Equally important to our pricing analysis based on closed/pending sales is our ability to put ourselves in the shoes of a potential buyer There are currently 6 active homes in West Seattle Of the 6, one has executed a price reduction With the current environment, it is imperative to be price sensitive to maximize our appeal and sales proceeds

Based on what we have outlined in this report, it is our overall opinion that the market value of your home is between $885,000 and $900,000 If we were listing your home today with the goal of an efficient sales cycle, we would recommend pricing at $899,000 with potentially a review date If you choose an aggressive pricing strategy, which does come with risk, the highest we would recommend would be $925,000That being said, we do not advise listing at this price as it dramatically increases the risk of high days on market and potentially price reductions if we do not identify the “perfect buyer” in the first 21 days of the listing period
