Whilst Melbournians can look forward to the rise in temperatures with the onset of Spring this year, less excitingly, we can only hope the interest rates and the value of property don’t continue to do the same. As a result of the current high cost of living, CoreLogic’s Research Director, Mr Tim Lawless, has noted that “with such short supply of available housing stock, buyers are becoming more competitive and there’s an element of FOMO creeping into the market. Amid increased competition, auction clearance rates have trended higher, holding a 70% or above, with private treaty sales, homes are selling faster and with less vendor discounting”.

On the other hand, CoreLogic has also reported that after more than two years of unbated increases in the price to build a new home or renovate, the pressure on construction costs has “come off the boil”, despite lingering volatility among individual material types.

Cost Index (CCCI), which tracks the cost to build a typical new home, returned a quarterly growth rate of 0.7% for the June quarter, the lowest since September 2020 and well below the 1.2% decade average.

CoreLogic’s Cost Estimation Manager Mr John Bennett has noted this, saying “while the national annual growth rate remained high, it was an improvement on last year’s 11.9%, which was the largest annual index rise on record, excluding the impact from the introduction of the GST in 2000”. With this, it is expected the latest index figures will bring some comfort and reassurance to the beleaguered building and construction industry, and importantly, the members of our community with dreams and plans to build their next home.

In investment news, it can be reported that the proportion of property investors active in the marketplace is back to its longterm average, comprising 34% of

mortgage demand, based on the value of new mortgage commitments. Despite the cheeriness of sunny weather finally setting in over our community this Spring, we understand with the cost of living being higher than ever, if you’re a first home buyer or simply looking to rent a property, buy an investment or sell your home, the idea of getting involved in the property market is a daunting prospect right now.

FROM ACADEMY OF DANCE

Passing by the sugar cane fields on a small beachside town called Innisfail in Far North Queensland, a young aspiring dancer cycles her bike to her country dance studio every day to learn classical ballet from her instructor, Olive Fairclough. Teaching herself French in her spare time in order to follow the ballet syllabi and dreaming of dancing on the stages of New York City – Nicole Taylor had started on her path that would ultimately lead her to establishing the Nicole Taylor Academy of Dance (NTAD) which is celebrating its 25th year in 2023.

It was in this country dance school Nicole was introduced to the Martha Graham technique, with its dark undertones, unusual music and its encouragement of freedom and art over rigid technique and structure that one would usually associate with traditional ballet, she fell in love with the style. With this in mind, Nicole states her love for dance, music

and art was primarily inspired by her violinist mother, Pamela, and her father Tony, who would find her music from all over the world to listen to.

Ultimately auditioning for the Martha Graham Dance Company, Nicole went on to train and dance with the prestigious New York City Ballet.

When she returned to Australia and settled in Melbourne, it became clear that away from the bright stage lights, teaching was her true passion. And so, in 1998, the NTAD grew to be a fixture of the Diamond Creek community. Taking inspiration for her pieces from life, death and everything in between, Nicole reflects on the joy she takes in being able to pass on the gift of dance to generations passed and those to come.

Perhaps it is in the whisper of the memory of her mother’s violin paired with the vast array of sounds produced by her father’s records that Nicole has built a unique studio for all

types of students that are as different from each other as the pieces she creates. So, while one may attend a NTAD showcase expecting traditional tutus and tight buns, they will be instead greeted in Act One with students leaping across the stage to heavy metal before gracefully gliding to classical violins in Act Two.

Through Nicole, NTAD fosters an environment that closely aligns with her innate belief that every dancer can be brilliant, alongside the mantra of her mentor, Martha Graham, who once said “great dancers are not great because of their technique, they are great because of their passion”.

The unique thing about fragrances is while they cannot be seen or heard they can trigger so much for us. The smell of a loved one’s perfume could help you pick them out in a crowded room. Cinnamon and gingerbread closely associated with the Christmas season, or the scent of ‘home’ as it hits you upon returning from a long trip away. In the same sense candles can do much of the same- as lighting one can fill your space with a range of aromas to match your mood, the current season or, in the writer’s case, to act as a beacon to your family that the house cleaning is complete and not to touch anything.

For Leesa Gathercole, candles have always gone hand-in-hand with creating the perfect ambience for her home, especially when dealing with the daily trials that come with being a mother, wife and friend. Long before the establishment of Tommy J Candles, Leesa admits she has used them to encourage a welcoming, peaceful atmosphere for her family and the guests in her home.

Between the gum trees of Yarrambat, it is in this same home, specifically the laundry, that Leesa began making candles as a means to unwind and recharge, before eventually turning

her passion into a business in 2018 with her own candle studio. Tommy J Candles produces only soy wax candles, free of harmful toxins, using only vegetable plant-based products. In the absence of harmful ingredients such as paraffins which emit things like black soot, Tommy J candles burn at a cooler temperature, allowing them to last longer than the traditional candle. With this in mind, Leesa notes that every aroma and product she produces through Tommy J is inspired by a “moving experience” – everything from childhood memories, to travelling, to time spent with loved ones, that can be used to wind down or provide an energy boost depending on the customer’s desires.

The inspiration behind Tommy J’s products not only extends to the fragrances Leesa creates, but also to a deeply personal story behind her business’ name that she has graciously chosen to share with the writer. Leesa states that she does not wish to diminish the quality of the products with the story of a family tragedy, but that it would be amiss not to acknowledge one of the main motivations behind Leesa’s decision to establish her business lies in the wake of the loss of her son Thomas Jack to cancer in 2006.

The idea of a candle took on a whole

new meaning for Leesa when her family’s grief counsellor told her to light one every morning as a way to acknowledge her son – a gesture that would be lovingly known as ‘Tomtime’. This simple act alone served as a greater message for this family during the toughest period of their lives – that love endures even after death, in the same way that light always endures the darkness.

For this reason, not only has there always been a candle burning in this family’s home – now candles adorning their son’s name, and therefore his memory, reside in the homes of Leesa’s friends, family members, loyal customers and auction-winners at the annual Challenge Foundation Ball for kids with cancer - bringing new meaning to the idea of ‘a personal touch’ for this local business.
