CEO/Founder The Reliance team has recognised the importance of the turning point for the economy going into the holiday season and the teams are embracing the exciting recovery mode and fast rebound of strong conditions going forward with Victoria out of lockdown for a month.
The Reserve Bank of Australia has cut the cash rate to 0.1% at the start of November, the lowest level ever. Property searches tend to respond positively to interest rate cuts and this has a flow-on effect for pricing. The Victorian government has announced a temporary stamp duty relief for those purchasing property up to $1m and is set to waive up to 50% of stamp duty on newly built homes of up to $1m until June 30 2021. Existing homes will be eligible for a 25% waiver. The news is likely to drive competition and impact property prices positively.
The rental team has 61 new listings, 56 leased listings and 967 potential tenant enquiries. Over the coming weeks rental demand is likely to continue to drift lower as we get nearer to Christmas and New Year. Rental demand typically spikes in mid- to late January, with the first quarter of each year being the most active for lease renewals.
While buyer demand has been falling, over recent weeks, around the country, it is still 38.1 per cent higher than it was at the same time last year, and demand for houses is 38.8 per cent higher than last year and unit demand is up 35.5 per cent. But at Reliance, we have had incredible success as November has been an amazing month for our team with the return of onsite inspections coming out of the lockdown period, with a staggering 146 properties under contract, 134 new listings and 1375 potential buyer enquiries.

What is the Stock Market? By simple definition, the stock market is an aggregation of people who intend to buy a stock (also known as shares) of a company. Dividends – An annual income from the company you’ve bought a share with. A good performing company is giving dividends to its shareholders once or more times a year. A dividend could be cash or another stock/shares for free. 2. Selling of stocks/shares – Your stock/share could have an increase in value over time. For example: If you bought a share last month at a price of $2 per share and let’s say you bought 1,000 shares ($2,000). Luckily, the company performs very well this month to the point that it risen its share price from $2 to $3 (1$ increase) so that means the 1,000 shares you bought last month will have a value of $3,000 and if you will sell it in the stock market you will earn $1,000 in just a month. How to invest in the stock market? Nowadays it is very easy to invest in the stock market because of the technology we have today. With the use of a smartphone through apps or websites, you will now be able to invest in the stock market in the most convenient way possible. Apply to leave the tenancy if they want to for financial hardship, without paying fees for breaking the lease; or Stay and negotiate a rent reduction with you. We appreciate this is a really challenging time. To get through this crisis, all of us will have to work together. Under this reform, landlords will not be able to evict tenants, except in specific exceptional circumstances (including if tenants damage the property, use it for criminal activity, or serious violence occurs).

Lockdown 2020 Learning’s and Realisations As we head into the re-emergence of our pre-lockdown lives, heading back into the office is a fabulous time to reflect on what we’ve learned during the long lockdown period. In many ways, this lockdown has been a blessing for us, specifically in Australia. There has been the long-awaited relaxation and rejuvenation gifted to us and some of the most important blessings were for us to be able to connect with our loved ones; family and friends, as well as nature around us. But perhaps most importantly, for me, I have found a new connection to myself. Here are my top learning’s; in an actual sense they are the deep realisations. We are one humanity - I have the belief that we are all connected as one: all humans, other living beings, and nature as a whole. I truly feel we are closer to ‘humanity’ than we ever previously believed we were. Just imagine if something happens to someone on the other side of the world, it has a ripple effect and reaches us all the way here, causing us to feel a variety of emotions. I realised that if something happened in China, I felt it here; or watching Lebanon get torn apart by bombs; or hearing about another shooting in America; I felt the pain and tragedy deep from across the ocean. We are all living the karma of the sum of us combined. Whether be it brutality or acts of compassion, it all stays in this universe we co-inhabit. Everything is temporary - Reading books like Think Like a Monk, I now have a greater sense of realisation that ‘everything’ is temporary in our lives, whether it’s material, emotions, or circumstances. All achievements; awards, money; time; heartache; pain: it all has an end date. It is most important that we show and live a life of gratitude. It’s super important we be ‘present’ and appreciate and be grateful for every moment of our lives. Digital Disruption - I discovered during this time just how many digital disturbances we experience daily. Social media is addictive, and when there doesn’t seem to be much else to do, we have focused on it, obsessed with it, spent hours and hours in front of our screens, not realising that it kills creativity and productivity.

We are our own universe - I believe we always live in two different universes; the external universe and one which goes inside us; meaning how we feel and what kind of conversations we are having with ourselves. What impact we are feeling around an event; a conversation; what we hear; feel or even smell. I strongly believe our own internal universe has many times more effect on us than what happens outside. Have a deeper connection with your closest ones – It is very important to have a deeper level of connection with the closest people; the ones who have the most influence on your daily life. I think it goes beyond just feeling loved. It makes you feel more valuable/ significant in your own life, the work you do, and how well you do it. Beyond that, how we serve the people around us is the one thing that leads us to influence the outside world. Give more than taking/ service - How compelling is this statement? To be a champion for others should be the ultimate goal for us all. There is magic in being so humble that we want to give back to those around us, and to do our life’s best work, through our profession. Give more, take less! This comes in many forms. You can deliver more than what you paid for, whether it’s competitively, socially, or individually, doing more than what is expected of you, or somewhere, somehow, even serving without expecting anything in return. Becoming the best version of our self - The best thing you can ask yourself, is are you being the best version of yourself? Are you truly being the greatest you can be? I have made many mistakes in the last two years, but I have learned so many valuable lessons out of these mistakes and am now using my realisations to create a better, wiser, and more driven version of myself. I hope this for you as you spend your own time reflecting and resetting after what is surely one of our time’s most life-altering experiences. In conclusion: Let’s treat this pandemic as a wake-up call in finding a higher purpose and most importantly, peace and fulfillment in what we do daily. Above each, realisation can be an article by themselves. I may expand on them someday.

Why Is Curb Appeal Important? You are considering selling your home and you are spending all your time making sure the interior of your property is up to scratch. Whilst it is great when the interior of the property is well maintained and refreshed you would want to do the same on the exterior. Did you know that having a good curb appeal can increase the interest of prospective buyers? What we have done is created a list of the most common things you could do to give your exterior an uplift and create a better curb appeal. Landscaping When you think of landscaping people tend to automatically think of dollar signs but that isn’t the case. It could be as simple as leveling the front yard out applying new soil, laying some new turf, and add some cost-effective planting. Doing a simple task like that can improve the curb appeal as opposed to having a muddy front yard. Drive Way A driveway seems like an obvious one but if you have had your property for a long period of time it will sometimes show its age. It could be as simple as refreshing its paint and putting a new sealant on your driveway and it can also be quite cost-effective. Trees If your property has a few trees in your front garden that is overgrown and possibly blocking the property. It is as simple as trimming them down, making them maintained, and letting your property be viewed instead of hidden. Lighting Applying a feature to the front of your property and adding lighting can make a very positive impact on your curb appeal if it’s done correctly. At night time having that small feature with lighting added to your landscape can be a great impact. Having lighting on the front of your home is another idea and that can also be done cost-effectively. Roof No one wants to go to a property with weeds growing out the roofs and it looking worse for wear. Looking after your roof and keeping it in a good condition could potentially mean saving you having to replace the entire roof in the future but a good clean, maintained roof can impact your curb appeal.

The History of Riddells Creek
Photo Credit: Historic Railway Bridge – https://en.wikipedia.org/wiki/Riddells_Creek Riddells Creek is a suburb 45km north-east of Melbourne, Victoria and is located within the Shire of Macedon Ranges. Riddells Creek received its name after a settler in 1841, John Carre Riddell. It was in 1841 When John Carre Riddell & Thomas Ferrier Hamilton where they purchased approximately 640 acres of land and leased a further 2,000 acres. The Railway line from Melbourne to Woodend was constructed between 1859 – 1861 and its main use was to transport timber cut from the surrounding area. The large construction of the railway which now includes two over rail bridges in Riddells Creek being heritage listed. The population in the area mainly consisted of the railway workers and their families. In 1889 Judge Arthur Chomley built the well-known Dromkeen Homestead and named it after his mother’s family home in Ireland. The property was later purchased by Joyce and Court Oldmeadow in 1973 where they turned it into a home for Australian children’s literature. Heritage Listed Sites: • Road over Railway Bridge – Gisborne-Kilmore Road, Gisborne • Rail Bridge – Over Riddells Creek - Railway Reserve Fun Facts: • The first Post Office to open in Riddells Creek was the 1st February 1859 • During the World War II a Flax Mill in Riddells Creek was used by the Women’s Land Army where they harvested and processed flax. • Riddells Creek is home to world famous homestead, Dromkeen Homestead

The History of Tarneit

Tarneit is in the western suburbs of Melbourne, Victoria and is located within the City of Wyndham. In the 1830’s the Tarneit area was used as agricultural grazing land. Tarneit received its name from the Aboriginal word Wathaurong for the colour white when it was surveyed in 1839-1840. Tarneit’s population in the 2016 census recorded in at 34,562 and is expected to increase to over 63,000 by 2031. Tarneit has shown tremendous growth over the years which was due to large residential subdivision did not begin until the 1990’s. Below shows you the census records over the years and just how quickly the population in the area expanded in more recent years.
