Platinum Appoints New COO Scott Robinson joins Platinum Maintenance as Chief Operating Officer. In his new position, Mr. Robinson will have overall responsibility of Platinum’s business activities. Having spent the last 12 years with Jones Lang LaSalle, Mr. Robinson has a strong background in the real estate industry. At JLL, he served as Senior Vice President/Operations Director for Jones Lang LaSalle’s New York Property Management Division. Mr. Robinson is an active member of BOMA New York and the Real Estate Board of New York and has participated in fund raising committees and events on behalf of the real estate industry. A resident of Manhattan Mr. Robinson is married with two children. He attended the University of Pittsburgh where he graduated with a BA in Economics.

2013 BOMA Pinnacle Awards Platinum scores high with 6 out of 8 winners Over a 44 year span, each February BOMA celebrates the best of BOMA/NY and the spirit of our great city by presenting their Pinnacle Awards to the premiere buildings, people, and charitable organizations in New York City. Competition for the coveted prizes is both fair and fierce, involving a comprehensive nomination and submission process. Each year, these awards have increasingly come to symbolize what the industry does best for their tenants, their clients, and the City of New York at large. And each year, within the BOMA International community, New York climbs the pinnacle with greater success as their local awardees win their categories at both the local and international competitions. To qualify for a Pinnacle Award, building owners or management companies, or employees nominated for Outstanding Local Member and Manager of the Year nominees must be a member of BOMA/NY in good standing.

PLATINUM MAINTENANCE INTRODUCES ITS GREEN METAL REFINISHING PROGRAM Platinum is concerned about the future of our planet and the impact on the environment with the materials used in the metal, wood, and stone industry. Over the past four years Platinum has been working closely with a product manufacturer developing an environmentally safe lacquer and stripper. As a result of the combined effort, Platinum’s Green Metal Refinishing Program has

been implemented at 200 West Street with great success. “PROCOAT” Platinum’s environmentally safe lacquer is a unique, state of the art clear coating system for various types of metals. This product uses non-hazardous low VOC carrier solvent which is totally compliant under EPA guidelines for non-ozone depleting solvents. It does not contain any compound that is considered by the EPA to be hazardous

to the environment. PROCOAT has been tested by several laboratories (VTEC and CHEMTEC Labs) meeting the Green Seal GS 47 standard. Based on the compiled analytical data from the series of testing, the products contain no hazardous pollutants in terms of gaseous vapor or solid materials either organic or inorganic and ~ Continued on page 4

Going Green with Platinum Terrazzo Thin-set Epoxy Terrazzo floors offers a number of eco-friendly benefits and can help buildings achieve Leadership in Energy and Environmental Design (LEED) status. Terrazzo has long been valued for its life cycle characteristics - low maintenance, durability, and indoor air quality with recycled content being an additional attractive feature. Epoxy Terrazzo is made from recycled material, such as glass or leftover granite and marble chips that has been salvaged from an existing building or other buildings and reprocessed for use in epoxy terrazzo. Recently, Platinum Terrazzo has completed several projects that included recycled glass, as well as recycled mirror. According to Marc Antonucci, not only does the recycled material have LEED benefits, but recycled glass and mirror have expanded the design capabilities of terrazzo. Points may be awarded for using recycled materials. In addition, points may also be awarded for use of regional materials, construction waste management, inorganic binders with no VOC’s, low emitting sealers and innovation in design. Platinum Terrazzo in conjunction with their resin suppliers offers one such product that builders and architects can attain credits under the US Green Building Council LEED rating system.

KNOCKING IT OUT OF THE PARK Over 10 months ago, Platinum Maintenance announced the creation of a new division catering exclusively to the installation of terrazzo and resinous floor and wall systems, Platinum Terrazzo. Heading up the new division is Marc Antonucci, an industry veteran whose prior firm’s team comprises many of the members of the Platinum Terrazzo team. Joining Marc, Blaise Toneatto heads up the project management team and Gregg Moench oversees the estimating department. Combined they have over 75 years of experience in the flooring industry. In less than a year, Platinum Terrazzo has been a huge success completing over 50 projects for some high profile clients such as Princeton University, University of Pennsylvania, Catalent, Dormitory Authority of the State on New York, NYPD’s 121st Precinct, along with a major terrazzo repair project at the Thurgood Marshall US Courthouse, in addition to a number of others. With offices at 120 Broadway, Platinum Terrazzo also opened another office in Somerset, New Jersey and is constantly looking for future growth opportunities in different markets. This division will assist

in developing and installing terrazzo and/or resinous flooring systems for a specific project from start to finish or help correct problems with existing flooring. While the Platinum Terrazzo team continues to focus on terrazzo and conventional resinous floor and wall systems, Marc and his team see the resinous flooring market diversifying with the introduction of products based on new technology, such as SIKA ComfortFloor. “I am excited about this product; it has a great niche with our Pharmaceutical & Healthcare clients. ComfortFloor optimizes a balance between comfort and toughness by combining softness under foot and durability. ComfortFloor is flexible enough to provide comfort in areas where personnel walk or stand for long periods of time, but tough enough to stand up to high levels of pedestrian traffic, chair castors and wheeled loads. These resilient flooring solutions reduce footfall sound & horizontal sound transmission while providing an unprecedented number of advantages to building occupants,” says Marc Antonucci.

MDA Muscle Team Gala Now celebrating its 16th year, MDA’s Muscle Team is a highprofile sports dinner where professional athletes join together to put their muscle behind the search to find treatments and cures for muscle diseases. The season culminated January 8, 2013, at the Muscle Team Gala, held at Chelsea Pier. The MDA is the nonprofit health agency dedicated to curing muscular dystrophy, ALS and related diseases by funding worldwide research. The Association also provides comprehensive health care and support services, advocacy and education. Platinum Maintenance’s James C. Halpin is one of the MDA’s 2013 Dinner Chairs and received the Champion of Spirit Award at the 2012 Muscle Team Gala.

280 Park Avenue As part of a major makeover to reposition the building, Platinum was engaged to restore the facade on the east tower. Over a three month period Platinum workers caulked all the vertical and horizontal joints, and controlled pressure washed and coated all the preset concrete panels.

1330 Avenue of the Americas Platinum undertook the painting and waterproofing of the curtain wall on the west and south elevations of the building. Platinum’s metal workers raked the existing caulking, caulked, stripped the existing sealer from the aluminum curtain wall panels, primed and painted the panels with a New York City/State VOC compliant paint.

390 Park Avenue Platinum was contracted to restore the metal on the exterior of the building as part of Lever House’s initiative to maintain its Class A image. Platinum workers cleaned all dirt and staining caused by environmental pollutants on all of the exterior stainless steel window frames on the three elevations of the building. A sealer was applied to protect and enhance the appearance of the metal.

757 3rd Avenue As part of the redevelopment of the building, Platinum was contracted to restore the facade of the building. Platinum workers rigged the building, cleaned the metal mullions, frames, and panels and applied a surface protectant to the curtain wall metal on all elevations of the building. GLASS RESTORATION Maintaining a first class property promotes tenant retention, enhances market values and helps to support a building’s overall image. Many buildings acquire glass staining and glass damage from a variety of harmful sources. The primary causes for glass breakdown include wear and tear, vandalism, environmental contaminants, and chemical attack. The sun, rain, and atmospheric pollution effects on the glass cause environmental contamination. Chemical attack comes from a number of sources and can be either acidic or alkaline. Of all the effects of environmental contaminants, corrosion is the most harmful to glass. The two biggest glass attackers – moisture and alkalinity, cause surface corrosion. Either separately or together, these two culprits are highly aggressive to glass and can easily damage and stain the glass surface within a very short time. Combined moisture and alkalinity can cause severe glass surface corrosion and staining. In the beginning, the surface corrosion caused by moisture and alkalinity is barely noticeable, but over time the

glass becomes physically damaged, often taking on an “etched” appearance that becomes more and more noticeable over time. The surface of glass loses its “brilliance”, becoming dull in appearance and increasingly difficult to clean and maintain. As time goes by, the surface becomes chemically stained and physically etched and damaged. Platinum Maintenance provides a patented process that works to bring back all types of stained and damaged glass to like new conditions at a fraction of replacement cost prices with little disruption to the occupants of the building. Our process effectively removes surface scratches, corrosion, oxidation, mineral deposits stains, calcium and lime stains, efflorescence, acid rain, chemical etching, acid burns and graffiti, and other flaws from architectural glass surfaces such as weld marks. The end result is a stain and scratchfree surface providing a highly reflective finish on a wide variety of glass surfaces.

This product does not contain any chemicals listed by the State of California under the Safe Drinking Water and Toxic Enforcement Act of 1986 (Proposition 65) as being known to cause cancer, birth defects or reproductive harm.

GOING FOR THE GREEN Several months ago, Platinum completed two refinishing projects at the Marriott Stamford Hotel and The Regency East, a residential building located at 301 East 64th Street, as part of its ongoing market leading green initiative. “We received positive feedback about the quality of the lacquer and no complaints on the odor from our customers who recently converted to our green refinishing program” says Edward Wasilewski, Vice President of Sales & Marketing for Platinum Maintenance. “We met with several sustainability people in various organizations and they were very receptive to such a program. Platinum is committed to providing innovative sustainable programs.” Platinum has also moved to the low odor lacquer at the Sheraton New York Hotel & Towers, 300 West 57th and a number of RFR properties.
