A MESSAGE FROM GAGAN BINDRA

It’s my pleasure to provide you with a copy of this year’s McGrath Report, which looks closely at the Real Estate performance across the East Coast of Australia. Having witnessed the property market perform like never before in 2021 and then the changes in 2022, this year’s McGrath Report provides valuable insights into local and broader real estate markets as well as major trends to see in the future.

Being a local resident for the last 11 years, I have had the opportunity to see changes happening in Quakers Hill. In the 2021 national census, Quakers Hill displayed some notable social, economic and environmental differences from the broader Blacktown local government area. Socially, our median age of 33 years was comparable to Blacktown City (33 years). We had more couples with children (40%) compared to Blacktown City’s

(36%) and almost equal number of single parent households (7% compared to 8%). Economically, our median weekly household income of $1,993 above that of Blacktown City ($1,549). Our unemployment rate of 6.2% is lower than Blacktown City (8.1%). By 2036, Quakers Hill will have grown and expanded its population. Our new age profile will reflect new families moving into the suburb. There will be noticeable growth in the number of children and young people (the 0-19 age bracket) and their parents (the 35-54 age bracket).

There are a number of reasons why Quakers Hill is such a desirable suburb to call home. For over 2 decades, Quakers Hill has been an attractive suburb to an array of different buyers due to the excellent public schools, transport connections, sporting facilities and close proximity to key infrastructure. It is an ideal suburb for young families and people downsizing/upsizing. After an unprecedented period of price growth in 2021 and then changes in the last 9 months, many local homeowners are asking “What’s in store for the Quakers Hill market in the coming 12 months?”

The overarching consensus from an array of economists, and data analysts is that 2023 will see stability returning to the market. The frenzy of radical price fluctuation has passed, and we are moving towards a more balanced market. We find that market conditions like these highlight &

enforce the importance of having an experienced agent with a track record and local property knowledge.
