PREPARING YOUR HOME FOR AN OPEN HOME INSPECTION
How Do I Sell My Home Fast And Achieve A High Sales Price?
On inspection day, your home will be only one of the many homes that potential buyers will be inspecting so it is imperative that you show your home in its best light and make sure that it is as appealing as possible.
Presentation counts and experience shows that when vendors go the extra mile to make an effort, they often sell their home quicker and, in many cases, achieve a higher sales price.
First Impressions Are Everything
The first thing potential buyers will notice upon arrival at your open home inspection is the presentation of your house and front garden. Tidy up your garden, make sure your lawns are freshly mowed, prune trees and trim hedges and consider adding some potted plants or flowers for a pop of colour.
Don’t forget to weed your paths and driveway. A fresh coat of paint for your front door or front of house also goes a long way to freshen up your home’s appearance.
Declutter
When it comes to selling your home, less is definitely more.
Decluttering can make a big difference in showcasing the space of your home. Rooms look so much smaller when they are crowded with excess furniture, and general clutter. Start by packing away any unnecessary items and getting rid of anything that’s past its prime or not needed any longer. This will create the feeling of spaciousness.
Keep your cupboards neat and clean to create the perception of lots of storage space.
Deep Clean
A clean home is a happy home, and this is even more important when you’re selling. Make sure your home gets a good deep clean before inviting buyers in for an open for inspection.
A deep clean includes everything from wiping down baseboards to cleaning your windows and flyscreens, vacuuming door and window tracks, and cleaning your oven.
Home Staging
Home staging and styling your home can help potential buyers envision themselves living in your space. Consider bringing in some fresh flowers, swapping in neutral colours for bedding, cushions and rugs and decluttering your bookshelves to create a more inviting space. Pot plants also add a soft touch to house interiors.
Showcase Your Homes Features
Every home has unique features that can be showcased to help it stand out to potential buyers.
It may be as simple as a beautiful fireplace, or as elaborate as an infinity swimming pool and custom outdoor kitchen. Whatever it is, make sure it is clean, tidy, and dressed tastefully.
If you feel that your home might need a little more, you could enlist the help and advice of an interior stylist who will provide you with tips and tricks for a fresh look.
If you’re thinking of selling your home and need some expert advice, please get in touch with a First National Neilson Partners agent at Narre Warren 9705 4888, Berwick 9707 6000 or Pakenham 5941 4444.
SETTING A REALISTIC RENTAL PRICE
Setting your rental price is an important aspect of managing a rental property. It affects your income and ability to attract quality renters.
Here are some handy tips to help you understand how your property manager will determine a price for your property.
Research The Market
Before setting a rental price, your property manager will research the current rental market in the area, looking at comparable properties, location, size, and features. This enables them to recommend a price that is competitive and in line with market conditions.
Consider Your Target Market
A good property manager will think about the type of renter you want to attract, and what they are looking for in a rental property. Then an advertisement is written to target that audience’s interests.
Offer Incentives
Incentives can be offered to attract renters to your property, such as flexible lease terms, being pet friendly, or perhaps regular garden or pool maintenance. This can help you attract more potential renters and increase the demand for your property.
Be Flexible
It is recommended that you be open to negotiating rental prices with potential renters if required. If you are flexible and willing to work with your renters, you may be able to find a rental price that works for both parties.
