As we close out the year and look towards anticipated changes in the property market, one trend remains clear: the start of the new year often brings renewed buyer interest, driving prices above the yearly average during this period.

What factors contribute to this ‘seasonal’ shift in the market? In essence, increased buyer activity fuels demand, which in turn raises prices. In contrast, traditionally quieter months like midyear often see fewer transactions and less buyer interest. Naturally, there are numerous factors to consider when aiming to achieve the best possible sale value for your home – and that’s where Morrison Kleeman comes in, ready to guide you through every step.

For buyers, now is an especially advantageous time to consider purchasing an apartment or townhouse. With the Victorian Government’s recent stamp duty reductions on off-the-plan apartments, units, and townhouses, effective from 21 October 2024, upfront costs are reduced, encouraging faster builds and greater affordability for all home buyers. These temporary concessions, open to all buyers including investors, eliminate stamp duty on eligible properties at any price point. This is a welcome relief for many Australians who have long felt that homeownership was out of reach. With demand for rental and purchase properties still outstripping supply, the government is also accelerating

planning approvals for townhouses, duplexes, and subdivisions. Recognising that lengthy processes can deter development, the Premier recently announced reforms to simplify subdivisions, enabling property owners to subdivide more easily, creating opportunities for both sellers and prospective homeowners.

‘Merry Treasures Gifts’

The now-distant time we spent in lockdown due to COVID-19 is something this writer is sure no one looks back on fondly. It was a time of financial hardship, lost birthday and special event celebrations, the cancellation of graduations and home schooling. During this period, Shenali, an international student who lost all of her part-time job opportunities due to businesses shutting down, quickly found herself faced with needing to come up with an alternative way to earn a living.

And what could possibly brighten up a darker, more difficult period of time for many Australians more than some sugary treats?

This was what Shenali had in mind when she started creating small hampers of treats and chocolate strawberry bouquets, initially with a small local customer base before taking her new passion to social media and launching ‘Merry Treasures Gifts. ‘Merry’ to represent the joy each product brings her customers and ‘Treasures’ because Shenali sees her ability to create such delightful treats as a ‘Gift’.

It is Shenali’s love for fancy, beautiful things that lies at the heart of everything she creates, whether it be a custom dessert to help celebrate a special occasion, or sweets/flowers arriving at your doorstep ‘just because’ – Merry Treasures Gifts started as a way to source income and create something fun and has grown into a thriving business for this now corporate accounts manager who no doubt enjoys ditching the pantsuit at the end of a long day and creating colourful, sugary-gifts that look beautiful and taste delicious!

Shenali would like to acknowledge, however, that none of this could have been possible without the support of her loving husband, who helps with deliveries, assists with completing large orders and is there as her “rock” – no doubt made worth it by the side benefit of sneaking the odd sweet-treat being made in his kitchen! It is his support that Shenali credits to the much of the success of Merry Treasures Gifts.

‘Myo by Mignon’

Outside of the odd bump, bruise, sprain and pulled muscle, chronic pain is it the reality of many people – yes that’s right, constant, physical pain that just won’t go away is something that 1 in 5 Australians over the age of 45 live with every day. Unfortunately, not a lot of people are aware of what kinds of allied health services are out there to help them, which leads to acute and chronic injuries/ conditions being treated with pain relief medication and cortisone, thus removing the sufferers symptoms and failing to treat the actual problem– or being told that surgery is the only option available.

With this knowledge in mind, and a Certificate IV in Massage Therapy under her belt, Mignon made the decision to study Myotherapy – a practice that primarily treats muscle and neuromuscular conditions such as sciatica, muscle and ligament strains and tears, headaches/migraines, body tension and spasms.

After obtaining the necessary qualifications, she then made the decision to launch ‘Myo by Mignon’, striking out on her own to provide a much needed service that is not readily available to the wider community who struggle to find the time to manage their pain with work and family life pressures.

One of the ways Mignon wanted to make sure her services were easily accessible for all, was to start off by providing a mobile service where she could treat patients in the comfort of

their own homes, removing the need to fight for a spot at a clinic for afterhours appointments. Treating patients in their homes allowed Mignon to not only reach those people who are perhaps in so much pain they can’t get to a clinic, but also, to teach people how to take care of themselves moving forward using what’s available to them in their own environment.

It has always been Mignon’s great passion to take care of people and improve their quality of life that fuels her dedication to keep her hours flexible, doing-away with strict treatment hours and encouraging patients to send ‘Myo by Mignon’ a direct message on Instagram or a text message to find a suitable time that works for each individual patient.

Cervical radiculopathy (neck nerve improvement) and sciatica are two areas of which Mignon has a particular

interest in, creating her own tailored, specialised treatment modalities to help patients suffering from these conditions – but really, it is the strong motivation Mignon has to spread the word and encourage people suffering from physical pain (whether it be chronic or acute) to seek out the allied health myotheraphy option first before heading down the road of pain medications and surgeries, that will have her on your doorstep with her treatment table and a smile on her face when you need her the most.
