DEDON Outdoor Furniture: From Classic To Cool By Michael Bush

A perfect marriage of contemporary design and Florida living can be found in the DEDON line of outdoor furniture, handcrafted by master weavers in the Philippines. From such classics as the Orbit canopied loveseat and Hemisphere lounge chair by acclaimed designer Richard Frinier, to such outrageously cool pieces as the NestRest hanging chair by Daniel Pouzet and Fred Frety, DEDON continues to inspire and surprise. The story of DEDON is in itself quite interesting, and lifeaffirming. The company was founded 20 years ago by Bobby Dekeyser, the goalie for the FC Bayern Munich soccer team. A head injury landed him in a hospital bed in Munich, which gave him time to reflect upon his life. DEDON started right there in his hospital room. The only problem was, Bobby didn’t know yet what the company was going to do. Part of an entrepreneurial family, all he knew was that he wanted to work with family and friends in a nice environment. The early days of DEDON were a time of exploration. The only experiment that held much promise was a synthetic fiber Bobby created with his uncle Seppi Hummer, an expert in plastics extrusion. The fiber was supple yet strong, natural in appearance, yet completely resilient to the elements. Bobby patented the secret formula as DEDON Fiber, but was unsure of what to do with it – until he attended a furniture show in Cologne in 1991. There he saw some exquisitely woven rattan chairs, loungers and daybeds from the Philippines, offered by entrepreneur Manny Climaco. They seemed like the perfect application for his proprietary fiber.

Six days later, he was on a plane to the Philippines with a roll of DEDON fiber slung over his shoulder, and the rest is history. Bobby relocated his family to the Phillipines to oversee the integration of this new business model. This move was what DEDON needed and the company rapidly expanded. Six months later, the family returned to Germany. They decided to move to the countryside outside of Lüneburg, converting a centuries old farmhouse into DEDON’s first headquarters. Today, DEDON is the global leader in fine outdoor furniture. The company still employs family and friends, as well as 3,000 other workers at its headquarters in Lüneburg and in two shifts at its manufacturing facilities in Cebu Island in the Philippines. With a separate showroom for outdoor furniture, Home Resource carries a range of pieces from many DEDON collections. This includes the latest pieces by Philippe Starck, one of the most well known designers in the New Design style, as well as Lounge, Panama, Seashell, Slim Line, Barcelona, and the new Tribeca line by Frinier. When they dated, William Pawley, Jr. was 28 while Elizabeth Taylor was 17. Pawley was the son of a wealthy American businessman who was ambassador to Peru and then Brazil from 1945-1950. Although the romance lasted less than a year, her relationship with Pawley was important because it was Taylor’s first engagement. According to a recent forum held by the University of Florida’s graduate real estate department for its Board of Trustees, the resurgence is due to the following factors: 1) Changing demographics leads to increased demand 2) The deep recession 3) A preference for a more urban lifestyle 4) Disillusionment with the American dream 5) Mounting cash reserves by certain financial institutions Changing Demographics Only one in five households will be married couples with children in 2025. Those who do choose the traditional family lifestyle will postpone this decision for up to (8) eight to (10) ten years after a formal education. 78 million ‘echo boomers’ are getting ready to enter their prime renting years. 10 million immigrants rent for an average of 10 years. The Deep Recession Florida has been particularly hard hit by the current recession. Unemployment remains at historically high levels while median family income remains below many comparable states. Some attribute this to a ‘brain drain’ to areas like Austin, Texas. Qualified home buyers often revert to renting in times like this.

Disillusionment with American Dream Potential buyers do not view housing as a promising financial investment. They view it as basic shelter and prefer other investments. Mounting Cash Reserves in Financial Institutions Due to the recent change in under writing guidelines, many potential development projects have been shelved. Historically low interest rates coupled with plummeting vacancy rates has ‘incentivized’ some large institutional investors to place debt and/or equity in potential Class ‘A’ rental apartment developments. The above demand factors and investment appetite are spurring development of 21st century rental apartment prototypes. These prototypes can be divided into the following groupings. They do share some common features though. The two types of emerging rental apartment developments are: The ‘Millennium’s’ Urban Lifestyle Apartment These complexes can be described as mostly compact dwelling units (DU’s) located in populous urban cores in larger metropolitan areas across the U.S. In Florida, Miami, Ft. Lauderdale, Tampa, and Orlando come to mind. These ‘Millennium’ DU’s are typically contained in mid to high rise buildings with structured parking. The average unit size is often below 900 square feet. Dwellers often learn to make due with smaller quarters by compact furniture schemes such as those offered by the well know retailer ‘Ikea’.

Urban Lifestyle

Single Family Home Substitutes

A growing number of residents prefer the urban lifestyle and spend less time in the dwelling and more time in assembly areas such as restaurants, cocktail lounges, and at sporting events. Therefore, they really do not prioritize the amount of space in their living quarters. A large single family home in the suburbs does not have the allure it once had, unless the residents are the one in five referred to above.

This new 21st century prototype may be positioned on the outskirts of metropolitan areas co-located with golf communities, water resorts, parks, and other lifestyle amenities. Units may mimic single family home environments with spacious living quarters, multiple baths, oversized storage and convenient covered parking. These units appeal to those who have opted out of the potential home

buyer market for reasons cited above, but wish to retain unit features common to home living such as sound attenuation and reduced transmission, security and multiple layout options. Common to both prototypes are ever expanding lifestyle features built into common areas such as fitness centers, auxiliary retail outlets, multi-media theatres, internet cafes, and daycare centers. The challenge that architects, developers, contractors, and investors have in bringing these new products to the market is the opposite pressures of cost escalation and rent pricing thresholds. If the cost of delivery is $120,000 per dwelling unit, can the rental pricing structure stay at or below $1.20/square foot of area in the unit per month? Put simply, can the investors reap a return if a unit that equals 1,000 square feet charges $1,200 per month? While the features and amenities may vary, there are well established principles that, if followed, will lead to success. Some examples are shown herein. Expect to see cranes reappear on skylines in the next year in cities such as Tampa, Orlando, Miami, and Jacksonville that signal construction of this new phase of redevelopment. Unlikely supporters will be those who traditionally opposed developments such as the Sierra Club and ‘Green Initiative; groups. These groups have come to realize that there is a pent up demand for 60 million new dwelling units by the year 2030. They would prefer these new units to be within redeveloped areas where infrastructure such as roads, sewer, and water are already available and are serviceable. These environmental groups prefer the infill development in lieu of suburban sprawl. Commutes are reduced due to the live/work connection when residences abut work places. Further, green initiatives reduce the ‘carbon footprint.’ Many of these new developments will attain LEED certification attesting to the efficacy of the project features that support conservation.

The 16th Annual Giving Hunger The Blues block party was a considerable accomplishment in the fight against hunger in Sarasota County. Over $100,000 was raised benefiting All Faiths Food Bank, the most effective anti-hunger organization in Sarasota. Giving Hunger The Blues has become the Food Bank’s largest one day fundraiser, raising over $950,000 to date.

Pamela Hughes exudes poise and polish, but her reality runs deeper than a professional facade. Even at a young age she distinguished herself as someone special, a creative and independent spirit who was driven by an innate desire for excellence in her endeavors.

Balancing Work and Style “When I am designing a five-star hotel it is more like stage-set design. It is all about drama and atmosphere.” “When we are designing for a homeowner, we must be very personal with them about how they live, what they want and what their dreams are.”

Pamela grew up surrounded by the very elements that would inspire her professional success. Her mother was trained as a fashion designer whose family was an artistic bunch that includes painters, ceramists, jewelry designers and decorators. Her father was an executive in the aviation industry whose successful career took him –and his family– across the country in a series of business-related moves. She began to shine at an early age. Pamela recalls sewing at the tender age of three, working alongside her mother as she learned about textiles and built an understanding of how to put pieces together. “I started to sew clothes for my dolls, then for myself,” she recalls, laughing, “I still consider myself to be a frustrated fashionista!” While a career as a fashion designer wasn’t her ultimate destination, Pamela did utilize her fashion sense, carriage and good looks as a young model in Washington D.C. throughout her college years. “I was fascinated with anything that had to do with art and design,” reveals Pamela. As an Applied Design major at the University of Maryland, she pursued her interests by studying subjects such as art history, furniture design, illustration and fabric design, as well as interior design. She also delved into interior architecture through graduate school courses.

She envisioned herself working as a fashion designer, tapping into her own modeling experience, as well as her skills in sewing and apparel creation. But one day, in a serendipitous moment, everything changed. “I walked into an interior design studio completely by chance,” Pamela recalls. “I will never forget that moment; I was completely overwhelmed by the feeling that this was where I belonged.” The opportunity to combine her talents in drawing, drafting and color, paired with her intimate knowledge of textiles and her creative nature, was like manna from Heaven. She launched a career with an interior design firm and learned the business from the ground-up. She went on to build her own thriving company, Hughes Design Associates, which maintains offices in Sarasota and McLean, Virginia.

Pamela has built a brand that is synonymous with elegance and style, and her business reflects the elements that have contributed to her success. Her close-knit family continues to act as a foundation upon which her life and career have been built, and her international travels have opened her mind to a wealth of cultural and artistic resources. “I come from a family that loves life,” she explains. “I have always been inspired to live mine to its fullest, and to enjoy every moment.” In her professional and personal endeavors, Pamela gleans inspiration from the world around her. “I see new things everywhere,” she offers. “I have been fortunate to avoid creative impasses; I’m always bursting with ideas.” Moving frequently throughout her childhood taught her not only to adapt, but to discover the good in every situation. Creatively, Pamela

craves the opportunity to explore new locales, to eke out unique beauty and style. She has always been this way. As a teenager, mature for her years, Pamela convinced her parents to let her travel to Europe accompanied only by a friend. “I was sixteen and had long been interested in architecture,” she recalls. “I had this amazing desire to look at historical buildings.” And for three months, that’s exactly what she did. A mother herself, Pamela admits that she is not as liberal in her parenting. But the freedom to move, to explore and discover a world beyond her own, fulfilled an innate need in her younger self. The milestone trip to Europe has been one of the defining moments of her life.

Her work with a broad spectrum of clients has Pamela in the company of luxury homeowners around the world as well as high-end builders and developers of commercial and residential projects. Since being called upon to handle the design of local projects including The Ritz-Carlton, The Members’ Beach Club, The Tower Residences, Plaza at Five Points and the clubhouse at The Concession Golf Club, she and her firm have become a sought-after group among Sarasota and Manatee County residents, who appreciate the classical elements that comprise the Hughes Design style. While the firm doesn’t impose a signature look to its projects, there is a common thread woven throughout the fabric of its impressive portfolio: a sense

of quality that evades definition, but remains nonetheless present in every space created by Pamela and her team of designers. Pamela’s touch is particularly evident in her firm’s residential projects: she understands that a home needs to be a haven. The residences she designs, she explains, must reflect the lifestyles of her clientele. “I love to make other people happy,” she explains. “It’s true- home is where the heart is. By creating a space that serves as a retreat for families, a place that is beautiful and comfortable and inspiring, I am contributing to the well-being of my clients and their loved ones. It’s a wonderful opportunity.” While she has been inspired by visionaries including Winston

Pamela’s creativity is not limited to designing beautiful spaces. Her culinary skills have been honed by years of cooking for family and friends.

Churchill, Coco Chanel and Sarasota’s own Michael Saunders, Pamela reveals that her own vision is what influences her work. “I do believe it is a gift,” she acknowledges. “I walk into a room and can instantly see how the character of a space will influence its design.” Like Hubert de Givenchy, Pamela attributes her creative talents as true gifts, which she utilizes to their fullest. Her professional life, filled with exciting travel and work, is tempered by downtime spent in her adopted hometown of Sarasota. Pamela is an avid cook who enjoys the delights of Italian and French cuisine. She remains fascinated by history, which she absorbs through books, documentary films and visits to galleries and museums. And sometimes she simply sits and enjoys Sarasota’s glorious beaches, shining sun, fresh gulf air and cerulean blue sky overhead. 32

I write this soon after returning from a springtime marketing trip to Western Europe. I make a similar trip at least twice each year and combine having a presence at overseas property shows, with delivering educational seminars to European buyers looking to invest in Florida and meetings with our valued partners in various European countries. These trips afford me the opportunity to experience first-hand, how our European cousins are spending their Euros, Sterling, Krona or other currency, when they look to buy real estate outside their home countries. The top two destinations for European buyers buying second homes for vacation or retirement are Spain and France. Promises of a mild Mediterranean climate, sunshine, warmer temperatures and easy accessibility are hard to beat. The Spanish property market has been hard hit in recent years. First, over building in many of their top resort areas left these locations less desirable. This was followed by allegations of corruption, and homes constructed without proper permitting or clean title to the land upon which they were built. Some Europeans are still nervous about buying a second home in Spain. France has also been a popular destination. In addition to the traditional retiree and vacationer, many Europeans have purchased homes in France as rental investments. French developers have been quick to take advantage of the fact that almost 50% of the population there rent homes. They have structured developments to offer guaranteed rental income and capital growth to savvy investors. So how does Florida stack up? The U.S.A generally has one of the most transparent real estate markets in the world. How a property is zoned, what has been permitted there and who owns it, is usually a matter of public record. Foreign purchasers of real estate here can feel somewhat protected by this, and have the comfort of title insurance which accompanies most U.S real estate transactions – this is not the case in many other countries. Florida is generally acknowledged as a retirement destination, and the many empty homes we see during our summer months certainly bear witness to the fact we can boast many owners of second homes. However, recent years have seen a shift in the

profile of the European buyer who makes an investment here – “investment” being the operative word. Many European buyers will buy a home to meet their personal needs, but they will also want to rent it for part of the time – if not to make a cash return, to at least cover their annual cost of ownership. For this reason, many of them will purchase homes that allow short term rentals – weekly or monthly. Here on the Gulf Coast, once you leave the beach areas it is hard to find homes in subdivisions that allow such rentals. The majority of British and German buyers for instance, prefer to buy single family homes rather than condos, and suitable houses can be difficult to find in the beach areas. The limited choice of homes that allow short term rentals on the mainland drives many European buyers to purchase homes in Orlando and Central Florida where short term rentals are allowed and encouraged. Recently we have seen a growing number of Europeans come to our area to purchase true investment properties – homes they will never use themselves, and where they plan to install a tenant on an annual lease who will pay many of the running costs of the home in addition to a monthly rental. What makes Florida attractive for such an investment at this time? First, real estate prices have rolled back many years to the low prices we see today. In addition, for some international investors, the weakness of the U.S. Dollar against their home currency makes our prices look even lower. We also have a healthy demand for rental properties both from those losing their homes to foreclosure, and from a growing population – retirees unable to sell their homes “up north”, those building new custom homes in our area (yes, this class of buyer has returned!) who need a place to live while construction takes place, and owners and employees of businesses relocating to Florida. Many Europeans see real estate as a key component of their investment portfolio, and may already own rental properties in more than one European country. The time is right for further diversification, to add Florida to the list of places they collect rent. We recently worked with some European investors who were purchasing tenanted condos in Fort Myers for between $50,000 and $75,000 and seeing net returns of up to 9%. We just sold a Sarasota condo with tenants in place to a British buyer who will achieve a more modest net return of around 5% - but still much more than he would see from a savings account or CD today! For the higher priced homes, many investors will sacrifice cash income in the short term for a better future upside on capital appreciation, as might be the case when purchasing a waterfront property for instance. Like the Scottish couple we recently showed beachfront condos on Lido and Longboat Key. They wanted a luxury property they could call home for a few months each year, and rent to other visitors when they were not using it themselves.

Roth explains, “We have an expertise for telling stories and tend to focus on issues that impact families, the building blocks of society. Organizations that work to combat illness, abuse, mental issues, homelessness, poverty and hunger have a common thread in that they aid individuals who are often overlooked, people who aren’t being heard. We support the organizations that are helping those individuals find their voices.” The Center for Faith and Freedom is a faith-based organization that operates in an ecumenical manner. “We do not impart a theological perspective or viewpoint into our relationship with our clients or into the work that we provide,” Stuart offers. “Our aim is to support organizations in need of our assistance and, in turn, to make a real difference in the lives of others.” The story of The Center’s creation has been told before; the prologue to this is Stuart’s own life, an unassuming foundation upon which the awardwinning organization has been built. It has been said that to whom much is given, much is required. This is a motto that drives Stuart, a man who leads his life in a faith-based manner and who believes in sharing the blessings that have been bestowed upon him.

Throughout Sarasota and Manatee Counties, residents in need of support have access to a range of organizations and charities offering temporary, short- and long-term solutions to their issues and challenges. And when those organizations find themselves looking for help, The Center for Faith and Freedom is available to assist them in accomplishing their goals. For over two decades the center has offered support to non-profit agencies around the country, helping to further some of the most pressing causes facing society. 46

It wasn’t always this way. Growing up in a Jewish family, Stuart recalls believing in God but not feeling “religious.” He explains, “We observed major holidays, but I never felt that I had a personal relationship with God.” A series of life-changing events guided him down a spiritual path that led to a new sense of faith. Now a Messianic Jew, he acts upon a calling to be a witness to the grace of God. “I have had the fortune of meeting people from all walks of life, with their own thoughts and feelings about religion,” he notes. “I’m not here to argue about religion, God or the Bible. Instead, I choose to sow the seeds of faith, to open a dialogue with people who seek courage or inspiration and to share with them what has God done in my life. It’s a simple, yet powerful message.” Simple, yet powerful might also describe the work performed by the professionals at The Center for

The team employs a collaborative effort with each of their clients in order to best capture their unique stories, acquiring video footage on location and utilizing state-of-the-art multimedia tools and technology to create powerful pieces that effectively communicate the message, mission and vision of the organizations with which they work. The videos are powerful, moving. They give voices to individuals often silenced by society, allowing them the dignity of acknowledgement by others. “Now more than ever, we see a real need for our services,” says Stuart. “Economic challenges have had a tremendous impact on charitable organizations around the world, and we are thrilled to act as a resource for those groups, who receive our services at no cost to them.” Benevolence is a way of life at The Center for Faith and Freedom. The group donates a portion of its 8,400 square foot office complex to local non-profits, providing them with a beautiful and positive environment in which to conduct business. It’s just another way in which Stuart and The Center are reaching out to the community at large, spreading a sense of grace and fellowship to all who choose to receive. The Center for Faith and Freedom’s production company, Salt & Light Productions, has won industry awards including multiple Emmys® and Tellys. Stuart, who continues to practice law internationally, has also been honored. Most recently, he was named the recipient of the Lakewood Ranch Community Fund’s C. John A. Clarke Humanitarian Award, a reflection of his commitment to the community at large through his investments of time, resources and energy. “I could squeeze twenty five hours out of a day,” acknowledges Stuart of his demanding schedule. “But I am blessed to be doing work that is truly fulfilling. I love it, and am grateful that at this point I am able to live a life that is purpose-driven. I am truly blessed to have a career that defines me; it is a calling. The most difficult days to putt are the really windy days. The next time you find yourself playing a round of golf in windy conditions, I recommend trying these simple tips. First, do not place your putter on the ground behind the ball. This will save you strokes if the ball would happen to move. By doing this, a player would not have addressed the ball and would not be given a penalty stroke. Secondly, I would suggest speeding up your routine over the ball. It might feel uncomfortable at first when you try this, but it will potentially give the wind less time to osculate your ball. Lastly, slightly widen your stance and place the pressure on the inside of your legs. This will help create a steadier base and a better foundation for your stroke. Practicing these simple tips before you tee off will surely give you a putting edge over your playing partners in windy conditions.
