The Morrison Kleeman Story began in 1991 when Directors Graham Morrison and Peter Kleeman opened their first office in Eltham. Today, Morrison Kleeman’s network of offices service the entirety of Melbourne’s North East. Getting Started
Marketing
Quality marketing of your property is essential when leasing your investment. Professional photos are taken by our experienced photographer to ensure your property stands out from other listings. These photographs have proven to generate higher numbers through our inspections. Your property will be listed on a broad range of real estate websites and a For Lease board can be erected for additional exposure.

Inspections
Our dedicated Leasing Consultant personally manages our prospective Renter database. This combined with our online inspection booking system ensures maximum exposure and accessibility to the Renters in the market.
Open for inspections are scheduled for prospective Renters, however if a prospective Renter is unable to make the scheduled open we can also conduct private inspections. Either way we will always confirm inspections with you prior to ensure the dates and times accommodate you if you are residing in the property.
Renter Selection
All potential Renters are required to complete an online application form when applying for your property as well supportive documentation and identification. The applicants are carefully screened, and all references are thoroughly checked prior to being submitted to you for consideration. We will provide a summary regarding the prospective Renter as well as our personal opinion and the final decision is yours.

Bond
Once a Renter has been approved to lease your property, they will be required to pay a bond. Rental Providers can ask for a maximum of one month’s rent as a bond. The Rental Provider can only charge more than one month’s worth of rent for the bond if the weekly rental amount is more than $900, or VCAT has set a higher maximum bond for the rental property. The bond is lodged with the Residential Tenancies Bond Authority where it will be held until the end of the tenancy. Following a final inspection of the property, the bond will be refunded to the Renter with your approval unless a claim is made to compensate for items such as repairs, cleaning or unpaid rent.
Lease Preparation
Pursuant to the Residential Tenancies Act 1997, our office will professionally prepare the Residential Rental Agreement for electronic signing, including any special clauses which may be required.

Condition Report
Prior to the Renter occupying the property, your Property Manager will complete a detailed condition report of the entire property together with supportive photographs. This report verifies the condition of the property at the commencement of the tenancy and is used at the termination of the tenancy to determine the condition of the property and the bond refund.
Insurance
Rental Providers Insurance is available for further protection of your investment. We have enclosed information detailing the cover it provides and we highly recommend its use for peace of mind protection.

Day to Day Management
Communication
Your Property Manager can be contacted via phone or email. If your Property Manager is out of the office, they will respond to you within 1 business day. Our Eltham & Doreen offices are open 6 days a week, allowing the Renter to contact us should anything urgent arise.
Rent Collection
Your Renter will be required to pay their rent monthly in advance. You will receive a statement with copies of any invoices paid on your behalf every month, plus annual income and expenditure reports.
Rental Provider payments are processed twice weekly, with prompt payments via direct deposit into your nominated bank account.

Arrears Control
We take considerable time and care in the screening of our Renters and it is rare to encounter serious problems with payment of rent. However occasionally, due to unforeseen circumstances Renters can fall into arrears. Constant contact is made to the Renter by phone, email and SMS reminding them of their rental obligation. You will be kept informed of the progress during arrears control and prior to issuing Notice to Vacate or applying to VCAT.

Routine Inspections
Your Property Manager will inspect the property 3 months after the Renter moves in and every 6 months thereafter. You will be invited to attend each routine inspection, if you wish to attend. You will receive a comprehensive report with photos detailing the condition of the property and any maintenance that requires attention.

Accessibility
We use an online system called Property Me allowing you access in your own time, 24/7. You will have access to all information relating to your property including inspections, financial information and important dates. This can be used on your PC or the mobile app.
Repairs and Maintenance
All maintenance requests will be reported to you and any necessary repairs will be carried out with your consent. We highly recommend that all repairs are attended to promptly to ensure the property is maintained to the appropriate standards. We use qualified tradespeople from all professions to ensure prompt quality workmanship at a fair cost.

Outgoings
As part of our wide range of services offered to you, we can also attend to payments of disbursements relating to the property on your behalf. These may include Water Rates, Insurance, Council Rates, Body Corporate Fees etc. Should you wish to use this service, simply contact the relevant authority requesting future invoices to be directed to our office for payment.
