A Promising Start for Real Estate

The year has begun with cautious optimism in Melbourne’s north-east and eastern suburbs, as the property market continues to adjust to evolving economic conditions. While confidence is returning, the market remains steady, as reflected in both buyer and seller sentiment.

A Fresh Start in the Sales Market

The property market has entered 2025 with slightly more confidence. While many areas saw minor declines in values last year, some suburbs in Melbourne’s eastern corridor have remained resilient. Buyers are showing renewed interest, drawn by more stable pricing and the prospect of favourable conditions in the months ahead.

A boost to buyer confidence came with the Reserve Bank of Australia’s recent interest rate cut, lowering the cash rate by 0.25% to 4.1%. While this has sparked some positivity, it will take multiple rate reductions—likely three or four—before we see a substantial increase in significant property price increases. With the ongoing pressures of household debt and the rising cost of living, more financial relief will be required before we experience a significant upswing in the property market.

Continued Strength in the Rental Market

The rental market has steadied following last year’s rapid price increases. While rental values have levelled out in many areas, demand remains high, with vacancy rates still at historic lows. Investors are returning, drawn by strong yields and consistent interest from tenants.

Some suburbs are expected to see further rental price increases in the coming months, particularly in areas with limited housing supply and rising demand driven by the return of office workers and continued population growth.
