Moving home with pets! When moving home with pets, you not only need to think about yourself but also your beloved 4-legged family member too! Before signing a contract and packing your old home away, you need to make sure the neighbourhood and house are pet friendly. There are a couple of things you can do before moving into your new home. 1. Take a walk through the local area Assess whether there is appropriate walking tracks or dog-friendly parks so your 4-legged buddy can get their exercise. Assess the property you may be moving to and make sure it’s animal proof, this means that you have checked whether the door shuts properly, the gates and whether the yard is appropriate for your pet. Taking your pets along to sniff out the new neighbourhood is a great way at familiarizing your pet with all the new smells around. 2. Pack up your furry companion’s familiar toys and bedding last When it comes to packing, we all know animals have a mental breakdown when they see you packing for a trip, leaving them behind, this is quite similar. To lower the risk of your pet having a freakout, keep their routine normal, feeding, walking and playing should all be at the same similar times you normally do, as well as keeping their familiar toys and bedding around for them to seek comfort during the moving process. If you find your furry companion is stressed out and you cannot seem to settle them, speak to your local professional on ways to relax your pet.
3. Set up their space for moving day Now it comes to the important and exciting part, MOVING DAY! When moving into your new home its best to keep your pets with you (if you can) this is a much better idea than having them board somewhere during the process. Remember, they are your family, they deserve to be included in the process. Many people hire removalists or have many helpers, if this is the case make sure your pet has a room, they can seclude themselves in with their bedding and toys for comfort as sometimes this process can be daunting for them. 4. Adjust your pet to their new space Once you are finally settled in, instead of jumping to reorganize everything and unpack your boxes, spend some time with your pet and help them adjust to their new space. Unpack their things first to give them security. Once again, keeping the same routine is crucial during a moving process however, if there are new boundaries set in place of the new home, make sure you are teaching your pets and using positive reinforcement (pats, treats and lots of praises). This can take some time depending on your animal, be patient, make sure to reassure your animal and do not pressure them. Lastly, always remember to update your pets’ microchip and registration forms to your new address.

Annual Financial Checklist It’s the time of the year again when you’ll be starting a new mindset aiming to get better than the old you. Whether you follow a new diet plan (again) or try some new things to enjoy, you can’t ever deny that you’re also thinking on how you’ll maintain your most favourite thing inside your pocket: your wallet. Plan your financial goals. People who are creating detailed and specific resolutions are more likely to achieve their goals than others who don’t. Are you trying to consolidate your debt? Are you saving for your first home? Do you have a specific timeline? Like six months or six years? The important thing is that you should set specific short-term and longterm goals and determine the steps on how you’ll be able to achieve them. I recommend you to use this method: SMART (specific, measurable, achievable, results-focused, and time-bound). Saying a generic phrase for your goal (e.g to save money) is not effective and attainable. You should set a specific goal, for example, $900 in three months. That means you’ll need to save at least $300 per month. These types of metrics are one way of monitoring your goals if you’re accomplishing them or not. Understand your retirement investment plan. What is the ideal age for you to retire? How much money will you need to sustain your living for the rest of your life? These are the must-answered questions for you to set a target for your retirement goal. But if you’re having difficulties
navigating your retirement plans, you can hire a financial planner that could assist you on that matter. In case you’re eager to save more for your retirement plan, you can always increase your contributions to your mandated financial plan. You should check your portfolio annually. The grouping of your investments needs to maintain its allocation or make some amendments if there are changes that appeared prior to your goals. e.g buying and selling of portions from your portfolio and adapting to the risk management and other strategies. Other cases, rebalancing is just a quick and easy thing to do. Otherwise, it may require some more patience and help especially from your financial planner. Constant increases from your emergency fund. For those who just made up their mind and realised that saving money is a must. Then you can start saving little by little. We know it’s a hard thing to do especially if you’re facing a lot of bills to pay but don’t worry, any amount of savings will be beneficial as time goes by. Just aim to increase it from time to time until you save the equal amount of your monthly expenses until you manage to improve it from 1 month to 2 months, so on and so forth. Review your beneficiaries. Reviewing your financial and health documents are important. As time goes by, a lot of things could happen especially in your relationship with your beneficiaries. The trust and comfortability with someone who will inherit your finances might change through time and certain circumstances. Maybe your relationship with your spouse has come to an end or you had a huge conflict with your loved ones. Situations like these should put into consideration.
3. Set up their space for moving day Principal and Interest vs Now it comes to the important and exciting Interest only part, MOVING DAY! When moving into your new home its best to keep your pets with you (if here are 2 common types of loan repayment. you can) this is a much better idea than having Applying for a home loan will get you in choosing an them board somewhere during the process. option for these types of repayments. – Principal and Remember, they are your family, they deserve Interest only or Interest-only. to be included in the process. Each of these repayment seclude themselves in with their bedding and types has pros and cons on their respective toys for comfort as sometimes this process can conditions. be daunting for them. Before we differentiate the two, here’s the simple 4. Adjust your pet to their new space definition for ‘Principal’ and ‘Interest’ Once you are finally settled in, instead of The principal is the amount you borrow while the jumping to reorganize everything and unpack Interest is the amount you’re charged by the lender your boxes, spend some time with your pet and for borrowing the principal amount. help them adjust to their new space. Unpack their things first to give them security. Once Let’s begin with an Interest-only loan. For example, again, keeping the same routine is crucial you had a $300,000 loan and you during a moving process however, if there are new boundaries set in place of the new home, paid 4% interest rates per month that would mean make sure you are teaching your pets and using roughly that you paid about $1,000 in interest per positive reinforcement (pats, treats and lots of month now that’s only the interest component of praises). This can take some time depending on the loan you’re actually not paying anything off the your animal, be patient, make sure to reassure loan itself and that’s where principal and interest your animal and do not pressure them. comes in. So same scenario you’d be paying about $1,000 interest but you’d also be paying about $400 Lastly, always remember to update your pets’ to $500 in principal so about $400 to $500 actually microchip and registration forms to your new off the loan itself so the loan would reduce for address. that particular month from $300,000 to $299,500 and that’s how principal and interest loans works eventually your loan amount will decrease every month until it’s completely paid off.
To simplify, Principal and Interest repayments will require you to pay the principal off the top of the interest charged on it and Interest-only repayments will set you to pay the interest component of your loan for a given period of time. Principal and Interest loan pros: • Able to pay lesser interest through the total terms of the loan. • Able to pay a lower interest rate compared to IO rates. • Able to finish the loan faster to own the property sooner. Principal and Interest cons: • Repayments are higher than IO loan. • Tax-efficient is not sure/guaranteed for an investment loan. Interest-only pros: • Able to pay lesser repayments for a given period of time. • A chance of having tax benefits for investment loans. Interest-only cons: • No repayments on the principal amount during the Interest-only period. • After the interest-only period, high repayments for the principal amount begins. • The interest rates from the Interest-only period is higher than the P&I loan. • You’ll be dealing more interest payable through the total terms of the loan. • Here’s what our Loan Processing expert takes on differentiating between Principal and Interest and Interest-only loans: “P&I has flexible repayments and even though you’re paying a much higher amount, P&I had a much lower interest rate over IO loan…” “IO only had a certainty of repayments and it has a higher risk compared to P&I.” – Emilyn Ronquillo, Loan Processing Assistant of Funding Force.
