Marketing Your Home Multiple Listing Service (MLS) The MLS is the most comprehensive resource for up-to-date local real estate information. Only licensed REALTORS® can add your home to the listing database. We will write a creative narrative showcasing your home’s attributes to include pertinent information about your property. We add photos and virtual tours to the Central Virginia Regional Multiple Listing Service (CVR MLS). This MLS is accessible to all area agents. They can then match your home to clients they are working with who are searching properties similar to yours and contact us for private showings.

Listing Syndication When you list with us, your property and Visual Tour are included in the listing feed from MLS into the National Information Data Exchange (IDX). This system posts your home on broker websites nationwide. Your home will not only be displayed on our website and Joyner Fine Properties website, but it will also be syndicated on the websites below —and 1,000+ more across the world!

Posting times will vary by website and are generally dependent upon the timelines created by the MLS and each website. Your listing will also be submitted to the IDX system, which posts your listing on other broker sites, as subscribed to by those brokers. Listings that the client chooses not to allow AVM or comments will not display on Zillow, Trulia, and many other sites. Listings that the client chooses not to allow address display will show on Joyner sites, but will not be syndicated otherwise.

Agent-to-Agent Networking Agent Email Marketing Joyner Fine Properties has over 200 agents working with buyers in the area. We will send an email announcement to these agents with your property information and virtual tour as soon as your home is listed. We also have access to an exclusive email list of nearly 1,900 active agents outside of Joyner. We notify them in an email announcement about your property coming on the market and about any time we hold an Open House.

Reverse Prospecting When we list your home, we’ll do a search of all prospective buyers currently searching for homes priced in your home’s price range. This technique utilizes the central MLS server to make contact with the potential buyer’s REALTOR®. Home fact sheets will then be sent to those potential buyer’s agents via email. We also do a search of our own database identifying prospective buyers searching our website for homes similar to yours—and we contact them directly.

Relocation: Connecting Locally & Globally Joyner Fine Properties is an affiliate member of one of the world’s largest relocation management groups, Leading Real Estate Companies of the World®. Our relocation department places large numbers of families moving into the Central Virginia area. All listings are sent to the relocation department for review and matching with clients. Showing Your Home Showings and Scheduling With a large team of licensed REALTORSÂŽ, we are always available for showing your home to prospective buyers. If necessary, extra showings and Open Houses will be scheduled. Typically, showings are scheduled in one hour increments. We will coordinate these appointments with you on a daily basis.

Lockbox Access A lockbox will be placed on your home so it is accessible to agents to show their clients. This system tracks all agents and clients who have entered your home. Once an agent enters your home, the lockbox system emails our office immediately. We know who enters your home and we then follow up asking for feedback from the showing.

Feedback Feedback is one of the keys to our clients’ success. We take a two-step approach. Once an agent accesses the lockbox, we them immediately email them for feedback. We also call showing agents within 24-hours for verbal feedback. This is how we measure performance in the marketplace so we can adjust quickly for a faster sale. Ordering of HOA Documents (if applicable)

Ordering of Termite Inspection (must be within 30 days of closing)

Ordering Well & Septic Inspection (if applicable)

Coordinating any pro-rations for propane, oil, etc. that is needed

Sending you an address checklist so you don’t forget any of the many places that require an update

Community list and directions for how and when to have utilities take care of prior to close

Regular check-ins with the Buyer’s Lender to ensure we’re on schedule for closing

Handling of all documents that need to be sent to the Closing Attorney and/or Title Company,of your choice, throughout the entire process.

As The Seller You will also have a small list of tasks yourself. You can choose to view only your list or everyone’s list that is involved with your transaction. Your list includes: 

Reminder/task for seeking moving quotes and when to schedule

What to expect for the final buyer walk through

Any scheduled work needed to satisfy inspection contingency
