Spring Style

MIDI SKIRT

By Susan Gellert

The midi skirt has stayed strong and can be paired with anything from sweaters to crisp poplin blouses to cropped jackets. While the silhouette is long enough to wear in an office environment, its fashion flexibility means it can go from work, to a night out, to a casual day of shopping with ease. SLIP DRESS OR PAJAMA SHIRT

S

pring is time to get rid of the heavy winter outfits and to break out new colours and softer fabrics. Perhaps buying a complete new wardrobe isn’t in your budget this season. You can spice up your outfits by mixing in some carefully chosen separates as well as trendy accessories to refresh your look and help you to step boldly into this new season. Check out the following spring wardrobe additions:

8    ReFined WEYBURN & AREA

Yes, these were once for the bedroom only but boudoir dressing is in this season. Dress up a slip dress for a night out or layer it for a laid back weekend look. Whether in silk or classic cotton, a pajama shirt is the more casual alternative to the slip dress when it comes to boudoir style. The relaxed details on the pajama shirt add some flair to your look while the total ease of styling remains the same! SHIRTING STRIPES Add stripes to your wardrobe this season and think beyond the traditional

STYLE & BEAUTY

button down shirt. This spring add stripes to everything from skirts and dresses to wide-leg trousers. It’s a great way to change up your look without getting too bold. MARLED KNIT SWEATER The sweater of the season is definitely the marled knit. With a texture that sits comfortably between a solid and a print, this is the simple outfit upgrader you’ve been missing. Though it is a more casual look, pair it with a pencil skirt or tailored trousers for work and then carry it into the evening with a pair of jeans. EXPOSED-SHOULDER TOP OR A TIE-NECK BLOUSE With deliberate skin baring cut outs, the exposed-shoulder top is the sexy style of the season. Styles with a high neckline and interesting shapes will make the strongest statement. Or go more demure with a tie neck blouse which can incorporate retro style seamlessly into a

modern wardrobe. Opt for soft flowing fabrics in a variety of colors and patterns. A BODYSUIT Layering is much simpler with a bodysuit, long sleeved or short, turtleneck or scoop; this seamless top will allow you to layer without the bunching of a classic t-shirt or tank. CROPPED JACKET A cropped jacket is a closet staple that pulls everything together. Need a little extra flair with your jeans or midi skirt or something to throw on over your slip dress at night? A great cropped jacket will be your favorite wardrobe addition this spring. SHOES IN MANY STYLES

seasons trend, shop for a chunky-heeled mule with the versatility to be your work go to and night out staple. Alternatively go for a pair of flat mules as your easy slip on and go spring essential. CAMEL COAT The neutral cover all for the season is definitely the camel coat. Choose a duster length, or reach for a shorter style—the key to this wardrobe staple is the color. Colorful enough to work with every look in your closet, camel is one of the few non-black hues that is a timeless essential. PAIR OF RAW-EDGED JEANS Raw edged denim stays strong for 2016 especially in a slim silhouette. The style

This is the year to invest in a pair of pointy-toe flats, casual enough to sport on the weekends, but dressy enough to style with a party dress. When it comes to weekend wardrobe staples, the sneaker is here to stay. Leave the bold for other parts of your wardrobe, and opt for bright-white lace-ups. Mules are this

is unfinished enough to add a little something edgy to your look, but not quite as casual as the ripped-up style of past seasons. BRIGHT BAG Whether you’re the kind of girl who reaches for colour in accessories on a regular basis or more of a neutral lover, this is the year to invest in that bright and bold bag. Yellow, red, pink, or green, keep it solid, but search for a bright bold color that will make you smile every time you pick it up. BOLD CHOKER NECKLACE AND SILVER JEWELRY A single piece of statement jewelry is the easiest way to change an outfit from casual to party ready. This season reach for a bold choker necklace that’s large in size, but simple and classic in style. No matter what your style choice in jewelry, this year is the year to go silver. The metallic hue offers a modern edgy look in every style, shape and size. STACKED WRIST ACCESSORIES Flaunt this Spring’s stacked wrist trend and take time to mix and match and combine watches, bangles and bracelets for a look that’s both contemporary and fun. Layering is a great way to add individuality to your look and to showcase your personal style.

KNOWLEDGE IS POWER

Educate Yourself During Autism Awareness Month By Susan Gellert

N

early a quarter century ago, the Autism Society launched a nationwide effort to promote autism awareness, inclusion and self-determination for all, and to assure that each person with Autism Spectrum Disorder was provided the opportunity to achieve the highest possible quality of life. For many years work has been done in large and small communities to ensure that available services and programming supported all individuals living with autism. This April, during Autism Awareness month, let’s expand this work to focus on the rest of us – ensuring acceptance and inclusion in schools and communities that results in true appreciation of the unique aspects of all people. Together we can get one step closer to a society where those with ASD are truly valued for their unique talents and gifts. Autism spectrum disorder (ASD) and autism are both general terms for a group of complex disorders of brain development. These disorders are characterized, in varying degrees, by difficulties in social interaction, verbal and nonverbal communication and repetitive behaviors. Studies have shown that there is no one cause of autism just as there is no one type of autism. Over the last five years researchers have ABOVE: Jayden Johnson from Margo ,SK is the national ambassador for "Autism Speaks Canada " pictured with his parents Lee and Kerrie Johnson.

made significant strides in understanding both what causes autism and what it looks like through the ASD. According to Autism Speaks, most cases of autism appear to be caused by a combination of autism risk genes and environmental factors influencing early brain development. Autism appears to have its roots in very early brain development. However, the most obvious signs of autism and symptoms of autism tend to emerge between 2 and 3 years of age. Early intervention has been proven to improve later outcomes for people with ASD. While every child develops differently and hits milestones at varying ages there are some distinct red flags to watch for which may indicate that your child is at risk for an autism spectrum disorder. Do your research and learn what to watch for and collaborate with your doctor early if you have concerns. The biggest step is to educate yourself and the people around you. Knowledge is power, and the more you know, the more capable you’ll feel about helping your child and yourself. Learn to be the best advocate you can be for your child. Getting involved with autism advocacy is empowering and productive. Be open and honest about the disorder. In the end your experience with

Jasmyn and David Helfrick

autism may end up teaching you and your family profound life lessons you would not have otherwise learned. Each individual with autism is unique and many of those on the autism spectrum have exceptional abilities in visual skills, music and academic skills. About 40 percent have average to above average intellectual abilities. Take time to celebrate the victories your child achieves. Love your child unconditionally and take great pride in each small accomplishment. Autism is different for each person, there is no one size fits all, and what you think it will look like or be like is often not what reality is. Remember that you are not alone! Living with autism is challenging, but if you look closely nearly everyone has something difficult to face in their families and the key to facing challenges is to receive non-judgemental support and encouragement. A person on the Autism Spectrum Disorder has a life story that isn’t better or worse than anyone else’s, it’s just different and different is ok. Information gained in part from Autism speaks website, the Autism Society and Families living with ASD.

Horses Can’t Talk But They Can Speak if you Listen

S

By Susan Gellert

ometimes hearing the same information over and over has no impact but when you apply it and learn in an interactive ‘out of the box way’, the knowledge becomes ingrained and has incredible value. Rising Hoofs Adventure has a unique way to create learning environments that have had amazing results throughout North America. There probably haven’t been a whole lot of classroom settings in the area that have had a horse as a teacher, but why not. “We are a program that lets the horse do the teaching. Our facilitators are trained specifically to look for openings during the weekly sessions to assist participants in reading the horse and their partner,” explains owner and facilitator Gina Bowler. The teachers at Rising Hoofs Adventure are 1200–1500 pounds each and simply can’t be pushed around. Working alongside their teachers on the ground, participants have to step up and become

the leader. If a horse doesn’t have a leader they become a leader. This simply means their senses are highly astute. They can hear your heart beat and they will react to the slightest changes within a team—allowing facilitators to find those “teachable moments.” This one of a kind Equine Assisted Learning Program is a fun, creative, educational method to develop life skills with positive results and lasting memories. Their program includes positive reinforced interaction that helps people make better life choices with incredible results and really “Changes Lives through Horses”. A horse consistently reacts to the participant’s internal emotions. They don’t judge, they are honest, they do not lie and they provide instant and honest feedback. Participants learn to read a horse’s body language and interpret what a horse is telling them through their eyes, ears, body and tail.

“Horses can’t talk but they can speak if you listen,” says Gina. Horses have a lot to teach us, but they are also a lot like us. Herds to horses are teams to people. Horses require a leader that they trust and respect, just like we would love to have in the workplace, the classroom and at home. These parallels give us the ability to correspond everything that happens to real life situations so that what you learn really sticks! Quite simply, the horse does the teaching; facilitators are there to offer explanation and provide guidance as they work through the solution. Working together with horses creates memories and lasting lessons that can be fully applied to all areas of one’s life and the retention and application lasts far longer than traditional ‘book learning’. Participants learn trust and respect, social skills, empathy, kindness, communication, teamwork and cooperation and these lessons can be applied in all areas of their

The Estevan 2016 Saskatchewan Summer Games The Estevan 2016 Saskatchewan Summer Games Committee as well as the various subcommittees, are hard at work to ensure the 2016 Games are a memorable event for athletes, spectators and the communities of southeastern Saskatchewan. No subcommittee is more excited than the committee designated to round up between 1,500 to 2,000 volunteers to make the event a success.

t’s a big job,” laughs the chair of the Volunteer Committee, Shelia Guenther. “When we first got involved with the Games, our liaison from the Games Council told us to ‘think huge, not big’ so that is what we have been doing. It is a huge event and one that I know Estevan and our surrounding communities can pull off. “

Guenther to volunteer with the Estevan 2016 Games. “I have seen the reward for both athletes and volunteers at each event I have attended. I wanted to bring that feeling to Estevan. I know our committees will make this event memorable for the athletes and that Estevan will shine. I want to show the province what a great city Estevan is.”

Guenther, a speed-swimming official, is no stranger to huge multisport events. She has travelled across the globe to numerous high caliber events, including in 2015 International Paralympic Championships in Glasgow, Scotland and the Para-Pan Am Games in Toronto. into the Ag Society to make it a strong organization that serves the community to the best of its ability. Since his untimely passing, the members of the organization have been working steadily to carry on this dream. As Chairperson of the 4-H Regional Show and Sale, Bev Gordon has enjoyed serving with the Ag Society and states that she has learned a lot. According to Gordon, organizations like the Ag Society

help build the community. “A strong community is better for everyone who lives here,” she says, “As a volunteer, you can feel good about being part of something positive.” EVERYONE IS WELCOME TO VOLUNTEER AND IT DOESN’T MATTER WHAT YOUR SKILL SET IS.

City of Weyburn Representative Laura Morrissette agrees whole-heartedly with Gordon and adds that volunteering is a great opportunity to bring rural and urban residents together in a partnership to build the community. “I love working with the Ag Society. Everyone is welcome to volunteer and it doesn’t matter what your skill set is.” Tyler Metheral, president of the Weyburn Agricultural Society expands on Morrissette’s statement saying that all ages and abilities are welcome. “Professionals, artists, contractors, animal lovers, people who are just looking for a new experience—we want everyone. Students looking to fill community service hours are also welcome.” To learn more about the roles you can volunteer for, check ‘Directors 2016’ on the website. amaica is a beautiful island bursting with culture and adventure. Home to some of the Caribbean’s most impressive beaches, Jamaica offers a vast expanse of spectacular white sands. With breathtaking sunrises and sunsets, mountains, and crystal blue waters, the beaches are the perfect place to relax on vacation. The easiest and greatest way to experience Jamaica is with an all-inclusive resort. Vacation packages with all amenities and activities included give visitors the freedom to immerse themselves in the culture and the island. There are three main ‘resort’ areas in Jamaica. (Montego Bay, Ocho Rios and Negril)

MONTEGO BAY

Jamaica’s bustling second city, Montego Bay (MoBay for short) is considered the tourist capital of the island. Graced with a modern international airport (Sangster International) and cruise ship pier which can accommodate today’s modern cities of the ocean, Montego Bay is a thriving city buzzing with activities for every budget and preference.

OCHO RIOS Encompassing the garden parish of St. Ann, the resort area of Ocho Rios is the nature lover’s escape. Ocho Rios provides a lush landscape of caves, gardens, rivers and white sand beaches. From the Fern Gully located in the remains of an old river bed to the tiered waterfalls of Dunn’s River, arguably, Jamaica’s most popular attraction, Ocho Rios draws thousands of visitors to the island’s most romantic, picturesque resort area. The “centerpiece of Jamaica,”Ocho Rios provides a range of activities from golf to watersports to equestrian and soft adventure activities. The birthplace of Bob Marley, Ocho Rios offers a variety of cultural experiences, Marley’s mausoleum at Nine Miles, ReggaeXplosion and Seville Heritage Park all help to chronicle Jamaica’s experience in story and song. The “complete resort”, Montego Bay has all the very best that Jamaica has to offer including five championship golf courses, boutique and luxury hotels, themed restaurants and gaming lounges as well as picture perfect white sand beaches. Montego Bay is home to the Hip Strip—a full mile of restaurants, entertainment, shopping, fun and excitement. Healthy Ingredient Dog Biscuits

4

YOU AND YOUR DOG WILL LOVE THIS EASY TO MAKE DOG BISCUIT RECIPE. If you’ve ever read the ingredient labels on commercially made dog treats or biscuits, you’ve likely noticed a host of ingredients that are unrecognizable and by-products that aren’t so healthy. It’s also important to know where your pet’s food is manufactured. Since we consider our pets to be family members, it’s a must to know exactly what goes into the food they consume and where it’s produced. Our three ingredient motto for pet recipes: Healthy. Tasty. Simple.

INGREDIENTS:

DIRECTIONS:

2 cups old-fashioned oats (optional, whole wheat flour)

Preheat oven to 325 degrees.

1 ripe banana, mashed

Add oats to a blender or food processor and pulse until it is a flour like consistency, set aside. Combine mashed banana, peanut butter, and coconut oil in a medium bowl. Stir in flour and knead until moistened.

/ cup natural peanut butter (without salt) 14

1 tablespoon coconut oil, melted (unrefined extra-virgin is best)

Turn dough onto a surface lightly dusted with flour. Use your hands and shape dough into a 1/4” thick circle. Use small to medium doggie cutter, cut out treats and place on a parchment lined cookie sheet or non-stick cookie sheet. Bake until golden, approximately 25–30 minutes. Makes approximately 30 (1”) treats or 15 (2”) treats.

NOTE: Check with your veterinarian before making any changes to your pet’s diet. Also, please be aware of any allergies your pet may have to specific ingredients and avoid ingredients which have caused reactions in your pets in the past. If you are unsure about a specific ingredient found in one of our recipes, introduce the food to your pets in small amounts first.

KEEP YOUR PET HEALTHY Without Breaking the Bank

We all know how valuable prevention is when it comes to our own wellbeing, and this principle holds true for our furry friends as well. Dr. Catherine Colodey from Prairie Animal Health Centre in Weyburn offers the following thoughts on proactive pet care.

O

ne of the best things a pet owner can do is establish regular veterinarian care. Frequency depends on breed, age, lifestyle, and after your initial visit your vet will advise you on an appropriate schedule. “Yearly checkups are just as important for your pets as they are for you and I”, says Dr. Catherine Colodey. “Annual physical exams can ensure that your pet is healthy and can sometimes find problems early before they become serious. Vaccines are an effective tool that can be used to prevent serious, sometimes life threatening, diseases such as Parvo virus and Rabies.”

Spaying/Neutering Having your pets “fixed” (spayed or neutered) is an easy way to prevent unwanted pregnancies, but can also have many benefits to your pet’s overall health. Spaying and neutering can deter pets from wandering or having aggressive tendencies, and it can also help prevent Infections and cancers of the reproductive tract.

Grooming Who doesn’t like a pedicure? Pets have grooming needs like nail trims and hair cuts that not only make them cute but make them feel comfortable as well. Unattended or matted hair can pull on the skin making everyday activities uncomfortable and overgrown toe nails can affect how a pet holds their feet and can even contribute to arthritis as they age.

Choose Healthy Food & Treats You may think those extra inches around Fido’s middle are cute and huggable, but just as with humans, obesity is a major health problem for pets. Pets require a balanced diet to maintain their health just like people. Finding a diet that your pet enjoys and one that is balanced for your specific pet’s needs is pertinent to keeping them LEFT: Photo by Christan Barker Photography

as healthy as possible. Not every pet has the same needs depending on their life stage (puppy/kitten, adult, senior, etc.) or their individual health needs. Luckily, many healthy balanced diets for pets are made and sold in Canada making your choices diverse.

Playtime Dogs tend to be very social individuals, therfore playtime and learning how to appropriately socialize with others is very important to every dog’s

development. “Introducing playtime early in a puppy’s life will help with their nature and their confidence in the long run,” suggests Dr. Colodey

Proactive Pet Care Proactive pet care contributes to a long and healthy life. Just as we consider healthy diets, plenty of exercise and regular physician appointments paramount to our own health; these habits establish strong building blocks for our pets’ overall wellbeing.

PAHC is there to offer advice and expertise on many subjects about caring for your pet including choosing the right doctor. Selecting the right vet is an important part of their well-being. “It’s important that your pet feel comfortable and trust the person who is caring for him/her,” states Kristin Caldwell, Chief of Veterinary Operations and Registered Veterinary Technologist for PAHC, “When you and your pet feel comfortable at the vet it can go a long way as you will be less likely to delay treatment or avoid regular check-ups. This is especially true with cats, when they see that carrier come out they often run and hide and it doesn’t have to be that way.” The PAHC health care staff will help keep you on top of those important health appointments. Caldwell notes that people often

make sure that puppies and kittens have had their first set of shots but tend to forget to keep up with the vaccines afterward. “Your puppy or kitten should have three vaccines in the first 16 weeks of their lives. These are recommended to take place at eight, twelve and sixteen weeks of age to protect your pet from diseases such as Parvovirus, Parainfluenza and Rabies.”

Livestock Performance PAHC helps you protect your investment by offering the best in care and services through their Herd Health Program. “We provide producers with a wide selection of services including ultrasound pregnancy confirmation, bull semen evaluations, herd health and individualized herd vaccination plans and emergency services,” comments Dr. Cory Davis, Veterinarian. PAHC has six veterinarians between their two locations; Dr. Cory Davis, Dr. Catherine Colodey, Dr. Andrea Clarke, Dr. Karly Lanz, Dr. Jeremy Ross and Dr. Carol Ross.

Dedicated to Health and Safety The staff at PAHC is dedicated to helping you maintain the wellbeing of your pet or herd. “It feels great to ensure the health and safety of the animals in our area,” remarks Davis.

hen Tenille Arts was growing up in Weyburn, Saskatchewan, she would sing everywhere. She was singing a Shania Twain song in her backyard one afternoon when her neighbour overheard her singing, and encouraged her to enrol in vocal lessons. At age 11 she had her first public performance, and immediately after she was booked for her first paid gig. At the age of 14 she picked up the guitar. Shortly after learning the guitar she started song-writing and performing everywhere she could and now the entire world is listening. Last year Tenille released her first single “Breathe” as a charity fundraiser with 100 per cent of all proceeds going to Cystic Fibrosis Canada. “Music is so important to me because it connects people in ways that nothing else can and often says the words that people find hard to express. I’ve always said that my first song release would be something that I am so proud of but I would have never thought it would be something so powerful and have the ability to change lives.” “Breathe” was co-written by Matt Scales and Barnaby Pinny about what it’s like living with Cystic Fibrosis. Matt had Cystic Fibrosis and unfortunately lost his battle with it in 2007 at the young age of 27. The Cystic Fibrosis community came to Tenille with the idea to re-release the song and Matt’s dad graciously granted them permission to share Matt’s music with the world again. “I got involved because of Teresa Weger and her parents. Mike and Cara Weger have impacted my life with their courage and determination to find a cure for Cystic Fibrosis. This all started five years ago when I met Teresa. I was an assistant dance teacher for her class when I was approached by Mike and Cara to attend and perform at one of their fundraisers. They told me that Teresa had Cystic Fibrosis and I couldn’t believe that this beautiful little girl could have a disease that can be so devastating,” explains Tenille. Moving forward Tenille continues to perform at many events and fundraisers for Cystic Fibrosis in Saskatchewan and throughout Canada. “If you don’t know much about Cystic Fibrosis, I’ll give you a few of the facts. Cystic Fibrosis is the most common fatal genetic disease affecting young adults and children in Canada. It mainly affects the digestive system and the lungs. There is no cure. With your help we can change that. Every single download of “Breathe” on iTunes and Google Play will help fund valuable research and care for all those living with Cystic Fibrosis.” “Breathe} was trending on iTunes and reached number six on the Country iTunes Chart and number 54 on the Overall Genres iTunes Chart. The release of this charity single and the generous donation of the proceeds have got her mentioned in the CCMA Newsletter under Country Cares. The 2015 SCMA Rising Star Award nominee (and now 2016 SCMA Emerging Artist and Female Vocalist of the Year nominee) represented Saskatchewan in the CCMA Spotlight Performance Contest, she was a Top 16 finalist in the 2015 CCMA Discovery Program, performed in the Boots & Hearts Emerging Artist Showcase, performed on the Craven Country Jamboree Main Stage and is scheduled to play the Tin Pan South Songwriters Festival on April 9, 2016. supporters on social media, and has a strong following on YouTube with over half a million views on her channel. Moving forward with an already strong music career, Tenille signed a publishing deal with Noble Vision Music Group in Nashville, Tennessee. She moved to Nashville to write for her publisher, perform, record, attend label meetings and be more immersed in the country music industry. Her Nashville experience has been rich and allowed her to write with Ole, Sony, Starstruck, and Noble Vision writers and to record 11 new original songs at Curb Records Studio and Sound Stage Studios in Nashville with producers Matt Rovey and Adam Wheeler. She has performed at the famous Bluebird Café and the Music Row Freak Show (Blue Bar) and in the Canadian Standoff at SoulShine in Nashville, Tennessee. Rooted in country pop, striking young artist Tenille Arts successfully packages a laid-back prairie personality with a passionate dedication to singing, song-writing and country music. With her new Nashville publishing deal and presence in the heart of country music she is definitely an artist to watch in 2016! When starting any project, consider your budget first. “A great yard doesn’t have to be expensive,” says Dave. “Setting a budget helps define what is possible for the space.” The next thing to consider is the level of maintenance you’re willing to put into your yard. Do you want something that’s easy to maintain with little work, or do you enjoy getting your hands dirty? This decision can help you choose what features you want in your yard. Once you have determined your budget and maintenance level, the final thing to consider is timing. Spring Attention Leads to Summer B eauty

W

ith spring just around the corner, gardener’s everywhere will start to watch the ground for signs of burgeoning bulbs and new life. As with any spring cleaning, a flower garden needs some attention in the early part of the season in order to achieve its full potential.

By Sheila Tillman and Susan Gellert

As soon as the ground can be worked and the frost is out, clear off your perennials and shrubs. Move or divide perennials once the ground is workable and some new growth has appeared. Remember final growth size when determining where to move plants. What looks small and compact in the spring may grow to huge proportions by the end of the season.

AT HOME

Check if shrubs have survived winter by scratching away the bark in a small area. If the stem is green then the shrub will grow again this year. Remember we are in a zone 2 b so zone 4 perennials may not survive our winters even in a protected site. Saskatchewan plants. Prune your shrubs for shape before new growth appears but trim off any dead pieces after new growth is established. Remember to put necessary plant supports in place before plants or shrubs get too big and to apply granular fertilizers to enrich the soil. If you are purchasing new shrubs and perennials to fill empty spots look for plants that have compact healthy growth. Avoid tall and spindly plants or ones that are in early bloom. Plant any new hardened off shrubs and perennials in late April or early May and mulch them well to prevent moisture loss and to keep the weeds down.

Once you have beds cleaned and see where you need filler, shop for accenting annuals that will contrast in colour, shape and height with your established plants. Add garden accents like old gates and buckets or solar lights and modern wind spinners. Fix up edging and trims so that your bed looks good from the outside as well. If your edging needs more than a quick fix maybe a complete make over is in order. New techniques in concrete edging or paving stonescan add lasting impact and elegance to your flower gardens. As the spring season moves into summer take notes of what works and what you want to add or subtract or move around for next season. Take photos to remind yourself of your plans when spring rolls around again. As with any project proper planning, improvements, nurturing, time and advice from professionals will ensure that you have a spectacular flower garden that you will continue to enjoy for many seasons.

A Roadmap for renovations or new builds

W

hether building new or renovating an existing structure, creating a new home is a journey of discovering who you are and what is really important to you. It’s an opportunity for you to define yourself and to create a reflection of what matters to you. As with any large undertaking the most important time spent is in the planning. You need to have a vision of what you want the end result to be and what it will cost to get you there both in time and money. Taking time for these few steps will make your project more organized and should invariably lead to better results. 1. Set goals. Starting a new build or an extensive renovation can be daunting. Decide what you want, what you need, what you must have and what you can do

without. Writing down your goals helps to solidify your plan. 2. Establish a budget. When making your budget, of course you’ll begin with what you can afford, and how the cost of your build fits in with your overall life plans. Include everything that will go into the project and don’t forget to add a healthy dose of ‘just in case’ budget for times when things don’t go exactly as planned. 3. Decide on a team to complete the project. Look for professionals with strong skills in the areas that are important to you. Check with other people who have used them and do some research into their strengths. The people you chose will make a difference not only in the final outcome of your build but also in the minute details along the way. Choose wisely.

AT HOME

4. Plan, plan and then plan some more. Moving walls or rearranging space on paper is a whole lot easier that changing the real things. Dream big and re visit your ideas many times to ensure the plan will work for you. The worst feeling is to see the finished project and say “we should have done this differently.” 6. Accept the inevitable. You’ve made the plans and secured the money and hired the people, now everything should run perfectly; probably not. No matter how much you plan, stuff happens. Stay calm, keep your sense of humor and work with your team to address the issue. This is where having the right team in place can make the biggest difference and save your sanity. Making good decisions at the beginning will be the start of a great adventure. Enjoy the journey.

Building a Reputation of EXCELLENCE By Tobie Hainstock Photos Images by Gillies

ince 2001, John Hulbert Construction Ltd. (JHC) has operated according to the strong values that were instilled in him as a young carpenter. “Do the job as if you are doing it for your mother,” says Hulbert, “that’s what I was told on the job, that’s what I tell my team and that’s how I conduct my business. I want to treat my clients fair and make sure they are happy with everything in the end” One of the ways that JHC is able to achieve that is by hiring employees who are passionate about working in the trades including those trained and educated though the Apprenticeship Training Program. “We look for individuals who have taken the initiative to have a bit of prior construction experience through the Apprenticeship Program and are ready to commit to a long term career in construction,” Hulbert states. Someone who has a passion for what they do is more inclined to take pride and ownership in a building project no matter how big or small it may be. John Hulbert Construction specializes in both residential and commercial construction projects. Hulbert and his team of skilled craftsmen offer a broad selection of services including new builds, renovations, repairs, additions, concrete work, interior and exterior finishing and more.

THE BARBER HOME AND BUSINESS Like Hulbert, local resident and business owner Andy Barber has grown up in the Weyburn area. When it came time to update the family home, the Barber’s had to decide whether to build a new dwelling or renovate their existing home. “We really liked our location and didn’t want the headache of uprooting so we decided to renovate,” recalls Barber. The renovation was going to be a complete overhaul of the entire house. This was going to be a big one and the Barber’s knew it. Because of the transformation that was to take place the family knew they needed someone they could trust.

AT HOME

The Barber’s also wanted to work with a contractor that would give them the freedom to pick and choose their subcontractors and materials. “Hiring and buying locally is very important to us and we knew that John Hulbert Construction would work with us in that respect,” states Barber. The entire renovation required the upstairs being completely redone which included all of the bedrooms, the kitchen and an additional 16 feet built onto the back of the home. This created a large open living room and kitchen area that is ideal for entertaining or spending quiet family evenings. “Over the course of the renovation we had two or three modified sets of drawings and they (JHC) were completely open to the changes. John’s wife Tanya was very helpful in the design process and was able to modify the plans as needed and explained everything that had to be done,” states Barber. He also points out that, if there were changes needed to be taken care of, Hulbert himself was right there looking after it. JHC is unique in that they offer in-house drafting and design services to their clients.

John Hulbert Construction also worked for Barber on a commercial level as they worked on the new front entrance and installed the new exterior for the Barber Motors building. Barber notes that General Motors had specific guidelines to follow, Hulbert worked well with the company’s engineers. . PROUD CRAFTSMANSHIP For Hulbert, it’s important to have pride in what you do. Building quality structures that are soundly constructed is a true sense of accomplishment. “In my occupation, it’s nice to drive around and point out the projects we’ve done and know that they are built to last. There’s a lot of pride in that,” he comments.

Tips to Achieving Home Ownership

W

hile some first-time homebuyers may think the first step to home buying is house shopping itself, it’s better to take some preparatory steps before you get deep into the house hunt. Here are some tips to help you be ready to “seize the moment” when you spot the perfect house:

TIP #1: SAVE THAT DOWN PAYMENT: The first step in the home-buying process should be to ramp up savings. Remember, the more of a down payment you have, the less you’ll have to borrow. And, if you have at least a 20% down payment, you won’t have to pay mortgage default insurance premiums*. Building a good savings account will better prepare you for the unexpected expenses that come along with a new home, from legal fees and moving expenses to routine upkeep. You can begin building a down payment by creating a budget and deciding how much you can save each month (Check out Scotiabank’s Money Finder Calculator). You’ll see that even $100 per month can quickly grow into a sizable amount over time. Also consider other options like rounding up your purchases and putting aside your change each time you make a purchase. A banking program like Scotiabank’s Bank the Rest®savings program automatically helps put money into your savings account every time you use your debit card to make purchases. You may also explore other sources of funding, like the Home Buyers’ Plan, a program created by the federal

government that allows first-time homebuyers to withdraw funds from their Registered Retirement Savings Plan (RRSP) to put towards their first home.

TIP #2: NOW, HOW MUCH HOME CAN YOU AFFORD? Lenders typically calculate your ability to afford a mortgage based on traditional debt-to-income principles relating to your monthly housing costs, your family’s gross monthly income and all of your other debt obligations, including loans, credit cards, lease payments, etc. You can get a good sense of the mortgage you could qualify for by trying out a convenient online mortgage calculator, such as Scotiabank’s What Can I Afford? tool.

TIP #3: BE READY TO MAKE AN OFFER: Once you’ve set your savings plan, and determined how much home you can afford, getting a preapproval is the next step. This is important, because if the perfect home comes along, you may need to act

quickly, especially in a competitive housing market. With a preapproved mortgage, sellers know that you’re creditworthy, and you have the ability to make an offer right on the spot.

HOME FINANCING ADVISOR A Scotiabank Home Financing Advisor can suggest a variety of borrowing solutions that meet your needs and provide you with preapproved mortgage financing at an interest rate that can be guaranteed for up to 120 days from the time that financing is arranged. pring is coming, and so is another year in agriculture. It’s time to think about things like seeding and calving, and also risk management. Cogent Chartered Professional Accountants LLP recommends every farm operation check into AgriStability. Backed by the federal and provincial governments, AgriStability protects farmers from major income loss due to unpredictable markets, weather or other production losses. “We recommend AgriStability coverage to all our agriculture clients,” says Ted Hillstead, Senior Partner, “It’s a great way to protect your operation and your income from things you simply can’t predict.” AgriStability is a risk management program offered under the Growing

Forward 2 agreement, and it’s designed to help farm operations faced with large margin declines due to production loss, increased costs or market conditions. The suite of Growing Forward 2 programs work together to provide protection from different kinds of losses and include AgriInsurance, AgriInvest and AgriRecovery, as well as AgriStability. Delivered by SCIC, the program works to offset income loss. If a producer’s program margin falls below 70 per cent of their recent average due to production loss, market conditions or increased costs, the program will help offset the difference. Every year your program margin is calculated, and if it falls below 70 per cent of your reference margin, AgriStability will

Selling and Purchasing Real Estate

n agreement for the sale and purchase of real estate is binding on the parties only if it is in writing. Oral agreements and handshake deals are not binding. Therefore a real estate transaction begins with a well written agreement signed by both the buyer and the seller. It is a good idea to have witnesses, but not necessary. At a minimum the written agreement needs to state what I call the four P’s: PROPERTY The legal description of the property. PARTIES The names and addresses of the buyer and the seller. PRICE The dollar amount that will be paid by the buyer to the seller for the property. POSSESSION DATE The date the buyer will take ownership and the seller will be paid. The agreement should include a condition that clear title to the property will be delivered by the seller. This means a title without any encumbrances registered on the title, except such as the parties may agree eg. utility easements that will not affect the marketability or value of the property. It is a good idea for the buyer to search titles to the property before signing the agreement.

70    ReFined WEYBURN & AREA

P’s

Property Parties Price Possession Date

The seller may wish to have a deposit as a sign of good faith that the buyer will complete the transaction. If so, the agreement should specify the amount of the deposit and who will hold it. Usually the deposit is paid to the seller’s lawyer to be held and applied to the purchase price on the closing of the transaction. If the buyer backs out then the deposit is forfeited to the sellers. If the buyer needs to arrange for mortgage financing the buyer needs to insert a condition stating that the transaction is conditional upon the buyer being able to arrange satisfactory financing by a specific date. The buyer should first check with the lending financial institution as to how much time it will take to approve the mortgage. If the buyer is unable to arrange for financing approval by the specified date then the deposit will be returned to the buyer. Both buyer and seller need to recognize that if the buyer is relying on mortgage financing, the funds from the financial institution may not actually be available until a few days after the possession date. Financial institutions will not generally advance the mortgage funds until the mortgage has been registered on title. If there is a delay in registration at the land titles office the seller may not receive full payment of the price until after the seller has given possession to the buyer. An agreement drafted by a lawyer or a realtor will generally contain a paragraph that entitles

BUSINESS & INDUSTRY

Finally, a note on the role of lawyers in real estate transactions. Buying or selling real estate is typically a transaction with big money at stake for both buyers and sellers. The job of the buyer’s lawyer is to make sure that the buyer gets a good and marketable title, i.e. a title with no encumbrances registered on the title that could undermine the value or marketability of the property. It is the job of the seller’s lawyer to make sure that title to the property will not transfer to the buyer unless the buyer is going to be paid the full price. Only lawyers are able to impose trust conditions on other lawyers and only lawyers are able to give undertakings. It is through the use of trust conditions and undertakings that both the buyer and the seller can be confident in a happy outcome to their real estate transaction.

Buyers need to remember that the interest clock on the mortgage loan will not start ticking until the financial institution advances the funds to their lawyer. This means that, rather than paying interest to the financial institution for the waiting period the buyer ends up paying the seller late payment interest as compensation for the wait.

the Experts! Ask Q&A with the Agricultural Lenders of Weyburn Credit Union Q. What advice do you have for a farmer just starting out? For those just starting up a farming operation, they need to realistically plan their expenses for the first year; knowing how much is due and when. They should be conservative when projecting yields because those yields can be affected by so many things beyond a farmer’s control. Capital is essential - either through self-funding or a sufficient operating line of credit. Educating yourself in the marketing and sale of your grain will give you the edge with competition and allow you to hedge your sales into the future. Q. Is it best to Lease or Purchase? This is a hard question to answer as there are so many tax implications in choosing whether to purchase or lease. We recommend that you speak to a tax specialist to determine what is best for your operation. Another area to consider is cash-flow. With a lease, your down payment is only your first advance payment. With a purchase, your down payment is 25%, if not financed under a government program. Q. Do you offer any government sponsored programs? WCU offers a government sponsored program called CALA (Canadian Agricultural Loans Act Program). With this program, we can finance up to $500,000 in land purchases. What makes CALA so attractive is that the minimum down payment for beginning farmers is only 10% and 20% for seasoned farmers. With a government guarantee on a loan, we can often offer loans at preferred rates! Q. To Fix or to Float - what is the answer? This depends on the risk appetite of the borrower. With a fixed rate loan, your rate and payment are secured for the duration of your term. At the onset of a loan, often a variable rate is lower than a fixed rate, however the rate and payment will fluctuate with prime rate and can be affected by economic conditions - making it riskier.

Q. Can you explain “security” on a loan? When you borrow funds, we take a priority interest in that land, equipment, inventory, livestock or other asset to secure your loan. We do this by registering our interest in your asset either through one of two provincial agencies depending on the type of security. Q. What type of security does WCU require? They type of security that we take on a loan is very dependent on a number of factors, including; the length of your loan, the principle amount borrowed, borrower’s strength, and purpose of your loan. Q. What makes a credit union a good choice for agribusiness? Everyone knows a credit union is locally owned and operated and profits stay within the community. What you may not have considered is that decisions are made locally - by people who understand the unique challenges and opportunities of operating a farming operation and are invested in your success. We offer a wide range of competitively priced products designed specifically with producers in mind. Q. If an agricultural producer is coming in for a loan, how can they prepare for the meeting? When a new client is applying for a loan, we typically ask them to bring the following; three years of financial statements and income tax returns, an updated personal net worth statement, a detailed list of land and equipment and livestock, a seeded acres report and an updated list of grain inventory on hand.

Here to help you grow; your crop, your business.

Head Coach Phil Curtis was named WMBL Coach of the Year and Weyburn Beavers President Garnet Hansen was presented the 2015 WMBL Executive of the Year award. Off the field, the team could be found at various venues around town such as schools, minor ball games and practices logging over 500 hours of volunteer hours throughout the summer. For 2016, volunteer work within the community remains a pillar of the Beaver’s organizational goals. Players visit schools within Weyburn and surrounding communities to interact with the students. They also pair one player with every junior Mickey Mouse Ball team to participate in all their practices and games to help kids build their skills in all aspects of baseball. To add to the growth of local players, the Beavers also offer youth camps throughout the summer, where kids can come to Tom Laing Park and learn catching, throwing, hitting and more from the coaches and players.

New for 2016 is a community program designed to pair businesses with non-profit organizations through a ticket sharing program. Businesses can purchase tickets and share them with people in their partner organization who will use them to attend the games. This program will help to grow the number of fans in the stands as well as encourage people to attend games that they might not have been able to in the past. Also new is a tourism package designed for fans and families of both the Beavers and visiting teams. Working with Tourism Weyburn, the Weyburn Beavers are developing packages for out of town visitors that include game tickets, hotel and food discounts and incentives to utilize other community services such as the golf course or swimming pool. The Weyburn Beavers also offer the opportunity to have your minor ball team’s windup at a game. The kids are able to go on field for the National Anthem and then attend the game in a special section, with shout outs given throughout the game. There are also birthday party packages, where the birthday kid is able to go on field and receive a gift from the Beavers and the whole party will have special seating. Food packages are available for both events

magine the peace of mind knowing that “someone” is looking out for you 24/7. If you’re involved in an accident, built-in sensors can automatically alert an OnStar Advisor and predict the severity of injuries. An Advisor is immediately connected to your vehicle to see if you need help, even if you can’t ask for it.

to slow the vehicle or prevent it from restarting. Once a vehicle has been reported stolen, OnStar can send a remote signal that blocks the engine from starting. Once the police confirm that conditions are safe, the Advisor can send a signal that gradually slows the vehicle. The police can move in quickly, and it won’t be long before you’re headed out in your recovered car.

Thieves won’t get far when OnStar is on duty either. If your vehicle is stolen, OnStar can use GPS to pinpoint it and help authorities quickly recover it. On many models, an Advisor can send a signal

With OnStar, your car has its own Wi-Fi® hotspot, connecting up to seven tablets or other mobile devices with its 4G connection speed. Your family car trips will be far more peaceful and if you need to get business done at a stop you have all the resources you need. With the new downloadable app that lets you control your car from nearly anywhere you can start your car remotely (if equipped), manage your vehicle’s Wi-Fi‰ hotspot settings, and much more. Every month, your vehicle can run a thorough check of its engine, transmission, antilock brakes and more, and email you the results. If you want to run a diagnostic check when you’re behind the wheel, just push a button and ask an Advisor to run one for you. Having OnStar is like have a security blanket wrapped around you and your vehicle. Ford was one of the first to adopt bluetooth technology for handsfree calling in 2007, when they introduced the SYNC System, which is now seen as a standard option in all models throughout Ford’s lineup.

In 2015, Ford had incorporated a lighter, more durable composition of military grade aluminum into the F-150’s. This lighter composition has made the truck lighter and improved truck drivers fuel economy.
