Why I love my career in surveying

Surveying encompasses every aspect of land, property and construction and offers a wide variety of career options. Surveying is vital to our everyday lives and represents the physical foundations of our global economy. As such the role of chartered surveyors has never been more important. Whilst markets around the world are grappling to overcome the global financial crisis, it is telling that construction and the built environment are at the heart of political and economic policy, and will play an ever more important role in our economic welfare and sustainable future. Indeed, we are the custodians of a truly global, and indispensable, profession. RICS continues to gain government and market recognition for its standards across the globe. This underpins and builds RICS’ status as the global standard setter in the land, property and construction arena. In turn, this emphasises the value RICS members and those working to achieve RICS status add to their employers, clients and society through their skills and expertise. With this in mind I hope you enjoy reading Surveying 2013 and find the guide useful to help understand the stunning array of opportunities on offer.

What is RICS? All professionals, such as doctors or lawyers for example, belong to a relevant organisation that assists them and makes sure they work to the highest standards for the benefit of society and the public at large. For surveyors, that organisation is RICS – Royal Institution of Chartered Surveyors. RICS is a modern, international organisation with more than 100 000 members who represent everything that is good about the world of land, property and construction.

To achieve true professional status, you need to become chartered.

As environmental issues gain greater importance, RICS and its members are committed to creating and maintaining a healthy, sustainable environment not only for today, but also for future generations. Leading professionalism in land, property and construction, RICS sets and maintains global standards to protect the public interest and build the status of the profession.

Employers and clients around the world recognise this as a mark of excellence within the surveying profession, and, because of this recognition, chartered status is the gateway to the best career opportunities and higher salaries. Once you have completed the required on the job training you will earn the right to use the letters MRICS (Member of RICS) after your name.

Benefits of RICS Become part of the leading professional body for land, property and construction. When you join RICS you become part of an international professional community – one that employers, and their clients around the world, recognise as the mark of property professionalism. Though times are still tough in the property and construction sector, there is a great deal of graduate recruitment happening as the industry looks to employ the next generation of surveyors. And when you become chartered, your earning potential substantially increases – in 2011 the average salary of a UK property professional was £48 000.

The first step to becoming chartered

What happens after you graduate?

Gaining an RICS-accredited degree is the most accepted way of becoming a chartered surveyor.

After completing an RICS-accredited degree or diploma you’ll then need two or three years’ work experience before taking your RICS professional assessment interview – known as the Assessment of Professional Competence (APC).

However, many people start off with an associated qualification, such as a geography degree, and then undertake an RICS conversion degree.

Top five benefits of RICS status

The APC is to ensure you are competent to practise as a chartered surveyor.

• Increased earning potential • Acquire a prestigious qualification • Access RICS knowledge • Develop with RICS Training • Network with fellow professionals

Tell us how you got involved in the CSTT?

were available and I stumbled across the CSTT website. I read about the Trust and the opportunity in Canterbury and it sounded too good to pass up. So I applied there and then, and once I had been accepted I started working soon after.

When I applied to the CSTT, I applied specifically for the role at Canterbury so I knew that if I was successful that is where I would be placed.

Trainee: Eben Graham Canterbury City Council

Earn while you learn

I was offered a university place and my intention was to gain a degree and then seek further training in accompaniment with employment. I was searching on the internet to see what training opportunities

Where are you working now? I am currently employed at Lambert Smith Hampton. CSTT placed me at LSH in October 2011.

As an apprentice, you can learn on the job, build up knowledge and skills, gain qualifications and earn money, all at the same time. 10

How it works If you’re aged 16 to 24 and live in England, and face a financial, academic or personal barrier, you can start working for a surveying company sourced by CSTT on the apprenticeship scheme for two years. After registering for the RICS Associate qualification online, you will then work four days a week, and attend college one day a week to undertake an Advanced Apprenticeship in Surveying, which helps you to gain the following qualifications:

• Level 3 NVQ Diploma in Surveying • Property and Maintenance BTEC • Level 3 Diploma in Surveying Once you’ve completed the apprenticeship and two years’ work experience, you then take the assessment to qualify as an RICS Associate. Studying part-time as a CSTT Managed Student may then lead you on the road to chartered surveyor status.

Trainee: Lara Rosset

Lambert Smith Hampton

How did you find out about the CSTT? I was fortunate enough to come across CSTT through the official apprenticeship website which advertises apprenticeships across the UK. I researched the trust in more depth to find out what they offered to young people in my position.

The most beneficial is that providing you do a good job, you are pretty much guaranteed employment throughout the apprenticeship, which given the unemployment situation at the moment is invaluable.

Where do you hope to be in five years time? I believe, if everything goes well, that I would be in my final year of training and well on my way to becoming chartered.

Why I love my career in

An apprenticeship route is a great, cost-effective way to start your career in surveying.

The Chartered Surveyors Training Trust (CSTT) is an independent charity that supports young people who are finding it difficult to start their surveying career. RICS works in partnership with the CSTT to help young people become surveyors via an apprenticeship scheme that counts towards RICS Associate membership (AssocRICS).

How did you find out about the CSTT?

What benefits have you found doing the apprenticeship?

What benefits have you found doing the apprenticeship? Lambert Smith Hampton has given me responsibilities that have encouraged me to grow in confidence and challenge myself. I have attended property viewings with surveyors to see first hand how they market properties to their clients. The exposure to LSH’s experienced surveyors, who are more than willing to give advice and answer any questions I may have, has been invaluable.

seconds Would you recommend the CSTT to others? If you know for certain that surveying is the career you want to pursue, the CSTT will help you in every possible way to achieve your ultimate ambition.

Where do you hope to be in five years time? I will attend university once I have completed this two year course, as a managed student with the Trust and complete an RICS-accredited degree. In five years time I envisage myself being in the final year of my degree and preparing to embark upon my APC. 11

What does your role involve? I am an Agricultural Assistant at Moore Allen & Innocent in Cirencester in Gloucestershire. Moore Allen and Innocent are a general agricultural practice, which advises clients on a range of issues such as grants availability, landlord and tenant issues and agricultural practice.

Gemma Sparks MRICS Agricultural Assistant Moore Allen & Innocent LLP Gloucestershire

“Land surveyors can be found undertaking exciting and adventurous tasks, such as mapping the land with high-tech laser equipment, or assessing the safety of mines for extracting minerals.”

Land focus Land surveyors’ expertise enables them to work in many areas, including environmental management, land use and contaminated land, environmental auditing and assessment. Working in the land sector is extremely varied – one day you could be advising landowners on a wind turbine scheme, the next managing rural assets or monitoring wildlife conservation areas. And with an ever increasing focus on sustainability, planning and development surveyors can be found surveying and evaluating the longerterm social and environmental costs of developing in the countryside, while balancing these factors against important market costs and values. 14

Why I love my career in

Land surveyors are specialists in all aspects of the management, monitoring and assessment of the environment in the context of real estate,

land and construction. Furthermore environmental concerns such as climate change, changes in modern farming methods, and the expansion of towns and cities all pose challenges for people living and working in rural communities, who look to surveyors to provide them with professional advice and expertise. Land surveyors also can be found undertaking exciting and adventurous tasks, such as mapping the land with high-tech laser equipment, or assessing the safety of mines for extracting minerals.

Equally important is the sensitive disposal of our waste and resources, and leaving the environment in a good condition for future generations. This aspect of surveying is referred to as Geomatics and is the most technologically advanced of all the RICS specialisms. Based primarily on the science and study of geo-spatially related information (maps), it offers members a varied, cutting edge and global career path. Geomatics acts as the underpinning data of the land and property lifecycle but also retains a strong element of land law and boundary expertise.

What do you enjoy most about your career? The people I get to meet and the fact that what I do has a tangible effect on the landscape.

What does the RICS qualification mean to you? It makes me feel more professional and competent at what I do.

Tell us about your career journey so far?

What do you enjoy most about your career in surveying?

I graduated in 2009 at Nottingham Trent and studied Planning and Development BSc and then began working for Croudace Homes Land Department, where I began the APC.

I enjoy the variety of my role, and the responsibility given to me. I have always known I wanted a job which is not 100% desk bound and my role is far from this as one day I may be out undertaking site visits on new parcels of land, the next in a meeting with landowners discussing my appraisal.

I was attracted to the Planning and Development pathway through the ability to have positive impacts on people and places through my work.

What is the highlight of your career to date? Acquiring my first parcel of land in Thame, South Oxfordshire. The most exciting part is seeing the scheme take shape. As Croudace do it all in-house seeing the scheme transform from a derelict brownfield site to a high quality family housing development is rewarding. Through Croudace I was also lucky enough to a participate in a two week volunteering trip to Nepal to build a house out of bamboo for a local family with Habitat for Humanity.

The recent headlines around planning has highlighted the importance that Planning and Development has, not only on the built environment but also on the economy.

What does the RICS qualification mean to you? The RICS qualification is a stamp of approval from a globally recognised professional body on my work and experience.

“Property shapes our environment and with such a diverse range of activity and property around the world, the work of chartered surveyors is challenging, ever changing and full of opportunity.”

Property focus Working in property can provide great opportunities to play a part in every aspect of the development, purchase, sale and management of property. A surveyor working in the property sector can be involved in a wide variety of tasks. Although many are involved in the valuation of peoples homes this is only a small part of what property surveyors can do. Their work can include buying, selling and renting property, negotiating insurance claims and conducting negotiations between landlords and tenants to name a few examples. Beyond this planners, developers, agents, mortgage lenders, professional advisors (such as valuers), private and institutional investors and property managers are just some of the key professional figures that allow the property market to operate smoothly. Residential property aside one of the largest professional groups within RICS is Commercial Property. 18

Working with all types of property in the business sector from small shops to large corporates, in both the public and private sectors, there is a tremendous variety of activities for the commercial property surveyor. This can include everything from the the purchase, sale and letting of commercial property to advising on corporate real estate and landlord and tenant issues. Commerical property surveyors also perform investment appraisal and performance measurement and helping failing organisations avoid administration. Beyond these two sectors the property sector casts a wider net and employs surveyors across a wide range of specialisms involved in all aspects of property across industrial and agricultural sectors. Broadly, the wider property sector covers the following areas:

Stephanie Rose MRICS Quantity Surveyor Turner & Townsend Leeds

“In an increasingly virtual economy, surveying is one of the few remaining tangible, ‘hands on’ professions. Surveyors leave a physical mark, which is a reward that accountants and lawyers can’t enjoy.”

What does your role involve? I am a Cost Manager at Turner & Townsend. My role involves managing various construction projects pre and post contract. This encompasses preparing estimates throughout the design stages, tender documentation including bill of quantities, assessing and recommending an appropriate contractor, valuing the works on a monthly basis, cost management of variations to the work and agreement of the final account.

Construction focus Whether you are interested in designing and managing buildings, delivering development projects or cost management there are plenty of opportunities in the construction sector.

Quantity Surveying

Project Management

A key area in the construction industry is quantity surveying (QS). If you’re looking for a career that combines a good commercial brain and first class management skills then welcome to the world of a chartered quantity surveyor.

Project managers are engaged by clients to link the supply chain together which often includes engaging surveyors from other disciplines.

As cost consultants and project procurement specialists, the QS’s working life covers everything from cost and contract management to advising on procurement and financial implications of a project. QSs are involved from the project design to the completed project and settle financial and contractual disputes. Quantity surveyors understand the economics of construction market trends and the influences of the sector on a local and global scale. Wherever construction work is taking place there will be a need for financial control. Quantity surveyors meet this need.

22

Project managers effectively control projects in the land, property and construction industries. They co-ordinate the whole development process to maximise efficiency, economy and communication and ensure that the project is successfully completed. Project management is a demanding discipline that requires a broad range of knowledge, which extends from technical expertise to the vitally important soft skills of leadership, negotiating, team building and communication.

Building Surveying Building surveyors work on the design and development of buildings as well as the restoration and maintenance of existing ones. This is a diverse field and can include providing advice on various aspects of buildings at different stages.

Building surveyors could work on the design of large, multimillion-pound structures to modest adaptations and repairs, and occasionally work on buildings of architectural or historic importance. They also may be called upon to give evidence in court in cases where building regulations have been breached and as expert witnesses on building defects and dilapidations.

Why I love my career in

In virtually all parts of the world there are building codes to which the construction industry must adhere. Specialist situations, such as licensing and safety at sports grounds, are an additional consideration.

It’s a great achievement and a huge relief. As it’s a professional exam, it is the line in the sand for your career development. Being a member of RICS continues to be the mark of professionalism.

What do you enjoy most about your career in surveying? The variety of projects you can be involved with and the daily challenges you face.

What does the RICS qualification mean to you? It is imperative for me to be RICS qualified to progress as a surveyor in a way which degrees and experience do not allow.

seconds What advice would you have for APC trainees on completing the APC?

Richard Owen MRICS Cost Consultant Sweett Group London

Building Control Now more than ever, building control is acknowledged as a vital part of the construction team. These days building control is a common global feature.

What did it feel like to pass your APC and be awarded RICS membership?

What did it feel like to pass your APC and be awarded RICS membership? What is your job title and what does your role involve? Cost Consultant – my job varies from day to day covering a wide range of services from tender preparation and analysis, measurement, estimating, cost planning and procurement advice to mention a few.

Passing my APC gave me fantastic sense of achievement. The process is very tough and thorough but completely worth seeing it through to the end. The RICS qualification is recognised across the world unlocking endless opportunities. It is clear evidence that you have achieved high standards of competence and ethics within your chosen career.

My advice for those who are starting out is to try and encourage your senior colleagues to give you the relevant experience you need. Preparation is key through out the process, and regular meetings with your supervisor are very important.

What do you enjoy most about your career in surveying? No one project is the same, the built environment is an ever changing industry presenting different challenges on a daily basis. We are constantly working to improve and become more innovative within the way we approach the built environment, implementing more sustainable thinking. I thoroughly enjoy working within such a diverse and complex industry. 23

Aiming for gold Laura Kaufman Chartered Valuation Surveyor DTZ London

‘‘

I probably enjoy the social side of surveying the most. There is always an opportunity to network and meet new people within the industry.

What does your role involve?

Tell me about the benefits of becoming chartered

I currently work within the Valuation Department at DTZ. My role involves carrying out inspections, measuring and valuing properties across the South East of England and occasionally across Northern Europe. I am lucky enough to work within a department that performs valuations of various different asset classes from offices to retail, to industrial and development sites. I undertake valuations for a number of purposes such as for accounts, purchase or loan security.

Achieving my chartered status has not only allowed me to use the coveted MRICS designation, but has also offered me the opportunity to undertake a role which offers greater responsibility and progress with my career. RICS is a worldwide recognised professional qualification which allows me to progress through my career by allowing me to work directly with clients and build up relationships, whilst working on complex projects that command a high level of responsibility.

What do you enjoy most about your career in surveying?

What has been a career highlight/most interesting project so far?

Surveying offers me the opportunity to undertake a diverse range of tasks with the ability to spend time out and about inspecting properties and meeting clients. I probably enjoy the social side of surveying the most. There is always an opportunity to network and meet new people within the industry.

What did it feel like to pass your APC and be awarded RICS membership? Passing my APC on my first attempt is an amazing achievement and I felt absolutely elated to be awarded RICS membership and recently received my diploma from the RICS President at RICS Headquarters in Parliament Square. I am also thrilled to have received ‘Outstanding Status’ from my RICS assessor panel for my APC performance.

28

In my early career, I was fortunate enough to undertake a placement working in Prague, Czech Republic for one year, with six months of those being within DTZ’s Prague office. This was not only a great learning experience but offered me an insight into working within a different culture in a country which I had not visited before. Furthermore, the experience aided me in securing a position on the Graduate scheme at DTZ’s London office.

Anil Singh Rana MRICS Project Manager Enfield Homes London

‘‘

Since becoming a full member of RICS, there has been a marked change in my career and job prospects.

What is your role and what does it involve?

What is the highlight of your career to date?

I am a Project Manager working for Enfield Homes, and responsible for delivering Decent Homes works up to a value of £10m. My role involves both project management and technical tasks and having a building surveying pedigree has undoubtedly provided me with the soft and hard skills required to deliver these complex projects.

Unquestionably, passing my degree with a first class honours and my APC first time was no mean feat, all self-financed. I am also hoping to complete my MSc in Construction Project Management (RICS) at University of Westminster in September this year.

Tell us about your career journey so far? Since becoming a full member of the RICS, there has been a marked change in my career and job prospects. Following my journey at NPS London as a Senior Building Surveyor working on major school projects, I worked as a Design/Project Coordinator for Hunters based on site working with Main Contractor Mulalley in partnership with Hackney Homes on major retrofitting works and communal district heating on 1960s high-rise buildings. I gained an array of core skills and had extensive involvement with bringing the supply chain together for procuring and delivering the works within the required timescale providing me with a good insight on the main contracting both on the technical and management domains. 42

Although we are an independent organisation, we have a close relationship with The University of Reading, which validates our BSc and MSc programmes, and with The Open University, which validates our MBA programme. Our courses are accredited by a range of professional bodies, including RICS, CIOB and BIFM, and provide established routes to membership. All programmes are taught by supported distance learning. Rather than attending lectures or classes, you’ll use our state-ofthe art online learning environment. This means you can study when, where and how you want without interrupting your career.

What do you enjoy most about your career in surveying?

‘‘

I enjoy meeting people from all walks of life, my passion for surveying, my contribution to the built environment directly or indirectly and last but no means least helping APC candidates for their RICS chartership and young people via the Chartered Surveyors Training Trust (CSTT).

What does the RICS qualification mean to you? RICS is indeed a very important qualification for me. Since day one of my career in surveying i.e 10 years ago, I always wanted to become a member of the RICS as it truly reflects property and construction professionals with the highest level of technical and project management expertise globally.

We have been playing a key role in the property world for over 90 years. At any one time we have over 4000 students from more than 100 countries studying with us. Our programmes range from Diplomas to undergraduate and postgraduate degrees.
