A
s we now come into April 2016 we are well and truly back into the busy real estate season. The year so far has seen varied changes in Melbourne’s property market. In some areas the market is still booming, with record numbers through open homes, impressive auction clearance rates and very high sales prices. However, there has been a stabilisation in the market with fewer properties available for sale and median house prices moderating. The latest figures show an increase of 0.3% in median house prices across Melbourne.

Whilst 2015 showed significant and rapid increases in the value of Melbourne houses, according to the Domain Group, “the era of boom and bust is behind us and we’ll move into a period of slower growth.” In suburbs of the Diamond Valley, median house prices have remained consistent to the September quarter last year, with properties still achieving great results in the first few months of 2016. According to analysis by The Real Estate Institute of Victoria (REIV), Melbourne’s outer north east suburbs
saw the strongest capital growth in the December quarter. Mr Enzo Raimondo CEO of the REIV stated that “demand for suburbs in Melbourne’s middle ring ebbed this quarter, as buyers sought value further from the city’s CBD.” A standout suburb was Warrandyte, achieving a median house price of $1,030,000 in the December quarter. With forecasts of a more moderated market this year, buyer demand has intensified, with extraordinarily large numbers of buyers flocking to open homes. In February and March,

The weekly median rent for houses in Metropolitan Melbourne has increased in 2016 with average prices rising from $400 per week to $415. Morrison Kleeman experienced a record of more than 50 groups inspecting a home in a single 30 minute time block. This strong buyer confidence has led to encouraging auction results in 2016. As of the 12th March, the auction clearance rate across Melbourne was at an impressive 70%. At Morrison Kleeman, all properties that have gone to auction in 2016 have a high clearance rate average of 80%. At the same time that buyer demand has increased, we have seen a decrease in available stock, with a lower number
of properties for sale compared to the same time last year. However, while fewer houses are selling, they are selling well and selling fast. The average number of days that a property has remained on the market is currently 30 in Eltham, 29 in Greensborough and 38 in Doreen - all below the Melbourne average of 39 days. This provides positive news for Diamond Valley vendors in 2016 as they can expect a faster, less stressful sales process. The rental market has remained strong providing good news for investors.

Known for hosting lavish events for up to 500 guests, the Viganòs are remembered for their remarkable contribution to cuisine, hospitality, culture and the arts. Current owner and operations manager, David Petrilli ‘fell in love with the romance and history of the property,’ and is dedicated to preserving the art of true Italian food and culture.
Since 2012, Farm Viganò has been specialising in dining, weddings and events. The owners have stayed true to tradition, creating a menu that captures the authentic ‘stripped back’ Italian flavours. Using only fresh, seasonal ingredients, including herbs from their private garden, each dish is naturally prepared to create genuine Italian flavours. According to David, it was in traditional Italian style that they designed the menu featuring dishes to share, including a range of antipasto, pizzas, small plates and meats. THE 21 YEAR OLDS BEHIND MILEY’S LOOK
W
e have new up and coming talent of the fashion world right here in the Diamond Valley. Leyla Raif who designs colourful, psychedelic, eye catching clothing was recently discovered by none other than pop star Miley Cyrus. When Leyla was contacted by Miley Cyrus’ manager she thought it was a prank. It was only three months earlier that she created the clothing brand ‘Soulan Zee,’ selling 100 per cent hand painted and hand crafted clothing that is made to order. Leyla believes it was the ‘insane power of social media’ that led to Miley Cyrus finding out about her small brand. Miley requested an outfit for her imminent Milky Milky Milky Tour of the United States. With only 14 days to create something custom for Miley, Leyla enlisted friend and artist Emma Crupi to design the fabric. The pair worked non-stop for two weeks to design something fit for an international celebrity. “We stayed up all night to do the pattern design, then we had to print the pattern onto the fabric and then convince people to help us do everything very quickly,” Emma said. The finished piece was a leotard and cape featuring Cyrus’ logo, surrounded by mushrooms and smiley faces on a coloured background. It was weeks later, after much anticipation, that Miley wore the outfit in Philadelphia at her Electric Factory concert. According to Leyla, “it came as a total shock when she actually wore it.”

n the 24th February 2016 the Eltham Fire Brigade celebrated its 90th birthday! The brigade has come a long way since having a reel shed on Captain W H Warren’s property in 1926, to moving in to the state-of-theart premises they have today. To many local residents, we know the Eltham CFA to be located on Main Road Eltham, however, this has recently changed. In time for their 90th anniversary, the CFA have a beautiful new home located in Brougham Street Eltham. Congratulations Eltham Fire Brigade and thank you for 90 years of service! ach year the Diamond Valley remembers the Australian Anzacs with a memorial Dawn Service and morning march. On Monday 25th April 2016 we will be honouring the 75th anniversary of the battles of Greece and Crete, the 50th year since the battle of Long Tan in Vietnam, and 100 years on from the First World War. Join the community for a 6am service at the Eltham War Memorial on Main Road, where each year over 7,000 people attend. Students from Eltham College, Eltham High School, and Catholic Ladies College will be singing and playing music to commemorate the Anzacs. In Montmorency, Vietnam Veterans will lead a march at 9:30am from Were Street to Petrie Park. Since 1983 thousands of people have joined in the 10 minute march in Montmorency, so for a morning of remembrance, join the Diamond Valley tradition in honour of the Australian Anzacs.

LAURIMAR FOOTBALL CLUB

t’s that time of year again! The football season is upon us, and this year the Laurimar Football Club has 17 teams ready to fight for the Premiership Flag. From its origin in 2011, the Laurimar Football Club has grown with teams now playing Auskick, under 9’s, under 16’s and over 35’s, along with their first girl’s team which began playing in 2015. The club is extremely excited to announce the opening of the new upgraded clubrooms, after 5 years of playing out of temporary facilities. With the new renovations, the social calendar will be full of family nights, team pie nights, social nights and more. The first match of the season kicks off April 10 at the home ground at Montville Street, Doreen. So come down to support the local teams, and enjoy the exciting and energising atmosphere of Australian rules football.

What are the three things you love about working at Morrison Kleeman? - My business partners are amazing! How long have you been in real estate? This is my 10th year in real estate. I’ve always worked in the Diamond Valley, I think it is a fantastic place to live and work. After I finished school I completed a business degree, however I soon found my passion to work in real estate. After years of incorrect pronunciations, please explain the spelling of your name? I will put everyone’s minds at ease – I have an Irish background, and Ciaran is the traditional spelling of the name Aussies know to be spelt ‘Kieran.’ In your opinion, what is the best local pub? In the area I really like the Diamond Creek Tavern, however in my opinion, for the best pub meal you need to step just out of the Diamond Valley and go to The Old England Hotel in Heidelberg. My recommendation on the menu is the parmigiana - it’s my favourite in the area!

How long have you been working at Morrison Kleeman? I have been listing and selling houses for Morrison Kleeman for nearly 16 years. The highlight of my career has been selling a first home to a young man I taught way back in 1979, when he was just 4 years old. What do you love about Eltham’s art scene? I live in Eltham and enjoy the treed environment, friendly community and the area’s strong history in the arts. I trained as an art teacher and have an active interest in the arts. Morrison Kleeman is a supporter of the Artists Open Studio Scheme, The Jazz Festival, and the St Andrews Film Society. Residents don’t need to leave the neighbourhood to have access to live music, art exhibitions, theatre and book launches. What is your favourite type of house to sell? Over the years I have sold every type of home. However, I particularly enjoy selling architect designed and character homes such as the classic Merchant Builders and Fasham Johnson homes scattered throughout Nillumbik. Being a member of The Nillumbik Mudbrick Association, I have an affinity for mudbrick homes and their unique character.

What is your favourite local restaurant/café? Being a local in Greensborough, my friends and I always end up at Urban Grooves Café because we love the environment there and it’s nice to sit outside and have a laugh. Appret in Doreen is also a favourite. The food there is fantastic – and I love it because the friendly staff know my regular lunch orders! What do you love about Doreen? I love the sense of community in Doreen. It’s heart-warming to see families, both young and old, taking advantage of all the parklands, having barbeques together, and watching the children run around at the playgrounds.

Is working in property management in Australia much different than in New Zealand? I lived in New Zealand for 11 years and I find property management when it comes to the dealing with landlords and tenants is very much the same – but the laws are different. There’s more governing here with gas appliance servicing and smoke alarm maintenance which is good as these are safety issues. Also, rent is paid weekly in New Zealand as opposed to monthly here.
