CEO/Founder As stage 4 lockdown prepares to come to an end, and we have witnessed the American election and second lockdown in the UK, Australian property searches have increased in October, despite border closures. Reliance teams have continued to achieve excellent results with the reintroduction of onsite inspections. With the promise of a return to office, the focused, high performing teams have been dedicated to the commitment of the utmost professional service to our clients, working to a premium standard. Buyer demand is higher than a year ago. With borrowing costs at new historic lows after the Reserve Bank’s cash rate cut last week, and people restricted in the ways in which they can spend their money, it is anticipated that demand for properties for sale will remain at elevated levels. It is expected that for the remainder of 2020 we will see high levels of demand. The Reliance rental stats remain strong with 49 leased listings and 55 new listings. 79 Routine inspections were also carried out. Our teams continue to thrive in both the virtual and real world, helping prospective buyers and tenants through some difficult and stressful ways to buy and sell. Buyers have remained enthusiastic despite trying environmental times, with a fabulous 85 properties sold and 130 new listings in October. Reliance Real Estate has always thrived for growth. After 5 years of operating out of the Point Cook town centre, we thought it was now our time to grow. What a growth this is for our team and Reliance! We are delighted to announce that in a few short weeks, we will be taking over MICM Point Cook and have a new home located at the Featherbrook shopping centre. The team at MICM Point Cook will become a part of the Reliance network, together we will be able to bring a bigger and better service to the Point Cook community. Beginner’s Guide to Mortgage What is a mortgage? By definition, it is a type of loan offered by the bank or other financial institution that a person can use to finance the purchase of a property, It’s commonly used for buying a home. It means if you don’t pay the bank back on the agreed time they can take possession of your home and sell it in the process called “Foreclosure.” Principal amount & downpayment The amount of money borrowed to buy a home is called “Principal.” You can put down a percentage of the home’s purchase price by giving a down payment to decreased your loan’s principal amount. The lenders have a variety of down payment options that can figure out which one is the best option for you. Interest rate Lenders will give you charges on the loan that you borrowed and the amount is usually expressed as a percentage called “Interest rate.” Amortisation The major parts of your monthly payments are the principal and interest rates. These are the factors for reducing your debts in a process called “Amortisation.” It is a length of time that will take to pay off the loan and own their home entirely. Insurance Aside from a mortgage loan, it is also important to acquire home insurance suggested by the lenders to cover against disastrous events and other incidents that can cause damage or losses from your home. Mortgage broker What is a Mortgage broker? A Mortgage broker like Funding Force has a connection with the primary banks in the country. How do Online Auctions work? All precautions are being taken here at Reliance to ensure the health & safety of both our staff & clients. Due to the pandemic, we are doing things a little differently while still providing you with above and beyond service Thanks to online programs and apps like Zoom, we have the technology to allow for online Auctions. We are here to help, below you’ll find some of our FAQ, answered! How would Purchasers Bid? Purchasers will receive a comprehensive e-mail outlining how you can register to bid, and how you can participate in the process on auction day. What are the options buyers can participate in the auction? There are multiple ways. You can register to bid and ‘attend’ the auction via zoom, where you can watch the auctioneer in action.. you can also visit a link that allows you to watch the bids as they progress, which can be done in conjunction with either of the two options outlined above. The auction rules will be read out as normal by the auctioneer and can also be accessed by bidders when they register. The Vendor’s Statement/Section 32 can be requested from the agent for your review prior to the auction as normal. How do Purchasers sign a contract if I’m the successful bidder? We are fully equipped with offsite auction contract signing, which means our vendors and purchasers can sign contracts from anywhere in the world! Deposit and residual amounts are automatically calculated, as well as settlement terms. You will receive the contracts via e-mail to sign and an executed copy is automatically sent to our office, the vendor, purchaser and each party’s conveyancer. How do I pay the deposit if I’m successful? You will need to ensure that you have a daily EFT limit of at least $10,000 prior to the auction. In the case you are the successful bidder, you will be required to pay a $10,000 deposit immediately after the auction, with the balance payable ASAP. You will then need to immediately email a copy of the deposit receipt to the agent. How do I make a bid? If you are interested in making a bid on a property, you have 3 options [1]Un-mute yourself and vocalise your bid, [2]Use the chat function to submit a bid, and [3]If the auctioneer nominates a rise, put your hand up so it is visible on the screen After the Auction Once the property has been sold, we politely ask all parties to leave the chat session, apart from the winning/ highest bidder. Once all other participants have left the online auction, the next steps will be discussed and the contract of sale will be prepared and emailed to the purchaser for signing via Docusign/Adobe. The deposit is then to be paid via an EFT transfer to the Reliance Real Estate Trust Account

The History of Caroline Springs

Photo Credit: Victorian Places – Caroline Springs Lake Caroline Springs is a residential area which is 22km north-west of Melbourne, Victoria and is located with the City of Melton. In 1998 Caroline Springs was a development by Lend Lease Corporation and they forecasted that it could potentially grow the population to the area to about 23,000. Caroline Chisholm is the 19th-century philanthropist who established multiple shelters for emigrants which is now the Western Freeway it was only fitting that Caroline Springs was named after her. In 2004 Caroline Springs saw the opening of its very own shopping centre called CS Square. The centre was only small and was outgrowing the growth in the area it was then in March 2019 that the centre did a 45 million expansion and now featuring over 75 retailers. In the early years of Caroline Springs, it was a very affordable area as the main source of transport was by car. Caroline Springs is now home to multiple bus lines to and from the area as well as opening Caroline Springs Railway Station on the 29th January 2017. Fun Facts: • First Post Office opened on the 8th August 2005 • 5 star hotel owned by Mercure group opened in August 2009 costing $40 million to build • Home to Caroline Springs a new hotel & entertainment complex West Waters opened in 2013 • On the 15th May 2002 discussions began to develop the game of football to the area and formally naming it Caroline Springs Football Club • Simon Perry a Melbourne sculptor, made what is now enjoyed by locals at the Lake Caroline Reserve the “On Tap” in 2007

The History of Gisborne

Gisborne is a suburb about 54km north-west of Melbourne, Victoria. It is located within the Macedon Ranges Shire and is also the largest town within the shire. Gisborne is known for its country lifestyle and all its history. Dja Dja Wurrung and Wurundjeri Aboriginal people were the original inhabitants of the area and still to this day are still active in the area. It wasn’t until the 24th March 1837 that Gisborne was first settled upon by European George Hamilton. In 1840 a gentleman Henry Fyshe Gisborne, Commissioner of Crown Lands set up in Gisborne to assist with the suppression of Aboriginal resistance. It was later on in 1851 when Gisborne was surveyed and was named after him. Gisborne Railway Station is serviced by V/Line and is a two-sided platform station. The railway was first built in 1861 and services both Gisborne and the New Gisborne areas. As well as having a train service the area Heritage Listed Sites: • The Gisborne Mains Homestead – Brooking Road, Gisborne • Gisborne War Monument – Brantome Street, Gisborne • Macedon House – 1 Kilmore Road, Gisborne • Gisborne Shelter Shed – Melbourne Road & Hill Street, Gisborne Fun Facts: • Gisborne first became a shire in 1871 • Towns first Catholic Church was first built in 1875 • Gisborne became apart of the Macedon Ranges Shire in 1995 • Gisborne first post office opened on the 22nd March 1850 • The Gisborne’s Court House and lock-up was first built in 1858 and is still standing today • Gisborne’s Pioneer Park first opened on Australia Day 1997 • In 1840 the first public building in the district was called Travellers’ Rest Hotel but later renamed the Bush Inn in honour of Henry Fyshe Gisborne.

The History of Hoppers Crossing

Hoppers Crossing is a suburb in the south-west of Melbourne, Victoria and is located within the City of Wyndham. The suburbs name originated from local residents of the area, Stephen Hopper. Hoppers Crossing only had a general store up until 1963. It wasn’t until 1983 where we saw the suburb opening its own shopping centre which included a Target, Safeway but now known as Woolworths and only 10 other retailer stores. The first primary school to open in the area was Mossfiel Primary School which opened in 1970 and is still open to this day. The red river gum of the Werribee River Valley is the reason for the school uniform colours which are now green and gold. Hoppers Crossing railway station first opened on the Werribee line on the 16th November 1970 which was located on the western side of Old Geelong Road. In 1980 proposals were made for the station due to stationary trains blocking the level crossing, the station was relocated eastern side of the crossing in 1983. Land began to be subdivided in 1963 by former shearer Baden Powell. The first blocks sold all those years ago sold for only six hundred dollars. Powell was a very dedicated Richmond fan so many of the street names were named after former Richmond Football players. Fun Facts • According to the 2016 Census, the population of Hoppers Crossing was 38,701 • First Post Office opened on the 2nd June 1975 • Australian triple Olympian Russell Mark calls Hoppers Crossing home • Skeleton Creek has been home to many native reptiles such as tiger snakes, brush • tail possums and striped skinks just to name a few.
