METHODS OF SALE

When a buyer has the winning bid at an Auction, they sign an unconditional contract with no cooling off period. There must also be a 10% deposit of the purchase price paid on the day.
AN AUCTION IS A VERY SUCCESSFUL METHOD OF SELLING A PROPERTY.
The competitive nature of Auctions, coupled with a highly skilled Auctioneer, can lead to you achieving a price above the value of the property and exceeding your expectations.
Unlike private sales, Auctions have a high degree of motion as cashed up buyers compete with one other to obtain the property they have set their hearts on owning.
The purchasing terms of the sale are advertised with the property leading up to Auction day so all buyers are aware of them before they bid.
A date and time is set for the Auction and a strong marketing campaign is put in place to attract the maximum number of interested buyers to your property.
BARRY PLANT EASTERN GROUP
An Auction provides you with the ability to sell under set terms that suit you, such as a specific settlement period.
Selling by Auction gives you the protection in the form of a reserve price and your property can’t be sold unless bidding reaches this pre-agreed level. However, a property that is advertised for sale by Auction can sometimes be sold before the Auction date if an offer is put forward by a buyer that is acceptable to the seller.

METHODS OF SALE

Therefore the buyer’s focus is on how much they believe the property is worth and how much they are prepared to pay to secure the property - not what someone else is prepared to pay or how much they have to beat. The difference in offers can be staggering when buyers are paying their real price.
2. SALE BY SET DATE
Sale by SET DATE® delivers a less stressful sale in a shorter period of time, obtaining the best possible price the market is prepared to pay.

It’s a method that creates the same sense of urgency and competition in buyers that an Auction campaign does but, unlike an Auction, there is no public bidding process.
SALE BY SET DATE® IS AN EXCITING SALE METHOD - EXCLUSIVE TO BARRY PLANT OFFICES.
It combines the best aspects of the sale methods of Auction, Private Sale and Tender.
A property that is for Sale by SET DATE® is normally marketed over a four week period, with a strong marketing campaign to attract the maximum number of buyers. The property is advertised with a set date deadline for the conclusion of the sale, in order to motivate potential buyers.
Buyers are actively encouraged to submit their best offers before the deadline. When an offer is received that is in a range that you (the seller) are prepared to consider - then buyers who have pre-registered their interest in your property are contacted and given 24 hours to submit their best offer in an attempt to win the property. Buyers do not know the details of competing offers. All they know is that this is their last chance to purchase the property; so they will have to submit their very best offer to secure the property.
METHODS OF SALE

This stage includes an online campaign where we will schedule 4 weeks of open homes and detail a tailored marketing strategy.
The sale can be made subject to conditions such as obtaining finance approval (as opposed to purchasing a property at Auction, where the sale is unconditional).
3. PRIVATE SALE
There is no fixed date advertised for the property to be sold by and you have more time to consider offers made by potential buyers.
You can accept an offer at any time.
A strong marketing campaign is put in place to attract the maximum number of interested buyers to your property.
There is also a three day cooling off period on all forms of Private Sales (including Sale by SET DATE®) for purchasers, from the date their offer was made.
PRIVATE SALES ARE IDEAL FOR SELLERS THAT DON’T HAVE A SELLING DEADLINE AND WHO MAY BE OPEN TO ACCEPTING DIFFERENT SALE TERMS SUCH AS AN EXTENDED SETTLEMENT PERIOD, OR SUBJECT TO FINANCE ETC.
1ST STAGE
Once your property is advertised, potential buyers are invited to inspect and make an offer. This is when the negotiating expertise of your agent and their intimate knowledge of market conditions comes into play as they work with you to get the best possible price.
4. OFF MARKET
We will introduce our extensive database of qualified buyers to your property, allowing them to submit offers.
When a sale has been agreed to, a deposit will be need to be paid. This can be 10% of the purchase price or less if you agree.
