Summers call for time outside with family and friends. Whether you’re taking in the warm summer sun at home in the yard or on the deck, enjoying a vacation or at a campsite, try the pitcher drink recipes throughout this issue. The pandemic has kept many of us in our homes but if your home isn’t providing you with the space or functionality that you want or need anymore, it might be a good time to start looking for something new. You also want to work with someone who is easy to communicate with and has proven local knowledge of the market. When you are searching for the right realtor, there are no dumb questions. Ask about anything and everything you can think of. This will help you learn about the agent and identify potential red flags. You want your goals to be their No. 1 priority.

Ensure you hire an agent who is willing and able to answer any and all questions you might have about the home purchasing process.

Consider compatibility and personality When you are buying a home, you will be spending a lot of time looking at homes in the company of your realtor. Ensuring your personalities mesh is important. As a seller, ask about the ways the agent will market your home. If you’re a buyer, ask how frequently you expect them to send you listings. Look at the agent’s work. The easiest and most valuable way is to review how they’re marketing other properties. Look at their listing materials, website, brochures and signage.

Pay attention to their personal appearance. Look for passion, conviction and honesty. Finally, whether you are buying or selling, determine if the realtor is honest and straight-forward about real estate market conditions. An agent who is more interested in telling you what you want to hear is not the best choice. This is one of those life situations when even if the truth hurts, you need to know. Local experience matters Check on the real estate agent’s experience, education, productivity and references. Accomplished agents know the market and the best strategies to sell your home. They should know the trends and be on top of all the latest market statistics. They should be there to guide you and offer recommendations when necessary. Ask a potential agent how many years they’ve been buying and selling homes, and what types of services they provide. Inquire about the basics, like average time

LETTER OF THE LAW Schuck Law Firm Carries on Horner Tradition 2021 has seen big changes for many of us, and this includes two Weyburn families – Don and Diane Horner, and Steve and Armanda Schuck.

on Horner joined Kim Thorson as a partner in the practice of law in 1998. Kim was the successor to George Hardy’s practice and George had been the successor to the MacDonald, Neville and Hardy practice of the 1960s. Together Kim and Don practiced under the name Thorson & Horner for nearly 15 years. In 2007 Diane joined the firm and soon became the office manager. When Kim retired at the end of 2012 at the age of 80, Don and Diane continued the business under the name Horner Law Office. In early 2021, with both of them approaching 70 years of age in May,

they decided that it would be a good time to retire and pass the long-time business onto another lawyer with a passion for law and for serving Weyburn and surrounding community. “We are fortunate to have worked in Weyburn, and we wanted to have a young lawyer pick up the mantle and carry on serving our many clients,” says Don. That wish was granted in the form of Steve and Armanda Schuck.

Steve attended the University of Saskatchewan, studying finance before earning his J.D. from the University of Saskatchewan College of Law in 2014. After finishing his law degree, Steve returned to his hometown to practice law. He and wife Armanda happily made their home in Weyburn and settled down to build their careers. In 2021, the opportunity to take over the Horners’ practice presented itself, and Steve and Armanda leaped at

Passing the Torch The transition began in April, with Don and Diane exiting into retirement at the end of June. Good Health is the Best Wealth

Boost your Immune System re you sick of talking about COVID-19? Yeah, me too. But I am going to do it briefly right now. I don’t know about you, but I haven’t had a cold, cough or sniffle since the pandemic hit, and that is likely due to all the handwashing, keeping my distance from people, and wearing a mask. Say what you will about our public health precautions, but they worked great for keeping all the bugs at bay. As we (hopefully) ease our way back to some sort of normal, our germ exposure is going to climb and those coughs, colds and flus are waiting to make their way into our noses, throats, lungs and stomachs. To which we say: NO THANKS. Luckily, besides keeping up with good hygiene and even wearing a mask on occasion where bugs lurk, we can do quite a few things to prevent getting sick.

Treat Yourself Right The biggest thing you can do to start helping your immune system is adopt a healthy lifestyle. We hear that all the time and it’s true. Your health will improve immensely with a few lifestyle changes that I am sure you already know, but are worth repeating again: • Quit smoking (or better yet, never start) • Eat your fruits and veggies (five a day will do wonders) • Get some exercise (more than once do it regularly)

Sugar consumption is linked to obesity, heart disease and type 2 diabetes, which all weaken your immune system.

We think they probably know what they’re talking about.

Speaking of Eating Right When you’re planning your menu, try to incorporate more whole plant foods into your diet. Fruits, vegetables, seeds, nuts and legumes are full of good stuff for your immune system—and so many are grown right here. Throw chickpeas into a salad, add flax seed to your bread, and trade that sugary dessert for a big helping of fruit (Saskatoon berries? YES PLEASE). The benefits are fantastic, as many of these foods are chock full of antioxidants (great for combatting inflammation linked to heart disease and some cancers), fibre (nature’s

Do you know what R-value is? It’s the measure of insulating material’s ability to resist heat travelling through it; with higher values representing better thermal performance. Your home’s R-value matters because it’s integral to its performance as a system—especially when to comes to heating and cooling. In Saskatchewan, as we all know, heating and cooling are incredibly important most months of the year. Energy efficiency might not be the sexiest home design trend, but it is one that directly impacts both your comfort and your wallet.

house operates as a system so all the elements of a house—the environment, envelope, mechanical systems, and occupant activities— affect each other, and the result affects the performance of the house as a whole. Making energy efficient upgrades can make the whole system work better.

Insulation Insulation acts as a barrier to heat gain and loss. This is particularly true in floors, walls, ceilings, and roofs. In most homes, insulation is the most cost effective and practical way to make your house energy efficient. By insulating your house, you’ll stay warmer in the winter and cooler in the summer. Insulation helps you save up to 40 per cent in cooling and heating bills. Moreover, it may reduce condensation at home. This goes miles in providing health benefits through a reduction in dampness and mold. Spray-foam insulation is made of plastic resin (think soy-based resins or resins made from recycled plastic) and a catalyst, which is prepared and applied on the job site. Whole house foam insulation costs a few thousand dollars and, as you would expect, is unlikely to help you make a killing on the local real estate market. However, targeted insulation projects that address specific issues with your property or help you to extend the usable living space by a considerable amount, could well net you a positive return when the time comes to sell up and move on.

Heating and Cooling Systems HVAC systems tend to represent the largest single category of energy end use in most homes. These projects can have significant expense savings as well— cutting heating bills by as much as half (depending on the unit selected and envelope and air tightness of the home). All systems have energy rating codes, which indicate their efficiency. Ask your

contractor to explain the difference in numbers. Contractors can now install hot water circulating loops that use a small pump to accelerate delivery of hot water to remote fixtures, which works great with low-flow fixtures.

WHEN THE RUBBER HITS THE ROAD Advice For Your Tires

ires aren’t something we think much about until we need to replace them. Kal Tire has some advice that you need to think about when it comes to your vehicle’s tires and their performance.

The Differences The rubber compound of winter tires has been designed to stay soft and provide grip at temperatures of +7°C and below. All-season and summer tires have a harder compound that provides a better grip at temperatures above +7°C. This means you have to change your tires with the seasons.

Winter Year-Round Winter tires are designed for use in one season: winter. Though using 3-seasons in the winter could be more harmful than if you were to use winter tires year-round, if you drive your winters in warm months, you’ll sacrifice performance, fuel economy, and your tires’ lifespan. The good news is, there is a dedicated winter tire that doubles as a summer tire. It’s called the all-weather tire, but we’ll get to that in a moment. For now, why shouldn’t you drive winter tires in the summer? Winter tires use a more aggressive tread pattern that grips onto ice and snow and

pushes away slush, while 3-season (allseason) and summer tires have a finer tread that grips pavement in warm and dry as well as in mild, wet conditions. Using winter tires year-round can lead to faster and/or uneven wear because on warm and hot road surfaces, a winter tire’s rubber compound wears quickly and more unevenly. Winter tires are meant to last two-to-three seasons, but when they’re mounted on a vehicle for 12 months consecutively, they need to be replaced sooner. Winter tires aren’t designed for performance on dry or wet pavement. Designed to give superior traction on ice and snow, winter tires lose their handling ability when driven on dry or wet roads. ur living room was that space for me. You all know how much I love incorporating earth tones into my outfits. Turns out I also could not stop incorporating them into our living room as well! Our space was full of dark brown tones. Dark wood floors, dark brown trim and dark brown furniture and décor. It was just too much…brown. Let me share with you a few things that made a big impact when it came to refreshing our living room! The first thing I did was contact The Willow Branch about painting our walls. It’s incredible what a fresh coat of paint can do! It instantly lightened and brightened the vibe in our living room. I regret not doing this years ago. Please don’t be like me— stop waiting and freshen up your walls! You won’t regret it.

The next thing I did was partner with an interior designer. I know what looks good and goes together when it comes to clothing, but I struggle when it comes to visualizing how to style spaces in my home. This step may not be necessary for everyone, but Citizen Design Co. helped me so much with the overall design and vibe of our refresh. They were my sounding board for all the design and décor questions I had. From recommending the pendant and dining room lighting, explaining why a larger area rug works better in my space, to how to properly hang my drapes—they were a huge reason our refresh turned out so well! Speaking of lighting, changing up your kitchen, island, or entry lighting is one way to instantly refresh your space as well. Try swapping out some of your darker pendants for glass or lighter pendants. Something we also did was change the lightbulbs from a warmer tone to cooler—talk about an instant room brightener! Last but not least, consider swapping out some of your winter décor for items in bright, fresh summer colours! Bonus points if you can incorporate fresh flowers into your décor. I recently bought a bright mustard yellow vase to add to our coffee table basket, as well as some faux eucalyptus garland for our mantel. These small changes really can make a big impact and refresh your space!

PERMANENT MAKEUP What You Need to Know

onsidering permanent makeup? Have some questions? Beautiforever PMU has answers.

Q: Is permanent makeup different from semi-permanent makeup? And is permanent makeup REALLY permanent? A: Permanent and semi-permanent makeup are the same thing. They’re just called different things by different artists. Technically, permanent makeup CAN last forever and can make a permanent change to your look. Most liability insurance companies that insure permanent makeup artists will require the artist to call it permanent makeup.

For example, if you are a person who exfoliates daily, you will fade your permanent makeup faster than someone who doesn’t. If you work outdoors in the sun, wind, rain, and other elements, your permanent makeup will fade faster than someone who works indoors. If you are a younger client in your 20s, you usually have a faster cell turnover rate than a client in their 60s and your permanent makeup will fade faster. Anti-aging skin care products usually contain things like retinols, AHAs and BHAs. Thease are all chemical exfoliators that increase cell turnover which will, in turn, fade your permanent makeup more quickly. Skin type is another huge one. People with oily skin tend not to hold pigment well for long and usually require more upkeep than someone with dry skin. When it comes to a procedure like eyeliner, wearing eye makeup, sleeping on your face, rubbing your eyes, or not wearing sunglasses, may fade your your eyeliner tattoo more quickly. Q: Will I need touch-ups, and if so, how many? A: Micropigmentation is an investment because nothing lasts forever. Typically, clients need their initial appointment, and then a touchup four to eight weeks

later. In rare cases, a third appointment might be necessary. From there, refresh appointments need to be done once a year to maintain the look, but some people will be able to go 18 months to three years without needing a refresh. Everyone is different. Q: Does permanent makeup hurt? A: At the most, mild discomfort can be expected. Most clients do not feel any pain or discomfort, and some even fall asleep. A topical 5% Lidocaine is applied to numb the area before hand, and a secondary numbing is used throughout the procedure. Q: How long does an appointment take? A: Appointments take between one to three hours. Touchups are around one to one and a half hours and initial appointments range from two to three hours. Most of the appointment time is spent on prep and mapping. Q: How do you determine the shape or color for my permanent makeup? A: There are many factors that lead me and my client to a mutual decision when it comes to shape and colour of pigment used. I am an expert when it comes to choosing a shape and color for your treatment. However, I make sure my client is heavily involved in my choices and we agree on everything together.

Permanent makeup is like a tattoo in the process, but it does not go as deep into the skin. Artists use semi-permanent pigments and not inks, hence why it doesn’t usually last forever and is therefore, commonly referred to as semi-permanent. Permanent makeup is intended to be semi-permanent. Q: How long do results last? A: The short answer is six months to five years. It’s typically about one year and I recommend annual touchups. The long answer is final finished results will last differently for everyone. Factors that determine the longevity of your permanent makeup include:

This is my work, but it is your face. I use a mapping string for eyebrows to achieve the most precise and balanced brows as well as factoring in things like face size, shape, bone structure, and other facial features. For colour I ask your preference and when possible, I ask you to bring in your brow product for me to see and do a swatch. When we think we have chosen the correct color of pigment I do a swatch on your forehead. This shows what the color will look like on your skin, keeping in mind that it will heal lighter. For a first-time client who is nervous about change, I usually go thinner and lighter at the first appointment because you can always go thicker and darker later. Eyeliner and lips are a little simpler. For eyeliner, I ask you what you like in terms of color, thickness, shape etc. When it comes to lips, I work within your vermillion border as much as possible to enhance your current shape (I cannot make your lips bigger) and we choose a colour together.
