THE NUTS AND BOLTS You can find agents who will manage your property for less, but none match Nelson Alexander in terms of value for money. Our Property Managers build ongoing relationships through regular inspections, and you receive a general condition report, a tenant’s maintenance report, a review of the rent and recommendation as to future improvements, maintenance and upgrades. We always seek maximum property owner protection within the regulations of the Residential Tenancies Act. An initial 12month lease is generally recommended - unless you specifically seek an alternative period. At the expiration of the first term (depending on your approval and circumstances) we encourage tenants to enter into a further fixed term lease, bearing in mind that under the Act they have the right to continue on a periodic tenancy. Rents are collected monthly in advance from the date the tenancy commences, and rental statements are generated shortly after the tenant pays the rent, subject to clearance of tenant’s funds by the appropriate bank. Statements are sent via the postal system as well as emailed. We deposit directly into your bank account via our computer system. Alternatively cheques can be forwarded to your postal address, if preferred. Our fully computerised accounting system attends to the payment of all disbursements.

Invoices for work carried out at your property, council and water rates, body corporate levies and other payments by special arrangements are all managed from here on your behalf. The invoice is always attached to your statement for taxation purposes. A detailed end of financial year statement is also prepared. Our fees (available in detail on request) are competitive and are fully tax deductible. Urgent Repairs A tenant, in the event of an emergency, can authorise urgent repairs up to the value of $1800 if they have taken reasonable steps to advise us. We operate a 24hour paging service providing tenants with around the clock assistance in these situations. Our repair and maintenance people are fully qualified tradesmen and women who operate at competitive rates.

Maximum Claims Under current legislation, both tenants and landlords can claim as much as $10,000 for rent, repairs and compensation, making effective insurance even more important. Rental Increase 60 days notice is required for all rental increases, unless otherwise stated in the tenancy agreement. For all periodic tenancies, a maximum of two rental increases applies in any twelve-month period. If tenants consider proposed increases to be excessive they may apply to the Director of Consumer Affairs, requesting a rental review.
