A MESSAGE FROM NICOLE CARTER

Greetings,

There’s no doubt about it, the past year has been filled with its fair share of highs and lows as the world recovers from the pandemic and we slowly return to normality. It’s with great pleasure that I present to you the McGrath Report 2023 where we will take a detailed look at the results from the previous 12 months and explore what the future might hold for the market.

Slowly we have seen international borders reopen as travellers get out and explore and excited families are reunited. This significant change in circumstances leaves us with one key question - with our freedoms returned, does this mean we will spend less time and money at home?

On top of this, the past year has highlighted how important our personal space is while the world shut down. This first-hand experience has the potential to shape the way buyers view properties and could determine what we are looking for in our homes moving forward.

Having been in real estate for 16 years, I’ve seen many cycles and one thing has always remained - despite the highs and lows, property continues to create genuine wealth opportunities for families. It’s important to remember buying real estate is a long-term investment and should be made thoughtfully while also considering the lifestyle you are looking to lead.

Although some of the heat may have left the market, with the right agent it is still a far better time to sell than it was two years ago. Similarly, those eager to buy can capitalise on slightly less competition, increased days on market and more advertised prices as they make their next move.

As many will be aware, interest rates have been on the rise throughout 2022 and are now at their highest point since 2014. Despite this, the Gold Coast market has proven to be robust with buyer demand outweighing supply as the migration from southern states and international markets continues.
