Masdar City’s master planning journey is ongoing
2008
• • • • •
Cars outside city Podium 7.5m above ground PRT everywhere below podium Mixed-use small square On-site energy generation
2011
• • • • •
Cars at edge of city Podium discontinued PRT only below podium KUSTAR 30% of large square Small square not defined
2013

What we strive for at Masdar City Renewable energy
10MW solar PV farm 1MW rooftop solar PV on Masdar Institute 75% of hot water provided by rooftop solar thermal collectors
Energy demand
40% reduction from ASHREA 2007 standards for all buildings
Water demand
50% less water consumption in residential units
Waste management
90% of construction waste reused or recycled
Low carbon materials Sustainability measurement
40% reduction in embedded carbon in building materials
All buildings Estidama 3 Pearl or higher, community targets Estidama 4 Pearl or higher Page 9
When Masdar City designs buildings, sustainability is the first thought The Masdar approach
The common approach
• Sustainability is the core of Masdar’s DNA – not an afterthought to hit Estidama targets
• Sustainability is an after thought to hit Estidama targets
• Passive measures (zero or low cost) are given top priority
• Passive measures not considered – active (high cost) measures are required
• Sustainability KPIs are part of all Masdar projects
• No sustainability KPIs were considered before Estidama ratings became mandatory
• Estidama planning begins at project brief
• Estidama planning begins late in the design stage

Sustainability features reduce construction cost Cost reduction features
Masdar efficiency
• Increase efficiency of Net Internal Area vs. Gross Floor Area.
Non-Leasable Space
• Decrease the building envelope area (roof and façade) for a given floor area. The increase in Leasable Space is Pure Profit
• Decrease window area while maintaining optimal interior light levels • Reduced mechanical equipment sizes from reduced cooling load • Decrease in mechanical plant room area from reduced mechanical equipment.
Leasable Space

Evolution of Masdar’s solar strategy 2009 – Masdar City -10MW PV
2010 – Rooftop -1MW
2013 – SHAMS – 100 MW CSP
Design – Nour 1 100 MW PV

Masdar City is a test bed for innovation Solar Beam Down project •
Most CSP plants use mirrors (heliostats) to direct the sun’s rays onto a receiver at the top of a central tower, heating a),which is then used to generate steam for a steam turbine.
•
By placing the receiver at the base of the tower (ground level), the Beam Down Project will eliminate the energy loss resulting from pumping the heat transfer fluid (molten salt, oil or water to an elevated position.
Page 15
Pilot Projects are enabled within Masdar City Double effect solar cooling pilot • Highly advanced solar cooling pilot - the only system of its kind anywhere in the world that tests the use of two different collector technologies. • The chilled water produced by this system is used to cool ~1700m2 of offices, meeting rooms and open-plan office space
