his roots and is settled back in his hometown, he is giving back to his community in a way that you probably wouldn’t imagine. It’s not necessarily volunteerism or community service but something far more unique. He is giving back in the form of replacing joints and treating members of his own community; operating on some patients who have watched him grow up. Dr. Askins views the services he provides as an honor, being able to help his neighbors through a passion for medicine that was developed right there in front of them. The skills he has acquired through his education and experience are benefiting those close to home. That is truly a unique way of giving back to your community.

Houses with Boats

International Buyer

So what will the interiors of these Deckhouses be? Well, we designed four color schemes: neutral, blue and white, aquamarine and seafoam green, available in two different styles: Modern and West Indies. The houses are 7,000 square feet each, have 12 foot ceilings with glass window walls on three sides, affording beautiful, endless views of water and land, flooding the homes with sunlight and easy access to the wrap-around decks. Living here truly will be a synchronous indoor/ outdoor experience. Exotic hardwoods are found on terraces, in the interior millwork, on soaring beams, spiral staircases and in custom crafted cabinets. Slate and wood floors add a warm and informal element with soft area rugs for bare feet. Fabrics are informal- colorful or calming depending on the scheme- offering contrast to the dark wenge custom designed wood pieces. Decorative lighting fixtures are iron or nickel, made in Los Angeles especially for The Deckhouses by one of the more exclusive manufacturers in the U.S.

value of the dollar relative to other currencies is an important factor in influencing the purchasing decision’. I would concur wholeheartedly and go one step further concluding currencies that perform well against the USD over a particular time draws in buyers and visa versa.

Continued from page 12

Finish materials for floors, walls, ceilings, bathrooms, and kitchens are unique and reference this wonderful place. Custom tiles found in showers and on walls, and other materials in the baths were selected for their island-like informality and their dramatic island colorations. Artwork and accessories, especially, heighten the feeling of being in a very special place with gorgeous island flora and fauna images and shapes. Although The Deckhouses are in Grand Cayman, all of the design elements and concepts transfer perfectly to our own spectacular Sarasota homes. So, The Deckhouses are truly a dream come true, as are many of our Sarasota properties, particularly if you love houses with boats! Now, off to explore the North Sounds and world-famous Stingray City! What fun!

Continued from page 20

So why so important? For Realtors, it is important to recognize the importance of currency exchange rates because it is the reason clients from other countries buy. For clients, it controls their buying power, which controls the amount of money they have to spend. It is also important to understand the issues faced by clients who have to not only exchange their currency, but also transfer it here to purchase their piece of US real estate. Currencies fluctuate The first issue, as highlighted above, is that currencies fluctuate. Large movements in small amounts of time are not uncommon. These movements will affect the amount of money buyers have to spend. Exchange rate ‘price’ Most people are not aware that the exchange rate market is the same as any other market, and the price a client pays, that is the ‘exchange rate’ varies depending on the financial institution used to facilitate the exchange and transfer. Other considerations Commission charges, transfer times, tracking of funds all can cause problems when trying to make an international payment. For clients, it can cause many a headache in the already unfamiliar process, for realtors it can delay closings or even lose the sale completely. www.the-real-magazine.com

A

sk any American where they plan to retire to, and you might expect to hear Florida or Arizona. You might be surprised however, at the many different answers you will hear today.

Rica and Columbia, with the Caribbean Sea to the north and Pacific Ocean to the south. Perhaps most famous for the Panama Canal, this Central American country has made great strides in attracting American retirees, particularly those on a fixed income.

A growing number of Americans are becoming disenchanted with the thought of retiring to a warm and sunny location in U.S.A. Many are looking at alternative destinations outside the country – some driven by politics, some driven by economic reality, and some wooed by the thought of a better lifestyle at a fraction of the cost.

Panama has a modern infrastructure and enjoys political stability, a high level of personal safety and security and high standards of health care – many doctors are U.S. trained, and medical tourism is a growing trend. Many Panamanians speak English, the local economy is based on the U.S. Dollar and the “greenback” is legal tender. Panama also enjoys a low cost of living. A U.S.-style home or condominium can be purchased for a fraction of the equivalent home in U.S.A. and domestic help is available and cost effective - a full-time live-in maid costs less than $200 a month and monthly utility bills are low. There are some tax incentives for foreigners too – no property taxes for up to 20 years and the ability to earn tax free foreign income.

Baby boomers and affluent (or not so affluent!) retirees have become a prime target for many governments looking to increase international investment in their countries. From Mauritius to Malaysia and Belize to the Bahamas, governments have set out to bring overseas retirees to their shores. Many Americans are drawn to Central America and the Caribbean - traditionally attracted to these areas because of their proximity to U.S.A., ease of accessibility and their use of the English language. But what is really on offer? Let’s take a brief look at three popular destinations; Panama, Costa Rica and the Bahamas. Panama Often called the Crossroads of the Americas, Panama lies between Costa

If that is not enough to entice you to Panama’s shores, then consider the country’s generous Pensionado program. If you are over 18 and have a pension of at least $500 a month, you can be a pensioner in Panama and enjoy discounts of up to 50% on entertainment, transport and

hotels. More modest discounts of up to 25% are available on restaurants, professional, medical and dental services. But what about the weather? Free from hurricanes and earthquakes, Panama offers something for everyone. Cool mountainous areas, tropical heat in the rain forests, cooling breezes by the calm turquoise waters of the Caribbean or the dramatic waves of the Pacific.

Real estate options can be as varied as the climate. Retirees can enjoy a mountain retreat, a single family home or condominium, in a development like Las Tierras Altas – a 200 acre ecodevelopment under construction by an American developer in the mountains of Volcan. n the property inspection industry, there are certain standards imposed by discerning real estate professionals and their clientele. Experience, a broad knowledge of codes and construction, and the ability to effectively communicate information is imperative, but at Premier Inspections of Florida, owners Brian and Pam McCrone take measures that further distinguish their firm from others. By approaching their business with empathy, enthusiasm and a sense of humor, the McCrones have developed a unique model designed to enhance the inspection process. Brian’s lifelong involvement in construction began when he started working in his father’s building business. At Cleveland State University he studied Construction and Business Law, then went on to found Premier Builders of Ohio, one of the largest building contractors in the Greater Cleveland area, with his wife. Pam, a onetime professional tennis player and former Vice President of Plant Engineering with General Motors, proved an exceptional partner whose business acumen helped the couple develop a thriving firm. In the early 2000s, the McCrones relocated to Sarasota where Brian’s extensive building experience – including 3,000 homes and a range of commercial propertiescame in quick demand. He was invited to join Neal Communities as a lead builder for Pat Neal’s most prestigious homes in Lakewood Ranch at Greystone, where his attention to detail and eye for quality helped continue the community’s tradition of fine homebuilding. Eventually, Brian recognized the need for a property inspection company that would offer the same level of knowledge and precision care, so he and Pam launched Premier Inspections of Florida. Headquartered in Sarasota, the firm handles residential and commercial building inspections throughout Sarasota and Manatee Counties. In addition to his extensive hands-on experience, Brian has also displayed an ongoing commitment to continued education and certification. Nationally recognized as a residential and commercial building code inspection expert, he is certified by the State of Florida as a General Contractor, Building Code Inspector, and Home Inspector. Brian is also a wind

mitigation inspector, OSHA Certified Professional and an EPA Certified Storm Water Professional. Qualifications aside, what truly sets Brian apart within his field is his empathetic approach to the business. He explains, “In my experience, particularly with residential inspections, there are usually issues to address. This doesn’t mean, however, that a deal should not close. We are honest with our reports, but aside from addressing areas that need attention, we are also able to help real estate professionals and their clients understand exactly what those issues mean.” In Brian’s experience, he reveals, the way information is delivered may make all the difference in the success of a transaction. “The delivery of a property inspection report can build anxiety and stress in the process of buying a home, and it shouldn’t! Ultimately, everything can be repaired. Our aim is to provide our clients peace of mind and the confidence to know that they are making an educated decision when it comes to the purchase of a home or commercial property.” Accurate and thorough inspection reports are of the essence, and Premier Inspections of Florida offers both. The company typically provides 24-hour turnaround on comprehensive feedback that includes interior and exterior photos designed to mimic a live walkthrough. “It’s like watching a video,” Brian explains. “Our inspection reports are ideal not only for local clients, but for individuals from out of town as well.” The level of detail included on these reports, he adds, also makes them well-suited for insurance records. Their passion for their work is reflected not only in the level of care that they provide to their clients, but in the way their clients respond in turn. Brian and Pam’s professional and personable services have been rewarded with a growing base of repeat and referral business. “When you love what you do, it shows,” states Pam. “Every day we operate with a distinct sense of purpose: to offer the best possible service to our real estate clients and their customers.” Premier Inspections of Florida 3946 De Foe Square | Sarasota, FL 34241 941-441-6606 | www.PremierInspectionsFla.com

golf courses. Here the retiree might consider a Panamanian style cottage with quiet mountain views. For those who prefer a haven on the beach, there are many resort-like properties along the Pacific and Caribbean coasts. One of my favorites is the Vista Mar Golf and Beach Resort, a high end development, just an hour’s drive from Panama City.

Real estate options are as varied as the landscape. Beach projects like Del Pacifico on the Pacific Coast offer homes and condominiums close to one of the best surfing and fishing spots in the world. For those looking for a more temperate climate, the large home sites in Bella Vista Estates boast dramatic views of the mountains and Lake Arenal. Other areas rich in beauty like Alajuela and Dominical give buyers a variety of purchasing options - from luxury single family residences to affordable home sites on which to build the cottage or estate of their dreams.

Costa Rica As Panama’s neighbor to the north, Costa Rica has long been a favorite retirement spot for Americans and Canadians alike. The warmth of the Costa Rican people, stability of the country, its peaceful nature, high literacy rate and emphasis on ecology have made this small country attractive to retirees. Costa Rica benefits from over 800 miles of coastline set on the Caribbean Sea and the North Pacific Ocean. Almost 20,000 square miles in area – about the size of West Virginia - the landscape is dominated by Cerro Chirripó, the fifth highest peak in Central America. Endless beaches, dramatic mountain views and an unspoiled environment of lush vegetation and abundant wildlife are just some of the things that draw visitors back time and time again, and persuade these visitors to retire to Costa Rica. For those who want to be close to nature, it’s important to know that more than 25% of Costa Rica’s land is designated as national park, biological reserve, wildlife refuge, or some other category of protected area – the largest percentage of any country in the world. Costa Rica is easily accessible, with direct flights from many U.S. cities and this has no doubt added to its popularity and growth in tourism. While tourism and agriculture play a major role in the country’s economy,

government tax incentives and a bilingual workforce have been successful in attracting overseas investments in high tech companies, pharmaceutical and consumer products. The first Americans to settle in the Bahamas were Loyalists fleeing America after the War of Independence. They settled in the islands, attracted by the same crystal clear waters and white and pink sand beaches that had so impressed Christopher Columbus in 1492. Today’s Bahamas can be a bustling town with fine restaurants, casinos, stores and many commercial activities. It can also be a colorful island village from which to experience endless beaches and breathtaking sunsets, or a sportsman’s paradise of golf, bone fishing, and scuba diving. These, coupled with a stable political environment, are just some of the faces of the Bahamas that draw Americans to the shores of its 700 islands. For someone looking to retire, what does the Bahamas have to offer? Apart from its obvious natural Continued on page 41, see “Going Global...”

i n v iintva i tt a tii o o nno no l yn ly Katelyn Joy Derstine Scholarship Foundation, Inc By Kacey C. Krznaric Photography by Chad Spencer “A people-pleasing, outdoorsy, gentle and sophisticated hippie who lights up a room” -an eclectic description of Katelyn Joy Derstine from her family and friends.

K

atelyn Joy Derstine was full of personality, creativity, motivation, and most importantly had a giving spirit that inspired everyone around her. She had a musical ear; playing the violin. She had a flair for art; making such intricate scrapbooks that could tell her life story to a perfect stranger. She had a passion for nature; backpacking, white water rafting, horseback riding, and volunteering as a summer camp counselor at Spruce Lake Wilderness Christian Retreat. Finally, she had ambition; enrolling in the Environmental Horticulture program at the University of Florida with aspirations to one day own her own floral shop. Tragically, on June 15, 2006, all those who knew Katelyn were robbed of the pleasure her mere presence brought and those who were not fortunate enough to have met Katelyn yet, were robbed of the opportunity to know one of the most selfless people there ever was. A car accident claimed the life of this beautiful, genuine, and dedicated young woman all too soon. Although Katelyn’s physical body is no longer here, her legacy lives on through the strength of a family, the loyalty of friends, and the support of the community. While it is true the Katelyn Joy Derstine Scholarship Foundation and the “FLY HIGH” award were born out of tragedy, the chain reaction of positivity that has come from it- carrying on her legacy vicariously through the ambition of other young women- is truly amazing. When I asked Katelyn’s mother Bambi, who established the foundation in 2007, why she chose to honor Katelyn’s memory in the form of a scholarship, she told me a very interesting story that is testament to the strong and commendable moral character of the family. She explained that when Katelyn was a senior at Riverview High School, she was nominated for a scholarship by the KEY club, a service organization that facilitated community service, volunteerism and philanthropy for students. The family who would be granting these funds to Katelyn was doing so in the memory of their daughter whom they had lost to cystic fibrosis. This experience took on a whole new meaning for the family after they lost Katelyn and wanted to follow by example, taking a negative and turning it into a positive for the sake of the loved ones that have been lost. From its humble roots of a simple letter campaign started by Bambi, the Foundation has grown by leaps and bounds. With a Selection Committee of 15 members and growing,

the Foundation is now able to award a minimum of $1,000.00 annually to students that they feel mirror Katelyn’s characteristics; a young woman of sincerity, dedication, and whole-heartedness. To date the Foundation has awarded $40,000 Along with this, the Foundation was able to establish another club, aside from the scholarship, called the Papillion. The significance of the title is awe-inspiring because it is French for butterfly, which had always been something very familiar and comforting to Katelyn. She once said: “Once while I was struggling to climb, I asked God to give me a sign. A sign that would tell me You were thinking about me and still loving me…to give me the strength to keep climbing. He did…He gave me a Butterfly.” The Papillion club stays true to this mantra by being a foundational platform for a Mentoring Program that was driven into action when students presented it to the school board and had it approved as a pilot program at Riverview. In essence, senior girls would be nominated by teachers and/or the principal to mentor freshman girls, offering them guidance, direction, and support in a potentially difficult transitional period in their lives. The future of the Katelyn Joy Derstine Scholarship Foundation and Papillion are bright. As Riverview High School prepares to start construction of an outdoor educational classroom in the form of a greenhouse on the school grounds this fall, the students plan to work diligently to raise funds to dedicate a bench and create a butterfly garden to “preserve the environment and Katelyn’s memory.” In addition, the Foundation hopes to spread Papillion to other schools in the coming years, offering this mentoring program to students all across the district. Because the Foundation and Papillion club had been so therapeutic for Katelyn’s family and friends, they have hopes of incorporating a grieving support group in the future for friends, family, and peers of those affected by tragedy, equipping them with the tools they need to encourage each other and heal together as one body.
