Welcome to Summer: It’s been worth the wait.

As we approach the end of the year, the word on everyone’s lips right now is “rain”. It has been an unusual Spring across Australia with record breaking rainfalls along the East Coast testing even the most stoic of people. However, they say there are no rainbows without rain, and we look forward to an exciting and busy end of the year when we can showcase our suite of properties with gardens that have thrived during this wet spell.

senior economist Sean Langcake suggests there could be relief in sight, predicting the RBA was “near the summit” of rate increases, with just two more 0.25 percentage point hikes by the end of the year.

PropTrack senior economist Eleanor Creagh said rapidly rising interest rates have rebalanced the housing market from last year’s extraordinary levels of growth.

In signs that the market is gradually gaining momentum again, there were 2,155 auctions held across the combined capital cities in the last week of October, rising above 2,000 for just the third time since late June. Closer to home, there

were 1,141 homes taken to auction in Melbourne this week, the busiest auction week since the city has seen since the week ending 19th June.

Manysay, “it takes a village to raise a child”, but I say it takes a really good café to grow a village. For the locals in St Helena, Degani is just that café.

Since 2019, business partners and cousins, Kosta and Peter, have been serving delicious coffee from their popup Degani coffee cart in St Helena marketplace and winning the hearts of locals. Plans to move into a permanent store were temporarily put on hold with the onset of COVID and two years of intermittent lockdowns. Whilst the pandemic brought uncertainty to many businesses, Kosta and Peter kept their coffee cart open, serving coffee and getting to know the network of locals who found themselves house-bound during Melbourne’s restrictions. Over time their coffee-cart became a social meeting place, and the pair enjoyed meeting the partners, children, family, and friends of their regular customers. They built such a close rapport with the local community that their plans to open their own Degani Cafe are now back in full swing.

Kosta and Peter are the perfect partnership of professionalism, warmth, and enthusiasm. Kosta and Peter have a combined fourteen years’ experience as baristas. Peter makes me a latte while Kosta shares the secret of brewing the perfect coffee. Premium roasted coffee beans and the expertise of the barista are essential. Even more so is achieving the perfect coffee extraction, not too fast and not too slow. It boils down to how well the beans have been grounded, which affects the flow of water into the cup. Kosta explains the process with the expertise of a scientist. But it’s this precision and knowledge that leads to the best results and the best coffee.

“It’s a balancing act”, Kosta says “but it all comes out gracefully in the end”. My latte is both graceful and utterly delicious. The duo set themselves high standards, and it’s this attention to detail that makes their coffee is so good. “Ultimately”, says Kosta, “if it’s not good enough, we don’t serve it”.

The new Degani store presents plenty of exciting opportunities for Kosta and Peter. Firstly, there is the new San Remo F18 coffee machine

on order from Italy. Typical of most Italian engineering, it’s high-tech and a beauty. Then there is the beautiful stone and timber fit-out, with bench seating inside and dedicated table seating out front. The new kitchen will deliver a modern, seasonal breakfast and lunch menu, with plenty of GF and vegan options. As well as a range of delicious salads and focaccias, expect to see chicken parmas, steak sandwiches, burgers, and gourmet pastries. In terms of treats, there will be the cabinet of gorgeous macaroons, cakes, and sweet and savoury pastries that Degani is famous for.

Work is underway for a mid-November opening. Degani St Helena will be open Monday to Sunday. Check website for opening hours.

These simulators can make it happen, transporting golfers away from Plenty Rd Bundoora to any one of its 120 virtual golf courses. They are extraordinarily realistic. What’s more, the simulator technology tracks and displays the full trajectory of each golf shot and then stores the data giving golfers all the information they need to improve their game. Rather than smashing balls at a driving range, golfers can practice with feedback, making the experience much more rewarding. It’s so effective that coaches at the Golf Park use the simulators for their coaching sessions. And because the venue is licenced, this is the perfect day or night out with friends or workmates.

Then there are the two 36 hole minigolf courses. An impressive 6m tall giraffe gazes over the lush green minicourses which are dotted with streams, boulders, caves and bridges. It feels like a small safari park with its menagerie of animal and bird sculptures. A chimpanzee lounges on a park bench, whilst an elephant spouts

water in a nearby pond. With a huge, shaded outdoor eating area, this is the perfect venue for a kid’s party, work function or date night.

As well as great coffee, the café serves a range of herbal teas, milkshakes, smoothies and iced drinks.
