Should I Sell Privately or at Auction? This depends on the level of comfort you have with the method, the trust you have in your agent and the desirability of the home. WHAT IS AN AUCTION? An auction is a public sale in which a property is sold to the highest bidder. The auction process has been around for hundreds of years and, if handled correctly, can be one of the most successful ways to market and sell your property. ADVANTAGES: • Unconditional offer* • Qualified buyers only • Shorter campaign *If sold three days prior, on the day, or three days after the publicly advertised auction date.
OUR THOUGHTS The auction is designed to drive competition and achieve a premium price by encouraging as many buyers as possible to bid on your property on auction day. In many cases, selling at auction can be the most effective method. Do your research and you will discover that most record property sale prices achieved in your suburb are reached through auction. The other important factor to consider is it allows anyone to be a buyer for your home up until the auction starts. Many houses have been sold over the last year to buyers who turned up on auction day without viewing the property prior. However, if you have a unique property or one with specific features that may appeal to only one or two buyers the best method for your property may be a SALE BY FIXED DATE.
WHAT IS A SALE BY FIXED DATE? A sale by fixed date combines the competition of an auction, with the privacy of a “for sale” campaign. This type of campaign is run over a four-week period with a fixed sale date but can be sold at any time prior. Buyers are invited to make offers throughout the campaign and should there be an acceptable offer there will be a forty-eight hour close-off period. During this time we update the Internet, text message and email all interested parties to let them know the property will be sold unless there is a higher offer. Lower offers will not be disclosed to the vendor so qualified buyers are encouraged to submit their highest offer. Buyers will be asked to sign a letter stating that their offer is the highest and best offer received by the vendor which further acknowledges that they may not be given a chance to resubmit another offer. At the commencement of the forty-eight hour period, the buyer with the initial offer will have one chance to increase their price should this be their wish. The difference in price can often be quite substantial. ADVANTAGES: • Timeline driven • Increased competition • Privacy - no public auction OUR THOUGHTS This method can often achieve fantastic results as it forces buyers to pay the maximum amount they believe the property is worth. It offers owners the flexibility of a timeline-driven campaign without the public auction maintaining a level of privacy. It allows us the most leverage while negotiating. We inform the buyers that the home will be sold to another party by a certain time and it will take a better offer if they want to secure the home. In recent years the biggest difference we have seen between offers was $92,000.
Important factors to consider
Costs: the complete picture The first thing that comes to mind when selling and purchasing a property is the sale price. However, it is also important to calculate the net price after all deductions are made. Other costs which are likely to be incurred are: 1. HOME PRESENTATION: Presenting your home to impress potential buyers may incur costs such as those associated with minor repairs, hire of furniture, professional cleaning and temporary storage fees.
4. AGENT FEES: These are negotiable and vary depending upon the agent’s success and positive track record in the local area. Agent fees should be agreed prior to signing the Sale Authority.
2. MARKETING: The advertising investment for your property should be discussed and agreed upon with your agent and be reflective of your sale strategy.
5. INSURANCE: You should maintain insurance on your property until settlement has taken place.
3. LEGAL AND CONVEYANCING COSTS: The preparation of necessary documentation such as a Section 32 Statement and a Contract of Sale should be factored into your sale gain.
6. MOVING COSTS: Consider the cost associated with moving to a new home such as professional removalists and cost of re-installing appliances etc. 7. STAMP DUTY: Keep in mind the stamp duty that may be applicable on your next purchase.

This may take a little or a lot of your time but will reap significant rewards on sale day.
