COMMON MISTAKES TO AVOID WHEN SELLING YOUR HOME PRICING YOUR HOME TOO HIGH One of the most common mistakes sellers make is pricing their homes too high. If your home is priced too high, it may sit on the market for much longer than anticipated while buyers look at comparable properties that are priced much more reasonably. PET / UNPLEASANT ODORS Strong odors such as pet urine and smoking can be major turn off for anyone thinking
about buying your home. Consider shampooing carpets and deep cleaning prior to showing your home, in order to get rid of any offensive odors in the house. NOT DE-CLUTTERING YOUR HOME BEFORE A LISTING The one the biggest mistakes an owner can make is not de-cluttering their home prior to listing. This may seem like a minor thing, but having too much furniture or decorations throughout the home and make the space feel small, giving buers a hard time envisioning the potential of the space.
UNWILLING TO MAKE REPAIRS ON HOME In most cases, a buyer is not going to want to move into a home that requires lots of
work upon moving in. By doing necessary repairs, you make your home as appealing as possible to a wide range of potential buyers. NOT STAGING YOUR HOME Staging your home can give you a big
advantage when trying to sell your home. The main point of staging is to allow potential
homebuyers the chance to picture themselves living in your space. Seeing a home with furniture in place, and artwork arranged to
highlight features of the home can play a huge factor when showing your home.

get even worse if sellers aren’t careful. While a
seller doesn’t control the real estate market, their
actions can significantly contribute to how long and how much their home is sold for.
UNWILLING TO NEGOTIATE WITH BUYERS Sellers that are unwilling to negotiate on price, repairs or other parts of the selling process are less likely to find a willing buyer. SHOWING AVAILABILITY Sellers need to understand that listing a home will create some inconveniences. Buyers will
want to inspect the property before submitting an offer. Having flexibility in your schedule
will allow for more buyers to see your home and higher success rate of selling your home. You may want to make plans to vacate your
home the first weekend it is on the market to allow for showings.

As difficult as it may be, it’s important to review the market analysis and consider your home price objectively.
IT 4 LIST FOR SALE When everything is in place, your agent will put your home on the market. It’s critical you make it as easy as possible for potential buyers to view your home.
SHOWINGS Potential buyers may ask to see your home on short notice. It’s best if you can accommodate these requests so you never miss a potential sale.
OFFERS AND NEGOTIATIONS
If everything goes well, a buyer (and most often the agent who represents them) will present your agent with an offer.

CHOOSING AN OFFER Your agent will present the benefits and risks of each offer. You will have the opportunity to either accept or counter an offer based on its merits.
UNDER CONTRACT
At this point, you and the buyer have agreed to all of the terms of the offer and both parties have signed the agreement.

While under contract, the buyer will work with their mortgage provider to finalize the loan and perform other due diligence.
