Pricing and strategic positioning are the most important aspects of the marketing process and eventual sale, both upfront and when entrenched in negotiations When determining the correct price/strategy for your property, it is imperative to evaluate closely the targeted buyer, consumer trends within your specific neighborhood, and comparative prices of similar properties in the area and building Current inventory and market conditions in the pinpoint market (First Hill) and broader market (Downtown and Capitol Hill) are just as crucial to understanding the most appropriate sales price
What stood out to us the most regarding your beautiful condominium is how turnkey and nicely updated the finish level is. The unit itself lives newer than the building, which is a pleasant surprise as you enter the front door Additionally, a 3 bedroom is quite rare and appealing without having to jump to the ‘penthouse’ status and price point that many buyers can not afford Given the rarity of 3 bedrooms sales, we took into account any larger 2 bedroom condos Downtown and in Capitol Hill and made adjustments for the 3rd bedroom premium. We also excluded any new construction and buildings that include high end amenities (concierge, pool, etc.).
That being said, below we have provided a bulleted breakdown of the studies conducted in arriving at our price recommendation for 1120 8th Ave #1203:
